Brookfield is planning this 50-story office building on a 2.5-acre site west of 3 Allen Center, but will not begin construction until it is at least 50 percent leased, said Paul Layne, Brookfield's executive vice president over the Houston region.
Layne predicted that by the time Brookfield's all-glass, planned LEED Gold-certified building is finished, Class A rental rates downtown will be roughly $50 per square foot on a 10-year lease. That's estimating that rent will be in the mid- to low-$30s per square foot and operating costs will be $15 per square foot.

theworldshallcry July 29th, 2008, 08:14 AM Boxes are fine. More important than the shape of each tower is the street-level design. I think Houston is on the right track with most of these projects. Too many towers are built without consideration of the human scale; most buildings shouldn't have plazas.

One of Swamplot’s best tipsters forwards a link to a website featuring lovely renderings of a family of glassy office buildings and blocky parking garages squatting on the former AstroWorld site — along with a rather direct question: “Is this real???”
Well, the Crosswell Torian website is a real website, where the development company proudly presents its AstroWorld tower roundup under the name SouthPointe: “a hundred+ acre, transit-oriented mixed use development.” But a brand-new 13.5-million-sq.-ft. project doesn’t exactly seem tailor-made for today’s cautious real-estate market.
If the SouthPointe design isn’t real, though, it’s a brilliant parody — down to the ultra-generic name and its not-so-silent extra vowel. It expertly answers this question: How might a bunch of suburban developers — some of them from, say, Conroe — make a complete mockery of Houston’s highest profile and best connected redevelopment site?

To be fair, the former AstroWorld site brings with it a number of problems: It has far-too-easy access to Houston’s major employment and activity centers by freeway, light-rail line, and even pedestrian bridge. In less deft hands, the development might make it too easy for people to transfer from one transportation method to another. Fortunately, the designers of SouthPointe have avoided that sort of nonsense with their clever plan, clearly modeled after several better-known suburban office parks.
Except this office park appears to be built out of several smaller office parks, each of which is labeled with a separate theme: “institutional/medical,” “office/corporate,” residential, or “mixed use/urban.” A collection of separately themed office parks — on the site of a former theme park. Get it?

A major downturn in the economy tends to make it a bit easier to happen upon images of developments that have been planned in secret — though finding them can be somewhat less exciting than unearthing plans that are actually likely to happen. A tipster reports HAIF user lockmat’s discovery of two images of Brookfield Properties’ planned Five Allen Center office tower Downtown. We saw one hazy picture of this building back in June. But is there any more to it now than just a few pretty pictures?
Five Allen Center is marked “pre-development” on the Brookfield website: a 50-story, 1.2-million-sq.-ft. office tower planned for a 2.5-acre site at the northwest corner of Downtown — at the northeast corner of Houston Ave. and West Dallas. That’s a rather prominent position.

Discovery Tower gets new name, Tenants, less floors, and higher height.
The newly named Hess Tower will only be 29 stories above ground instead of 31 but, its height is now 490ft instead of 482ft
Hess is a New York Based company and they will occupy 100 percent of the building.

I think its 1,600 acres and Groundbreaking is somewhere between Spring-Fall.
When completed it will be the second largest tourist attraction in Texas. (Alamo is 1st)

Houstonian January 24th, 2009, 02:35 AM Heres developements that have been cancelled, put on hold or delayed.
Titan
Last week, Houston developer Randall Davis scrapped plans to build the 25-story luxury condo tower proposed for a McDonald’s site on Post Oak Boulevard just north of San Felipe. Davis said his ability to obtain financing for the building will expire early this year, and he hasn’t met his lender’s 40 percent pre-sale requirement. He’d sold about 20 condos since announcing the 80-unit project in 2007.
High Street
Last month, Trademark Property Co. said it was halting construction of the 7-acre, mixed-use project on Westheimer just inside the Loop. The Fort Worth-based developer said it wasn’t “smart business” to open a project in 2009 or early 2010 with a big retail component.
Sonoma
In November, Lamesa Corp. said the retail and condo project in Rice Village was off — for the time being. The property owner, who was being assisted with the development by Randall Davis, said economic uncertainties and tumultuous credit markets had kept it from securing the loan it needed.
Turnberry Tower
In October, Aventura, Fla.-based Turnberry Associates said its 34-story, 184-unit building planned near the Williams Tower had been “discontinued” because turmoil in the financial markets caused traditional construction lending sources to dry up, “even in a city as prosperous as Houston.”
Hanover tower
Also in October, Houston apartment developer Hanover Co. put off the residential tower it said was going to be its “landmark project in Houston.” The 37-story project, planned near Post Oak Boulevard and San Felipe as part of the BLVD Place development, hit the skids because of the “dysfunctional credit markets,” the company said.
KBR
The weak economy and troubled credit markets scuttled plans for a new office complex planned near Katy for Houston-based KBR, the company saidlast month. The campus was designed to include more than 910,000 square feet of space at the southwest corner of Interstate 10 and Grand Parkway.
1717 Bissonnet
The developers behind this residential high-rise designed for the corner of Bissonnet and Ashby say red tape, not access to financing, has slowed its progress. Dubbed the “Ashby high-rise” and “tower of traffic” by angry neighbors, the building has been denied city permits multiple times since area residents started putting up a stink over a year ago.
BLVD Place
It’s under construction, but Ed Wulfe recently said the timeline of his mixed-use development on Post Oak Boulevard at San Felipe was affected by Hurricane Ike. Moreover, Hanover is pulling back on its tower, and a luxury hotel developer has yet to make its plans final. Whole Foods, which has been terminating and downsizing leases in other markets, said the Houston project is going forward as planned.
Regent Square
GID Urban Development Group, the Boston developer that tore down nearly all of the Allen House apartment complex for this mixed-use project, is expected to break ground in the second quarter of this year. The first phase was supposed to start in 2008, but a redesign has caused a delay. GID recently said it was in final negotiations with its lenders.

Still waiting in the wings, the long-promoted but as-yet-unmade proposal to turn the long-vacant Astrodome into a giant indoor movie lot is almost ready for its closeup, says Christine Hall in the Houston Business Journal. Astrodome Studios co-executive directors Elise Hendrix and Cynthia Neely
along with a laundry list of supporters, including “Dazed and Confused” director/writer Richard Linklater, are one month away from presenting a proposal to Harris County that would put a major soundstage and movie production studio into the proclaimed “Eighth Wonder of the World.”
“We would have absolutely everything a creative agency would need to film a movie,” Hendrix says. “With 140,000 square feet, you wouldn’t have any problem building a city in there if you needed to.”
But what would an Astrodome movie studio look like, really? To help unimaginative county officials picture the transformation, Astrodome Studios has prepared the dramatic photo-illustration above, along with a series of similarly rich diagrams:

That's because this one is all the way out there but still in the city limits. If Houston was the size of the Midwestern and Northeastern cities, the area that this is built in would be the suburbs. But because Texas cities are so massively big, this is in the city limits.

Here’s a surprise: a construction permit for a new 23-story Chinatown Asiatown condominium tower was issued yesterday for Park 8 Place. Remember Park8? That’s the freeway feeder megastrip project planned for just across Brays Bayou from Arthur Storey Park, along Beltway 8 south of Bellaire Blvd. The one that called itself “The Land of Oz.”
The entire development was supposed to include three 20-something-story residential towers, a hospital, two 2-story retail-and-office strips, and a couple of parking garages — all in a quaint freeway-and-park-side setting. A foundation was poured for the first condo building last year, but Park 8 CEO David Wu put the project on hold after he was unable to secure financing. So the construction crane came down.
If a single condo tower is the only piece of the project that’s now been funded, the result might be a little less overwhelming than the complex portrayed in this old Park 8 promotional video:

Nexeo leased 64,000 square feet on the top three floors of a new 192,000-square-foot office building that soon will be under construction in The Woodlands.
Nexeo is a chemicals, plastics, composites and environmental services distribution company. The company was formed in April in Dublin, Ohio, following the sale of the global distribution business of Ashland Inc. .. (NYSE: ASH) to affiliates of private investment firm, TPG Capital. At that time, it had approximately 2,000 employees in North America, Europe and Asia.
With tenant in hand, The Woodlands Development Co. .. will proceed with construction of the nine-story building called 3 Waterway Square Place. Located at the corner of Lake Robbins Dr. and Woodloch Forest Dr., the office structure will be finished in early 2013.

The Dinerstein Cos. .. and Coventry Real Estate Advisors .. are moving forward with a multifamily project inside the 610 Loop.
Construction can commence now that the partners have closed on the acquisition of 6.25 acres at 4410 Westheimer from the Kagan and Rudy families. Terms of the transaction were not released.
“We think it’s the best location in the city,” said Brian Dinerstein, a partner with the Houston-based developer.
Dinerstein will design, build and manage the 340-unit apartment complex, which will be accompanied by a 10,000-square-foot restaurant space and 15,000 square feet for retail shops.

PM Realty Group LP .. plans to build a 35-story apartment tower on a prime site inside the Loop, where the Confederate House, formerly State Grille, served diners for more than 50 years.
The Houston-based company acquired the 2.6-acre site on the northeast corner of Weslayan and West Alabama Aug. 22 for an undisclosed price from Interfin Cos., which assembled the tract five years ago with no specific plans for development.
“We were actively out looking at sites,” said Roger Gregory, PM Realty’s CFO. “This was the site we really felt was best-suited for high-rise multifamily.”

Imagine a cozy townhouse quarter in London where the architecture reflects Palladian influences. That's what the company has in mind for this development, which is not so coincidentally named after Winfield House, the U.S. Ambassador's residence in London. In fact, each of the 10 floor plans is named after a U.S. ambassador. The Farish, the Harriman and the Annenberg, for example.
Preston Wood & Associates architects has brought the vision to reality — at least in renderings and architectural plans.
The townhomes range from around 3,550 square feet to 5,700 square feet and will stand three to four stories with several plans offering rooftop gardens. At the moment 21 homes are planned for the site but that number could be reduced.
We applaud the plans for the interior landscaping and courtyard with its gushing multi-pronged fountain. The plans promise townhouses overlooking a serene oasis in the heart of urban Houston.

GALVESTON — The University of Texas Medical Branch has cleared a major hurdle and is moving ahead with plans to build a $438 million hospital on the island.
After years of planning and negotiating, the UT Board of Regents gave its thumbs-up to the Jennie Sealy Hospital project at its meeting Thursday. The Galveston-based Sealy & Smith Foundation then pledged $170 million to the construction project.
“We greatly appreciate the continued confidence that the regents, the foundation and Texas’ elected officials have in UTMB,” Dr. David L. Callender, president of the medical branch, said. “This new hospital represents a major milestone in the university’s recovery from Hurricane Ike.”
The new hospital has been in the planning stages for many years, Callender
said.
“I got here in 2007, and it is my understanding that a hospital tower was first proposed in 1997,” he said.
To make way for the new hospital and a utility building, the old Jennie Sealy and Shriners hospitals will be demolished, Callender said.
“We don’t implode and we won’t use a wrecking ball (because of the possibility of having asbestos),” he said. “We will take them down piece by piece.”
The demolition will begin later this fall and continue into the spring, when construction will begin. Four years later, Jennie Sealy should be open for
business.
“In early 2016, we should be ready for patients,” Callender said.

Gables Residential plans to break ground early next year on a luxury apartment complex near the Galleria, replacing a funeral home that was recently demolished at the site.
The eight-story project, to be called Gables Tanglewood, will include 327 one- and two-bedroom apartments averaging $1,735 per month, the company estimates.
Atlanta-based Gables has owned the nearly three-acre plot at the northeast corner of San Felipe and Bering since 2007. The property, formerly the site of a J.B. Earthman funeral home, is mostly clear, said Josh Landry, development director for Gables.
After several years in which apartment construction was nearly nonexistent, developers are again proposing and starting multifamily projects as occupancy improves - a result of new jobs and stress in the single-family housing market.
"We weathered the storm," Landry said. " ... We feel good about the job story."

Boca Raton, Fla.-based Gables said Tuesday it has begun construction on a 316-unit apartment complex, known as Gables Post Oak, inside the 610 Loop being in a joint development venture with Northwestern Mutual .. .
Gables would not disclose the project cost.
Gables Post Oak is being built at the southeast corner of Post Oak Park and Post Oak Place near San Felipe.

The Morgan Group is preparing to break ground on its third high-end apartment complex in the Greenway Plaza area.
The Houston developer just closed on the former Central Presbyterian Church property at the northeast corner of Richmond and Cummins, where it will build a four-story project with 341 studio, one- and two-bedroom units.
The church congregation merged with St. Philip Presbyterian Church on San Felipe, and the building has been vacant for about two years.
The Morgan Group put the 4.5-acre property under contract last October.
The company also built and owns two other multifamily projects in the Greenway Plaza area totaling about 800 units.
The timing is right for a third, said Carter Bechtol, Morgan's senior vice president of development, citing limited new supply and growing demand.

Skanska USA Commercial Development Inc. is breaking ground on a speculative office building in the Galleria area. The move comes nearly two years after Skanska announced it was acquiring the project site and one year after it first estimated construction would begin.
Skanska will start construction immediately on a 20-story building at 3009 Post Oak Blvd., directly east of the Gerald D. Hines Water Wall Park. The 302,000-square-foot building will have 12 stories of office space on top of eight levels of garage parking.
The project will cost $60 million to $90 million to develop, the same cost projection announced in January 2010, said Michael Mair, Skanska’s executive vice president/regional manager.
