เซ็นทรัลไขก๊อก 2 ทุ่มงบ 2.5 พันล้าน เตรียมผุดโรง แรมห้าดาวพร้อมคอนเวนชัน ยักษ์ขนาด 1.6 หมื่นตารางเมตร ในโครงการเซ็นทรัลเวิลด์พลาซ่า เผยจะเป็นศูนย์บั_ชาการรบของกลุ่มในอนาคต และกันเหนียวกรณีรถไฟไม่ต่อสั__าเช่าเซ็น-ทรัลลาดพร้าวในปี 2551 โดยชูจุดขายโรงแรมและคอนเวน ชันให_่สุดในเอเชียตะวันออก เฉียงใต้ หนีคู่แข่งโรงแรมเชน ดังย่านนั้น
แหล่งข่าวระดับสูงจากบริษัทโรงแรมเซ็นทรัลพลาซา จำกัด (มหาชน) เปิดเผยกับ "ฐานเศรษฐกิจ"ว่าในวันที่ 3 ธันวาคมศกนี้ กลุ่มโรงแรมเซ็นทรัลฯได้เซ็นสั__ากับ บริษัทเซ็นทรัลพัฒนา จำกัด (มหาชน)ในการเข้าไปลงทุนสร้างโรงแรมและศูนย์การประชุมในระดับนานาชาติภายในโครงการ เซ็นทรัลเวิล์ด พลาซ่า หรือเวิล์ดเทรดเซ็นเตอร์เดิม ด้วยงบประมาณราว 2,500 ล้านบาท
โรงแรมแห่งนี้จะใช้ชื่อว่า โรงแรมเซ็นทรัลเวิล์ด พลาซ่า สร้างเป็นอาคารสูง 20 ชั้นมีห้องพัก 500 ห้อง พร้อมศูนย์การประชุมในระดับนานาชาติอีก 16,000 ตารางเมตร ใช้เวลาก่อสร้าง 2 ปีแล้วเสร็จและเปิดดำเนินการในปี 2549 โดยมีเป้าหมายต้องการให้เป็นจุดเด่นของความเป็นศูนย์ประชุมที่ให_่ที่สุดในไทยและเอเซียตะวันออกเฉียงใต้ จากเดิมที่จะสร้างเป็นโรงแรมในระดับสี่ดาวเท่านั้น "
เราต้องการสร้างจุดขายให้โดดเด่นและสร้างความแตกต่างจากโรงแรมในระดับห้าดาวที่ถือเป็นคู่แข่งและตั้งอยู่ในบริเวณใกล้เคียงนั้นร่วม 10 แห่ง ทั้งเก่าและใหม่ไม่ว่าจะเป็นโรงแรมแคมเปนสกี้ ตั้งอยู่ในโครงการสยามพารากอน,โรงแรมแกรนด์ไฮแอทเอราวัณ, โรงแรมโฟร์ซีซัน กรุงเทพฯ,โรงแรมอินเตอร์คอนติเนนตัล , โรงแรม สเกนดิ ตั้งอยู่ในโครงการประตูน้ำคอมเพล็กซ์ โรงแรมใหม่ของกลุ่มมณียา รวมไปถึงแข่งขันกับศูนย์ประชุมต่าง ๆ ทั้งศูนย์การประชุมแห่งชาติสิริกิติ์ ศูนย์อิมแพค และศูนย์ไบเทค เพราะศูนย์เหล่านี้ไม่มีโรงแรมรองรับผู้เข้าร่วมประชุมและไม่ได้ตั้งอยู่ใจกลางเมือง"
แหล่งข่าวคมเดิมยังระบุอีกว่า การลงทุนโครงการนี้กลุ่มเซ็นทรัล ได้กำหนดยุทธศาสตร์ไว้แล้วว่าจะใช้เป็นแกนกลางที่สำคั_ของกลุ่มโรงแรมในเครือเซ็นทรัลในอนาคต เพราะจากการศึกษาความเป็นไปได้ในการลงทุนแล้วพบว่ามีผลตอบแทนในการลงทุนที่ดีมาก ทำให้สามารถจ่ายผลประโยชน์ตอบแทนให้แก่ บริษัท เซ็นทรัล พัฒนา จำกัด (มหาชน) ในระยะเวลา 30 ปีได้อย่างที่ทุกฝ่ายพอใจ
ทั้งยังเป็นการสำรองแผนในการดำเนินธุรกิจอย่างต่อเนื่อง กรณีถ้าศูนย์การค้าเซ็นทรัล เซ็นทรัล ลาดพร้าว ไม่ได้รับการต่อสั__าเช่าที่ดินจากการรถไฟแห่งประเทศไทย ในปี 2551 เพราะจะทำให้รายได้ในส่วนของศูนย์การค้าและคอนเวนชั่นฮอลล์ก็จะหายไปด้วย แต่ในส่วนที่เป็นตัวโรงแรมโซฟิเทล เซ็นทรัล พลาซ่า จะยังคงเปิดดำเนินการอยู่
แต่ถ้าศูนย์การค้าเซ็นทรัล ลาดพร้าวได้รับการต่อสั__า ทางบริษัทก็จะต้องพิจารณาว่าจะดำเนินการอย่างไรในส่วนของห้องบางกอกคอนเวนชั่น ซึ่งจะมี 2 แนวทางที่กำลังอยู่ในระหว่างการพิจารณา ได้แก่ 1.การปรับพื้นที่ในส่วนนี้ให้เป็นช้อปปิ้ง เซ็นเตอร์แทน 2.การเปิดใช้ทั้งคอนเวนชั่นที่ลาดพร้าว และที่เซ็นทรัล เวิล์ด ควบคู่กัน แต่เน้นเจาะกลุ่มลูกค้าที่แตกต่างกัน ขึ้นอยู่กับขนาดของงานที่ต่างกันไป แหล่งข่าวคนเดิมกล่าว
อย่างไรก็ดีศูนย์ประชุมแห่งใหม่ที่เซ็นทรัลเวิล์ดพลาซ่ามีพื้นที่ถึง 16,000 ตารางเมตรมากกว่าที่ลาดพร้าวซึ่งมีแค่ 5,000 ตารางเมตรเท่านั้นทำให้รองรับผู้เข้าร่วมประชุมในหลักหมื่นคนขึ้นไปได้ เพื่อให้เพียงพอแก่รองรับการขยายตัวของเศรษฐกิจไทย และการขยายตัวของเศรษฐกิจในภูมิภาคเอเชีย ทั้งจีน _ี่ปุ่น อินเดีย จะมีส่วนสำคั_ต่อการขยายตัวของธุรกิจตลาดไมซ์ (ประชุม สัมมนา อินเซ็นทีฟและคอนเวนชั่น) ในอนาคตและยังมีการออกแบบให้สามารถจัดงานด้านเอ็นเตอร์เทรนเม้นท์ได้ด้วย เช่น การแข่งขันกีฬาระดับโลกและคอนเสิร์ต ได้อย่างครบวงจร
ด้านนายวันชัย จิราธิวัฒน์ ประธานกรรมการบริษัทเซ็นทรัล กรุ๊ป เผยว่า การลงทุนของบริษัทเซ็นทรัล พัฒนา จำกัด ที่เวิลด์เทรด เซ็นเตอร์ มูลค่าร่วม 10,000 ล้านบาท ทั้งโรงแรมห้าดาว ศูนย์การประชุมขนาดให_่ อาคารสำนักงานสูง 40 ชั้นที่น่าจะเป็นฐาน ลูกค้ามาใช้บริการศูนย์ประชุมในอนาคต ที่เป็นการสร้างฐานลูกค้าใหม่ได้ โดยการสร้างสำนักงานจะดำเนินการให้แล้วเสร็จใน 1ปี ส่วนโรงแรมคอนเวนชั่นฮอลล์ใช้เวลา 2ปี
สำหรับผลการดำเนินการของบมจ.โรงแรมเซ็นทรัลพลาซ่า สิ้นปีนี้ คาดว่าน่าจะมีรายได้ราว 4,500 ล้านบาทเพิ่มขึ้นเล็กน้อยเมื่อเทียบกับปีที่ผ่านมา ซึ่งมีรายได้ 4,486 ล้านบาท และกำไรจากการดำเนินงานราว 222.4 ล้านบาท เนื่องจากได้รับผลกระทบจากซาร์สเพิ่งมาฟื้นตัวในไตรมาสสุดท้ายของปีและมีรายได้จากธุรกิจด้านฟาสฟู๊ดส์เข้ามาเสริม
อนึ่งการเข้าไปลงทุนในโครงการเซ็นทรัลเวิล์ดพลาซ่า ของกลุ่มเซ็นทรัล พัฒนา จะใช้พร็อพเพอร์ตี้ ฟันด์ มูลค่า 5-6 พันล้านบาท โดยเซ็นทรัลพัฒนาจะถือหุ้น 50% ในการเข้าไปทำสั__าเช่ากับทางสำนักงานทรัพย์สิน ฯ ซึ่งเงินลงทุนโครงการทั้งหมด 10,000 ล้านบาท โดยการลงทุนในช่วงแรกจะเป็นการเพิ่มทุนของเซ็นทรัล พัฒนา 1,000 ล้านบาท เงินสดในมือ 2,000 ล้านบาท และรายได้ที่จะเกิดจากการบริหารศูนย์การค้าเซ็นทรัลในช่วง 2 ปี มีมูลค่า 2,500 ล้านบาท ที่เหลือจะกู้จากสถาบันการเงินและธนาคาร
ส่วนกลุ่มโรงแรมเซ็นทรัลฯ ยังมีแผนลงทุนสร้างโรงแรมใหม่อีก 2แห่งคือ.โรงแรมเซ็น ทรัล ภูเก็ต บีช รีสอร์ต บริเวณหาดกะรน ห้องพักจำนวน 300 ห้อง มุลค่าลงทุน 1,400-1,500 ล้านบาทและโรงแรมเซ็นทรัล วงศ์อมาต บีช รีสอร์ต ที่จะทุบโรงแรมเซ็นทรัล วงศ์อมาตย์ทิ้งแล้วสร้างใหม่มีห้องพัก 470 ห้อง มูลค่าลงทุน 2,200 ล้านบาท สำหรับที่อยู่ระหว่างก่อสร้าง โรงแรมเซ็นทรัล กระบี่ เบย์ รีสอร์ท มีห้องพัก 200 ห้อง มูลค่า 900 ล้านบาทตั้งเป้าเปิดปลายปีหน้า อนึ่งพื้นที่บริเวณโรงแรมโซฟิเทลฯ และห้างสรรพสินค้าเซ็นทรัลพลาซา ในปัจจุบัน เป็นที่ดินของการรถไฟแห่งประเทศไทย โดยกลุ่มเซ็นทรัลพัฒนาได้เช่าที่ดินแปลงดังกล่าวจำนวน 40 ไร่มาจากการรถไฟแห่งประเทศไทยตั้งแต่ปี 2521 ระยะเวลาการเช่า 30 ปี จะหมดอายุการเช่าในวันที่ 18 ธันวาคม 2551 กำหนดจ่ายค่าเช่าปีละ 3 ล้านบาท ปรับขึ้น 5% ของทุกปี ปัจจุบันเป็นปีที่ 25 ซึ่งสั__าเช่าพื้นที่ดังกล่าวได้กำหนดเงื่อนไขว่า หากครบกำหนดการเช่า 30 ปี คือในปี 2551 อาคารก่อสร้างต่าง ๆ ทั้งในส่วนของโรงแรม ห้างสรรพสินค้า ลานจอดรถ ฯลฯ จะตกเป็นทรัพย์สินของการรถไฟฯ และการรถไฟสามารถหาประโยชน์ต่อได้ แต่ต้องให้สิทธิ์กลุ่มเซ็นทรัลก่อน และสามารถต่ออายุได้ไม่ต่ำกว่า 10 ปี อย่างไรก็ตาม เรื่องดังกล่าว ก่อนที่จะดำเนินการให้กลุ่มใดกลุ่มหนึ่งเช่าที่ดินแปลงนี้ จะต้องมีการประเมินมูลค่าทรัพย์ทั้งหมดก่อนว่ามีมูลค่าเท่าไร แล้วจึงกำหนดราคาเช่าใหม่ทั้งหมด ซึ่งคาดว่าจะมีมูลค่ารวมหลายพันล้านบาท และการที่เซ็นทรัลจะเช่าพื้นที่ต่อจะต้องคิดในราคาที่มีต้นทุนสูงขึ้น ในขณะเดี่ยวกันก็มีกลุ่มนักลงทุนรายอื่นสนใจที่จะเข้ามาพัมนาทีดินแปลงนี้เช่นกัน และหากเสนอผลตอบแทนที่สูงกว่ากลุ่มเซ็นทรัล ก็จะได้สิทธิ์เข้าพัฒนาโครงการแทน ปัจจุบันการรถไฟกำลังดำเนินการเรื่องประเมินทรัพย์สิน และแนวทางการดำเนินการพื้นที่ดังกล่าวอยู่

ช่วงเวลาสายของวันที่ 3 ธันวาคม 2546 บริเวณห้องกำแพงเพชร โรงแรมโซฟิเทล เซ็นทรัล พลาซา คลาคล่ำไปด้วยผู้บริหารของบริษัทเซ็นทรัลพัฒนา (CPN) และกลุ่มโรงแรมและรีสอร์ตในเครือเซ็นทรัล (CENTEL)
เพราะเป็นวันเซ็นสั__าลงนามระหว่างสองฝ่าย โดยฝ่าย CPN ได้ตกลงให้ CENTEL เข้ามาเช่าพื้นที่ประมาณ 2.5 ไร่ ในโครงการเซ็นทรัล เวิลด์ พลาซา เพื่อก่อสร้าง และพัฒนาโรงแรมหรูระดับ 5 ดาว โดยจะใช้ชื่อว่าโรงแรมเซ็นทรัล เวิลด์ พลาซา
"เนื่องจากบริเวณสี่แยกราชประสงค์ เป็นพื้นที่ที่มีโรงแรมระดับ 5 ดาว อยู่จำนวนมาก การแข่งขันอยู่ในระดับสูง การจะเป็นผู้นำโรงแรมในย่านนั้นจึงจำเป็นต้องหาจุดยืน ซึ่งทั้งสองฝ่ายได้ตกลงกันว่าจะสร้างโรงแรมเซ็นทรัล เวิลด์ พลาซา ภายใต้คอนเซ็ปต์ convention hotel "ระดับ 5 ดาว" วิโรจน์ เลาหะพันธุ์ กรรมการบริหาร CENTEL บอกถึงที่มาของคอนเซ็ปต์
ทั้งนี้ เพื่อรองรับตลาดการท่องเที่ยว การประชุมระดับนานาชาติ การจัดแสดงนิทรรศการ คอนเสิร์ต และการแสดงระดับโลก และสนองนโยบายรัฐในการหนุนให้ไทยเป็นศูนย์กลาง การท่องเที่ยว การประชุม อันดับหนึ่งของภูมิภาค
ปัจจุบัน สถานที่จัดงานประชุมขนาดให_่ในกรุงเทพฯ มักจะอยู่ไกลจากใจกลางเมือง เช่น อิมแพค อารีนา เมืองทองธานี หรือศูนย์ประชุมไบเทค บางนา จะมีเพียงศูนย์การประชุมแห่งชาติสิริกิติ์เท่านั้นที่อยู่ใกล้ใจกลางเมือง แต่ก็ยังมีปั_หาเรื่องการคมนาคมระหว่างโรงแรมและสถานที่จัดงานประชุม
"โรงแรมเซ็นทรัล เวิลด์ พลาซา จะเป็นแห่งแรกที่มี convention hall ติดกับโรงแรมที่พักและศูนย์การค้า และอยู่ใจกลางเมืองที่สามารถเดินทางไปมาได้โดยสะดวก" วิโรจน์ย้ำ
นอกจากทำเลที่ตั้งแล้ว จุดเด่นอีกอย่างของโรงแรมเซ็นทรัล เวิลด์ พลาซา คือพื้นที่โล่งอเนกประสงค์ขนาด 16,000 ตารางเมตร ซึ่งถือว่าเป็นหนึ่งในจำนวนที่ให_่สุดในภูมิภาคเอเชีย แปซิฟิก โดยกินพื้นที่ถึง 2 ชั้น คือชั้น 9 และ 10 โดยชั้น 9 จะเป็นห้องประชุมย่อยต่างๆ เนื้อที่ทั้งหมด 8,000 ตารางเมตร และชั้น 10 จะเป็นห้องเพดานสูง 15 เมตร ไร้เสา กินเนื้อที่ 8,000 ตารางเมตร
ด้วยข้อได้เปรียบในเรื่องทำเลที่ตั้ง และขนาดพื้นที่ของโรงแรมเซ็นทรัล เวิลด์ พลาซา ทำให้โรงแรมนี้สามารถเสริมภาพลักษณ์โครงการเซ็นทรัล เวิลด์ พลาซา ให้เป็น Shopping Paradise อันดับหนึ่งของเอเชีย ซึ่งนอกเหนือจากโรงแรมแล้ว ยังมีศูนย์การค้า และอาคารสำนักงาน ภายในโครงการอีกด้วย
ปัจจุบัน CENTEL มีโรงแรมและรีสอร์ต 10 แห่งในประเทศ ตามเมืองท่องเที่ยว เช่น หัวหิน ภูเก็ต และ อีก 1 แห่งเป็นเรือครูซ ทอดสมออยู่ที่ประเทศติมอร์ตะวันออก โดย CENTEL จะใช้โรงแรมเซ็นทรัล เวิลด์ พลาซา เป็น flagship และศูนย์กลางบริหารของกลุ่ม
สำหรับการก่อสร้างโรงแรมเซ็นทรัล เวิลด์ พลาซา คาดว่าจะแล้วเสร็จต้นปี 2549 ด้วยงบประมาณการก่อสร้างอยู่ที่ประมาณ 2,500 ล้านบาท

No.of floors: 50 levels above ground plus 3 levels underground

Height (structural top) - forgot to ask the PD this question.. however you will notice that there is a crown like structure on the top of this building.. seems to be 10 metres at least. If this the case IMO the total height should be at least 210m)
Total Gross Floor Area is 120,000m2. The building is serviced by 22 elevators. Palmer & Turner is the project's architect & design engineers.

ทั้งนี้ จะมีการปรับพื้นที่ภายในศูนย์ด้วยการดึงแบรนด์เสื้อผ้าแฟชั่นชั้นนำเข้ามาเสริม อาทิ JASPAL, GUESS และ MANGO เป็นต้น ซึ่งทุกค่ายก็สนใจแล้ว และได้พูดคุยกับค่ายโรงหนังทั้งเมเจอร์ ซีนีเพล็กซ์, อีจีวี และเอสเอฟ ซีเนม่า ในการเข้ามาเปิดโรงหนังและเอ็นเตอร์เทนเมนต์รูปแบบใหม่ ซึ่งจะสรุปผลในอีก 1-2 เดือนข้างหน้านี้
"เซ็นทรัลเวิลด์ พลาซา โฉมใหม่จะเสร็จสมบูรณ์หลังจากสยามพารากอนเปิดได้สักพัก ขณะที่สยามพารากอนมีกลุ่มเป้าหมายที่เป็นเศรษฐี ดูหรูหราอลังการ แต่เรามีกลุ่มลูกค้าหลักที่เป็นคนรุ่นใหม่ มีไลฟ์สไตล์ทันสมัย และใช้ศูนย์ เป็นแหล่งพบปะกับเพื่อนๆ หลังเลิกงาน ด้วยความได้เปรียบของตัวตึกที่ยาว 600-700 เมตร มีถนนตัดระหว่างถนนพระรามที่ 4 และถนนราชประสงค์ ทำให้เราสามารถจัดอีเวนต์ต่างๆ ได้ง่ายขึ้น" นายกอบชัยกล่าวและว่า
นายกอบชัยกล่าวว่า อีก 1-2 เดือน จะเริ่มก่อสร้างสกายวอล์ก (sky walk) เชื่อมไปยังรถไฟฟ้าบีทีเอส สถานีสยามสแควร์ โดยใช้เงินลงทุน 160 ล้าน และเร็วๆ นี้รัฐบาลมีแผนรื้อโครงการทางด่วนเส้นอุรุพงษ์-บ้านครัวอีกครั้ง และเมื่อมีทางด่วนมาถึงก็จะยิ่งทำให้ศูนย์มีความโดดเด่นมากขึ้น
นอกจากนี้ นายกอบชัยยังกล่าวถึงศูนย์การค้าเซ็นทรัล สาขาพระราม 9 ซึ่งมีพื้นที่ถึง 100,000-120,000 ตารางเมตร มีแผนจะปักเสาเข็มในส่วนศูนย์การค้าประมาณเดือนสิงหาคมถึงกันยายนนี้ โดยศูนย์นี้จะชูความเป็นเอ็นเตอร์เทนเมนต์ให้โดดเด่น นอกจากนี้ยังได้เตรียมพื้นที่ส่วนหนึ่งเพื่อรองรับการสร้างโรงแรมด้วย ที่สำคั_คือ ด้านหน้าศูนย์จะติดกับทางขึ้นลงรถไฟฟ้าใต้ดิน และศูนย์จะทำอุโมงค์เพื่อเชื่อมต่อกับสถานีด้วย
สำหรับเซ็นทรัล ทาวน์ เซ็นเตอร์ หรือสยามจัส โก้ รัตนาธิเบศร์นั้น เฉพาะตัวศูนย์การค้ามีพื้นที่ขาย 60,000-70,000 ตารางเมตร โดยจะปรับปรุงให้เป็นรูปแบบของเซ็นทรัล โดยในส่วนของห้างสรรพสินค้า กำลังคุยกับเซ็นทรัล รีเทล (CRC) ว่าจะใช้ชื่อเซ็นทรัลหรือโรบินสัน ขณะที่ซูเปอร์มาร์เก็ตมีแนวโน้มว่าจะเป็นท็อปส์ ซูเปอร์มาร์เก็ต ที่เข้ามาดำเนินการ
ด้านศูนย์การค้าเซ็นทรัล สาขาชลบุรี นายกอบชัยกล่าวว่ามีเนื้อที่ถึง 40 ไร่ คาดว่าจะเริ่มก่อสร้างได้ในช่วงปลายปีนี้ และในพื้นที่ดังกล่าวก็จะมีโรงแรมรวมอยู่ด้วย เช่นเดียวกับสาขาที่ขอนแก่น ที่จะสร้างศูนย์บนพื้นที่ด้านหน้าห้างบิ๊กซี และมีแผนจะเปิดโรบินสันประกบไปด้วย ซึ่งรวมทั้ง 3 ส่วนจะใช้พื้นที่ถึง 100,000 ตารางเมตร และสาเหตุที่ไปลงทุนที่ขอนแก่นค่อนข้างมากดังกล่าว เพราะมองว่าเป็นศูนย์กลางภาคอีสาน และเป็นจังหวัดที่เป็นศูนย์กลางการศึกษา จึงนับว่าที่นี่เป็นศูนย์การค้าประจำภาคก็ว่าได้

By the Way Jo, Thats not the real color of the cladding though, There is what I called "Wrapper" on it's facade....We havr to wait until they pulled it out so we could see the real thing underneat it.....:guns1:

Look at the model, The white line is where the structure actually is now.....I believe that the tip of the fins-crown will reach the 204 meters since only the crown it's self is taller than 7-10 meters.....

Central World Tower, which will be fully operational by mid October, is going to be big, bold and grand, according to the developer.
And that means expensive.
The grade A office development complex, located at the corner of Rajprasong Intersection, in the heart of Bangkok's central business district, will charge one of the highest rents for office space in Bangkok.
Central Pattana, which owns the Bt5-billion complex, yesterday appointed Jones Lang Lasalle (Thailand) Ltd as property manager for Central World Tower.
"We set the leasing fee at between Bt450 and Bt550 per square metre, the highest rate among grade A and grade B office complexes in the central business district of Bangkok, where average rental fee is set between Bt450 and Bt500," said Longlom Bunnag, chairman of Jones Lang LaSalle (Thailand).
The property manager says the complex will be stuffed with modern systems and facilities including a building automation system (BAS) and international-standard security and safety systems, as well aspressurised fire escapes and high-speed passenger and service lifts.
A Bt200-million skywalk will offer direct access from the building and the Central World Plaza shopping complex to the Siam BTS station.
Kobchai Chirathivat, chief executive officer of Central Pattana Plc, said Central World Tower is only the first component of Central World Plaza, whose construction was resumed by Central after the firm took commercial control of the complex.
Kobchai described Central World Tower as the perfect office complex, and said he wanted a well-known property manager to administer it.
"As construction of the project is now over 80 per cent complete, it's time for us to seek help from a professional property management firm to look after the management of the building.
"We appointed Jones Lang LaSalle because of their worldwide reputation for expertise in building management. Our objective is to ensure that the management of Central World Tower will be well planned prior to construction completion and that the project will meet international standards," said Kobchai.
Longlom said that about 30 per cent of the 45-floor, 80,000-square metre complex was already claimed by leading companies in the fields of finance, information technology, consumer products, retail and advertising industries.

CENTRAL Pattana Plc (CPN), the operator of Central department stores and plazas, said it is confident that its Central World Tower will command a rental rate of 450-550 baht per sqm, the highest among offices for rent in the Central Business District (CBD).
Chief executive officer Kobchai Chirathivat said the locational advantage and the facilities offered at the Central World Tower will fetch the highest rate for office space in town. Offices in CBD areas, including Silom Road and Sukhumvit, are charged rent at the rate of 480-500 baht per sqm.
Our location and provision of security and high technology will attract investors to take up the space within six months from now, said Kobchai.
The project worth five billion baht offers 80,000sqm in office space of which about 20,000sqm or 35 percent has so far been leased out. The company expects the space to be fully occupied at the end of this year as the project will yield a gross margin of 350-400 million baht per year. The project is expected to break even in seven to eight years.
CPN bought Central World Tower and Central World Plaza, previously called the World Trade Center, from the Taechapaiboon familys Wang Petchabun Group two years ago to develop the project at Ratchaprasong junction. The company has renovated the Central World Plaza, while the renovation at the Central World Tower, 80 percent of which is complete, is expected to be finished by July.
Kobchai said tenants can start interior decoration in their offices from August onwards and can open their offices by October.
CPN on Thursday appointed Jones Lang LaSalle (Thailand) as the property manager for the Central World Tower as CPN said it wants an experienced management team to help maintain the building to meet international standards.
Chairman of Jones Lang LaSalle, Longlom Bunnag said the economic uptrend will draw more tenants to the Central World Tower, mainly from insurance, finance, trading and private security sectors. Jones Lang Lasalle aims to maintain the project as a world class building with facilities and safety as it classified the project as a Grade A building.
The project provides large lobby lounges to tenants and their customers, while each floor offers 2.70 metre walls. The project will be linked by BTS train as CPN will invest 200 million baht in a fly-over pedestrian bridge from the BTS station.
The economic boom has pushed the rent in the CBD up 10 percent this year, while the vacancy rate remains about 10 percent. CB Richard Ellis (Thailand), an advisory company for property developers, said rents in Grade A buildings are expected to increase by 5 percent in the second half of this year.
The economic expansion has increased the demand for office space for rent among companies in the emerging new office buildings, which are Central World Tower on Rama I road and Pornpat Centre on Asoke road. The demand has equally increased in renovated Grade B buildings such as Sillic Tower on Silom road and Maleenont Tower on Rama IX road.

I think that Central Pattana SSign is just a part of the Rendering Decoration, not an actual part of the facade...unless, The Majot tanent's logo might be placed there instead...:)

The cladding was really quick, now it will be interesting to see the plaza, lobby and crown getting their final look.
Yes, will have same carpark level as the mall, direct access to the tower from underground level aswell..:okay:

The Cheif of Central Pattana said on MCOT channel that they will helt the opening ceremony on Oct 20, thid year...:)

i also wonder if the tower is really 204m tall.
viewing from some directions, it is just a little higher than biyoke1 and pratunam complex.
and it seems quite shorter than the all seasons place tower.
btw, why bangkok has so few 200m up buildings.
too bad that the buildings always have just 30-40 storey.
