I have some questions.
1. What is implied by 'renovation of W-Z artery'? Does it only contains new track-ways for trams or maybe it includes roads also?
2. When construction of Złota44 had been stopped in march it was said that it would be resumed after 6 months (september, which we have now). Do you know sth about that?
3. Are there some new (or maybe old now) informations about lilium tower (height, const. start)? I'm not a fan of it, but I would like to know ;)

Investor sentiment seems to be back on the rise, leading developers to revisit high-rise projects. After months of malaise in the Polish property market, development activity seems to be picking up again, with residential and office market players starting to respond to growing demand for space. Tellingly, construction on new high-rise schemes is likely to launch later this year, a sign that investor confidence may actually be back.

In 2008 and 2009, spectacular new skyscraper projects were among the first and most visible victims of the global financial crisis. A number of landmark towers were announced on the eve of the financial crisis, many of which were never started. Orco Property Group’s flagship Złota 44 project, for its part, currently stands half-built and empty next to the Złote Tarasy shopping center in central Warsaw.

“During the second half of 2007 and early 2008 renowned architects, in cooperation with international developers, submitted extravagant plans for landmark schemes in the major cities throughout Poland,” said Michael Richardson, senior surveyor in DTZ’s office agency.
“They were all placed on the backburner as the credit crunch affected bank lending and investor sentiment,” he added.

The prestige factor

But recent signals indicate developers’ ambitions are starting to run high again, in Warsaw at least. In March, at the MIPIM international property fair in Cannes, Ghelamco presented a blueprint for its 220-meter Warsaw Spire project which will be the second-tallest building in the capital (after the Palace of Culture and Science) when completed.

Located in the city’s Wola district, the skyscraper will comprise 60,000 sqm of office space, with two ancillary structures each delivering 20,000 sqm of space. The developer has already obtained a building permit for the complex and plans to start construction later this year.

In the same neighborhood, Atlas Estates may start construction this year on a 167 meter office tower called HPO, pending its securing of a business partner for the investment. The company has obtained a planning decision for the tower, which is expected to complement its existing mixed-use complex at the intersection of ul. Grzybowska and ul. Wronia.

“The end of 2010 and 2011 promises to be a challenging but optimistic revival in the occupational markets. For developers, the pressure on banks to lend is increasing, albeit at higher margins than 18 months ago. Innovative, landmark schemes such as Warsaw Spire will breathe life into the city center office market and create an impetus for future growth,” said DTZ’s Richardson.

He added that, compared to other capital cities in Europe, Warsaw’s city center still has the potential to be a larger business hub and to further establish a “prestige factor.”
“High-quality, class-A office buildings in the center will be in demand as many of the current buildings become obsolete and fail to meet tenants’ modern technical and spatial requirements,” Mr Richardson concluded.

Sky-high residences

There are even early signs in the beleaguered residential market of a possible return to pre-crisis scales of development. There’s been no positive news so far concerning the mothballed Zaha Hadid-designed Lilium Tower project, but Orco Property Group has declared its desire to restart the construction of Złota 44.

The company has recently stressed that the project remains on hold mainly because its neighbors’ protests have resulted in the revocation of its building permit. Orco claims it can obtain the financing needed for the scheme to kick off again, but the legal situation needs to be resolved first.

Before that happens, construction will most likely launch on a new residential tower on ul. Twarda in Warsaw’s city center, designed by German-American architect Helmut Jahn. Developer Hines has just finished clearing the plot of build-up and, according to its previous announcements, erection of the 160 meter high-rise should commence any day now.

I was looking around on these forums, and was wondering what's the reconstruction status of the Saxon Palace (Pałac Saski) and the Brühl Palace (Pałac Brühla)? I remember reading not too long ago that city authorities had authorized them being rebuilt, with the Saxon Palace housing a future city hall. I know excavations revealed its cellars a few years ago, but that was the last I heard. Are these projects still in the works?
