SunCity is also likely to put Sunway Pyramid Mall, Sunway Resort Hotel, Sunway Pyramid Hotel, Menara Sunway, Sunway University college and Monash University campus in Bandar Sunway, Selangor, Sunway Carnival Mall in Penang and Tambun Hypermarket in Ipoh, Perak into the REIT. Meanwhile, the group's next planned mall opening will be within the RM1.5 billion Sunway Velocity project in Cheras, Kuala Lumpur.

Chan said work on the retail portion of the project, which is on a joint-venture with the landowner, will commence in two to three years and be completed three years thereafter.

The project is located near Jusco Taman Maluri on 10.13ha adjacent to Jalan Peel and Jalan Cheras. The mall, with some 750,000 sq ft of NLA, is estimated to cost RM500 million.

KUALA LUMPUR: Sunway City Bhd (SunCity) partly-launched Phase 1A of its Sunway Velocity project — consisting of 112 units of office suites with two levels of retail shops (one single-height unit besides an environmental deck, and one double-height unit on the ground floor, immediately below the single-height unit) — last Saturday, Apr 9, its managing director for property development Malaysia Ho Hon Sang said.

Ho said the retail shops below the office suites can enjoy double frontage, as they face both Jalan Peel and the environmental deck at Level 1. These units will be equipped with high speed broadband infrastructure, and there is also convenient access to the shopping mall via the environmental deck.

"The 10-storey office suites will have ample natural lighting through high volume glazing and a terrace near the lift lobby. For exclusivity, there is a roof top duplex design as well. There are five lifts serving all floors, and two direct access lifts from the basement car park to the environmental deck," he noted.

There are 12 units of the retail shops, with build-ups from 2,051 sq ft to 4,710 sq ft, which are priced from RM2.4 million onwards. Meanwhile, the office suites — sized between 893 sq ft and 3,864 sq ft — are priced at RM1.2 million onwards.

Ho added that the remaining components of Phase 1A — which consists of a 12-storey service apartment block, atop double-height retail shops next to the environmental deck — will be done by this quarter.

These will consist of 264 service apartment units (with build-ups ranging from 915 sq ft to 3,208 sq ft, priced from RM600,000 or RM650 psf), as well as seven units of the retail shop (with build-ups from 1,593 sq ft to 2,379 sq ft, priced from RM2 million).

Phase 1A is expected to be completed by 2014. This will be followed by Phase 2 and Phase 3 of the 22-acre Sunway Velocity development, which will include a shopping mall, an office tower, a hotel, shop offices, retail shops, office suites, SoHo, serviced apartments and studios. The whole development is expected to see completion by 2018.

Ho said Sunway Velocity was designed to allow residents to experience a contemporary lifestyle where they can live, work, shop and relax, all in one destination. The township will offer approximately two acres of lush central park. "This is possible as retail and commercial spaces have been designed to integrate harmoniously together," he said.

He added that Sunway Velocity is also strategically located, as the township is only 3.8km from the Kuala Lumpur City Centre area. "The Group also has a good track record and expertise in developing integrated developments as evidenced by the success of the Sunway Integrated Resort City in Bandar Sunway," he said.

Sunway Velocity boost for Jalan Cochrane area

The Jalan Cochrane area has stirred some interest of late, especially since the government announced plans to redevelop the old government quarters on more than 60 acres there. While the details for this project have yet to be revealed, Sunway City Bhd (SunCity) has gone ahead with the launch of its Sunway Velocity project nearby.

The project is a joint-venture mixed development with the landowner, Fawanis Sdn Bhd, on 22 acres of commercial freehold land with a plot ratio of five, SunCity managing director of property development (Malaysia) Ho Hon Sang tells City & Country.


Ho says the estimated RM3 billion Sunway Velocity will feature shops, office suites, serviced apartments, a shopping mall, office towers, hotels and shopoffices, to be developed over three phases — similar to the developer’s flagship Bandar Sunway township or Sunway Integrated Resort City. This project will raise the profile of the area, he says.


“This place was like a slum with wooden houses, light industrial lots, old workshops and showrooms. Under the KL Structure Plan 2020 (by Kuala Lumpur City Hall), the emphasis is now on urban renewal projects and this project is one of them. It beautifies the KL skyline. This project has a noble objective because it serves that purpose while adding real estate value for buyers,” says Ho.

The developer is targeting buyers aged 40 and below as well as families. When the development is completed in 2018, it will feature 1,000 high-end residential units housed in three blocks to accommodate an estimated 4,000 to 5,000 residents, he says.

Located within 3.8km from Kuala Lumpur City Centre, the development is located off Jalan Cochrane, surrounded by Jalan Peel, Jalan Cheras and Jalan Shelly. A nearby underground MRT station has been proposed while an underpass will be built by the developer to allow access from Jalan Cheras.

Phase 1A of Sunway Velocity, consisting of 112 units of office suites above 12 units of retail shops was first launched last month. The office units range from 893 to 3,864 sq ft with prices starting from RM1.2 million while the retail shops measure 2,051 to 4,710 sq ft, tagged from RM2.4 million. Phase 1A has a gross development value of RM134 million, and has achieved a 70% take-up rate so far. Phase 1 will be completed in 2014.

The shops enjoy double frontage as one end faces Jalan Peel while the other end faces the environmental deck on Level 1. These units will also be equipped with high-speed broadband and will have convenient access to the shopping mall via the environmental deck.

Sunway Velocity’s second launch this quarter will be the remaining components of Phase 1A, consisting of 264 serviced apartment units, including 21 duplexes, in a 12-storey block and seven retail shops on the environmental deck.

The seven units of retail shops, sized from 1,593 to 2,379 sq ft each, have indicative prices starting from RM3 million.

“The serviced apartment units come in two sizes — 915 and 1,728 sq ft — and we have already received Singapore’s Building and Construction Authority’s (BCA) Green Mark Certified Award (provisional) for them. The indicative pricing of the apartment units is RM700,000 onwards,” says Ho.

BCA was launched in 2005 to promote sustainability in the built environment and raise environmental awareness among developers, designers and builders when conceptualising, designing and building projects.

All the components of Sunway Velocity are connected by an environmental deck which is about a half km long (from one end to another) at Level 1. The environmental deck, an environmentally-friendly open-air pedestrian walkway surrounded by greenery, is about 16 to 17 meters wide and allows restaurants to offer alfresco dining.

Phase 2 will offer a shopping mall, office towers, a hotel and shopoffices. Construction will start by the end of this year, and is scheduled for completion in three years. The mall will have a floor space of one million sq ft and 5,000 car park bays. The concept, however, is still in its planning stage.


“The shopping mall is a pipeline project for Sunway Real Estate Investment Trust. It will be a modern mall with a dynamic façade to match the current trend of malls targeted at the younger generation,” Ho says.

Meanwhile, Sunway Velocity’s Phase 3 will be developed on the site of Queen’s Park, a five-acre open-air retail centre that has been open to the public for some time as a hub for international fashion brand outlets. It currently takes up part of the 22-acre Sunway Velocity site. It will be demolished in the next quarter to pave way for the development of Phase 3, which is expected to offer more retail shops, office suites, SoHos, serviced apartments and studio units.

With a gross development value (GDV) of RM300 million, V Residence is the residential segment of Sunway Velocity featuring 18 storeys of 264 serviced apartments slated for completion in2014.

KUALA Lumpur’s latest integrated mixed development, Sunway Velocity, is all geared up to take city folks into the next phase of urban life.

The development by Sunway Property together with Fawanis Sdn Bhd sits on a 9.3ha site and will include a 1,000,000sq ft lifestyle shopping mall, retail shops, office suites and serviced apartments. It will be built in phases with the mall, expected to be opened in 2015, and the whole development slated for completion in 2018.

Jalan Cheras, Jalan Peel and Jalan Shelly create triangular boundariy for the development.

With the planned MRT system coming into the picture (the Cochrane station will be 100m away and Maluri station 220m) as well as the existing Maluri LRT station, Sunway Velocity will be easily assessable to the public. Proposed covered walkways from the MRT stations are already being planned.

To add more convenience, proposed tunnels with direct links from Jalan Cheras to the shopping mall basement car park and an underpass from Jalan Cheras to Jalan Peel will be added into the development. There will be more than 6,500 parking bays for those who prefer to drive.

One of the unique features of the project is the incorporation of the lifestyle of health and sustainability (Lohas). Lohas includes health and fitness, personal development, the environment, sustainable living and social justice.

Ho Hon Sang, Sunway Group managing director for property deve-lopment in Malaysia, said the area is currently occupied by old makeshift businesses, workshops and storage space.

According to Ho, once Sunway Velocity is completed, the urban renewal and regeneration will spur economic and social deve-lopment in the area.

“An integrated development allows you to work, play and live there. With Bandar Sunway, we were the pioneers in bringing this concept to Malaysians by incorporating the Lohas principles.

“We have about 0.8ha green area with an environmental deck to allow people to walk around the mall. We are happy to start something new for this catchment and prospective buyers.

“Like KLCC, we will be have upderpasses and tunnels leading people to parking bays. All our shops face the roads and the development will create economic opportunities as the older businesses will also start to redevelop as well.

“The projected gross domestic product that will be generated by the project is RM3.6bil and the returns based on rental yields should be about 6% to 7%. We believe the property will appreciate by about 20%. But, everything depends on the market. Take Dataran Sunway, for example, where prices have appreciated more than 100%,” he said.

Ho added that Sunway Property hopes to repeat its success based on its experience, knowledge and resources.

Sunway Velocity is earmarked to be a coordinated alternative development for the suburbs, which will help create job opportunities and promote the urban lifestyle.

“We have already launched our first phase of shop-offices, and 90% have been sold. Our second launch was for the serviced apartments, and 60% of those units were sold.

“In the middle of this year, we will be launching our designer offices with modular and flexible layouts,” Ho said.

Subway velocity alone can't really do much, the cochrane huge area would need more appropriate planning and integration into the mrt line, otherwise won't add much value around klif....my 2 sen.

Sunway re-looks project launches

PETALING JAYA (July 10): In yet another sign of the impending slowdown in the high-end property market, Sunway Bhd is deferring the launch of some of its projects worth RM500 million that were initially slated to take off this year. The projects are related to Sunway Geo @ Sunway South Quay and Sunway Velocity.

The former has a gross development value (GDV) of RM1.85 billion while the latter has a GDV of RM3 billion. In response to questions sent by The Edge Financial Daily, Sunway Group’s property development division said it was reviewing the plan with a view of getting the most suitable launch date.

“Sunway is reviewing the plan for deferment and currently conducting an in-depth market study to recognise the best launch date[s],” it stated. Property analysts are not surprised by Sunway’s move.

“They could be exploring deferring the launches due to the soft demand in high-end projects right now. The two projects are in the high-end segment,” said a property analyst with a local research house. The analyst pointed out that aff ordable properties that are currently popular are in the RM250,000 to RM750,000 price range. Another property analyst observes that investors are starting to shy away from commercial properties.

“There is a slowdown in the commercial property segment. So perhaps, Sunway may delay the launches of its offi ces, retail and designer office suites for the two projects,” said the analyst. “The commercial segment is quite tough now. This segment is dominated by investors and they are affected by the 70% LTV (loan to value) ruling. “Additionally, there is just too much supply of offices and commercial properties coming into the market.

Every year, the KL market can only absorb one million to two million sq ft of office space, but the incoming supply is 10 million sq ft — there’s just too much,” he added. AmResearch noted in a report that Sunway is looking at RM1 billion worth of new sales for FY12 ending Dec 31, vis-à-vis its previous target of RM2 billion on the back of continued subdued appetite for commercial properties.

Despite the potential delay in the launch of Sunway’s key projects, AmResearch has kept its estimates unchanged for the developer’s FY12 forecast as it believes the group has a strong construction order book of RM4 billion and property unbilled sales of RM1.7 billion that will keep earnings intact over the near term.

“But we have trimmed our projections for FY13F and FY14F by 2% to 8% to RM385.5 million and RM405.4 million respectively in light of the revisions of the targets,” it said. “In 2HFY12, Sunway will focus more on landed residential properties. It also plans to launch RM500 million to RM600 million worth of residential properties in Penang and the Klang Valley,” it added.

AmResearch noted that from a valuation standpoint, Sunway is trading at a steep discount — more than 30% of its sum-of-parts valuation of RM3.60 per share and at a cheap price-earnings ratio of eight times.

“While the stock appears attractive, there are no near-term catalysts,” it said.

Sunway's latest commercial projects get 80% sales

PETALING JAYA (Sept 21): Sunway's property projects, with an accumulated gross development value (GDV) of about RM700 million, that were launched or previewed recently have been well received.

The projects are Sunway Velocity's Phase 3C1 in the Cochrane area in Kuala Lumpur, Sunway Geo in Sunway South Quay, Bandar Sunway and Sunway Wellesley Phase 1 in Penang.

The preview of Sunway Geo and the launch of the other two projects were held at the group's sales galleries in Kuala Lumpur and Penang between July and August.

Sunway Velocity Phase 3C1 has a GDV of RM251 million. The integrated development on a 23-acre (9.3ha) plot is in the vicinity of two LRT stations (Maluri and Chan Sow Lin) and two upcoming MRT stations (Cochrane and Maluri).

The project saw an 80% take-up for its 276 designer office units and 12 units of shops, priced from RM537,000 and from RM3 million respectively. Sizes for the retail shops range from 2,244 to 4,268 sq ft while the offices are from 678 to 1297 sq ft.

Located only 3.8km away from Kuala Lumpur city centre, Sunway Velocity will house about one million sq ft of shopping space.

It will be managed by Sunway's mall management team upon its completion in mid 2016, said Ho Hon Sang, Sunway Group managing director of property development division, in a statement.
