The Ascott Sathorn is the latest set of serviced apartments to open in Bangkok's Central Business District. The luxury residence with 177 units is on the Sathorn thoroughfare near the Narathiwat junction by Empire Towers.

Does this mean that Sky Villas are owned by the Crown Property Bureau? Just like Urbana Langsuan? If so, those condos should be cheaper than Urbana Sathorn (freehold) right? :)

Last time i visit sale office, they told me that can renew like 2 or 3 time the 30 years/leasehold, so they justify that it is just lilke a freehold (60 or 90 yeasr!!!) But i agree with you, those SkyVillas should be chepaer due to that specification.
Also, Urbana Sathorn increased its price since June 04 'cause they were a lot under market price. They are now selling approx. 76,500 / Sq.m which is more expensive than remaining units in SkyVillas.

Also, is the fact that the building is now nealry completed, as nice as the rendering, can not make you pay a little money more?

definitely, if the building is almost done, better than buying off paper plans cause they might stop building for some reason (but freehold is always better than leasehold in my opinion :) )

Ascott clarifies status of ventures in Thailand



A story titled ''Acquisition lets Ascott tap mid-range market'', published on Page 8 of Saturday's Business section, contained a number of inaccuracies.

The published article stated that The Ascott Group purchased part of the Sky Villa project from Golden Land Plc, resulting in two operators of serviced apartments in the same building.

Ascott has clarified that The Ascott Sathorn is a joint venture between The Ascott Group and Golden Land. The development comprises the 177-unit The Ascott Sathorn serviced residence and the 132-unit Sky Villa apartments. The serviced residence is managed by The Ascott Group.

Of the Sky Villa apartments, 85% have been sold to date. The remaining apartments are to be sold after The Ascott Sathorn serviced residence's official opening..

The Ascott Group is 68% held by CapitaLand Limited, the largest listed real estate developer in Singapore. CapitaLand also has a separate joint venture with the TCC Group, owned by Charoen Sirivadhanabhakdi. No joint venture exists between The Ascott Group and TCC.

ถนนสาทรซึ่งเป็นย่านออฟฟิศหรูของบริษัทไทยและต่างชาติที่หนาแน่น อีกทั้งยังเป็นทำเลที่พักของนักธุรกิจต่างชาติในกรุงเทพฯ วันนี้ สาทรยังเป็นจุดหมายของนักท่องราตรีที่นิยมความฮิพ เพราะนอกจาก The Met Bar ในโรงแรมเดอะเมทฯ ยังมี HU’U Bar บาร์สัญชาติสิงคโปร์ที่เข้ามาสร้างสีสันยามค่ำคืนบนถนนสายนี้

HU’U Bar ตั้งอยู่บนชั้น 1-2 ของอาคาร The Ascott Sathorn ซึ่งชั้นล่างมีเพดานสูงถึง 60 ฟุต อันเป็นเหตุสำคัญที่ Terence Tan เจ้าของบาร์ ตัดสินใจเลือกที่นี่เป็นสาขาที่สามของ HU’U Bar หลังจากสองสาขาแรกได้รับความสำเร็จมาแล้วในสิงคโปร์ และบาหลี ตามลำดับ

คอนเซ็ปต์หลักที่กลายเป็นโมเดลความสำเร็จของ HU’U Bar คือ บรรยากาศ (atmosphere) ซึ่งโดดเด่นมาจากดีไซน์สไตล์โมเดิร์น ประดับด้วยภาพเขียนและวัตถุโบราณซึ่งเป็นของสะสมของ Tan และดีไซน์ที่เป็นเอกลักษณ์ของที่นี่คือ ขวดไวน์และมิกเซอร์บนชั้นวางที่ถูกออกแบบเหมือนเป็นเฟรมแสดงงานศิลปะ พื้นที่โล่ง (space) อันเนื่องมาจากเพดานสูงช่วยทำให้ดูสบายตา และบันไดชั้นลอย รวมถึงการเล่นระดับภายในที่ช่วยเพิ่มเสน่ห์ให้กับบาร์แห่งนี้

Colin Seah ดีไซเนอร์ชาวสิงคโปร์บอกว่า การเล่นระดับจะทำให้คนที่เข้ามาใหม่สามารถมองเห็นคนอยู่ข้างในได้ นอกจากนี้ยังแบ่งพื้นที่เป็นโซนๆ ซึ่งให้ความรู้สึกที่แตกต่างหลากหลายอีกด้วย เช่น สาวๆ ที่มาเป็นกลุ่มชอบเป็นที่สนใจ Colin แนะนำให้นั่งบนโซฟากลางบาร์ หรือหนุ่มโสดที่อยากมาแอบดูสาวๆ ก็แนะนำให้นั่งที่เคาน์เตอร์ ส่วนคู่รักหรือผู้ใหญ่ที่ชอบความสงบก็อาจจะเลือกนั่งโต๊ะชั้นบน เป็นต้น

กุญแจความสำเร็จตัวต่อมาก็คือ อาหารดี (good food) ซึ่ง Tan บอกว่า อาหารที่นี่เป็นการผสานระหว่างวัตถุดิบจากชาติตะวันตกและตะวันออก หรือ fusion food ปรุงโดยเชฟหนุ่มจากลอนดอน และไฮไลต์ของ HU’U ยังอยู่ที่ตัวค็อกเทลซึ่งมีให้เลือกกว่า 150 ชนิด และไวน์หรือแชมเปญที่มีหลากหลาย

โมเดลตัวสุดท้ายซึ่งนำมาจากต้นแบบ HU’U Bar ที่สิงคโปร์คือ ดนตรี “acid jazz” ซึ่งเป็นดนตรีแดนซ์แนวผสมระหว่างสไตล์ funky สไตล์ soul และ jazz แต่ทว่า Tan บอกว่า ที่นี่ต้องเพิ่มดนตรีแนว hip-hop มากขึ้นเพราะดูจะเป็นที่นิยมของนักเที่ยวหนุ่มสาวชาวกรุงเทพฯ มากขึ้นเรื่อยๆ

สำหรับ กลุ่มเป้าหมายของ HU’U Bar คือ ใครก็ตามที่ชื่นชอบกับคอนเซ็ปต์ทั้ง 3 ประการนี้ และชอบสัมผัสรสชาติชีวิตที่มีคุณภาพ ภายหลังเปิดดำเนินการที่สาทรตั้งแต่ ต.ค. ที่ผ่านมา พบว่าลูกค้าสาขานี้มักจะเป็นนักบริหารทั้งไทยและต่างชาติ อายุระหว่าง 20 ตอนปลายถึง 40 ตอนต้น และลูกค้าหลายคนคือผู้ที่ติดใจ HU’U Bar ที่สิงคโปร์และบาหลีมาแล้ว โดยหนึ่งในแฟนคลับของบาร์แห่งนี้ คือ สุทธิธรรม จิราธิวัฒน์

คำแนะนำ สำหรับผู้ที่อยากมานั่งชิวๆ สัก 2-3 ชั่วโมง ควรจะต้องมีเงินติดกระเป๋าไว้อย่างน้อย 1,000 บาท เพื่อจะได้ทดลองค็อกเทลของที่นี่ ซึ่งสนนราคาอยู่ที่ 240- 280 บาทต่อแก้ว และ house wine ซึ่งราคาเฉลี่ยอยู่ที่ 250 บาทต่อแก้ว เคล้าของว่างที่ราคา 100 บาทขึ้นไป ส่วนราคาอาหารเฉลี่ยคือ 200 บาทขึ้นไป สำหรับอาหารไทย และ กว่า 300 บาทสำหรับ fusion food

HU’U Bar (อ่านว่า “ฮู” ซึ่งมาจากชื่อเกาะเล็กๆ แถบสุมาตราที่มีชื่อเสียงด้านการเล่นเรือใบ ) เกิดขึ้นครั้งแรกในปี 1998 โดยหนุ่มไฮโซชาวสิงคโปร์กลุ่มหนึ่งซึ่งเป็นผู้หลงใหลการเที่ยวบาร์ จึงตัดสินใจร่วมหุ้นกันเปิดบาร์ตามที่ตนฝันอยากให้เป็น จนกลายมาเป็นคอนเซ็ปต์ของ HU’U Bar

HU’U Bar ที่แรกตั้งอยู่ที่ Singapore Art Museum แต่ปัจจุบันถูกปิดชั่วคราวเนื่องมาจากแผนปรับปรุงพื้นที่ชั้นใต้ดินของอาคารแห่งนี้โดยรัฐบาลสิงคโปร์ สาขาต่อมาอยู่บนเกาะบาหลีสร้างขึ้นเมื่อปลายปี 2001 และสาขาที่สาม คือ บนถนนสาทร กรุงเทพฯ เปิดตัวเมื่อปลายปี 2004

Terence Tan เป็นชาวสิงคโปร์ อดีตทนายความซึ่งมีรายได้สูง แต่เขาเลิกอาชีพทนายความเพื่อมาสร้าง HU’U Bar ด้วยความฝันที่อยากทำในสิ่งที่มีความสุข บนความเชื่อที่ว่า “if you have a good product, money flows in naturally.”

ปัจจุบัน นอกจาก Tan จะเป็นหุ้นส่วนสำคัญใน HU’U Bar เขายังเป็นผู้อำนวยการของบริษัท Brazen Communications Pte.Ltd. ซึ่งเป็นบริษัทแม่บริษัทเว็ปโซลูชั่นและดีไซน์ที่ชื่อ B: Interactive และดีไซน์เฮาส์ชื่อ Phunk Studio

its a very cool bar.

When it comes to watering holes in bkk, i know most of them...its coz ive been clubbing since i was 13....aint proud of it but what the hell. Hu'u's is awesome...they've got the widest selection of alcohol under one roof in thailand, the atmosphere is perfect for an after work drink, just beofre one hits a night out in the town, good deep house played to get u and your peeps in the mood. Their bar however isnt original, as 'Tantra' (basement of Pan Pacific - life span 6months in early 01) was the first bar in bangkok that displayed their alcohol like it were in a library.....worth checking out.

TYPE : Home Of The future :

This home is designed for the successful Bangkok entrepreneur, they most likely travel across Asia and the house is a retreat from business and work. The house takes full use of the full height window view across Bangkok. Entering the house a tall glass wine cellar separates the entry from living areas. Nah..They just soem guidelines for those buyers. But if the buyer demand similar interior decoration they have to pay more and then the company's contractor will do.
