View Full Version : RECENTLY COMPLETED : The Lakes Condominium
Chad October 27th, 2003, 10:44 AM The Lakes Condominium was previously a on-hold "Raimon Office Tower" which is another Bangkok left-ove stuff from financila crisis period. Until in 2003, The Raimon Land PLC came back to business just the right time for construction & Property sector booming period begins, and joined-with the Bouygues Thai Development Ltd to resumn and re-makes the tower which was currently on the 22 floor to an excutive-residential tower. With the Lake Ratchada and Gorgeous Financial Distric skyline View, The company named this project as "The Lakes Bangkok".
This 36 Storey Tower comprising 170 apartment units with more than 270 car-parks, with the Rooftop pool overlooking the Bangkok skyline and Lumpini Park: This pool considered as one of the best-swimmingpool in town and the fitness center also situated on the 36th floor with the floor-to-celling windows that providing a great panoramic view of Bangkok just like the outside pool. With those excellent facilities, This project was sold out just a short-period of time after it's came out to the public.
Currently, The tower is rised to the 35th floor, 2 more floor to go before finished and ready for the clients by 2004...

Jo February 3rd, 2004, 04:51 PM Interesting update. Nice to see they have begun painting, or added panels. So they will have glass fencing instead of railing at the edge of the balconies.. how :cool:! These are balconies, right?
Ratchada lake area will be so much nicer after Pornpat Center is filled up with people, The Lakes and Column towers have been completed and the park area around the lake has been cleaned up.. as they are already doing in some parts.

High above Rachadapisek Road with panoramic views of Greater Bangkok, The Bangkok Property Fund held a ceremony for the topping-off of The Lakes condominium development. The ceremony signified that the construction was on schedule for completion later this year.

The Lakes is a residential condominium being developed by The Bangkok Property Fund. The Fund was established by Raimon Land Plc., I.P. Property Fund Asia and Bouygues Thai Development Company. It is managed by the MFC Asset Management Public Company Limited. Raimon Land acts as the Development and Marketing Manager for the Fund.
Raimon Land is a property development company specialising in the residential sector of the Thai real estate market. The company is listed on the Stock Exchange of Thailand.
I.P. Property Fund Asia is a property fund managed by ING Real Estate and CapitaLand from Singapore. The shareholders are ING Real Estate, CapitaLand, a Dutch pension fund and an Australian insurance company.
Bouygues-Thai Development is currently under incorporation and the share transfer procedure to Bouygues-Thai Ltd. is not yet fully executed.

and there are several things other than Aluminium Cladding, Marble is the another amazing one...., Limestone and heated-tiles which all beautiful in it's way.........yeah, I prefer "stones" more than the Aluminium somehow.....:)
bizbote March 13th, 2004, 04:51 AM I also dislike the painted biulding... I may cost more maintenance in the long run. Aluminium or glass cladding is more cost-effective in some case.
Marble and stones are also amazing, Chad... but they are heavier than others, so its dead load will affect the size of the structure.
Anyway, this building is residential building...painting is acceptable.

Well, why not. We talk about so many other aspects of the city than just skyscrapers, although that is the main focus ;)
For example I think the sidewalks in Bkk are often in a rally sorry shape. Uneven surface, missing tiles, they are diggin them up all the time etc.
Improving them would improve the image of Bangkok by quite a bit IMO

for example we should take away all the people that sell fake stuff on the sidewalks , they really block a lot of the sidewalks and u have to watch ur head all the time u go there so u wont get an umbrella in ur eyesm face or whatever , move them to a new chatuchak or smt.
On the morning in Bangkok all those sellers are not there and for once u can c the sidewalks and the building entrace well and it looks really nice without it.
Then another thing is to put the powerlines underground
they are awfull!!

Thaidane March 15th, 2004, 01:58 PM I think also that the infamous powerlines of Thailand is an eyeshore, especially in Bangkok, but I do think that the government seriosly will handle the problem ones and for all in the near future. Iดm sure that to do so, they have to wait till Bangkok to be full developed first, because Bangkok is changing very fast with new buildings and all kind of infrastructures. Although if we had an underground cabel system, the cost of digging the roads every time new projects being build can be extremely high.....Not to mention the looks of streets could be messy and ugly :bash:
Thatดs why the best think to do is wait a little bit to see the improvements being done, not just to remove all powerlines, but also to have all new sidewalks in whole Bangkok:guns1:

ปั_หาคืองานมันต่างคนต่างทำ ไฟฟ้าก็ไฟฟ้า ประปาก็ประปา แล้วยังมีโทรศัพย์อีก ..... บางทีเอาไฟฟ้าลงดินแล้วแต่โทรศัพย์ยังลอยฟ้าอยู่เลย เช่น ถนนสีลมเป็นต้น..... แยกกันพอเวลาทำงานอีกฝ่ายก็กระทบกับอีกฝ่าย ระบบที่ดีคือขุดเป็นระบบเลยดีกว่า น่าจะทำเป็นแบบโพรงให_่ๆ สักขนาดนึงคล้ายท่อน้ำ โดยในนั้นจะรวมทุกอย่างทั้งไฟ ประปา โทรศัพย์ และเผื่อระบบในอนาคตอื่นๆ อีก เช่น fiber optic อะไรพวกนี้ .... อยากให้รัฐบาลมองเห็นปั_หานี้มั่ง
แต่ผมคิดว่าของพวกนี้ทุกคนก็คิดได้แต่ไม่มีใครกล้าทำเท่านั้นเอง เพราะคนบริหารเค้าไม่เด็ดขาด ไม่จริงจังเท่าไหร่

nice to see it's nearly finished! I'm not sure about the colour either but it seem to makes the building look lighter and softer to look at :)

I like it too, dunno why but it's like a happy sunshine color. In any case it beats the white towers for breaking up the monotony.

Luckily I asked the worker, he said the effects of yellow turn out to be different, so they'r now changing the texture of the concrete.

Prices have risen by about 30 per cent since its launch last August, says the developer
With the opening of The Lakes condominium building last week, developer Raimon Land has staged its biggest triumph since returning to the residential front two years ago.
For years after the 1997/1998 financial crash, the outlook for this medium-size real estate firm had been wobbly.
But with The Lakes, located on Rachadapisek Road off the Asoke-Sukhumvit intersection any doubts about its ability to weather storms have quickly evaporated.
The 36-floor structure overlooks the Thailand Tobacco Monopoly grounds and the Queen Sirikit Convention Centre.
Launched in August 2003, the project found ready buyers and was quickly sold out. Buyers who paid an average price of Bt65,000 per square metre have recently seen their investment appreciate by as much as 30 per cent.
Some units have been resold for Bt85,000 per square metre recently.
Raimon Land managing director Nigel Cornick says good timing, a quality product at a good location at reasonable prices have led to the success of The Lakes.
But the market has since changed. The new wave of sometimes hastily assembled projects many on Sukhumvit has been less fortunate, with many mired in uncertainty due to sluggish sales.
What new projects lacked was the ability to quickly finish off the projects in the manner in which Raimon Land succeeded with The Lakes.
Being a salvaged property, the structure was almost completed when it was taken over.
We expect buyers to move in next month after the title deeds are transacted, said Cornick.
Bouyges, the French-based construction giant, handled the building work.
The conversion from office to residential also brings along a few advantages, among them a ceiling height of 2.85 metres, which is taller than many other sites.
Also, there are nine floors of parking for more than 270 cars.
Location-wise, it should prove handy as the new subway station and Asoke Skytrain station are within walking distance.
Although the rush-hour traffic pile-up during workdays is unavoidable, the site has a few sub-sois that will enable commuters to escape the horrific jams that plague Sukhumvit from Phrom Phong to Nana.
Residential floors start from the 11th, while the first nine floors are set aside for the car park.
Cornick says the firm is also anticipating another happy ending for its project on Sala Daeng, called The Legend. With 13 units of its total of 78-unit condominium remaining, he is confident it is merely a matter of time before they are booked.
Its third Bangkok condominium The Lofts Yennakart recently underwent a re-design. Its exterior by Australian architect Kerry Hill remains the same, but the number of units has been increased.
Meanwhile, Raimon Lands Pattaya project Northshore on Beach Road Soi 5 has registered healthy take-up rates with 90 per cent of the buyers being expatriates.
The developers two Phuket projects will be launched over the New Year, Cornick added.
