View Full Version : Skyscrapers - Shenton Way & Tanjong Pagar
huaiwei August 24th, 2003, 11:44 AM Shenton Way is the name of a road, but what an important road it is. Stretching from the south of Raffles Place to Keppel Road, the street is relatively short, but represents the Wall Street of Singapore, rivalring the position of Raffles Place as the premiere business address.
This zone has over 70 buildings of various sizes, the tallest of which is the Capital Tower at 52 storeys (254 metres), and is the second tallest in Singapore after the "3 peaks" of Raffles Place. Neighbour Temasek Tower, also 52 storeys (235 metres), is the third tallest.
This thread will introduce you to practically all the high-rises of this zone, including various interesting nooks and crannies of it. Join me in the stroll! :D

I recommend this walk to anyone who wants to explore skyscrapers in SG. You can stop for a cheap meal and drink at Lau Pa Sat, a Victorian designed food court. They serve satay in the evening beneath the scrapers:cool:

huaiwei August 24th, 2003, 04:52 PM Raffles...to be honest, Lau Pa Sat is one of the LAST place here I would associate the word "cheap" with!! :D And coincidentally,I jus had satay there a week ago...under the scrapers as you say. ;) I will post some pictures and details of it later in the walk.

This angle has been made famous by Dereky's photos I believe. It is exeptionally nice to look at from the west in the late afternoon, with the sun behind you and bouncing off the high-rises.

These are some of the rarely seen high-rises that are often hidden from view in skyline shots. This is because they face the south along Keppel Road, while skyline shots tend to be taken from the north and east. Here, I am facing the towers from the north, with the site of The Icon, Singapore's tallest residentials under construction, in the foreground.

The largest sites that can be realised in the vicinity are those currently occupied by the Traffic Police HQ, which has already moved out. This site alone can reap about four major towers. Across the road, The old school site and the empty plots of land can also allow for approximately two towers. Most of these plots have height limits up to 250 metres.
The space above the underground Tanjong Pagar MRT station, which is located just beside International Plaza, as well as the newly freed plots south of International Plaza offer the remaining areas for expansion. Already, the first development, the two-tower The Icon (a 46 and 41 storey tower), is being built.

Here's a map to show the region I have been trying to describe all these while. It is centred on Capital Tower, as depicted by the Red Star. The devlopment zones I jus described mainly surround International Plaza (abbreviated as "Intl Plaza" in the map). You can see the MRT station just north of it, as well as the (now vacant) Traffic Police compound in blue further to the north.

Shenton way district is made up of several parallel lines of high-rises, along several key roads. Just to the west of these, are low rise shop houses. Here, I was standing amongst the low rise shophouses looking east, with a view of a neat row of buildings.

We emerge from the underground Tanjong Pagar MRT Station, where rising in immediate vicinity rises several scrapers representing the who's who of Singapore's government financial institutions. This particular district is distinct from Raffles Place for this reason.
Temasek Tower
Temasek tower actually formed the nuclei of this important region way before Capital Tower tried to steal the crown. It was once called "Singapore Treasury Building", as if housed the Ministry of Finance offices.
Basic stats:
Address: 8 Shenton Way
235m (770ft)
52 floors above ground, 5 underground
Construction from 1982 to 1986
16 double-decker lifts
Gross Floor Area: 130,063m² (1,399,998ft²)
The design of the tower is very simple, characteristic of buildings of that era. The circular design allows for unobstructed 360° views, and is actually designed to look like a stack of coins. The brown exterior often gives the impression that it has a concrete finish, but in actual fact, is composed of treated aluminimum panels It was designed by Stubbins Associates, in partnership with Architects 61, a local film.

Today, the Ministry of Finance has moved out, and Capitaland, one of the largest local real estate film, bought it over. The chief tenant noe is Temasek Holdings, the government's investment arm, which led to the name change.

Those messing models merely show the maximum building height of the respective plots of land. They are not based on any designs, as the plots have yet to be sold to the open market. Also, the height limit MAY be changes in future, sometimes lowe :( and sometimes higher :).

If you recall, I earlier said the area above the MRT station showcases a couple of buildings representing the government financial institutions. Now, I will show you two such buildings, both of which are immediate neighbours of the Temasek Tower as introduced above, but stand on either side of it.
CPF Building
CPF Stands for the "Central Provident Fund", a locally tailored version of a "pension fund". The CPF have its own statutory board, under the Ministry of Finance.
Basic stats:
Address: 79 Robinson Road
171m (561ft)
45 floors above ground
Built in 1976
Located to the north of Temasek Tower, the building was a fully "govenment affair", with the state allocating the land, designing, and constructing the building under the now corporatised Public Works Department. The resulting building's design is therefore reminiscant of the "brutalist" style, typical of government buildings. the segmented style of the building looks similar to the DBS Building Tower 1 just beside it. I will come to the later later (you can see it just to the left of the CPF in the first two photos).

In the other direction to the south, stands another government financial building. MAS refers to the Monetary Authority of Singapore (not Malaysian Airlines :D), the de facto central bank of Singapore.

Designed by RSP Architects Planners & Engineers Private Limited, a local architectural firm, they describe the building as one that "emphasizes its verticality with distinct fins that serve as sun-shading device. The resulting interplay of light and shadow creates a rich surface texture."

For some reason, this building took a damn long time to build, even thou it has been approved a long time ago. It is located next to the MAS Building.

Usable Floor Area: 8,754 m² (94,228 ft²)
While it is predominantly an office building, the top 4 floors contain residential units. Its cylindrical appearence reflects that od Temasek Tower nearby, but this one is clad in more contemporary metal and glass. When seen from the south, however, the cylinder has a rectangular block protruding out of it.

huaiwei August 29th, 2003, 07:56 AM Thanks kiku! ;) Not all the photos were taken by me....some were taken by my German frens when I took them round the city. I took my photos over several trips, most of them during weekday afternoons. The roads are indeed relatively empty even on weekdays, and only become filled to the brim during the morning and evening rush hour periods..and maybe even lunch time! ;)
p.s. We do also try to take photos when the traffic has moved away. That is usually the few seconds when the traffic lights are red! :D

The architecure of this buildings is very simply, yet very distinctive. The brown, stepped facade at the top makes it a landmark marking the southern end of Shenton Way.

This building underwent major upgrading works in 1987, which included recladding the exterior of the building with a "light skin" to meet energy saving requirements. At the same time, the street address was also changed to 70 Anson Road from 114 Anson Road, as "114" was considered "inauspicious".
Apparently I forgot to take a photo of this building. I only have the bad model picture of it. Darn.

As the name obviously suggest, IBM is the chief tenant of this tower. City Developments Limited, owner of Republic Plaza, is the manager of this building.

The IBM building can look really horrid from some angles indeed, and looks even worse on a bad day. I suppose the elements were kind to me (and the building) that day!

Nothing to do with the year ending with a "6". However, downside of this third cycle seems to be longer than the previous 2 cycles.

THE rejuvenation of Tanjong Pagar, right on the doorstep of the Central Business District (CBD), is gathering steam, with a new residential site launched for sale yesterday.
It could feature one of only a few new condominiums to be built downtown for the next two to three years, property watchers say.
The 0.3ha land parcel in Enggor Street, behind Far East Organization's Icon condominium, is earmarked for a residential development with shops on the first floor.
Right next door is another residential plot, of 0.28ha, which will be put up for tender later this month.
The release of these two sites comes after four other plots in the vicinity were sold over the past few months.
These are two office sites along Anson Road - on either side of Gopeng Street - and two hotel sites between Tanjong Pagar Road and Tras Street, near Amara Hotel.
A seventh plot, at Bernam Street opposite Fuji Xerox Tower, will be made available in December.
Together, these upcoming developments will inject more life and add more definition to Tanjong Pagar. The site released yesterday can host a 50-storey condominium. Similarly, 50-storey buildings can be built on the office plots.
Of the two hotel sites, one can be built up to 30 storeys while the other can accommodate a building of up to 20 storeys.
With the release of the new residential sites in Enggor Street, more inner-city dwellers will also be drawn into the neighbourhood, said property consultants.
Currently, the only two residential projects in the immediate area are Icon and Lumiere, which sits on the former HMC Building in Parsi Road.
Developers and investors keen on the city-living concept may be particularly interested in the two new sites, because the Government recently stopped allowing the conversion of office buildings to homes in the CBD.
This means that the two residential plots in Enggor Street are part of the few possibilities for a condominium downtown until at least end-2009.
Other options are the 'white' sites in the Marina area, which can host some homes.
This policy may be what the Government is banking on to offload the Enggor Street sites, which have been sitting on its reserve list for land sales for at least four years with no takers.
The two were offered as a single parcel until late last year, when they were divided to make them more attractive. In June, the two sites were transferred to the confirmed list to be put up for sale at a fixed date regardless of bidder interest.
The site put up for public tender yesterday has a 99-year lease and can be built up to 274,523 sq ft of gross floor area. A condominium with about 255 units can be built on the plot.
A development on the parcel 'will be attractive to urbanites working in the CBD', said Mr Li Hiaw Ho, executive director at property consultancy CB Richard Ellis.
'Investors are likely to benefit from the pool of expatriates looking to rent homes in the CBD,' he added.
He expects the site to fetch $180 million to $200 million, or $655 to $715 per sq ft (psf) per plot ratio.
Based on this, the finished units could be launched for sale at $1,300 to $1,400 psf, he said.
Recent transactions at the Icon have ranged from $1,250 to $1,928 psf. The last recorded sale of a Lumiere unit was in May, for $1,602 psf.
