SiriTwentyFour, 34 stories modern-style condominium elaborately turned from 814 sq.wah of land by Sansiri Plc. Splendid place comprising 150 units in 4 styles - one bedroom, two bedrooms, three bedrooms and penthouse with 59-308 sq.m.

The Project will be officially realeased on Nov, 15 This year. With some absolute facilities , such as Wireless internet access (Wi-Fi. Technology), rooftop Garden and Whirl pool jointed with 2-seperated pool. As so, Sansiri had already "Presales" the project to it's former costomers-and 40% of the project already been sold before the official sales date.

Located just in the middle of Soi Sukhumvit 24, It's will be one of the newest condominium project in Soi......just like "Setthiwan Condominium" which located only 20 meters away.

The Construction will started next month after it's opening ceremony and will be ready for owners by mid 2005...

Hey, you got the height down to the centimeter.. great! :)

Nice looking building too, and we see why so many Bkk highrises are sloping on one side.

its a zoning law they passed about 15 years ago. it has to be a 2:1 slope from the opposite side of the road. Thats why you can make taller buildings on larger roads.
Roads in the CBD (Chong Nonsee for example) have different zoning laws though. good example of this is empire tower right next to the road and going straight up.

the reason for the law is so sunlight can get to the street and you dont get "valley-like" streets.
New York City was the first place to impose laws like this back in the 1930s (not sure of exact date) after tall buildings made many of their roads look like canyons.

No problem, I knew about the zoning but didn't think about the fact that there are exceptions in some areas.

Actually, my favourite roads seems to have the less strict setback requirements.

Exactly!
If you want to see a perfect example, look at Asoke Road. There are so many tall buildings but they all have that similar 'L' shape and they are all right next to each other.

So where are the exceptions to that setback rule?

I thought th. Silom was a bit like a canyon but maybe the road is wide enough to allow such tall buildings next to the road.

Yeah. It IS a canyon like....just because those buildings were built before that Height-Restricted law.

I agree, maybe the law is practical but it makes the scrapers look boring and it takes away the feeling of density.

What are the setback laws in Perth or other places?

Jo, for Perth the City's Planning Scheme require all buildings to comply with the height limit (which specified in the building height plan covering the different City precincts). There's also the vertical setback rule, similar to BKK, where buildings has to be built within the imaginary height plane, usually measured 60degrees or 45 degrees from the edge of the street.

In Perth, the prevailing wind comes from the southwest and highrise buildings must have a podium level to protect pedestrians from strong winds (ie downdrafts caused by high speed wind deflecting down the building's facades). There's a host of other planning consideration such as plot ratio (Gross Floor Area / site area ratio), public open space contribution etc. These rules are increasingly becoming more 'performance based' rather than 'prescriptive'.
For example, a developer can obtain an 20% bonus plot ratio (increased development density) if they can demonstrate that the development include high standards of community facility & amenity.


I think it's all about trials and errors and using common sense, seeing what work and what doesn't and rewrite the plans accordingly.
New York is a good example..since that vertical setback law was introduced in 1916 there had been at least half a dozen of of major amendments to the city's zoning ordinance and secession of new building codes and by-laws... I seriously doubt if New York or any place on earth on that matter will ever get it right, in the planning sense..forget the old saying... as long as there's a wheel there's a way.. Greed is what its all about . :devil: :devil:

I love the style.Look like western. Sykumvit skyline is become more and more nicer everyday,it's ok that now we have lots of white buildings but there will be more new buildings which have glassy nice color to mix it up. :)

นายเศรษฐา ทวีสิน กรรมการผู้จัดการ บริษัท แสนสิริ จำกัด (มหาชน) เปิดเผยว่าช่วงไตรมาสที่ 4 ปีนี้ บริษัทมีแผนพัฒนาโครงการอาคารชุดระดับบน จำนวน 2 โครงการราคาเฉลี่ย 85,000/ตารางเมตร บริเวณทำเลใจกลางเมือง ย่านเพลินจิตซอยร่วมฤดี และย่านราชดำริ มูลค่ากว่า 1,000 ล้านบาท ใกล้สถานีรถไฟฟ้าบีทีเอส หลังจากเปิดตัวโครงการสิริเรสซิเด้นซ์ ซึ่งเป็นคอนโดมิเนียมหรูระดับพรีเมียม สไตล์โมเดิร์นสูง 32 ชั้นบริเวณซอยสุขุมวิท 24 ไปแล้ว


ทั้งนี้เนื่องจากมองว่าทำเลบริเวณย่านเพลินจิตและราชดำริ มีปริมาณอาคารชุดระดับบีบวก-เอ เกิดขึ้นยังไม่มาก เมื่อเปรียบเที่ยบกับทำเลย่านสุขุมวิทตลอดทั้งแนว ที่มีผู้ประกอบการให้ความสนใจพัฒนาโครงการอาคารชุดระดับบนกันมากจนเกิดการแข่งขันสูง และใกล้ถึงจุดอิ่มตัวนอกจากนี้ยังพบว่ากำลังซื้อของผู้บริโภคเริ่มลดลง


อย่างไรก็ดีมองว่าตลาดอาคารชุดระดับบนในช่วงครึ่งปีหลังยังไปได้ดี เนื่องจากยังมีกลุ่มกำลังซื้ออยู่ และส่วนใหญ่ต้องการชื้อเพื่ออยู่อาศัยจริงๆไม่ได้ชื้อเก็บไว้เพื่อเก็งกำไรแต่อย่างใด ซึ่งขณะนี้บริษัทได้ทะยอยปิดการขายโครงการคือโครงการอาควรชุด 10 กว่า โครงการ และโครงการบ้านเดี่ยวจำนวน 5 โครงการ นอกจากนี้บริษัทได้มองที่ดินบริเวณเพลินจิตเพื่อพัฒนาเป็นอาคารสำนักงาน จำนวน 3 แปลง โดยสนใจพัฒนาเนื้อที่ 5 ไร่ ขนาดพื้นที่ 50,000-60,000 ตารางเมตร เป็นต้น เพราะเชื่อว่าทำเลดังกล่าวนอกจากจะทำเป็นที่อยู่อาศัยแล้วยังเหมาะที่จะพัฒนาเป็นอาคารสำนักงานอีกด้วย

Construction progress is faster than plan. For shorter construction period, Sansiri coordinated with the main constructor study and adjust the readymade concrete floor, based on the previous experience works. And congratulate to our customers for the unit value added.

Construction Update : 17% approx. completed.

The project has proceeded as scheduled. Construction of basement and ground floor has been completed. Currently is in the stage of structure construction on the 2nd floor. To ensure the supreme quality of construction and design, the demonstration unit for toilets is now under construction. All construction materials required for this project have been bought to avoid the risk of increased prices of construction materials.

The project proceeds as scheduled. We have constructed and decorated the demonstration unit, located at Sale Office in Sukhumvit Soi 24 for customers to view the features and finishing materials. The project is expected to be completed by November 2006.

Update: 1 June 2005

Construction Update : 31% approx. completed

The purchase of decoration materials such as parquet and sanitary wares was approved. The construction of the building has been completed up to the fifth floor and that of the mock-up unit will soon start on the sixth floor. The mock-up unit will be used for testing of construction and decorative materials in July. Sansiri is confident residential units will be ready for ownership transfer on the planned schedule.

You cannot say or tell anything from the rendering, the definition might gives a wrong impression on the final work. However, if the company DID mentioned or give out the promist that it will be a floor-to-ceiling window then, it should be but if the company did not says anything about that, I wouldnt think so that it supposed to be.

Usually a "floor-to-ceiling" window is one of the several main propagandas company most-always use to advertise their project, means it would have been cleared long ago.

The June 13 picture that first started the controversy about windows is no longer there (can you please put it back, Chad?) but it seems to me that it showed the windows on the front, or narrow, part of the building, not like the side view from Joons (above). So perhaps, as in Baan Siri 31, there is a mix of casement windows and floor to ceiling...

and by the way. when i went to see the showroom last august, i remember the sales mentioning that the window is not from floor-to-ceiling (at least for baan siri 31). however, the rendering is indeed misleading.

The turquoise colour seems to be a signature colour for Sansiri - they used it on their recent condos on Sukhumvit Soi 8, and Ratchadamri, and will use it again on Baan Siri 31. It will mark an era in Bangkok construction.

Soi 24 should be at least 4 lanes + plenty of sidewalks. I mean, come on, its a big link to Rama IV!!
