Yes, It'a launching towards the year end. but ofcourse "not so" reasonable price. one bedroom here is almost about the price of 2-bedrooms @ The about to launch Park Lane Saladaeng.....

thanks chad .. this project reminds me of 8 thonglor .. taking an unfinished building in a great location and price it as much as the market can bear.

it is not a bad bet- but i recall that unfinished building was quite expensive to acquire (from somprasong, right?). it will not be cheap for sure- that will compete directly with the new site in front of st louis grand terrace ;)

yes, somprasong. apparently a big sordid soap drama behind ownership and why it took so long.

i will probably favor pimarn's location vs. st louis from road access point of view (from silom, and also highway access/exit). besides, cannot beat having BTS infront although would buy above floor 8 due to noise.

where pimarn will lose is things like ceiling height and room layout. it is a 10+ year old design.

But there must be a big difference from one building to another in noise insulation.

Well, most condos use the cheapest standard glass and 10cm thick "it daeng" red bricks for the exterior. Keeps out a minimum of noise but allows developers to make FAT margins. Exception is The Park.

Yeah: DLR is hardly quiet! That's why in London living right next to a tube/DLR station is NOT good for the price - but being 5 minutes away is. Maybe Bangkok market will realise that one day....or not - many people here genuinely have no problem with deafening noise...

This is a great potential project will sell out easily if prices in 100,000 range and not overdone.

my understanding is that there are pretty large units there (80 in total)? todays market is not so much about price per sqfoot/m2 but in relative price of the unit -

i use to live in the tall skinny building with the green top looking at the project every day .. i think originally the rooms were small 50-65 sqm but the new developer must have combined them to make it more 'upscale'.

K2 Land, a local metal manufacturer and property developer, will spend more than 2 billion baht to open what it bills as Thailand's first fashion hotel in Bangkok's North Sathorn area.

Called Mode Sathorn by Siam@Siam, the hotel has been renovated from a five-star condominium on which construction was halted before its internal building system was installed.

K2 Land spent around 800 million baht for the land and building purchase and 1.2 billion to renovate it.

Managing director Nirut Ngamchamnanrits said the company is interested in the hotel business since it is familiar with the construction business. It already opened a golf course in Bang Na.

The hotel will have 36 floors including the rooftop, with 200 rooms covering six types. It will also feature six restaurants, two meeting rooms, and five spa and massage rooms, with unique Oriental and Western designs. The average room rate will be around 3,000 to 3,600 baht per night.

Mode Sathorn is scheduled to open in April 2012 and it will be managed by a local hotel chain operator, Siam@Siam, which currently runs Siam@Siam Design Hotel & Spa in Bangkok and Crown Lanta Resort and Spa in Krabi.

Mode will have easy access to the central business district, sightseeing, and shopping centres, and Kla Kitchakarn, managing director of Siam@Siam Design Hotel & Spa, aims to have at least a 50% occupancy rate, breaking even within 10 years.

"I'm still confident in Bangkok's hotel business, which has great opportunity for hotels with exotic designs," he said.

Siam@Siam said its management business accounted for 3% of its total revenues of 260 million baht last year. The company expects its total revenue will climb to 307 million this year. It plans to develop another two hotels in Pattaya and Phuket over the next two years.

“ โรงแรมมีความสูง 36 ชั้น พร้อมด้วยพื้นที่จอดรถและส่วนแยกอาคารเอนกประสงค์ ที่ได้รับการจัดสรรสัดส่วน และการกำหนดเอกลักษณ์ของพื้นที่ต่างๆ ที่เน้นความทันสมัย มีสไตล์ เป็นที่รวมขององค์ประกอบด้านดีไซน์ที่อินเทรนด์ ประกอบด้วยจำนวนห้องพักทั้งหมด 200 ห้อง” นายกล้า กล่าว

อย่างไรก็ตาม นายกล้า ยังกล่าวต่อถึงแผนกลยุทธ์การตลาดและประชาสัมพันธ์ ว่า ได้มีการจัดสรรงบประมาณเพิ่มเติมไว้ประมาณ 20 ล้านบาท เพื่อจัดกิจกรรมไดเร็คเซลล์ และแผนโฆษณาประชาสัมพันธ์ในช่วงไตรมาสสุดท้ายก่อนการเปิดให้บริการแบ่งเป็นการประชาสัมพันธ์ผ่านสื่อต่างประเทศ 12 ล้านบาท และโฆษณาและประชาสัมพันธ์ในประเทศ 8 ล้านบาท ในระยะเวลา 2 เดือนก่อนเปิดดำเนินการอย่างเต็มรูปแบบ

Nice looking clading, only it doesn't look pink to me, it's better this way.

I don't expect them to add more floors to the building, so the hight of the buiding would more or less remane the same, i guess around 140 meter.

The pink light is what makes this building awesome! :rock:

I think they had a 80% sale on that paint color and that's why they chose it...good to save money :D
