Big fashion mall project gets B1.5bn loan

The five-billion-baht Platinum Fashion Mall project in Pratu Nam on Phetchaburi Road is slated to have construction begin next month with a target completion date set for December 2005.

Project developer SPP Property and Development yesterday signed a 1.5-billion-baht loan with Thai Military Bank for the new project.

Surachai Chotjurangkool, SPP Property chairman, said the seven-rai project would include a six-floor, 50,000-square-metre plaza offering 1,000 units for small business entrepreneurs to sell textiles and clothing lines.

A separate 11-storey condominium with 297 units and 60,000 sq m of space would also be included in the project.

Mr Surachai claimed that 50% of the space at the fashion plaza had already been booked, with the project positioned as a high end wholesale market for the fashion industry.

``The wholesale clothing market at Pratu Nam is worth some 25 billion baht per year, with growth of 10%,'' he said.

``Our focus is on small entrepreneurs. We are limiting each investor to no more than two units each.''

Up to 80% of the plaza was expected to be booked by the end of the year.

Units at the plaza and condo are sold outright, with the plaza space priced at 200,000 baht per sq m and the condo at 40,000 baht per sq m.

Construction on the plaza would begin in November, with work on the condo to start in December, he said.

The TMB loan has a term of eight years, with interest fixed at 2.5% for the first two years and floating at one percentage point under the prime rate for the remainder.

Mr Surachai said additional funding would come from SPP's 200 million baht in capital and additional loans of 600 million from investors. Funds would also come from bookings and sales for the plaza and condo spaces.

The firm would look to expand to phase two on another two rai of land at the site once the plaza and condo were completed.

It must be a huge demand for fashion retail space since there are already quite a lot in the area. And now they add Platinum fashion mall and Pratunam complex, which in themselves are quite large. I hope they know what they are doing :)

There are hundreds, or maybe thousands of small clothes shops in Siam Square and MBK also.

i know there are so many malls around there. But they are actually targeting on different kinds of customers. For ex. Siam Discovery target more on trendy teenagers but Pratunam and Platinum are for wholesale shoppers.

I noticed they have been clearing that site next to Grand Daimond..

No doubt that area + Siam, Ratchadamri will soon become an absolute WORLD CLASS shopping district. And by that time I hope someone high up seriously do something about improving the canals environment and improve the streetscape and quality of the open space :baaa:

I went to the site today ( Nov 14, 2003 ). The Whole Nailert Market which situated just right next to the Grand Diamond Pratunam is being tornned down......

Yes indeed,it's a nice one. It doesn't seem like in Pratunam area though. heheh!! I thought it would sell only for garment,wholesale.but I saw the big ads they have Saks Fifth,dazzling,etc. That looks high class shopping mall for me,i like it. Can't get enough of shopping malls,hehehe!!!

Yes, It's facing the Petchaburi Road, and besides....The whole site is occupying the whole former Nai Lert Market!!!!

I think they are not a part of this as they are located on the other side of the canal and have been there for quite some time. :)

Hmm.. on that billboard the tower looks almost as tall as the mall is wide. Since the site is as wide as it is I think there's more to it that's not shown in the rendering. Maybe for the cars?

It's too bad shopping centers must have to few windows. A row of display windows that goes out to the edges of te building at ground floor would make it much more attractive.

Yeh they'r, The Whole sales indrustry do have their own brand and season collections too......:)

I think the wholesale businesses should do more to make their shops stand out and look attractive.

But from that rendering it looks okay, it's much worse in Baiyoke 1 adn 2 or in Bobae for example.

I like how they have allowed the sidewalk to 'grow' by allowing the structure to go up to the edge of the land...unlike many developments in Bangkok.

BTW, does the rendering make the building look a lot larger than it should be? I don't remember the land being that long.

I was on the 30th floor, but just moved to a bigger condo on the 22nd (maybe I can take some photos from my balcony and post them).

Will this mall be connected to either Central World Trade or the new Paragon mall? I noticed they are building a flyover-walkway from under the BTS line into either Central World Trade, that new office building, or maybe Paragon (the new walkway isn't done yet, not sure where it's going to go). Will be nice to be able to walk from either Siam or Chidlom BTS without ever actually going down to street level.

This mall (Platinum) is going to block the view of some condos on the lower floors of Grand Diamond though.

That is seriously beyond the human scale, I and I've seen Dubai's shopping centres.

it's like, 1 am now, and the arc-welding lights are gone, I was watching them this evening working on the mall (Platinum).

Amazing how fast this stuff goes up. Sux about that walk-way, and that they won't be connected.

When will somebody finally create a way to walk from Panthip (or Grand Diamond) over to Central World Plaza without having to walk over that smog-choked bridge over the klong (canal)? I was *soooo* hoping they would connect Platinum to World Trade in the back or something, getting to Big C is only annoying for that one stretch. Oh well, cest la vie! I need a nice steel cable from my balcony over to the back of World Trade, it's soooo close (we're overlooking the klong/canal).

So where, exactly, is that curvy fly-over connecting to? I guess I can go take a look tomorrow, and snap some photos and post them, so everybody else can see what I'm talking about.

It'll happen eventually (the walkway); I was in Pratunam complex the other day and there was a meeting off shop owners and they were all very angry with the managemtn that there are no customers - a solution will be to build a walkway to link it to Platinum, and then from there to Central

Yes the pedestrian accessability around that intersection really has to be sorted out!

Don't ask me how, with the flyover in the way. Maybe by tunnels?

Tunnel might be a bit bad Idea due to the canal., and I think Platinum mall is totally focussing on a different segment of the conssumer market compare to Central World and Siam Paragon which both are focus on quite luxury assessery while Platinum Mall is a Whole Sell mall just like Baiyoke and Pratunam Complex.

Chad is right about the different customer segments that are being targeted (Platinum is going to be less upscale than the Siam Paragon and Central World Plaza segment), but there is definitely a pedestrian-traffic problem to be sorted out also (as Jo said), so something is going to have to be done.

I dont think they can do a tunnel, which leaves either elevated walkways or the "hamster tubes" like the ones that connect Siam Center to Discovery, or the two of them connecting the new Erawan corner (aka Soco?) to Amarin plaza now.

When I look at the last pic,Siam Paragon looks really huge. It's going to be excited when paragon and a renovation of CWP and expansion works are done. Shopping street indeed.The government should advertise this more if they want that area to become a shopping street and to compete with our neighbors as well as decreasing tax.

What is that concrete plant on the south side of Saen Seab? Will they ever get rid of that and develop that area? A sky bridge from platinum to that land and then on to CWP would solve the problem (with access down to a new klong boat station below - integrated transport!!! :->)

yeah that area is shaping up. It has been one of the worst looking areas in Bangkok before, I think. Now the patumwan complex and that platinum mall makes that area look a lot better than before

regardless of what that area looks like, many testile and garment millionaires owe their fortunes to areas like pratunam and bobae.

Yeah good idea. The canal is a good asset to the area and renovating/adding the sidewalk and some eateries would be very nice. They have to do something about the smell first though.

CAUSE THE PERMIT WAS ISSUED B4 THE SET BACK LAW

..

Thats not true, The set back law has been wwith Bangkok Urban Planning law sine sometimes little earlier than the 1997. But The Reason why this Project doesnt has much of set back is because the Petchburi Road is quite wide and yet it's still considered in a ratio building-to-building opporsite the road for 1:10 times.

Platinum Condo now almost booked out

Built on a 7-rai plot that once housed the colourful Pratunam night market

The 300 residential units offered by The Platinum Condo project on Phetburi Road are almost fully booked. A few remain, with prices standing at about Bt68,000 a square metre. The smaller 45-square-metre units are reportedly all sold.

Its developer SPC Properties & Development expects the mixed-use project to be completed by next year.

Construction at the seven-rai site is well under way, with the podium work reaching several floors high already during a site visit last week.

A sales office has been opened about 100 metres from the site below an overpass to sell its six floors of retail area.

The site once housed one of old Bangkok’s most famous dusk-till-dawn spots, the Pratunam night market. During the Eighties, it contained several restaurants, many offering seafood to diners, including many tourists and expatriates.

Many of the diners came in the early evening and some stayed till the early morning hours, when the city was a more civilised place in which to live. Sadly, the site now belongs to the graveyard of history – like many other institutions of distinction.

In its place, however, comes a real estate juggernaut covering 110,00 square metres of residential and retail space.

Its fashion mall will occupy the ground to the sixth floors, while a six-floor car park will stand above it.

The residential condominiums are being built at the top of he parking lot, with the swimming pool and fitness centre being situated on floor 13.

The remaining one-bedroom apartments cover 72 square metres and go for about Bt4.7 million each. These units will come with one free air-conditioner, but the apartments only have shower facilities and no bathtubs.

The project’s location offers proximity to the Pratunam area, with Rajdamri and Siam Centre being less than a kilometre away.

While it has no direct Skytrain or subway access, the area has found dwellers – many of them Japanese – who are accustomed to and don’t mind the fact that it is packed with exhaust fumes.

The older Grand Diamond condominium is proof that some people, mostly older Asians, are more at home with air pollution than most other nationalities and are indifferent to its side effects.

Compared to other inner-city sites, The Platinum’s maintenance charge of Bt30 a square metre appears reasonable. Equally less taxing is its sinking-fund charge of Bt300 a square metre.

The site is also within walking distance of Pantip Plaza, which houses many computer stores and repair centres.

SPC Properties and Development will spend Bt2 billion to construct a new retail plaza and condominium complex near the Pratunam intersection next year. Its current project, the Bt5-billion Platinum Fashion Mall, is expected to sell out by the end of this year.

SPC director Piroon Limpiviwatkul said yesterday that the new project would be located on two rai of land near Platinum Fashion Mall.

“We’ve managed to book 100 per cent of the total project space [for Platinum Fashion Mall], 110,000 square metres worth Bt5 billion, in the two and a half years since construction began in 2003, all with a marketing budget of only Bt100 million.

“Because of this, we believe that demand for retail and condominium space in the Pratunam area is growing, especially with the government’s policy of turning Bangkok into an Asian fashion hub,” said Chatchawal Pongsuthimanus, another executive of the company.

The mall will have 1,300 retail outlets and 329 condominiums. Most of the retail space will be stores for fashion wholesalers headquartered elsewhere in Pratunam, considered the fashion centre of Bangkok. He added that foreign investors were interested in buying condominiums close to where they conduct business.

“Thirty per cent of the customers who bought condominium units in Platinum Fashion Mall are foreign investors from the Middle East, Japan and Singapore,” Chatchawal said.

Chatchawal said the grand opening for the mall would be held on November 26.

SPC Properties and Development Co Ltd, developer of the five-billion-baht Platinum Fashion Mall wholesale centre, plans a billion-baht expansion next year after the first phase is almost fully booked, said chairman Surachai Chotijurangkool.

He said the new phase would be developed on a two-rai plot near the first-phase site, with a three-storey wholesale area and residential area for either serviced apartments, hotel or condominium units.

``The first, seven-rai phase was very successful. We had 95% bookings for the wholesale area, and the condo units were sold out in three months,'' he said.

The Platinum Fashion Mall, located at the Pratunam intersection, has 1,300 units on 40,000 square metres for wholesalers. The saleable area was 34,000 sq m worth 3.1 billion baht. Another 6,000 sq m will be for rent at of 450 baht per sq m per month, as the company wants to build confidence among wholesale shop owners.

He said 60% of the bookings involved wholesale shops relocating from other centres while 40% came from factory owners wanting to start wholesale trade.

There will also be 329 condominium units worth a combined 900 million baht. About 20% of the total were acquired by purchasers from the Middle East. Selling price started at 1.9 million baht for a 45-sq-m unit, and resale values have already risen to 60,000 baht per sq m.

Construction of the shopping area will be completed by November and the residential area will be completed in February. About two billion baht in revenue would be booked by the end of 2005 and another two billion next year, he said.

Mr Surachai said the wholesale fashion market was worth 260 billion baht per year, 140 billion in exports. Market growth has been 7-10% a year but it could drop to 2-to-3% this year.

The Pratunam wholesale market has annual turnover of 50-60 billion baht. SPC thinks it will have a 30% share of the trade _ 15-18 billion baht _ by 2006.

SPC is a joint venture among six investors in the wholesale, quarrying and furniture businesses. IT acquired the nine-rai plot for 800 million baht in 2003 from Thanpuying Lersak Sombatsiri.

นายสุรชัย โชติจุฬางกูร ประธานกรรมการ บริษัท เอส.พี.ซี.พร็อพเพอร์ตี้ส์ แอนด์ ดีเวล ล็อปเมนท์ จำกัด เปิดเผยว่า ภายหลังจากที่บริษัทประสบความสำเร็จจากการเปิดขายห้องชุดโครงการเดอะ แพลทินัม ประตูน้ำ จำนวน 329 ยูนิต ขนาดพื้นที่ใช้สอยเริ่มที่ 45 ตร.ม. ราคาขายเริ่มที่ 4.4 หมื่นบาท/ตร.ม. มูลค่าโครงการ 900 ล้านบาท ซึ่งได้เปิดขายมาตั้งแต่ต้นปี 2548 ปัจจุบันปิดการขายเรียบร้อยแล้วโดยใช้เวลาขายประมาณ 4 เดือน บริษัทมีแผนที่จะพัฒนาโครงการบนที่ดินซึ่งอยู่ติดกับโครงการดังกล่าวต่อเนื่องอีก

สำหรับลูกค้าที่ซื้อห้องชุดโครงการนี้ส่วนใหญ่ 40% เป็นผู้ประกอบการที่เข้ามาซื้อพื้นที่ในส่วนของพื้นที่ค้าส่ง อีก 40% เป็นบุคคลทั่วไปซื้อเพื่ออยู่อาศัย ที่เหลือ 20% เป็นกลุ่มนักลงทุน ขณะนี้อยู่ระหว่างการตกแต่งภายในเพื่อให้เสร็จทันกำหนดส่งมอบห้องชุดในเดือนกุมภาพันธ์ 2549

"ขณะนี้งานก่อสร้างเสร็จเรียบร้อยแล้ว เหลือเพียงงานระบบเท่านั้น ก็พยายามเร่งอยู่เพื่อให้ทันกำหนดโอนให้ลูกค้าประมาณเดือนกุมภาพันธ์ปีหน้า นอกจากนี้เรากำลังดีลกับบริษัทบริหารโครง การรายใหญ่ที่มีประสบการณ์และเป็นมืออาชีพ เพื่อให้เข้ามาบริหารโครงการ และกำลังเร่งจัดตั้งนิติบุคคลอาคารชุดให้เสร็จโดยเร็วด้วย"

นายสุรชัยกล่าวว่า สำหรับโครงการใหม่จะมีมูลค่าประมาณ 1 พันล้านบาท ตั้งอยู่บนที่ดินบริเวณติดกับโครงการเดอะ แพลทินัม ติดกับถนนเพชรบุรี เนื้อที่ 2 ไร่ ขณะนี้อยู่ระหว่างการศึกษาว่าจะพัฒนาในรูปแบบใด คาดว่าจะสามารถสรุปรายละเอียดได้ในช่วงต้นปี 2549 ภายหลังการเปิดตัว โครงการเดอะ แพลทินัม ในทุกส่วนเรียบร้อยแล้ว

"ที่คิดไว้ตอนนี้คือพัฒนาเป็นรูปแบบศูนย์ค้าส่ง และที่พักอาศัย แต่ยังไม่สรุปว่าจะเป็นเซอร์วิส อพาร์ตเมนต์ โรงแรม อาคารสำนักงาน หรือคอนโดมิเนียม"

สาเหตุที่ให้ความสำคัญกับธุรกิจค้าส่ง เป็นเพราะเห็นว่ามูลค่าตลาดรวมธุรกิจค้าส่งมีไม่ต่ำกว่า 2.6 แสนล้านบาท แบ่งเป็นธุรกิจค้าส่งในประเทศ 1.2 แสนล้านบาท ที่เหลืออีก 1.4 แสนล้านบาท เป็นการส่งออกไปต่างประเทศ โดยแต่ละปีธุรกิจค้าส่งมีอัตราการเติบโต 7-10% ทุกปี แม้หลังจากเกิดภาวะน้ำมันขยับสูงขึ้น และเกิดภัยคลื่นยักษ์สึนามิ ตลาดจะเติบโตลดลงเหลือ 3% ขณะที่ตลาดรวมธุรกิจค้าปลีกในย่านประตูน้ำมีมูลค่า 5 หมื่นล้านบาท ซึ่งหลังจากเปิดให้บริการ คาดว่าโครงการเดอะ แพลทินัม จะมีส่วนแบ่งตลาดในทำเลประตูน้ำประมาณ 30%

สำหรับโครงการเดอะ แพลทินัม แฟชั่นมอลล์ พัฒนาเป็นอาคารสูง 23 ชั้น รวมชั้นใต้ดิน 1 ชั้น ประกอบด้วยพื้นที่พลาซ่าค้าส่งเสื้อผ้าแฟชั่น 5 ชั้น จำนวน 1,300 ยูนิต เนื้อที่รวมกว่า 1.1 แสนตารางเมตร มีพื้นที่เก็บสต๊อกสินค้ากว่า 100 ห้อง และคอนโดมิเนียมพักอาศัย 11 ชั้น จำนวน 329 ยูนิต มูลค่าในการพัฒนา 5 พันล้านบาท แบ่งเป็นส่วนพลาซ่า 3,100 ล้านบาท คอนโดมิเนียม 900 ล้านบาท และในส่วนที่เป็นพื้นที่ขายขาดและให้เช่าอีก 100 ล้านบาท ปัจจุบันเหลือพื้นที่ให้เช่า 5% หรือประมาณ 30 ยูนิต โดยมีแผนจะเปิดตัวในเดือนพฤศจิกายนนี้

โดยโครงการคอนโดมิเนียมเดอะ แพลทินัม ตั้งอยู่ภายในตัวอาคาร "เดอะ แพลทินัม แฟชั่นมอลล์" บนเนื้อที่กว่า 7 ไร่ 22 ตารางวา สูง 24 ชั้นรวมชั้นใต้ดิน แบ่งเป็นพื้นที่ส่วนของคอนโดมิเนียมตั้งแต่ชั้นที่ 12-23 ประกอบด้วยบริเวณพื้นที่ส่วนที่อยู่อาศัยตั้งแต่ชั้น 13 ขึ้นไป รวมจำนวน 329 ยูนิต มีขนาดตั้งแต่ 45-117 ตารางเมตร ส่วนพื้นที่ส่วนกลางจะตั้งอยู่ในชั้นที่ 12 เช่น ล็อบบี้ สระว่ายน้ำ ฟิตเนส ห้องสมุด เป็นต้น

ซึ่งโครงการดังกล่าวได้เปิดขายช่วงพรีเซลล์ตั้งแต่เดือนมกราคมที่ผ่านมา และสามารถปิดการขายได้ตั้งแต่เดือนมีนาคมปีเดียวกัน โดยกลุ่มลูกค้าส่วนใหญ่จะเป็นกลุ่มผู้ประกอบการภายในศูนย์ช๊อปปิ้งมอลล์ และผู้ที่มีสถานที่ทำงานในบริเวณใกล้เคียง ซึ่งระดับราคาขายต่อยูนิตเริ่มต้นที่ 1.9-3 ล้านบาท หรือเฉลี่ยตกตารางเมตรละ 24,000 บาท รวมมูลค่าโครงการกว่า 900 ล้านบาท

ทั้งนี้ ในส่วนของพื้นที่เหลือตั้งแต่ชั้นที่ 11 ลงมาจะเป็นพื้นที่ส่วนของอาคารจอดรถและพลาซ่า รวมพื้นที่กว่า 110,000 ตารางเมตร โดยในส่วนของพลาซ่าซึ่งอยู่ในบริเวณตั้งแต่ชั้นใต้ดินจนถึงชั้น 3 บริษัทได้แบ่งเป็นพื้นที่ส่วนขายขาดในชั้น 3-4 ขนาดพื้นที่ตั้งแต่ 15-50 ตารางเมตร รวมจำนวนกว่า 750 ยูนิต และส่วนเปิดให้เช่าในอัตราราคาค่าเช่า 450 บาทต่อตารางเมตร รวมจำนวนกว่า 750 ยูนิต ซึ่งปัจจุบันมีอัตราการเข้าใช้พื้นที่เต็มแล้ว 100%

นายสุรชัย กล่าวว่า จากการที่บริษัทได้เริ่มพัฒนาโครงการ เนื่องจากต้องการให้เป็นศูนย์กลางการค้าส่งและที่อยู่อาศัยครบวงจร ซึ่งเกิดจากการรวมตัวของผู้ค่าส่งชั้นนำของประเทศที่เล็งเห็นศักยภาพการเติบโตของธุรกิจค้าส่ง ประกอบกับต้องการให้สอดคล้องกับนโยบายของภาครัฐที่สนับสนุนให้ประเทศไทยเป็นศูนย์กลางแฟชั่นของทวีปเอเชีย ซึ่งปัจจุบันมีผู้ค้าส่งชั้นนำจากประตูน้ำและจตุจักรติดต่อขอซื้อพื้นที่จากศูนย์การค้าแพลตินัมแล้ว

ส่วนการดำเนินการก่อสร้าง บริษัทได้มอบหมายให้บริษัท ช.การช่าง จำกัด (มาหชน เป็นผู้รับเหมาก่อสร้าง และมอบหมายให้บริษัท โปรเจค แพลนนิ่ง เซอร์วิส เป็นผุ้ควบคุมงานก่อสร้าง ซึ่งคาดว่าจะก่อสร้างโครงการคอนโดมิเนียมแล้วเสร็จภายในเดือนกุมภาพันธ์ปีหน้า ส่วนงานก่อสร้างโครงการศูนย์การค้าปัจจุบันงานโครงสร้างเสร็จเรียบร้อยแล้ว เหลือเพียงงานตกแต่งและงานระบบภายใน คาดว่าจะเปิดให้บริการได้ภายในเดือนพฤศจิกายนปีนี้

นอกจากนี้ บริษัทได้เห็นการตอบรับที่ดีจากการพัฒนาโครงการคอนโดมิเนียมนี้แล้ว ทำให้บริษัทมีแผนจะนำพื้นที่ส่วนที่เหลืออีก 2 ไร่ จากการพัฒนาโครงการเดอะแพลทินัม แฟชั่น มอลล์ มาพัฒนาเป็นโครงการคอนโดมิเนียมอีก 1 โครงการ โดยจะมีขนาดห้องเล็กกว่าเพื่อรองรับกับความต้องการคอนโดมิเนียมในระดับดังกล่าวซึ่งมีอยู่มากในปัจจุบัน ซึ่งปัจจุบันยังอยู่ระหว่างการสรุปในรายละเอียด คาดว่าจะเริ่มพัฒนาโครงการได้ในปลายปีนี้

จึงเป็นโจทย์เริ่มแรก...ของการพัฒนาแพลทินัม แฟชั่นมอลล์ ที่ต้องการปฏิวัติศูนย์ค้าส่งในประเทศไทยที่ยังไม่มีศูนย์ค้าส่งที่ครบวงจร นอกเหนือจากสินค้าถูกจัดแบ่งเป็นโซนตั้งแต่แฟชั่นเสื้อผ้า รองเท้า กระเป๋า ยีนส์ ฯลฯ องค์ประกอบสำคัญที่ขาดไม่ได้ คือ ระบบการขนส่งสินค้า การจัดเก็บสินค้า คาโก้ อยู่ภายในโครงการ

องค์ประกอบดังกล่าวเป็นโมเดลที่แพลทินัม ประยุกต์มาจากศูนย์ค้าส่งทั้งในกวางเจา และเสิ่นเจิ้น อย่างตึกย่านไท่ผิงแหล่งค้าส่งเสื้อผ้าแฟชั่น..ตึกกระเป๋ากุ้ยฮควากัง...ตึกไป๋หม่า ศูนย์ค้าส่งเสื้อผ้าแฟชั่นยีนส์

ปัญหาและอุปสรรคของค้าส่งไทยที่ผ่านมาทุกครั้ง ผู้ค้าจะต้องไปใช้คาโก้ที่ท่าเรือคลองเตย นั่นหมายความว่าต้องขนถ่ายสินค้าจากศูนย์....ไปยังคาโก้ และหากที่ศูนย์ค้าส่งนั้นๆ ไม่มีแวร์เฮ้าส์ก็จะมีรถขนส่งคันใหญ่จอดมากมายอยู่หน้าโครงการสร้างปัญหาจราจรบริเวณเข้า-ออก ....

ขณะที่โครงการแพลทินัมฯ จะประกอบด้วยคาโก้ 6 ราย จากจีน 2 ราย เกาหลี 1 ราย แอฟริกาใต้ 1 ราย ยุโรป 1 ราย และรัสเซีย 1 ราย ..ลูกค้าสามารถซื้อสินค้า และแพ็คกระจายผ่านคาโก้ไปยังจุดหมายปลายทางได้ทันที

ผู้บริหารแพลทินัม มั่นใจว่าเมื่อโครงการเปิดให้บริการ 26 พ.ย.นี้ จะเป็นการเปลี่ยนโฉมหน้าค้าส่งในไทยอีกยุคหนึ่ง ...เป็นก้าวแรกในการช่วงชิงลูกค้าจากทั้งในและต่างประเทศ...โดยเฉพาะประเทศการค้าส่งอย่างจีน เกาหลี มาเลเซีย ซึ่งเติบโตหมุนเวียนตามการแห่...เข้าไปของผู้ซื้อ

แม้จีนจะมีจุดแข็งในตลาดวัตถุดิบที่แข็งแรง กำลังซื้อที่ดี และการสนับสนุนจากภาครัฐ แต่ปัจจุบันความแตกต่างในต้นทุนแรงงานระหว่างไทยกับจีนไม่สูงมากนักเพียงเท่าตัว โดยแรงงานจีนเริ่มต้น 600 หยวน เทียบได้ประมาณ 3,500 บาท ส่วนแรงงานไทยอยู่ที่ 6,000 บาท แต่หากเทียบกับคุณภาพสินค้าต่างกันมากซึ่งยังเป็นจุดได้เปรียบของฐานการค้าส่งจากประเทศไทย

เมื่อจีนครอบครองตลาดล่างซึ่งไทยไม่สามารถแข่งขันได้ ต้องนำศักยภาพและโอกาสทางการตลาดในระดับบีบวกขึ้นไปมาสู้ด้วยดีไซน์ การสร้างแบรนด์ โดยช่วง 1-2 ปีที่ผ่านมาประเทศไทยตื่นตัวมากขึ้นตามนโยบายกรุงเทพฯ เมืองแฟชั่นตั้งแต่ต้นน้ำสู่ปลายน้ำ ...ไทยทำได้คืออัพเกรดตัวเองเท่านั้น

นอกจากนี้ จีนยังมีจุดอ่อนในความไม่ซื่อสัตย์ ลูกค้าสั่งสีเขียวอาจจะได้สีแดง หรือสั่งไซส์ใหญ่แต่ได้ไซส์เล็ก ...ขณะที่ลูกค้าไม่สามารถกลับมาเปลี่ยนได้ ....แต่พ่อค้าแม่ค้าจีนก็ไม่สนใจด้วยวอลุ่มสั่งซื้อจากทั่วโลกซึ่งเทมายังประเทศจีน....เปรียบเทียบกับความซื่อสัตย์ของประเทศไทยค่อนข้างซื้อใจลูกค้าได้มากพอสมควร และเป็นหนทางสำคัญในการพยายามผลักดันให้ลูกค้ารีเทิร์นกลับมาเมืองไทย ...จากเมื่อครั้งหนึ่งในอดีตยอดการส่งออกเสื้อผ้าแฟชั่นย่านประตูน้ำเคยส่งผลให้ยอดส่งออกของไทยสูงเป็นอันดับ 1 ของเอเชียมาแล้ว

ปัจจุบันตลาดสินค้าเสื้อผ้าแฟชั่น และธุรกิจการค้าทั้งในและต่างประเทศมีการขยายตัวอย่างต่อเนื่อง แม้สภาวะเศรษฐกิจขณะนี้อยู่ในช่วงขาลงก็ตาม ทั้งนี้ตลาดค้าส่งมูลค่ากว่า 2.6 แสนล้านบาท มีอัตราการขยายตัว 7% ต่อปี แบ่งเป็นตลาดในประเทศประมาณ 1.2 แสนล้านบาท และอีก 1.4 แสนล้านบาทเป็นตลาดส่งออกที่มีแนวโน้มเติบโตสูง อย่างไรก็ตามในปีนี้ จากสภาพเศรษฐกิจดังกล่าว ทำให้อัตราการขยายตัวของธุรกิจค้าส่งในปีนี้เติบโต 2-3% น้อยกว่าทุกปีแต่ก็ถือว่าตลาดยังขยายตัว

แพลทินัม ประกอบด้วยพลาซ่า 1,300 ยูนิต ตั้งเป้าหมายลูกค้าหมุนเวียนกว่า 3 หมื่นรายต่อวัน และมีส่วนแบ่งการตลาดไม่ต่ำกว่า 30% ในปีแรกนี้ จากเม็ดเงินสะพัดในธุรกิจค้าส่งย่านประตูน้ำมูลค่า 5 หมื่นล้านบาทต่อปี หรือมีเม็ดเงินสะพัดในเดอะ แพลทินัม แฟชั่นมอลล์ 1.5-1.8 หมื่นล้านบาทต่อปี และขยับมีส่วนแบ่งการตลาดมากกว่า 50% ภายใน 2-3 ปีข้างหน้า ซึ่งในปีนี้บริษัท ได้ใช้งบกว่า 100 ล้านบาททำการตลาด มีจุดเด่นที่ผู้ค้ารายใหญ่ทั้งจากโครงการใบหยก กรุงทอง โยกย้ายเข้ามาอยู่ในเดอะ แพลทินัม แฟชั่นมอลล์ เป็นแม่เหล็กในการดึงดูดลูกค้าเข้ามาใช้บริการ

นายสุรชัย โชติจุฬางกูร ประธานกรรมการบริษัท เอส.พี.ซี. พร็อพเพอร์ตี้ส์ แอนด์ ดีเวลล็อปเมนท์ ผู้บริหารโครงการ เดอะ แพลทินัม แฟชั่นมอลล์ ศูนย์กลางค้าส่งเสื้อผ้า เปิดเผยว่า ขณะนี้แพลทินัมฯ มีแผนจะขยาย โครงการก่อสร้างโรงแรมระดับ 3-4 ดาว 300 ห้อง ในพื้นที่ใกล้เคียงกับโครงการเฟสแรกบนเนื้อที่ 2 ไร่ ใช้งบลงทุนกว่า 1 พันล้านบาท โดยอยู่ระหว่างการเจรจาติดต่อเชนโรงแรมหลายแห่ง ได้แก่ เครือเชอราตัน และเครือแอคคอร์ เช่น โนโวเทล คาดว่าจะได้ข้อสรุปประมาณต้นปีหน้า

ตามแผนงานที่กำหนดไว้จะเริ่มก่อสร้าง โรงแรมได้กลางปี 2549 ใช้เวลาดำเนินการ 2 ปี เป็นโครงการต่อเนื่องในเฟส 2 ของ เดอะแพลทินัม แฟชั่นมอลล์ เพื่อรองรับกลุ่ม ผู้ประกอบการธุรกิจค้าส่งเสื้อผ้าจากต่างประเทศ เพราะหากมีโรงแรมที่พักไว้พร้อมให้กับกลุ่มผู้ค้าส่งเหล่านี้จะทำให้เกิดความสะดวกในการติดต่อธุรกิจมากขึ้น จะเกิดประโยชน์กับทุกฝ่าย

นายชัชวาลย์ พงษ์สุทธิมนัส กรรมการ บริษัท เอส.พี.ซี พร็อพเพอร์ตี้ส์ แอนด์ ดีเวลล็อปเมนท์ กล่าวถึง โครงการ “เดอะ แพลทินัม แฟชั่นมอลล์” เฟสแรก ซึ่งใช้งบลงทุน 5 พันล้านบาท ว่า จะมีการเปิดตัวอย่างเป็นทางการในวันที่ 26 พฤศจิกายนนี้ โดยบริษัทเตรียมงบจัดแคมเปญโฆษณา 100 ล้านบาท พยายามเน้นจุดขายเป็นศูนย์รวมการค้าส่ง-ปลีก เสื้อผ้าแฟชั่นในประเทศและต่างประเทศ ย่านประตูน้ำ โดยจะมีการ คัดเลือกผู้ค้าที่จะเข้ามาเช่าหรือซื้อพื้นที่ในการ เปิดร้านค้าอย่างเข้มงวด ควรเป็นผู้ประกอบการที่มีศักยภาพและต้องไม่ใช่นักเก็งกำไรพื้นที่เช่าร้าน

ปัจจุบันมีผู้สนใจของพื้นที่ร้านค้าแล้วกว่า 70% จากพื้นที่ค้าส่งประมาณ 1,300 ยูนิต มีทั้งผู้ค้ารายเก่าที่เคยอยู่ฝั่งประตูน้ำเดิม ผู้ค้า มาบุญครอง และผู้ค้ารายใหม่ คาดหวังจะมีส่วนแบ่งตลาดของธุรกิจค้าส่งเสื้อผ้าย่านประตูน้ำ 30% จากมูลค่าตลาดรวม 4-5 หมื่นล้านบาท

“ยอมรับว่าโครงการของบริษัทเปิดตัวในช่วงที่เศรษฐกิจชะลอตัว อาจส่งผลกระทบต่อกำลังซื้อของผู้บริโภคบ้าง แต่ก็เป็นปัจจัยพื้นฐานที่เกิดขึ้นกับทุกประเทศ เชื่อว่าจนถึงขณะนี้ตลาดสิ่งทอยังมีช่องทางขยายตลาดได้อีก เนื่องจากมั่นใจในความพร้อมของแพลทินัม แฟชั่นมอลล์ จะต่างจากศูนย์ค้าส่งอื่น เช่น ระบบคาร์โก้จัดส่งสินค้า คลังสต๊อกสินค้า รวมทั้งการจัดร้านค้า จะเป็นหมวดหมู่ เพื่อให้ผู้ค้าได้รับความสะดวกในการเลือกสินค้า” นายชัชวาลย์ กล่าว

Pratunam area is so dense and too crowded. Platinum fashion mall make this area even denser.

นายสุรชัย โชติจุฬารกูร ประธานกรรมการ บริษัท เอส.พี.ซีพร็อพเพอร์ตี้ส์ แอนด์ ดีเวลล็อปเมนท์ จำกัด ผู้บริหารศูนย์ค้าส่งย่านประตูน้ำ “เดอะ แพลทินัม แฟชั่น มอลล์” เปิดเผยว่า หลังจากที่บริษัทได้เปิดให้บริการธุรกิจศูนย์ค้าส่งเสื้อผ้าภายใต้ชื่อ “เดอะ แพลทินัม แฟชั่น มอลล์” ย่านประตูน้ำ เมื่อวันที่ 26 พฤศจิกายนที่ผ่านมา มูลค่าการลงทุน 5,000 ล้านบาทแล้ว ขณะนี้บริษัทกำลังอยู่ระหว่างศึกษาโครงการศูนย์การค้าสาขาที่ 2 โดย โครงการใหม่คาดว่าจะใช้พื้นที่ก่อสร้างอาคารใกล้เคียงกับย่านประตูน้ำที่ 110,000 ตร.ม.แต่จะเป็นรูปแบบศูนย์การค้าเช่นเดียวกับมาบุญครอง

“นโยบายการลงทุนของบริษัทต้องการซื้อที่ดินแบบขายขาด ทั้งนี้เพื่อสร้างความมั่นใจกับคู่ค้ารายย่อย และสามารถบริหารโครงการได้ง่ายขึ้นด้วย ดังนั้นบริษัทจึงได้เสนอโครงการติดต่อซื้อขายที่ดินย่านสุขุมวิท และรัชดาแล้ว เพราะถือเป็นทำเลที่มีศักยภาพและเหมาะกับการลงทุนธุรกิจค้าปลีก และบริษัทคาดว่าจะเริ่มดำเนินการได้ในปี 2549 ด้วยมูลค่าโครงการที่ ไม่ต่ำกว่า 1,000 ล้านบาท”

พร้อมกันนี้ บริษัทยังได้เตรียมดำเนินการในเฟสที่ 2 กับพื้นที่โครงการย่านประตูน้ำที่เหลืออีกกว่า 2 ไร่ โดยจะพัฒนาเป็นโรงแรม ขณะนี้อยู่ระหว่างเจรจากับผู้บริหารเชนโรงแรม เช่น เมอเคียว โนโวเทล เป็นต้น หรืออาจจะเป็นการลงทุนโดยบริษัทเอง แต่จ้างทีมผู้บริหารจากต่างประเทศ ทั้งนี้จะพิจารณาจากผลประโยชน์และจุดคุ้มทุนเป็นหลัก คาดว่าจะเริ่มพัฒนาได้ประมาณต้นปี 2549

ล่าสุดบริษัทได้เปิดศูนย์ค้าส่ง “เดอะ แพลทินัม แฟชั่น มอลล์” ในเฟสแรกกับพื้นที่ช้อปปิ้งมอลล์ ด้วยความสมบูรณ์ 70% จากร้านค้าทั้งหมด 1,300 ยูนิต คาดว่าโครงการดังกล่าวจะเสร็จสมบูรณ์ในอีก 2 เดือนข้างหน้า เบื้องต้นได้ทุ่มงบโฆษณาประชาสัมพันธ์โครงการไว้ด้วยงบประมาณถึง 100 ล้านบาท เพื่อสร้างการรับรู้ให้กับลูกค้าให้เข้ามาใช้บริการจับจ่ายสินค้าภายในศูนย์ฯ โดยลูกค้าหลักของ แพลทินั่ม จะแบ่งเป็น 3 กลุ่มหลักคือ 1.ผู้ประกอบการค้าส่งในประเทศ 2.ผู้ประกอบการค้าส่งต่างประเทศ 3.ผู้ซื้อรายย่อย

“เรามั่นใจว่า ศูนย์การค้า แพลทินัม เมื่อเปิดให้บริการแล้ว จะเป็นศูนย์กลางการค้าส่งด้านเสื้อผ้า แฟชั่น รวมถึงการจำหน่ายสินค้าส่งออกที่ถูกและทันสมัย ครบวงจร ประกอบกับทำเลที่ตั้งดีอยู่ย่านธุรกิจใจกลางเมือง ขายสินค้าถูก กว่าที่อื่นถึง 20% ทั้งนี้ยังมีบริการและการส่งเสริมการขายและมีกิจกรรมอยู่อย่างต่อเนื่อง ส่วนบริเวณภายใน มีพื้นที่กว้างโปร่งสบายอีกทั้งการตกแต่งในร้านออกสไตล์แสนคลาสสิค การจัดสินค้าให้อยู่เป็นหมวดหมู่ ง่ายต่อการซื้อหา ทั้งหมดคือจุดแข็งของแพลทินั่ม ที่จะดึงลูกค้ามาเข้าศูนย์ได้มากที่สุด”นายสุรชัย กล่าวทิ้งท้าย
