RafflesCity December 23rd, 2004, 02:57 AM sometimes they do..but most of the time no..cos theyre so busy :D
Cliff December 23rd, 2004, 03:17 AM Wow! The new renderings are just perfect! So nice!! ORQ will be another landmark tower once its completed.
Sigh, why does Singapore buildings face so many mishaps...

Pengui January 11th, 2005, 08:45 AM Woah, this last pic is great ^^
Taken today:

I'm a bit confused... The base of the westernmost tower is much wider (the core looks also wider). Would this one be the tallest one ? Till now my understanding was that the eastern one (now tallest) would be the 245m one, am I wrong ?
It's quite interesting that the designs for the two towers are different: one is with metallic structure (east), the other one is concrete (west).
RafflesCity January 11th, 2005, 09:16 AM the western one is the shorter building (the South Tower)- it is fatter though (larger floorplates)
but the back looks extra big, I think thats becos it will be the carpark ^^
http://www.orq.com.sg/media/popup_plaza_floorplan.jpg
I am looking forward to seeing the part between the 2 towers being built
Pengui January 11th, 2005, 09:25 AM Ah, that was my guess for the car park :-) The shape of the north tower looks interesting on this diagram.
redstone January 11th, 2005, 02:24 PM Promising progress! :okay:

Pengui January 11th, 2005, 05:47 PM I was not allowed when I tried ^^
Lucky you :-p
huaiwei January 11th, 2005, 06:16 PM Sigh....I almost got screwed when I tried too. Seriously wonder how it was done!
hyacinthus January 12th, 2005, 12:43 AM Absolutely beautiful. Its possible to take such a shot from OMB?
yes, at 30th storey sky garden. But, you have to stand near the glass and bend over to take a shot like that...
Pengui January 12th, 2005, 03:10 AM Can you access this place freely ? It's rather surprising ^^
hyacinthus January 12th, 2005, 03:44 AM Can you access this place freely ? It's rather surprising ^^
On official business. ;)
Pengui January 12th, 2005, 04:56 AM Oh, this explains that ^^
RafflesCity January 12th, 2005, 08:01 AM but you can always ask or write to the management, if you're lucky, you may be allowed to get up there to take a shot :)
huaiwei January 12th, 2005, 08:02 AM Since when is cliff on "official business" in the OMB? His the son of the NTUC chief? :D

redstone January 23rd, 2005, 02:42 PM AI's gonna be in its shadow soon...

RafflesCity January 23rd, 2005, 02:55 PM but it might reflect AI beautifully in its facade, as well as Raffles Place!

ahlipp January 27th, 2005, 02:25 PM i tink now tht the rental market for prime offices are picking up, there will be a lot of pressure from the big bosses to finish up this project and get some dough rolling in to offset those interest
redstone January 27th, 2005, 04:52 PM WOW, really rising VERY FAST!!!:runaway:
redstone January 27th, 2005, 04:54 PM During the worksite collapse incident, it was shorter than AI...

I like to see how it is starting to appear in various nook and crannies
Pengui February 5th, 2005, 07:26 AM Yeah, at 245 meters and 51 stories, the floor height must be more than 4.5m.
Btw, I counted at least 13 floor plates and 20 storeys for the core.

i always believed in colour schemes for cityscapes. i even borrowed a book on it. the current CBD now evokes the imagery of pure spotless resolution. its pure white by day! even Joan Chen was quick to remark, from her vantage point in the Equinox, that she liked the brilliance of it all, it was so transparent.
as for the NDT, i always fantasised about forming a mirror to the CDB. Green is the perfect match for white in this mongoloid obsessed society of ours. they evoke the serene colours of shan sui (mountain water) of traditional chinese sensibility. Three (ok 4) columns of jade sited between two confluences of influence being the CBD and the NDT makes for a rather compelling vision.
As for the NDT, i envision cacophonic tropicality. flying buttresses! Amphibian zones! Spilling Liana vines and rampantly flowering orchids. Plus sophisticated engineering of architecture for the tropics. the wind manipulating engines of KEn YEang! The megalomania of Tay Kheng Soon's mixed use zoning! William Lim's undeniable dignity! An example in tropical city excellence!
So yea. you want red is it redstone?

We cant say for sure what the actual facade of the Sail will look like, so its too soon to tell, and IF theyre all green, I'm sure they will be of different shades.
Raffles Quay is supposed to be turquoise (read it somewhere)
Magician March 22nd, 2005, 02:00 AM I like to know... which city, Singapore or KL have more highrise buildings?
Charging Bull March 22nd, 2005, 07:27 AM 1. May be the three developers have special bargain agreement with the supplier that allow them to purchase the dark green glass cladding material @$1 for three pieces. :)
2. Dark green colour is not an auspicious colour in Chinese "FengShui". In local dialect, dark green means "Black Green" or "bruise". :)
3. May be they should clad the entire block of building with my favorite " bright Red" colour, which no developer in this world dare to use including communist China. They will immedately become world record breaker and also bring us inline with other people like to tease us for: " Little Red Dot" :)

Yes I agree with you.. Should just wait.

Charging Bull March 22nd, 2005, 02:04 PM I like this, good idea. I'm going to write to CDL and ask them to change the shape of the building from "sail" to "panther". So that we can have a "Pink Panther" building.

dam, i laik dem green bildings man. deez are from shenghai city. blue would work in a very boundless blue sky kind of situation like melbourne or canada, but singapore's skyline colour is green aquamarine because our water and cloud conditions mek it sho man. anyway its jez my opinion, i think that blue wouldn't work because backdrop will usually be gray cloudy skies.

Suddenly I thought of it. What makes older buildings special is the way they play with light and surroundings, they are beautiful not from their own design, but the way they display themselves in the surrounding. That is the magic of great architecture. I fear that the new downtown will be like marina city, blocks of monotone buildings only good for a silhouette.
Why does the BOC stand out in the HK skyline, OUB in Sngapore's, Fountain Place in Dallas?
e.g., Although the Gateway stands next to Parkview Square, its simplicity cannot be eclipsed by Parkview's loud design.

Cliff May 11th, 2005, 05:50 AM Okay, we have different opinions, I feel that it is quite boring as a whole, a very flat skyline.:)
Singapore has this problem, it designs things one "city" at a time, so Marina City is all Concrete with square cut-out windows, while the NDT will be all glass boxes.

oh tay kheng soon has a whole book on how the ambient light of a region affects architecture. "line edge and shade". which is really good to keep in mind because nice glassy buildings that melt into the sky in Anzac and Canada cannot work in our location, while concrete edifices don't stand out so sore here because they have clouds as backdrops. apparently.

Third worker dies at site of One Raffles Quay
Chinese national dies in 2nd fatal accident in 6 months; MOM orders work stoppage
By Daryl Loo
A THIRD construction worker died at the site of office building One Raffles Quay, six months after two others fell to their death last November.
Carpenter Pan Xueqiu, a 50-year-old Chinese national from Jiangsu province, was hit on the head while transporting building materials about 50m above the ground.
The Ministry of Manpower (MOM) said he was on the development's 15th storey, when the 3m-high trolley he was pushing tilted and hit him. He was pronounced dead at 2.50am on Sunday.
He was employed by Yangzijiang International, a sub-contractor responsible for the structural work.
He had been working for the Chinese company for less than a year, said a site manager, who wanted to be known only as Mr Wang. He added that the company employs about 200 Chinese nationals on the project.
Main contractor Obayashi Corporation has been ordered to stop work on the site while MOM investigates.
This will further delay the project, which is already several months behind schedule. To catch up, Obayashi had been running two shifts round the clock.
The latest investigation comes on top of an ongoing one into the deaths of site manager Ang Chee Kong, 29, and his assistant Sundramoorthy Vijayan, 26. They fell 16 storeys when the structure they were on gave way.
MOM issued a Stop Work order on the site then too. It lasted five days.
A ministry spokesman said it has to finish its investigations before any penalties are meted out.
Contractor Greatearth-United Engineers Joint Venture, being prosecuted for an accident at high-tech township Fusionpolis which killed two and injured 29 on April 29 last year, could be fined up to $200,000.
Three of its project managers could each face $200,000 in fines, a year's jail, or both.
If Obayashi is found to be at fault, it could also be barred from employing foreigners, under a scheme where bad safety records are also punished with the contractor being disallowed to extend the foreigners' work permits.
This is considered a severe penalty as contractors here rely heavily on foreign labour, and more than 90 per cent of construction workers are from overseas.
Two contractors have been debarred in the past two years.
MP Yeo Guat Kwang, an advocate of the scheme who is also director of the National Trades Union Congress' quality worklife department, said: 'The Government should impose strong penalties to deter employers from cutting corners when it comes to safety.'
An Obayashi spokesman told The Straits Times it believes both incidents, while unfortunate, 'are real accidents', and not due to it not complying with safety rules.
He said Yangzijiang will be compensating Mr Pan's family, and is arranging for his body to be sent back to China.

RafflesCity June 21st, 2005, 05:34 AM UBS to take up to 10 floors at One Raffles Quay
21 Jun 05
It will occupy 200,000 sq ft at the top of the 50-storey North Tower, to be ready by Q3 2006
IN one of the biggest office leasing deals in recent history, UBS will take up to 10 floors totalling 200,000 sq ft at One Raffles Quay, which is coming up in Singapore's New Downtown, sources have told BT.
The space to be taken up will cover the top floors of the development's 50-storey North Tower, which is expected to be completed in the third quarter of next year. Two other banks will also move into One Raffles Quay, but they will be in the shorter tower, the 29-storey South Tower, which is slated to be ready next April. ABN Amro and Deutsche Bank will take up about 160,000 sq ft and 140,000 sq ft respectively.
Sources say that a few smaller tenants have also been secured, bringing total commitment to about 45 per cent of One Raffles Quay's 1.3 million sq ft net lettable area.
For UBS, the space that it will lease at One Raffles Quay space will eventually replace its existing offices at Suntec City. The bank currently occupies about 135,000 sq ft - spread over five full floors and part of six other floors in Suntec Tower Five, which is an 18-storey block with big floor plates.
According to Suntec Real Estate Investment Trust's listing prospectus dated November last year, UBS's lease expired in March 2005 and was renewed till March 2009, but the bank may terminate the lease by serving six months' notice on or after Oct 1, 2007.
Market watchers say that although One Raffles Quay's North Tower, where UBS will move to, will be ready by late next year, the bank may not move into its new premises at that time, because of its existing lease commitment at Suntec City. Sources declined to say when UBS's lease at One Raffles Quay will start running.
The project is being developed by a tripartite partnership involving Hongkong Land, Keppel Land and Cheung Kong Holdings.
UBS has more than 1,000 employees in Singapore and its core businesses here are wealth management, investment banking and global asset management. The bank, headquartered in Zurich and Basel, also occupies some space in the HarbourFront office park where it houses its IT and operations divisions.
Sources would not be drawn into speculating the rental rates that UBS is likely to pay at One Raffles Quay as the figure itself may not be meaningful if the deal is complicated and involves many other elements, including a delayed onset of the lease.
Average prime office rents on the island have risen by about 18 per cent since bottoming out nearly 18 months ago, when they plumbed near 15-year lows.
Property analysts generally expect CBD office rents in choice locations to continue recovering on the back of limited supply of new offices in the next five years, as well as improving demand as financial institutions and other businesses expand.
One Raffles Quay is the only major new office project slated for completion next year. After that, the only known major supply will come from the Business & Financial Centre nearby, which is expected to generate about 2 million sq ft net lettable area of offices in phases.
Of course, the authorities could release more land parcels in Singapore's New Downtown for office development in the near future, say observers, to keep office rentals here globally competitive.

Later, land was reclaimed and Telok Ayer Basin was formed. It was like a small port. Raffles Quay and Telok Ayer Basin was where 1 Raffles Quay now is, stretching all the way to S'pore Conference Hall.
http://picas.nhb.gov.sg/data/tn_pcd/19980005100-8073-3222-4796/img0040.jpg
" Communication between Keppel Harbour and the town centre was improved in 1907 with the extension of the Tank Road - Kranji Railway that provided a service for the next 25 years. The year 1907 also saw the beginning of the second phase of the Telok Ayer reclamation and the construction of the Offshore Mole that led to the development of yet another gateway for the Port of Singapore. The mile-long Mole, an artificial breakwater of granite rubble, was completed in 1914 and it offered protection for some 40 coastal vessels during the north-east monsoon. On the landward side, Telok Ayer Basin (now, Telok Ayer Wharves) took form as a line of wharves for coastal vessels with an opening in the centre leading into a tidal basin for lighters. Thus by 1932, when Telok Ayer Basin was formally declared open, the Port of Singapore encompassed the Singapore River, Telok Ayer Basin and Keppel Harbour, and the port limits covered some 36 1/2 sq miles (23,168 acres)."
I think it was still around up till the late 1990s, when it was closed, demolished and filled up for the New Downtown project.

Looks nice!
I was worried it would kinda spoil the skyline, but apparently not from this angle. In fact the Sail would also look nice from this angle. At 245m, it adds height, without having the boring sameness of being 280m.
heirloom September 5th, 2005, 04:27 PM i think orq is of just the right proportion to de-vulgarize omb's fatness

Cliff September 23rd, 2005, 11:47 AM WOW!!! It looks really slender! Make sure someone makes a huge ORQ TOPS OUT! thread in the projects and contruction section when the time is right.:D
redstone September 23rd, 2005, 02:28 PM The short tower looks massive! :eek2::cool:
Cliff September 23rd, 2005, 02:32 PM The tall one is soooo going to look like Trump World Tower! Btw, the left side looks like NY
redstone September 23rd, 2005, 02:33 PM The side of the striped tower is ugly.
I don't like 'terraced skyscrapers'. :(
