Lots of plants, clean, elegant and open - it could be a fresh new style for Bangkok condo towers.

The project looks totallly ok from the renders, that 60's style came out very well with the glassy facade.

Yes, great location as well. It'd be nice if there is some sort of rapid transit that runs the length of Thong Lo, though. Too bad we can't have subway everywhere :)

I'm coming back to Thailand again this October. My girlfriend's aunt lives right next to the Thong Lo Police Precint - we'd hear chicken and dogs making noices all the time. It'd be interesting to see how far the project have come the past couple of years.

The Playground is about to be opened on 1Q. Propaganda new store is there too.

I'm a newbie on this forum, So any advice on where to host the pics? I didn't see the posting allows to upload any images.

Really looking forward to this project to come alive too. Not good news on Noble Development itself. The revenue has decreased substantially. Their stock has lost 70% of its value over the past year. I've got one unit up there too. Hope they can pull through. Just have to keep my fingers crossed.

I definitely will have some close-up pics of the project soon. Wondering how many of members in this forum bought units at ORA? Good to know the future neighbors.

I did, neighbour! Why has Noble stock been hammered so badly? I wasn't aware of that! Still think it's a great project. Fab location - I love Propaganda - and really nice layout and design for the price; half as much as the Madison, etc.

Wow! I just checked the share price, back to the early 2002 level! Wober why they've been hit harder than others? They still do houses as well as condos and only have a few projects in hand - and all in good locations. Any info anyone? In any event, I'm confident they will finish it in time and OK... (fingers crossed too)

Just did some research. Its shares are a "SELL" because it is opening Playground shopping centre and not stating to build any more condos than the ones it alreday has (Geo, no.9, etc). That's unfair if yuo ak me; diversifying out of property when a cyclical downturn is coming seems smart, as does scaling back investment. Only real negative is they watsed a lot of money on TV Ads...

Are all units sold by now?

In Nov they still had some unsold, all the ones with bad views. All the others had gone. Around 20% left I think.

20% left is enough to kick the profitablility of one project. I guess some of their unsold units are too big and should be subdivised in smaller condos.
Even if they delay a bit, they will achieve that project. It was one of the first to be launched in 2003, and they sold quite at cheap price. I thinlk they did not anticipate that cinstruction price increase, and the more they take time the more it gonna affect their margin.
But for Ora, it is too late to turn back! Maybe it can be with the one in Aree...

Their annual report said they had already signed contracts with builders before the price of everything rose so much...I think they will have difficulty shifting the last few units though...if they discount heavily I might think about upgrading :->

i think it will be that much easy for noble due to from what i know many also facing the same situation.

I haven't stopped by at Ora's sale office for long. Might be good to do such thing to get some ideas what they anticipate. Last time I went to the sale office it was still at SeenSpace Thong lo 13th.

4bht a stock for NOBLE DEVELOPMENT....That really worries me. Condo's already flooded Sukumwit area. Quite over-supplied, i guess. Hope there is no bubble burst before it's done.

The Situation of Noble develpment doen not depends on Condominium developement, only 30% of the total revenue comes from the segment. Most of others are from Detach-housing projects; Noble Tara, Noble Wana and Noble Anawana.

Yeah; the 4bht is punishment for the TV ads and opening playground - even though playground should provide 10 to 15% of annual revenue from now on...any pics fro inside when it opens?

I think the problem of noble is their product is too modern. Their target group (younger than other develper target group) can't afford for the product they offer. For Noble Ora, it look too plain that why people don't like it and first time i saw their model i feel like it look like a Cheap flat.

Don't worry aim4go. NOBLE ORA was one of the first condo to be launched in Tonglor after economic crisis. It will be the second one to transfer, after Hampton (from Major development) in Tonglor. Fullerton, Madison, The Height will not transfer before, and prices in Noble Ora are already under the market price.

I think that they made mistake in unit allocation, and they should subdivide some units to sell it easier.

How I got in there? One of my cleints has a store there. It was my site survey trip.

See the aluminum cladding on the third image? That's the parking area for PlayGround. Can only take like 40-50 max..My best guess...

That's not a lot. I usually stay around there when I go back to Thailand and it seem that that particular location can use more parking. Lots of kids at night on Fridays and Saturday going clubbing. Anway, looking forward to the opening for the Playground. When will the stores open anyway? I'll be back again in March. Do you think it'll be done by then???

I'm not sure. Will have to ask her this weekend when I see her. BTW, which tower is which? Is X on the right or left. From what I remember from the conversation, she said that she bought a one bedroom unit. She did not mention which tower. When it's completed, I may ask to use it when I make my annual trip back to Bangkok. :)

ถ้ามองให้ลึกลงไป จะรู้ว่าก้นบึ้งหัวใจของ "กิตติ" และหลานชายแท้ๆ ของเขา "ธงชัย บุศราพันธ์" เบอร์สองในโนเบิลฯ ล้วนมีความต้องการเหมือนกัน คือ "สร้างความต่าง ทิ้งห่างคู่แข่ง"

Chad, thank you very much for sharing these pictures with us. I think that this new mini-mall is looking really good and I'm guessing that that we will be seeing lots of people going to the shops located in there. Does anybody know if most of the shops are already open?

Can I see more of the Playground? Good for starbucks,I like it. and this is the 3rd on Thonglor. Go Thonglor !! and too bad those 2 concreat pole block the front and one big tree as well. I hope it looks nice at night.

Noble is planning for more Playgrounds, which will stick with the comapny condominium projects which will be launched in CBD area this year in total of 2-3 projects.

I think they did a great job with the Playground. It blends in nicely with its surrounding. Yet the design stands out enough to be noticed.

BTW_ Khun PADTHAI, I finally tracked my sister-in-law down and she said that her unit is a one bedroom located in the back building. I don't know if that would by X or Y. Anyway, I was in Thailand just 2 weeks ago. They are making a good progress. The only place opened back then was Starbuck. Can't believe how many of them there are on Thong lor. We don't even have that many in close proximity like that here in the Bay Area. Thai people must love coffee. :)

Partly an issue of scale too. IF you live on top of a central, or pratunam complex, you have too much through-flow of people. A small boutique is much better na.

The tower behind has been tops out several weeks ago, the one in the front has around 6 more to go.

Wow, this project really went up fast. Will it be done before the end of the year? I stay at a townhouse right behind the project when I'm in Thailnd and it gets quite noisy early in the morning when construction is going. :)

if i had one on the first floor of my condo, maybe every breakfast... finally, even if coffee costs 65 bahts (kind of expensive for here), you deduct the cost of The Nation and Bkk Post that you can read there, and that coffe will really cost you 25 baht only. then, is the small of those pretty waitresses have a cost??? of course not, but it makes me happy the whole day...

Ubon Pan from Ubon Rachathani....I love European bread (pitta, good seedy bread, baguettes)...so sad they are expensice or unavailable in BKK. Soemone should teach Thais to love good bread like they love other good food.

Hello? Tonglor seems to have turned into a park!? ;->

It's normal of rendering preference to have an imaginary surroundings, the propose of making such is to show the structure it's self not the landscape around.

I know, was just joking. Nice fantasy surroundings though. Where did u find it? On the architect's webiste? Who was the architect btw?

My sister-in-law will be very pleased to know that it's almost completed. She told me before that they were to hand the units over by the end of the year. I don't know if that was an old information or not. By the way, I think the Playground looks nicer in black. :)

good that people like those landscaping. It makes every building more beautiful. Wish one day Bangkok (city planning?) will focus in doing things like that. That are not necesseray parks, but just walkways, sitting areas, green areas. Should take advantage from new regulkation on "green area" and "open space" ...

I'll be back to get married in Chiang Mai in early January. I'm asking for a 3 weeks off from work for this trip. I will be spending 2/3 of my time in Bangkok. I took one on the least expensive floor (6th floor) and it's about 5.8 million Baht for 102 Sq.m.

Congrats on the cheap buy, Khun Charnchon. My thoughts on why the 6th floor is least expensive might be: (1) 6 'hok' is a negative Thai word, (2) first floor above the car park, (3) on the swimming pool floor so no real privacy but for foreigners a convenience. What I love about the 6th floor at Ora is that the ceilings are 3 meters high(!); quite unusual compared to most developments (2.4-2.5m) and rest of the floors at Ora.

Khun Charnchon, your buying price per sqm is excellent!!! I've just sold my 10 year old condo on Soi Ruamrudee for B60K/sqm in comparison (pending successul closing this week).

You're absolutely right khun Tengmoh. The prices just go up floor by floor and the 6th is the first floor above car park.

Months back when I visited the site, the sales staff were also throwing in the nicer (Grohe) bathroom fixtures for the 6th floor as an upgrade. A real estate friend recommends I wait until closer to transfer date when some buyers may encounter problems in financing.

I think south-facing views will be much better, if unblocked of course. In fact could be quite spectacular. North facing from there is fairly uninspiring.

Agree that the prices mentioned sound good. If the place is soundly built, you can't go wrong as the location is truly one of the best. One of the better spots to be on Thonglor in my opinion, and overall Thonglor is continuing to develop in a very positive way. I'd really contrast this with Ekamai which in the past might have been coupled with Thonglor as a high class area. But in the future I can see Ekamai being coupled more with the low class area on the other side, Phra Khanong. The Big C being built shows what direction that area is going in, and once finished the traffic situation is going to go from critical to pure gridlock, especially early evening.

Got to try and look into the future a bit, and in my view Thonglor continues to look good. In time, I can see Onnut area being a more desirable place to live than such as Phra Khanong and Ekamai, and possibly even Sukhumivit 1 - Asoke.

I have to agree; if they can also sort out a dedicated set of shuttle buses to link between the Thong lo station and the to-be-built Klong Tan (I think) airport link sation near RCA exit then it will also be convenient for mass transport too.

There's another new mini-mall called The Third Place opening soon too...although Shades of Retro is closing, sadly, I've heard.

Khun PADTHAI, I can't say for sure there would be tenants who'd experience financial problems upon closing, but it's par for the course. Shrewd (or perhaps tricky?) real estate experts often times contact the sales staff to provide inside information on potential problem transfer cases. This way, they benefit on kickbacks; old buyer gets out with minimal loss or slight profit; and new buyer gets a great deal ...all under the developer's nose.

My favourite views are generally towards East or the cooler North, but for Ora I agree South would be nicer on higher floors. But still possibly too warm.

Just update you guys on the available units. I went to Ora yeasterday to sign a contract and found that 2 units on the 6th floor were gone. What? They were still available last week. The staff told me that two units were bought yesterday. Some units on other floors were gone too. I believed there's only a penthouse and another unit available.

I'm no expert at all, but passing by every day and watching progress, I'd be amazed if this place will be ready for inspection in just 5 weeks. Unless you'll be inspecting it before it's finished of course. :) Maybe some units will be more ready than others.

Well, Shouldnt be a problem if your unit is on either sides, Police station fronting or The Column III Tower side, or even the frontal side facing main road.

The only possible choice they have for expansion is on the back where there is one available empty land plot.

Ah-ha! That's what I thought...I'm facing the Police side, so should be OK. So Noble own that land beind the project too? Not sure if I liek the idea of having even more neighbours because of the traffic; it's certainly change the look of the project too from twin tower to something more like Muang Thong Thani!

Umm..... I don't think that plot of land is available. My wife-to-be's aunt lives in one of the townhouses in right behind the Condo towers and I have not heard of any words on expansion and such. I stay at the townhouse everytime I'm in town, so if they expand, I wouldn't get to stay there any more. :( I love the location.

Speaking from experience, I think it'd be a bad idea to build a highrise structure on that location. The road access is horrible. There's barely any room for two cars to pass each other. Unless they buy all the townhomes in the soi and expand the road, this expansiion idea does not seem to be feasible.

By the way Khun Padthai, the police flats have lots of chicken on its premises. Get use to waking up early in the morning. :) Seem like the police have all sort of animals in there. Dogs, cats, chicken..... you name it.

Just got back from BKK - sorry, Khun Shrunkenhead, but I arrived and left earlier than I expected, so can't meet you in Jan!

Went to see Ora, of course.

Project is coming along very nicely. The pool was a bit smaller than I'd hoped, and we are still having to tidy up the interior of my unit (rush too much I think). But the overall project is great. Really nice finishes and feel. Very impressed overall. And those who bought on floor 6 got REAL bargain!! Big outdoor reading area, very quiet, and 3.5M high ceilings!!!! WoW! Wish I had known that!!!!

They also sid no plans to expand...but who knows...

Hi Khun PADTHAI, I visited the site while I was in Thailand back in mid-January. I like the project very much. The kitchen and the rest of the unit was not completely done during my visit and have not had a chance to go back to Thailand since. Besides, I have a bit of a falling out with my new sister-in-law.... long story. I probably won't get a chance to look at the unit again. From what I can remember and the appearence of the show unit, I think this would be a great place to live. Very urban and very hip. Hope you enjoy your purchase. Don't be surprise if you get woken up byt he police's chickens next door. :)

Actually surprisingly quiet apart from the 1-hour aerobic session from the Sor Nor every other evening from 6pm to 7pm (which is hell, but wht can you do!)
