I plan to return home for good in the near future and my hope is that I and others will comsider cities like Nakuru, Kisumu and Mombasa as places we can settle and help develop. The focus has started shifting from Nairobi. Looking at the property market, it seems Mombasa is going to be the focus for a good number of developments in the near future. The infrastructure projects U/C and proposed will also have a large effect in transforming the other large urban areas in the country. By Noah Cheploen and Elizabeth Wanjiru. Nakuru Town is the fastest growing town in East Africa, according to UN-Habitat. The rapid expansion has also seen the number of tourists to the Nakuru National Park grow. Flamingoes — a major attraction at the park — have increased in number from 500,000 to 1.7 million. Nakuru Town is bracing itself for emerging challenges that have come with its rapid expansion, which led to it being thrust in the international limelight. The municipal council welcomed the good news delivered last week by UN-Habitat senior advisor Thomas Melin during a session on governance and planning for sustainable cities in Nairobi. “We feel great and honoured after the recent ranking though we are well aware that it comes with more responsibilities,” Mayor John Kitilit said. The session was part of the ongoing 46th International Society of City and Regional Planners Congress. Fastest in Africa A previous survey put Nakuru’s growth rate at 13 per cent, the fastest in Africa, followed by Dire Dawa in Ethiopia. Nairobi’s growth rate is estimated at seven per cent. “I am very proud of the ranking because I know the town is moving in the right direction. This is just the start of good things,” he added. The rapid expansion of Nakuru could not have gone unnoticed for long after it was declared the fastest growing town in East Africa. This rekindles fond memories of the 70s when Nakuru was regarded as one of the cleanest towns in the region. The growth has been attributed to a number of factors, mainly the opening of the new Naivasha-Nakuru road, which links the town with Nairobi. Post-election violence is said to be one of the contributing factors, since many displaced people from neighbouring towns saw Nakuru as a safe haven. However, the high ranking has stirred controversy with the business community accusing Nakuru council of not doing enough to attract and retain investors. The traders are on a collision course with the council over increased rates by a huge percentage last year. Factors like poor drainage and failure by the council to rein in hawkers and boda boda cyclists have seen the town degenerate into an eyesore. Mr Bernard Muhia, the Nakuru Business Association chairman accuses the council of being inconsiderate. But Mr Kitilit said the council was working to ensure investors are appreciated by addressing their grievances. “We want to provide an enabling environment. The rates issue will be resolved because we understand the plight of the businessmen,” Mr Kitilit said. Mr Muhia claimed there is little to show for the millions of shillings in revenue the council collects yearly. “We are paying extraordinarily high rates and have tried to negotiate with the council to reduce them in vain,” Mr Muhia said. Mr Kitilit, however, says the challenges will soon be a thing of the past since hawkers will be relocated to a modern market currently under construction. “In the next 10 years, I can see this town taking the second position behind Nairobi. We are moving towards that direction,” the mayor said. Published on 03/02/2010 Nakuru town is registering an unprecedented growth with buildings and shopping malls coming up in almost all major streets. Ironically, while some major towns in Rift Valley are still reeling from the effects of the post-election violence, Nakuru is reaping lucrative results from the aftermath of the chaos. "The town has experienced a 30 per cent population increase after post-election violence," area MP Lee Kinyanjui says. The town owes its surge to its being a destination of choice for displaced investors. Following the violence, most investors have been relocating to the Rift Valley provincial headquarters from other areas. Responding to the potential, major financial institutions have moved in to Nakuru in the last few months and made notable investments. "The town has seen investors streaming in to bridge the gap of demand for goods and services," the MP adds. Traders who used to struggle to access credit facilities are now spoilt for choice following the opening up of at least 10 new bank branches. The new banks have literally taken up the town�s main street, Kenyatta Avenue. "Four more banks are set to open branches in the town soon, creating more avenues for financial assistance to business people," Kinyanjui adds. The MP says plans are under way to have a Central Bank sub station in the town. Major retail outlets are also lining up to share a piece of the cake with several supermarkets preparing to open shop. Bank branches With two branches in the town, Equity Bank is reportedly considering opening a third branch. Nakumatt Supermarkets chain will soon open a mega store on Kenyatta Avenue. Uchumi supermarket, which closed shop in the town several years ago, is also planning to make a come back before the end of the year. The growth in infrastructure and physical development has caused property prices to skyrocket. At the height of the post election violence Nakuru was mostly peaceful and hosted thousands of displaced persons from Eldoret and other towns in western Kenya. But violence linked to revenge attacks occurred at the end of January 2008 shattering the calm. Most of the displaced traders bought property in the town and opted to start a new life. Other traders displaced from Eldoret and other areas in the South Rift pooled resources and bought land in the outskirts of the town. Peter Gichia who had a wholesale cereals shop at Burnt Forest relocated it to Nakuru in February last year. "My shop was razed and I lost a lot of stock. I did not want another election to find me there so I relocated here," said Gichia. Most other traders who moved to Nakuru in the past two years voiced similar reason. Nakuru Business Association Chairman Boniface Muhia attributes the growth to less interference by politics. He says the town has a conducive atmosphere for business. "The growth of the town has seen value of property hit an all time high, with more buildings coming up at the Central Business District," said Mr Muhia. Current property values in the town have increased by more than three times over the last two years, he said. Rent for residential and business premises have shot up with most of premises at the CBD taking advantage of the situation, Mr Muhia said. Mr Muhia argues the confidence in the economy has worked in favour of the cosmopolitan town. He, however, notes that the growth of the town has been gradual and not an overnight thing, as many would put it. He says the Business Association estimates that new business investment in the CBD and the environs stands at about 25 percent in the past two years. Construction of residential and business premises associated with the post election effect stands at the same percentage, he said. He is optimistic that it will sustain the town as the most active business hub in the province. "As we woo more investors into the town, Nakuru is translating in to a hub for growth and a yardstick for the region�s growth," he said. Rapid growth But despite its rapid growth the town is stilling grappling with congestion, insecurity and unemployment. The cash strapped Nakuru County Council has been struggling to cope and provide services to an increasing population. The influx of new arrivals has seen available facilities run by the council stretched beyond their capacity. Mr Muhia says congestion in the CBD posses major logistical problems. "Buildings under construction should ensure that they provide parking space," he suggests. Among the measures introduced to decongest the town is the relocation of the main bus stage. What the council needs to do now is to designate proper business and service areas to decongest the CBD and keep the streets as clear as possible. I spent about 16 hours there and finding parking in downtown early in the morning was not easy. It's a dusty city and the matter is not made any easier with the many dirt roads within the city. From what I've heard, developers are soon going to have to construct underground parking for any new building they put up. Parking is a nightmare in almost all major urban areas in Kenya. Sadly, the Nakuru council is supporting the move to demolish most of the old colonial buildings in favour of new office blocks. I hope not all of the colonial buildings will come down. It's in the CBD, At the junction of Kenyatta avenue and the Nairobi-Eldoret highway. They couldn't have chosen a more central spot. No one passing through Nax can miss it. The anchor store for this mall will be Nakumatt. They really chose to come back to the town of their birth with a bang. Given the design and location, this might just turn out to be a symbolic building for Nakuru like what the KICC is to Nairobi. It will remain a low city Nakuru has the worst geological position of any urban centre in Kenya. Faultlines plus a dormant volcano bordering the suburbs. It's still possible to put up highrises (like they do in many cities prone to earthquakes) but it will obviously be a costly affair. I understand there are by-laws limiting the height of structures in Nakuru.
