Baan Siri Silom", is another condominium presented by Sansiri. This 25 storey condominium located just behind the Bangkok Christian Collage on Srivieng Road. The site situated on a 534 Sq. wah land plot comprise only 137 luxury-units.

The site clearing is still underway just like "Baan siri Twenty Four". which released a bit earlier last month.

The official site still havn't released the rendering just yet, But this rendering will show us how it will looks like.

i prefer this kind of low-rise condo better than the hi-rise one.

I like the rendering.Good to have another new look condo in CBD.

I havn't been to the site yet, since it was lounched 2 weeks after "Baan Siri 24", which already processing the ground-breaking works....I think This "Baan Siri Silom" is under the site-clearing work...

.....and Since the traffic in that area is quite-bad actually, I don't really want to go there.....but don't worry, I'll visit the site sometime next week....:)

Construction process has progressed in advance of the schedule. Currently in the process of requesting for construction permit from the government department, which can be done around the begin of April 2004 and can begin to construct around the middle of April this year.

นายเศรษฐา ทวีสิน กรรมการผู้จัดการ บริษัท แสนสิริ จำกัด (มหาชน) เปิดเผยว่าช่วงไตรมาสที่ 4 ปีนี้ บริษัทมีแผนพัฒนาโครงการอาคารชุดระดับบน จำนวน 2 โครงการราคาเฉลี่ย 85,000/ตารางเมตร บริเวณทำเลใจกลางเมือง ย่านเพลินจิตซอยร่วมฤดี และย่านราชดำริ มูลค่ากว่า 1,000 ล้านบาท ใกล้สถานีรถไฟฟ้าบีทีเอส หลังจากเปิดตัวโครงการสิริเรสซิเด้นซ์ ซึ่งเป็นคอนโดมิเนียมหรูระดับพรีเมียม สไตล์โมเดิร์นสูง 32 ชั้นบริเวณซอยสุขุมวิท 24 ไปแล้ว


ทั้งนี้เนื่องจากมองว่าทำเลบริเวณย่านเพลินจิตและราชดำริ มีปริมาณอาคารชุดระดับบีบวก-เอ เกิดขึ้นยังไม่มาก เมื่อเปรียบเที่ยบกับทำเลย่านสุขุมวิทตลอดทั้งแนว ที่มีผู้ประกอบการให้ความสนใจพัฒนาโครงการอาคารชุดระดับบนกันมากจนเกิดการแข่งขันสูง และใกล้ถึงจุดอิ่มตัวนอกจากนี้ยังพบว่ากำลังซื้อของผู้บริโภคเริ่มลดลง


อย่างไรก็ดีมองว่าตลาดอาคารชุดระดับบนในช่วงครึ่งปีหลังยังไปได้ดี เนื่องจากยังมีกลุ่มกำลังซื้ออยู่ และส่วนใหญ่ต้องการชื้อเพื่ออยู่อาศัยจริงๆไม่ได้ชื้อเก็บไว้เพื่อเก็งกำไรแต่อย่างใด ซึ่งขณะนี้บริษัทได้ทะยอยปิดการขายโครงการคือโครงการอาควรชุด 10 กว่า โครงการ และโครงการบ้านเดี่ยวจำนวน 5 โครงการ นอกจากนี้บริษัทได้มองที่ดินบริเวณเพลินจิตเพื่อพัฒนาเป็นอาคารสำนักงาน จำนวน 3 แปลง โดยสนใจพัฒนาเนื้อที่ 5 ไร่ ขนาดพื้นที่ 50,000-60,000 ตารางเมตร เป็นต้น เพราะเชื่อว่าทำเลดังกล่าวนอกจากจะทำเป็นที่อยู่อาศัยแล้วยังเหมาะที่จะพัฒนาเป็นอาคารสำนักงานอีกด้วย



อย่างไรก็ดีล่าสุดบริษัทได้เปิดตัวโครงการสิริเรสซิเด้นซ์ซึ่งเป็นโครงการอาควรชุด หรูระดับบีบวก ตั้งอยู่บริเวณต้นซอยสุขุมวิท 24 ซึ่งถือว่าเป็นทำเลศูนย์กลางธุรกิจและแหล่งช้อปปิ้งชั้นนำ เพียง 50 เมตรจากห้างสรรพสินค้าเอ็มโพเรียม ใกล้สถานีรถไฟฟ้าและเส้นทางคมนาคมหลักที่สะดวก อาทิ ถนนสุขุมวิท พระราม 4 และอโศก โดยขณะนี้เปิดให้จองก่อนเปิดตัวอย่างเป็นทางการเพียง1-2 เดือนมียอดจองแล้วกว่าร้อยละ 40 ซึ่งคาดว่าโครงการสิริเรสซิเด้นซ์จะได้รับการตอบรับจากลูกค้าเป็นอย่างดี

นายเศรษฐา กล่าวเสริมว่า ต้นปีที่ผ่านมา แสนสิริได้พัฒนาโครงการบ้านสิริทเวนตี้โฟว์ บริเวณซอยสุขุทวิท 24 คอนโดมิเนียมในลักษณะเดียวกันกับโครงการสิริเรสซิเด้นซ์ ซึ่งโครงการดังกล่าวได้รับการตอบรับจากลูกค้าเป็นอย่างดี จนสามารถปิดการขายได้ภายในระยะเวลาไม่ถึงหนึ่งเดือน ในขณะที่โครงการสิริเรสซิเด้นซ์นี้ ตั้งอยู่บนทำเลที่โดดเด่นกว่าโครงการแรก เพราะโครงการอยู่ติดกับห้างสรรพสินค้าเอ็มโพเรียมและติดสถานีรถไฟฟ้า คาดว่าโครงการนี้จะสร้างความฮือฮาให้กับตลาด และได้รับการตอบรับที่ดีจนสามารถปิดการขายได้อย่างรวดเร็ว

BTW : The site of Baan Siri Silom is that where green scarfolding surrounded with lights.

The one suspended Structure is actually "infront" of Sathorn House, called "Pimarn Mansion"...I REALLY have a feeling that some company is resuming it, I realised there are some activities going on at the site....But again, not confirmed laah...just a guess...:)

I hope they'll resume it soon as it is quite tall and it would create a tiny cluster with the surrounding highrises. Also the buildings around there are quite nice so I suspect this one would also be a good one.

No. Siri Silom wont be effected, since it's facing the otherside while backing the Sathorn House....There wont be one that will really effects I think, on the contrary it would be alot better to those who live in Sathorn house facing that direction since if me, I would rather prefer finished tower view more than the abandonned one..:D

yeah, from the new map of PAS, SiriSilom is quiet far from that Piman project... so, let is buid it before Singaporean take over all the land in Sathorn!!!!!!!!!!!!!!!!!!

But Sili Silom is actually on the back of Sathorn house obviously..:)

Foundation and piling works have been completed. The project will move forward with the flooring of the 2nd floor and the construction of the 3-bedroom demonstration unit for construction and design testing. All construction materials have been bought to prevent the risk of price fluctuation. In addition, we have established a special taskforce joined by the designer to investigate the best air-conditioning system and the best size and location of windows.

Construction Update: 30% approx. completed

The construction of concrete beam on the 5th floor, the most critical and difficult task has been completed successfully. Currently, we are in the process of demonstration unit construction. All units of Baan SiriSilom are designed to be in clusters, each cluster consisting of only 3-4 units connected by flyovers, emphasizing the privacy just like in those of luxurious resorts. The main entrance has been exquisitely designed with swimming pools on both sides and extra-high ceiling.

The construction progress has now been ahead of the schedule. The structural works have been completed up to the seventh floor and the mock-up unit on sixth floor is under construction. The mock-up unit will be used for testing of construction and decorative materials. The company believes units in the project are expected to be delivered to our clients on schedule.

this project is constructed by two construction conpanies? (บริษัทผู้รับเหมารายใหญ่ ได้แก่ บริษัทสี่พระยา ก่อสร้าง จำกัด และบริษัท ฤทธา จำกัด ) How do they work together?

Normally, in one project there could be several contractors that responsible for different type of contracts such as Pilling contractor, structural contractor(which usually took the architectural works aswell), enginering and system contractor.

In this case, Siphaya is doin the main structural wconstruction while Ritta is responsibled for architectural work such as interior and building facade and exterior details for example :)

Nice shot, JO. Well, It looks quite small compare to The Sathorn house.

I am hoping that someone can tell me more about the Siri Silom project. I was in Bangkok in Jan 06 and it looked like it was progressing well. I am told by Sansiri that the project will be completed and tenants moving in approx june or july 06. This seems to be too early - I estimate that it has another 12 months to go - can I get other opinions please.
Also, looking on the website, the facilities look fantastic - and the location seems good - close to bts etc. I would like to know what others think about the project.

In my opinion, I am thinking positive about this project. Well, location is quite good closes to CBDs and BTS, reasonable price, Sansiri has a big reputation for this kind of condo. Overall, it's cool I think.

Completion of the structure of this project is has been done up till the 25th floor (ceiling floor), architectural work has been done till 16th floor. The project is currently putting out an opening for a bid for interior decoration in order to commence work on the Main Lobby and general public areas.

Ahh! Finally, it's almost completed but sad as it's blocked by its neighbor, Sathorn house.

Has there been no reaction from the lower floor owners in Sathorn House who have lost 100% of their view and most of their sunlight with the construction of Baan Siri Silom?

What has the impact on resale prices been?

interessting question. how much does a unit loos on resales value after it was blocked by another contruction. any ideas ?

Significantly lower.

i think when u buy a unit with a nice green plot in front, you might consider to loose it one day. even if same developer own it! look at how high the potential developer could built on that green plot, and buy a higher floor!

I like this tower, very much beautiful and that area is pretty dense!!

if they finish off that somprasong building, it will be perfect. its a great area (if you dont drive), the BTS and schools ensure that there is a captive market so value holds up. know lots of people who buy 50sqm just to be there on weekdays to send kids to school, and go to parents house on weekends.

It looks nice but the shape is so "Bangkok" with the slant.
