From the site plan it is difficult to tell if the site will only take the existing parking lot or will it extend westward and take part of the green space?

The green space is safe. Only the parking lot area will be developed. In the second last photo, Bay Street is to the right with the parking lot at the north end of the green space. St. Mary's Street borders the parking lot beyond the parking lot.

Pemberton Group's newest condominium complex promises a surprising amount of outdoor space, considering its location in Bay Street's concrete canyons.

The site includes about a third of an acre of greenspace to the south of the building. Below that will be about three-quarters of an acre dedicated to public parkland. And in the centre will be a landscaped piazza for residents.

It's “like having a one-acre park along Bay Street,” Pemberton general manager Patrick Berne says, noting that parkland is at a premium in the area.

Sales are scheduled to start late next month at the complex, called U Condominiums. It will consist of about 840 units in two towers – 45 and 55 storeys – and several three-storey townhouses.

The project is located on Bay just south of Bloor, on surplus land once owned by the University of Toronto's St. Michael's College. Designed by architectsAlliance, the contemporary glass high-rises will sit on a three-storey, stone podium that blends in with the existing streetscape.

Residents will be in the heart of the financial district, close to cafés and high-end restaurants in Yorkville, and shops along Bloor Street and in Hazelton Lanes.

Also nearby are the Royal Ontario Museum, Gardiner Museum and Art Gallery of Ontario.

The subway is steps away, while the Gardiner Expressway and Don Valley Parkway are within easy reach for motorists.

Green features include low-E, argon-filled windows to reduce heat loss in winter and gains in summer, as well as sensor-activated lights in the common areas. Individual suites will incorporate water-efficient shower heads, dual-flush toilets, and Energy Star kitchen and laundry appliances.

Hydro will be individually metered, paints with low emissions of volatile organic compounds will be used, and locally manufactured Corian countertops will be incorporated.

Andrea Kantelberg, one of Canada's foremost designers of sustainable interiors, will create an “eco-chic” three-storey glass lobby.

At the top of each tower, there will be more than 4,500 square feet of recreational amenities, including a party room, library, gym and yoga studio, in addition to a wraparound balcony.

“Everyone gets to take advantage of the top floor,” says Mr. Berne. “You've got the views over the campus precinct, plus Queens Park.”

Similar views will be provided by glass balconies and large windows within the suites, which will range from one-bedroom models to two-bedroom suites with a den.

“They're both south-facing buildings, so you've got a lot of interior light within all the suites.”

Buyers can choose from 11 different plans or combine units.

Suites will have smooth, nine-foot ceilings; engineered wood flooring in the principal rooms; and master ensuite bathrooms with soaker tubs and separate shower stalls.

The maintenance fee will be 45 cents a square foot, with parking included.

Occupancy is slated for the summer of 2012.

Delays plague this site. Pile-driving and excavation continue. No crane in sight. Looks like they have been dealing with a water issue since the start of construction.
