Ivory to build condo near Penang bridge next year

IVORY Associates Sdn Bhd is kicking off the construction of The View, a luxurious condominium project near Penang bridge, in January next year.

Its managing director Low Eng Hock told StarBiz that over 60% of the 160-unit project had been sold since the soft launch in August.

“The project, with a gross development value of RM100mil, will be officially launched in December,” he said, adding that the project was scheduled for completion in mid-2006.

Located on 3.5-acre freehold site overlooking the Penang bridge, the project comprises two 32-storey tower blocks, which include three-storeys with over 400 car-parking bays.

Each block comprises 80 units with built-up areas of 2,068 sq ft and priced from RM563,800 per unit to over RM1.4mil for the 5,000-sq ft penthouses.

The View also comes with a clubhouse providing comprehensive recreational facilities.

“The selling point of The View is its low density of three units on each floor. All the units are equipped with a jacuzzi and balcony, and face the Penang bridge.

“Their seashell design is to give residents a panoramic view of the bridge and the sea,” he added.

According to Low, Ivory plans to launch another luxurious lifestyle residential project in Batu Ferringhi in mid-2004.

“The project, to be called Moonlight Bay, is located on 14 acres of freehold land and comprises 128 bungalows and four-storey duplexes.

“The 2,000-sq ft duplexes will be priced from about RM600,000 while the 3,000-sq ft bungalows will be tagged from RM1.5mil,” he said.

Low said another project on the horizon was a RM400mil mixed development on one of the largest pieces of vacant land on the fringe of Georgetown, formerly occupied by Escoy Smelting Sdn Bhd, once the world’s largest tin smelting operator.

Yeah, it'll contribute to the Manhattan or Gold Coast-looking skyline along the eastern corridor of the island.

Just wondering, the traditional city skyline comprises highrises within the city centre with gradually lower-rises towards the suburbs. Just fancy this: Given the freeze on fresh highrise and other development within Penang's inner city, will Georgetown one day have the unique distinction of being a city surrounded by highrises to the north (Jalan Sultan Ahmad Shah - Tg Tokong corridor) and to the south (Jelutong - Penang bridge corridor), but hollow within the city itself?! :D A kind on inverse skyline... lowrise within the city surrounded by highrise in the suburbs! :D

I personally love the design. Wish they build it like that back in KL. :D

By the way, the picture is a but blur, probably due to the reflection of the mirror...why I can see a ladder inside the glass?

If viewed from below sure look like Petronas. I think if completed should be Penang's most beautiful. Millenium Tower is very nice too.

IJM's multi-million expansion

IJM Corp Bhd plans to make multi-million ringgit investments into its property in Upper Penang Road (UPR) in the near future.

IJM Properties Sdn Bhd executive director Teh Kean Ming told StarBiz that the group had plans in the pipeline to develop an 18-storey service apartment building on a 1-acre freehold site in Penang Road.

“The project is planned for launching in 2005 and scheduled for completion in 2008. We are in the process of finalising the plan for approval,” he said.

According to Teh, the plan is to have 50 units of one to two-bedroom apartments, measuring about 1,000 sq ft and catering to the middle-and high-end income group.

The project would have a gross sales value of about RM40mil, he said.

“We are also proposing to have a very large bistro on the second floor of the building. On the ground floor, we will construct retail lots which can be used as wine shops, bistros, and restaurants,” he added.

Teh said the heritage bungalow building, adjacent to the project, may be leased out to a food and beverage operator.

“The idea is to complement the food and beverage outlets of the service apartments and along Penang Road,” he said.

yeah i went to ivory website as well. but i think the location of the view provided in the website is kinda wrong..... its not at the inner side of coastal highway.. its at the outer part which is nearer to the sea, which means the next time if u r going to penang u'll be able to c this 'twin-tower' right in front of ur view when u r driving at the bridge.

Guys..u all will be shocked if u have seen The View at night (not from far)

They have ''disco light'' on both of the buildings...i don't have the pics..but, hopefully, tsome1 can find some of the night pics of it;)

Well.....how many times have you come across a live chicken in Malaysia? You'l only get the bird flu if you come in contact with one. If not you have no worries. And not all chickens got it ;)

Went to see the show unit (intermediate unit, 2068sqft) this afternoon, the exterior is supurb but am disappointed with the interior layout, it's "just another condo"; I am comparing it with Putra Marine (2388 sqft). Although the area is 320sqft wider, P.Marine has the feeling of "spacious", the only disadvantage is it is leased hold, thus the price is cheaper...

The intermediate unit has simple Japanese style interior design, but the corner unit show room has even more unique interior design, especially the dry kitchen :-) the round escalated platforms in one of the bedroom is one of the specialties of The View.

PENANG: The 32-storey The View, purportedly Penang¡¯s own Twin Towers, stands like a beacon for motorists driving into the island from the bridge.

Its unique feature - the 23-metre sky bridge connecting the two tower buildings - is visible.

With a gross sales value of RM110mil, The View is a majestic condominium in Batu Uban overlooking the Penang Bridge, the sea, the mainland, and the hills behind Universiti Sains Malaysia (USM).

Ivory Properties Group general manager Chok Keng Vui said constructing the twin buildings after the design of a seashell was costly.

¡°The unearthing of seashells found underneath the site during soil investigation works gave us the idea to shape it a like a seashell.

¡°A seashell shape design allows the installation of curved windows for the condominium units that give residents a 180-degree view of the sea, Penang Bridge, Seberang Prai, and the hills behind USM,¡± he said.

Chok said the sky bridge on the 17th floor joined the two buildings at their respective lounge pads, intended for the residents to use for social gatherings.

The units are priced between RM650,000 and RM750,000 each while the penthouses are from RM1.5mil.

Chok said local buyers had bought about 40% of the units and the rest taken up by foreigners from Singapore, Hong Kong, Taiwan and Britain.

He said The View, which was completed on June 30, was expected to obtain certificate of fitness in December.

I've been following your postings with interest and most are very enlightening and entertatining on the status of Penang's condos. I am proud to have been associated with Penang in my schooling days.

I know a lot has been covered about The View but I am currently in dicussion with Ivory over the purchase of a unit in Penang Times Square. What do you guys think about this location, the price, the future market outlook of this condo, etc.

Any inputs will be much appreciated.

if you are someone who likes shopping and living in the busy city, then Times Square will be fine.

the downside of Times Square might probably be its traffic. i don't know how the narrow roads there can cope with the traffic flowing into and out of the area in the future. Ivory mentioned about a link to Jelutong Expressway, hope that could solve the problem

Well.. I am living right now above a shopping complex and does gives me headache from time to time, especially where I am in Jakarta now. The traffic is absolutely pathetic.

The real reason for me will be as an investment more than wanting to stay there. What do you reckon the market will look like for a penthouse unit in the next 5 years, because that's what I am talking to the salesgirl about. She's offered the unit for 560k. Is that a reasonable price to pay or is not going to be a wise investment. I need some help from you guys as I am totally naive on property market in the island. All help, comments, critics, etc, will be most welcomed. If I do end up coming there to buy one, I can belanja you all nasi kandar.

for 560K, you can get a terrace house or semi-D. i the price will definitely appreciate in the comming years when the proposed monorail is completed (hopefully). i guess it will be a good investment.

maybe you can check out those condos in Tanjung Bungah as well. that area is experiencing a "mini boom" of condos lately...

and about the nasi kandar, thanks so much!! he he... maybe i should belanja you something also since you are the "guest" :D
