Knowing Emaar, they are going to capitalize on the Burj factor! I'm guessing that prices will be around 4000/Sft minimum!

Ofcourse, thanks to the new rules, flippers might think twice before investing now.

I give up. I've done the back and forth submit thing like a 100 times on firefox, safari and IE...still get the same stupid error. Infact i actually started the registration process a few minutes before 10 am itself!

I would advise against flipping guys. I've heard that you cannot sell it until a a year (not till 30% payment like before). These apartments are goig to be expensive, so invest wisely.

I'll wait until one of you fella's list a studio on the resale market :)

you can sell immediatelly , if you find a bird :) , with MOU and power of authorization (Dubai Courts) but the transfer just after the 3rd payment (30%)

Guys, what's the exact location of the Emaar Business Park? Is this the one next to The Greens or is it the low rise office buildings within DBD itself?

I went to the launch and bought a studio, 411 sqft,41st floor, price was around 2 million , 5000 dhs/sqft.
its very expensive for me but the main point is ,for 2 m nothing available there so maybe would be good.

we will see the market.

Imre - I think it is an OK investment. It sound like a lot of money when you divide it out psf but just the possibility of living there is worth a lot. A studio will be fine for a single businessman/women. I would have joined you but the rest of my money I have to save for buying you those beers I owe you :-) Congratulations.

Had the distinct pleasure of meeting the great one, Imre himself! We had a great chat and i must say that i look forward to meeting him again!

Prices today were definitely cheaper compared to previous launches. Burj Park series was launched for 5000-7500/Sft. Burj Place was in the same price range. Today's prices felt better compared to them; they were around 4600+/Sft. I too was offered a great studio on the 45th floor for 2M (411 Sft), but was advised against it by my agent because he said that it wouldn't offer very good rental returns (3-4% tops).

For flippers, this would be a great buy as this is the CHEAPEST studio launched by Emaar in recent times. Getting a 5% premium on these shouldn't be very hard and if a person chooses to hold on to it, that would be feasible too as the payment terms are simply fantastic. Completion is in 2012 btw.

Studio's facing SZR, 1BR facing the side and 2/3BR's facing the Boulevard. Location is exactly next to The Lofts and behind Standpoint residences.

What was shocking were the sizes of the units:

Studios: 380 Sft - 510 Sft (approx, as i don't remember the exact sizes)
1BR - 750 Sft - Price around 2.8M
2BR - 1000 Sft - Price around 4M
3BR - 1300 Sft - Price around 5-6M

I didn't even bother looking at the 1BR's and above :D I also have to say that this was one of the dullest launches i have ever been to. There were agents sitting idle, doing nothing! Its just a sign of things to come i guess....

These towers are located behind standpoint towers and next to the lofts. In front of the lofts are the rather tall Burj Park series of towers (40-83 floors). According to the brochure, some parts of the Burj will be visible but not real panoramic views like with the other towers.

if you the seller risk is nothing.

but if you are the buyer, it would be a problem when the seller sold the unit for couple people, then the winner who is the first in the Emaar office when the transfer is:)

Another problem with POA is that any POA is only valid till the person giving you the the POA (the seller) is alive. If your transfer is say six months away and something happens to the seller, the POA has no legal value.
The seller can revoke a POA any time unless you ensure you get an irrevocable POA.

Once the mall is up and running (not just soft launch), expect prices to rise by 10-15%. Once the Burj Dubai tower is complete, expect prices to rise again. Once the metro is ready, prices will definitely be very high. In the end, all of Downtown Burj Dubai can command about 5000-6000/Sft. Afterall, it IS the most expensive square kilometer on the face of the planet!

Yea, thats about right, except that it will be right on the road as per the masterplan. Also, there will be one more twin tower project right next to it along the curve of the boulevard in front of the district cooling building.

I visited the center on launch day so i am positive about the location. However, the fact that they started construction on this even before any of the Burj Park towers is surprising. Why preference for these?

Oh ok. That makes sense. I don't see a reason why they would begin construction on these before the Burj Park series. Completion date was late 2012 (which probably means 2013) so they have some time before they can actually start work i guess.

This one was launched quite recently and completion date was 2012 if i'm not mistaken. I don't think you'd see any immediate activity on this one. Emaar needs to prioritize its projects and there were several that were launched before this, most of them with a completion date of 2011.

hi there.

Any updates about this project? I checked RERAs website and couldn't find it in their database. Its been 3 months since launch so It should have been registered.

Second tower should have been launched in November (according to un confirmed rumors) but I think only 50% of the units in the first tower were sold.

What do you think?

I think this one is totally dead, still just storage area and construction road.

I called the Emaar today, they said its already U/C and if there is any delays they will let me know know 1 month before the handover, just keep the payments :)

I sent an email to the Emaar, Rera and the Land Department and just asked why this project not registered but none of them answered yet..

PROJECT APPROVED BEFORE LIKE GRAND BOULEWARD, BURJ PARK III and others on HOLD..

Developers like Emaar allowing us to do this only for the selected Towers.. And most cases they are after the instalments whether they are going to finish or not., 'till than collecting whatever they can rather than returning the amount and take their time to call it off later on, Yea Fishy..

Even they are going for construction, The OP price that you've bought still way above than the market if you were direct from Emaar..

So here I come..

I have some friends in Emaar & clients they are paying their instalments properly, Whatever the percentage you have paid I can help and transfer the credit one to another account If the property you have is suitable for this allowance.. Subject to approval by EMAAR

That way, you can waive the risk of paying and regreting later on and as well as getting out clean with no hassle.

You can save pretty good rather than losing it all !!!

PROJECT APPROVED BEFORE LIKE GRAND BOULEWARD, BURJ PARK III and others on HOLD..

Developers like Emaar allowing us to do this only for the selected Towers.. And most cases they are after the instalments whether they are going to finish or not., 'till than collecting whatever they can rather than returning the amount and take their time to call it off later on, Yea Fishy..

Even they are going for construction, The OP price that you've bought still way above than the market if you were direct from Emaar..

I have some friends in Emaar & clients they are paying their instalments properly, Whatever the percentage you have paid I can help and transfer the credit one to another account If the property you have is suitable for this allowance.. Subject to approval by EMAAR

That way, you can waive the risk of paying and regreting later on and as well as getting out clean with no hassle.

You can save pretty good rather than losing it all !!!

I went to the sales centre , they said this project is ON HOLD but they dont give back any money.

Downgrade is still allowed but their price is ridiculus, cheapest studio of Lofts is 2.6million.

Well, Emaar has ok'd to transfer credits to my units if I know someone who has units in an on-hold project in downtown. My 1 bed is 2.6m :naughty:

if you have an apartment of Emaar which is ON HOLD , they are allowed the transfer to another person account and after you can get back the money from that person.

I already paid here 300.000 AED , now I have to find somebody who has an apartment from the Emaar and the next payment is around 300K.

So if someone wants to help me , please send me a pm.

Get back money or become joint owner in real estate with better value. People are giving 100k to 200k, or 20% to 40% discount to get back the cash back on their credit, but not a good idea imo. Why lose that much money just to get back cash? Property market will get better.

thanks akumar101, I have started the credit note transfer process , now I am waiting for the approval from the Emaar, they said it takes around 3-4 weeks,I will let you know what happened.

I think everyone transfered the credit notes from here so they have zero costumers now.

Would be dead for years..
