New Delhi: Bangalore, India’s technology capital, will soon boast a 47-floor highrise on Residency Road targeted at India’s uber-rich, with each condominium priced at anywhere between Rs23 crore and Rs40 crore (about $5-9 million).
The residential tower, called Bangalore 47, is being developed by a consortium comprising Bangalore-based realty marketer Asipac Projects Ltd, project management and architecture design firm Synergy Property Development Services Pvt. Ltd (35% owned by private equity firm Blackstone Group LP) and property developer S.S. Kumar at an estimated cost of Rs559.75 crore. The project will have a built-up area of around 287,000 sq. ft and is expected to be ready by 2011.
Once ready, it will be the tallest residential building in India outside of Mumbai, with a height of 165m, Asipac Projects says. Currently, the tallest building in India, the 100-floor, 450m APIIC Trade Tower, is being constructed by Andhra Pradesh Industrial Infrastructure Corp. Ltd in Hyderabad.
The luxury residential segment in Bangalore is still going strong although a softening real estate market has forced many developers elsewhere in the country to target mainly the mid-price bracket.
Developers such as Alliance Group, Sobha Developers Ltd and Nitesh Estates Ltd have all said they will be building luxury villas and homes in the city.
“It all depends on the supply,” says Shailesh Kanani, an analyst at brokerage Angel Broking Ltd. “There is a lot of difference between the north and south real estate market. The north has seen so much supply in the luxury residential segment that builders (in the region) are not launching anything new in this category.”
“Not all developers are concerned about the slowdown. Developers with a long-term view and enough funds to go ahead with construction are not waiting for the slowdown to get over to launch projects,” Kanani added.
Although Bangalore has traditionally been a city of villas and bungalows, the trend has clearly shifted to tall buildings. Brigade Gateway, a project in Yeshwantpur, has a 30-storeyed commercial building named North Star.
Bangalore-based developer Brigade Group says that once completed by 2009, it will be the city’s tallest commercial building.
Mumbai-based developer Tata Housing Development Co. Ltd recently announced that it was developing an 105m residential building in Bangalore.
The Bangalore 47 project will have only 19 luxury condos for sale, a number deliberately kept low to build exclusivity. The consortium would also include an international architect while a builder of luxury properties in the US will provide technical know-how. Asipac declined to name the architect and builder.
The project will have 16 seven-room condos of 7,002 sq. ft each and three eight-room duplex penthouses of 9,333 sq. ft each for sale. An additional eight seven-room condos will be given out on lease. The duplex penthouses will have a 4,185 sq. ft private terrace garden and each residence will have parking space for seven cars. Price will start at Rs30,000 per sq. ft.
“We want to build a property where an (Wipro Ltd chairman) Azim Premji or a (Reliance Industries Ltd chairman) Mukesh Ambani will be proud to live in,” said Amit Bagaria, chairman of Asipac. “We are targeting corporate customers who want the same luxury lifestyle that they are used to in a farm house, in the heart of the city.”
The apartments will start from the 17th floor, following a trend mostly seen in Mumbai where developers build flats from the 15th floor onwards to ensure a view of the sea.
“This is to protect residents from traffic noises,” says Bagaria. “Views are always good only from the 17th and 18th floors onwards. Also, when somebody is living in an expensive condominium, they don’t want to see autos on the road.”
The first 11 floors will be reserved for parking. Other floors would include facilities such as health club, spa, and a fine dining restaurant. It would also have a 20-ft high so-called sports floor.

Nice height. But why such a boxy conservative design. B'lore already got Public Utility Building junk. They need to be much more creative than this. Hope the design is totally changed in the final rendering.

I kinda like the design...but where in residency road?

Ive seen an empty plot next to the Ritz Carlton u/c...but ive seen another adjacent to the gas station near St Josephs College.

Awesome news! Bangalore's finally getting into the big leagues!

I tried googling but couldn't find any other renderings of the tower. Its designed by Synergy Property Development Services (http://www.synergyind.com), but the website has no information.

I did enlarge and try to clear up the rendering a bit. Should give a slightly better look on how the building looks. Its not revolutionary, but with the right materials and cladding (looks like some metallic type) should look pretty spiffy.

Of course, this will only encourage other developers to follow suit. It just takes one hole to break the dam, and a hole as 'big' as this one will definitely do it.

This building should end the monopoly of Mumbai when it comes to residential heights.

Mumbai has the most tall buildings in India...this tower will be the tallest residential outside of Mumbai as per the above article.

165m - Bangalore 47 (Bangalore)
381m - India Tower (u/c Mumbai)
252m - Lodha Bellissimo (u/c Mumbai)
249m - Imperial Towers (u/c Mumbai)

Once built the APIIC Trade Tower in Hyderabad with become the tallest building in India at 450m if something else doesn't beats its height.

Oh & if your wondering The Diamond Tower -Gujarat International Finance Tec-City, Gandhinagar will be 400m.

Its certainly going to look better after construction, already looks chic with the minimal cladding works in the perspective. Could just be the groundbreaking project for Bangalore.

And oh, the prices does scare the shit out.. INR 23cr. to 40 cr!!:nuts::nuts:

BANGALORE/MUMBAI: American real estate tycoon Donald Trump is finalising plans for a branded 47-storey residential project at the heart of Bangalore marking his foray into India. The Trump Tower will be a Rs 500-crore project with 16 condos and three duplex penthouses each priced between Rs 25 to Rs 40 crore, sources said.

Trump Sr’s flagship company, Trump Organization, is expected to unveil the Bangalore project by December this year after obtaining all necessary regulatory clearances. Ivanka Trump, daughter of the real estate magnate, will oversee the company’s India interests and is seen pushing for the project take-off with a visit in recent weeks.

Trump will not have financial exposure to the project, expected to come up just off Brigade Road in the central business district, as it is not FDI compliant, but will be in control of development, sales and management.

It is believed that domestic financial institutions like Kotak, IL&FS and HDFC are in the picture for financing the project. Trump appears to have roped in Blackstone backed Synergy Property Development Services for managing the Bangalore project development. Asipac Projects is involved with marketing of the property, while Thomas Associates, with several of the city’s landmark buildings in its portfolio, is believed to be the architectural consultants.
When contacted, Asipac, Synergy and Thomas Associates declined to comment, as some of the parties already on board are bound by stringent confidentiality clauses.

Sources said Trump Organization was in the midst of setting up an India office in Mumbai to take forward opportunities in the domestic market. It is believed that Trump is also in fairly advanced discussions for a project in Mumbai, which is possibly a re-development at Marine Lines.

The Bangalore project, a joint development on a little over one acre plot at Brigade-Residency Road intersection, will have 2.87 lakh sqft of built-up area and about 1.40 lakh of marketable space, sources said. The residential condos will start from 25th floor, with 16 seven bedroom condos of over 7,000 sqft and three 9,000 sqft duplex penthouses. The penthouses will also have 4,000 sqft sky garden.

Informed sources said each residential condo will have six parking slots each from 2nd to 12th floors. The property will have a signature Trump restaurant and spa. While the restaurant on mezzanine floor will be open to outsiders, the spa and other facilities like the club and sports centre will admit residents only.

However, ET could not ascertain whether last weekend’s Wall Street turmoil will have any impact on Trump’s India plans even though sources claimed that the Bangalore and Mumbai projects have reached advanced discussions stage and are on track. Sources said the Bangalore project details will have a final shape within next month

So this is in Brigade Road........So is the tallest tower in Bangalore currently: the brigade Northstar.
I think that Brigade road should consist of Skyscrapers in it's stretch outlining bangalore's skyline.
Anyways, I like this Building; Didn't know that trump was behind It.

This property is on Residency Road near Brigade Road (not sure of the exact site). Brigade NorthStar is in Malleswaram-Rajajinagar-Yeswantpur area, which is about 10 kms from Residency Road.

^^ I think you are confused with the name 'Brigade'. Brigade is one of the leading real estate developers in Bangalore, and Brigade North Star is one of their iconic projects. (BTW the name Northstar is given since that project is in North Bangalore). All projects from Brigade group will be having the prefix Brigade, like Brigade Tech Park, Brigade Software Park, Brigade Millenium, Brigade Gateway, Brigade Metropolis etc.

Brigade Road starts from Kaveri Emporium signal at MG road and ends at the Richmond Road intersection, near 'Brigade Towers'. (BTW Brigade Towers is also another commercial highrise by Brigade Group. It was the first commercial highrise by a private developer in Bangalore).

Not going to happen anytime soon. Trump is in deep trouble. He just abandoned a big tower project in Atlanta after completing it half-way. He owes billions to the banks and is unlikely ever to build another tower.
