Hi there, been looking around the river valley area and saw this 1200+ sq ft apartment at 23 St Thomas Walk, Sam Kiang Mansion. Asking for S$1.3M negotiable. Works out to just above $1050 psf. Any idea why is this so "cheap" for the area? Understand that the Suites at Central, St Thomas Suites etc are going for $1800 to $2000 psf. Should I commit? There are lots of constructions around and understand from the agent that the price has been lowered several times, yet no one committed still... any idea? Many thanks.

Actually, you should be able to seal the deal at 1000-1020 psf.

Understand that there are two other lower floor units for sale. One on 3rd floor, the other on 4th floor. :-)
