The Building comprises 3,57,720 sq. ft. of commercial space standing at a height of 492 feet including the communication tower. With its high end facilities and a total of Ground + 27 floors, the followingbreak-up has been implemented:
The first 9 floors are 'Parking Floors' which accomodate 237cars and 200 motorcycles, maintaining a ratio of 1 car park per 682 sq ft. and 1 motorcycle per 800 sq ft. There is also designated Executive Car Parking on the ground floor for 27 cars.
There is an Exclusive Parking Floor for CEOs and COOs,.
Exclusive Parking Floor for Visitors,
Exclusive Parking Floor for Motorcycles,
The next 2 floors will be used for mechanical services,
Offices will be on 17 floors (11 th - 27th) of which there are;
11 floors of 12,100 sq. ft.(approx.), each
1 floor of 11,000 sq. ft (approx.)
3 floors of 4,000 sq. ft. (approx.), each
2 interconnected Penthouse floors with an area of 5,150 sq.ft. (approx.).

WRONG
It will be tallest building by today's standard not by 2010 standards as a lot of other buildings are U/C and would be completed by 2010. By end of 2010, it won't be even in the top 5 list.

ISLAMABAD: All is set for the State Life Insurance Corporation (SLIC) of Pakistan to purchase a 24-storey building in Karachi worth Rs 2.8 billion despite serious reservations by a senior executive who termed this entire venture non-transparent suffering from serious infirmities and lacunas. The State Life is going to purchase a building named Centre Point from a builder who does not own that building himself and the Board of Directors is going to approve this project in its next meeting to be held in a few days, well placed sources told The News. The meeting of the Board of Directors was scheduled for June 7, 2010 but was postponed and will be held in the next few days.
Muhammad Yahya, Executive Director (RE/P&GS), State Life, has refused to sign this shady deal and submitted his note of dissent on 16-04-2010, saying the process was neither transparent nor properly planned to secure the State Life’s investment.
The chairman State Life was not available for his comments, however, General Manager Investment, Ansar Hussain, while talking to The News said that the case of Centre Point was lying with the Board of Directors for its approval. When asked about the dissenting note of Muhammad Yahya, ED (RE/P&GS), Ansar Hussain replied it is up to the BoD to approve the project as Centre Point was under consideration in State Life.
The implementation report of the decisions taken in the 211th meeting of the Board of Directors held on 19-04-2010, says: “Mr Aslam Faruque, Syed A Wahab Mehdi and Mrs Spenta Kandawalla were of the view that the State Life should offer a price of Rs 2.75 billion for the Centre Point project. Mr Ali Jameel of M/s TPL Properties (pvt) Ltd insisted on Rs 2.85 billion. The chairman broke the deadlock by arriving at a figure of Rs 2.8 billion which was agreed to by all concerned.”
The report also carries the dissenting note of ED (RE/P&GS) and says: “The chairman State Life placed before the Board a note dated 16-04-2010 received from Mr Muhammad Yahya, ED (RE/P&GS) on issues regarding investment and joint venture company viz Centre Point which is reproduced below:-
“I being the executive director (RE) have reviewed the entire process regarding the investment in the Joint Venture Company with M/s TPL Properties (pvt) Ltd. My review has led me to believe that the entire process is suffering from serious infirmities and lacunas. There are chances that we may end up with serious audit objections. Moreover, the process may also be questioned as non-transparent. Some of the concerns which I have are as under:-
a) The valuation done by M/s Oceanic Surveyors (pvt) Ltd for the project has not been supported by any concrete material evidence. Apparently the value is on the higher side. No document has ever mentioned the cost of land and the BOQ.
b) The valuators have relied on the properties on II Chundrigar Road, Shahrah-e-Faisal and Clifton, which are far prestigious areas than Centre Point.
c) The valuators have not mentioned the cost/make of equipment i.e. the elevators, co-generation plant and air-conditioning plant in their evaluation report.
d) Another serious concern which needs to be brought to the notice of the Board of Directors is the exact rentable area because it appears that M/s TPL Properties (pvt) Ltd have increased the total saleable area from 161,722 square feet to 196,618 square feet without any increase in the carpet area. It needs due diligence to know as to how an area can be increased without increase in number of floors.
e) Another important factor is that when the State Life was considering the outright purchase of the building M/s TPL Properties (pvt) Ltd had given assurance about the definite income stream from the day one through M/s Unilever Pakistan, which is now missing. The terms show that before April, 2011 all payment of Rs1.4 billion will have been released, thus how will the State Life protect the default?
f) The agreement should have a clause that in case of misrepresentation and concealment of facts as it stands before the signing of the agreement should render the agreement null and void ab-initio.
g) State Life will have no control over the quality of work/cost. Therefore, it is suggested that all expenses subsequent to the agreement with the State Life should be certified by a project manager to be appointed by the State Life and checked with the BOQ before release of payment to the contractors.
h) The capacity in which the Jamil Group would be executing the agreement should be clear as to who would make the payment of stamp duty on increase in authorised and paid up capital from Rs 10 million to Rs 3 billion.
i) Copy to audited accounts of M/s TPL Properties (pvt) Ltd should be kept on record.
j) There should be no encumbrances and lien on the property before State Life enters into agreement.
k) Transfer of property from A&A associates to the TPL Properties (pvt) Ltd should be completed before the deal is executed.
l) All legal documents to be executed by the State Life should be vetted/verified and cleared by the Legal Affairs Division of State Life and Legal Consultants of State Life.
m) The Joint Venture Company should be listed on the Stock Exchange before any initial payment is released.
In nutshell, the decisions pertaining to the Joint Venture Company have not been discreetly examined nor proper due diligence has been made.
In the light of the above observations, I being the executive director (RE) and a member of the Real Estate and Investment Division Committee respectfully refuse to sign any agreement in this context with any entity.
It is further proposed that the real Estate Division and M/s NESPAK the Real Estate Consultants be advised to technically evaluate the entire project, especially keeping in view the nature/make/origin of equipments that will be installed at Centre Point.î

WRONG
It will be tallest building by today's standard not by 2010 standards as a lot of other buildings are U/C and would be completed by 2010. By end of 2010, it won't be even in the top 5 list.
You stand corrected.. as of today (Feb 2013), it is indeed the tallest TO building in Pakistan. Next tallest is ocean towers (120m) i guess.
