View Full Version : Neo Condos (Orchard View Boul & Duplex Ave) | Proposed | 20 st | Midtown
bigcityboy August 28th, 2008, 07:04 PM They put signs up today for a new building to be built on the N-E corner of Orchard View and Duplex, which is one block N of Eg, one block W of Yonge.
This is a highly contested corner as the first building proposed for this sight was defeated by the NIMBYs in the area.
So the developers razed the homes that were on the corner and put in one of the THE MOST HIDEOUS Impark parking lots you'll ever see. They didn't even pave it. Just dumped down some rocks. And when the parking lot first opened, the developers had the original proposal sign built into a fence at the back of the lot (there was even a big NO! painted on it by a local resident when the building was first proposed). Talk about a royal screw you to the NIMBYs. "You didn't want my nice condo building. Fine, try this on for size."
Wonder what sort of battle the NIMBYs will put up now?

the houses in the immediate area aren't really that nice anyway. IMO, the houses get nicer the farther away you get from the yonge n eg intersection. .... Also i dont think the nimbys have much to bitch about now that a shitty parking lot is getting removed

20 storey, 236 unit condo. In addition, the development would include an 8 storey podium and six 2 storey townhouses on Duplex. Community meeting Oct 6th to discuss the application.
All this seems very reasonable, IMO. It's across the street from a 24 storey bldg and situated right beside another 17 storey bldg. And it tapers down to Duplex. And let's not forget, it beats an F'n parking lot.

Whatever. No matter what you do, a condo will be built right in front of you. You may win a little battle - perhaps a 2-3 floor height decrease - but you will lose the war. You live far too close to a major corner. A corner that's going to grow big time with a new cross-town transit line and developed TTC lands.

valantino September 13th, 2008, 08:19 PM It may be close to the Yonge/Eglinton intersection however this property should be considered as a transitional one between the highrise YEC and the lowrise community beyond. I imagine something possibly terraced from a maximum of 8 to 10 storeys down to 3 to 5 storey on the Duplex side . It's certainly not suited for the tallest and densiest development on this corner of Y&E and anyone to suggest otherwise is not thinking straight. (obsessed more with height and density than good planning)

He probably got his information from the official plan which is a plan, in case you are interested, that sets out future growth objectives and current planning policies for the city. With a new planned rapid transit route along eglinton, you don't seriously expect that too remain a parking lot. Its going to be a building, likely with the same height and maybe gentler massing as the building above the library. You seem to want the perfect world, living close the a major intersection of midtown, yet off in a quiet nook. And we have had that in this area but pretty much the entire block west of Yonge from Eglinton, up to say Castlefield is potentially under the redevelopment zoning for the next decade or so. Things change, these developments will happen, if not at somewhat reduced heights. Also, I remember you and if you are just on here to name call and insult people, I think the MODS should either give you a warning or ban you altogether.

Anyways, your ideals for the area are very passe, if the city remains suburban near subways we are hurting ourselves and the growth of the city, growth which will happen inevitably. Best to grow responsibly, ideally redeveloping of current areas rather than expansion to new land area. You don't understand urban development, or if you do it is from a very 1900's view, nothing wrong with that, except its not 1900, and we have a huge influx of people coming to Toronto constantly, and land is finite. Therefore the only answer is to go UP. Im sorry you don't like it, but its coming no matter what, so either move to scarborough or north york or etobicoke, or fight, lose and be a frustrated person for the foreseeable future. Sorry mate, I kinda feel bad for you since you seem very upset about this development. If the building conforms to what is already there, ie, 20 stories right next door, I really don't see a problem. After all Duplex was built as a relief road for Yonge was it not? It was eventually going to be more than just single family dwellings.

1717 Avenue: Its called expropriation, and that comes with fair market value compensation, meaning what that owner would get if the house sold on the open market at that exact time with a willing buyer and willing seller, the only thing is the seller is only sometimes willing in this situation, still, he or she is well compensated.

The Eglinton Crosstown is on schedule to be completed by 2014 at the latest.
Regardless, this line is irrelevant, Orchard View & Duplex is closest to Eglinton Station...all of 300 metres. Add in the fact that there are dozens of existing towers in the vicinity and this is a perfect spot for a 20 storey development.

The st clair row is a much shorter line than the eglinton crosstown and it also required no tunnelling. And most importantly, the eg crosstown line hasnt even started construction yet. Your subway/light rapid transit/dingo widget train thingy costs $220,000,000 per kilometer which puts the project north of $3,000,000,000 and knowing how capital projects work in this country, the price will probably double when all is said and done. Well it doesn't conform to the library and the Knowles co-op. You study urban geography so I'm sure when I read your f-up to my post you will see how wrong you are. Here's a hint, note the shadows of the library and the Knowles co-op on the houses on the north side of Helendale.
