Avida Land Corporations newest residential project in Makati City is Avida Towers San Lorenzo. Full information will be released by the end of the month after Avida secures its license to sell the project.

Location will be right between WalterMart and Cityland Pasong Tamo in Chino Roces Avenue (formerly Pasong Tamo). It's across Don Bosco, 1 jeepney ride away from Ayala Center and accessible to MRT Magallanes Station.

It will be composed of two towers oriented to create a V-shape. I am not sure if they will be presold at the same time. I believe they won't be. The first, and taller tower will have 30 levels. Tower One will be composed of 605 residential units at 22 units per floor (not too dense imo).

Studio, One-bedroom and two-bedroom units will be available.

^^Saw the site last week when they were installing the tarp. I was able to pass by the area today but I wasnt able to take pics of the site. I think today, September 6, was their brokers' day. :)

It will be called Avida Towers San Lorenzo nga.

Some info:
-will be launched when they secure license to sell
-two towers connected by a podium
-looks like avida towers makai west and the columns legaspi village
-it has different layouts esp. for 1 BR units
-land area 8,070 sqm.
-compared to makati west this has an outdoor gym
-3 elevators
-30 storey (28 residential floors)
-it has commercial spaces
-turnover of tower 1 around 2012
-joint venture with MGPI
-22 units per floor (2 2BR, 12 1BR, and 8 Studio)
-around P80,000 per sqm (subject to change)
-LOI's will be accepted next week

One of the very concerns of unit owners is the property management of a condominium. So I heard that there's only one property manager of all Ayala properties - Ayala Tower 1, Glorietta, Greenbelt, etc. And that will be the same property manager for Avida projects. It's also the same property manager of NAIA T3.

my dear young jedi, baka sa end ng sept pa ang flyers available. :) after the license to sell is secured.

the layout is nice. it's not too dense. the 1BR and 2BR units are at the corners of the tower. there are several configurations depending on what unit you will be choosing. but I love the Z-config.

i was wondering why there are no basement parking. then i realized, since the area gets flooded during rainy days, ( i mean during heavy downpour), it's not practical to put a basement parking, which may get flooded anyway. by the way, almost the whole stretch of pasong tamo gets flooded. worst is that part nearest to washington.

i was chatting with the taxi cab this afternoon. he was talking about how terrible the flood was yesterday. even the places not before flooded are now getting a dose of this perennial problem. looks like drainage systems are getting clogged around the outskirts of makati. since pasong tamo is included in the rezoning plan of Makati City, then something should be done to address the flooding problem. the good thing about Trevi and Avida Towers will be the presence of separate access from the road behind...which is parallel to both pasong tamo and SLEX.

Hello there, Unfortunately, I do not know the association dues yet. It should be same as Avida Towers Makati West, but lower than that of Columns. It's right beside WalterMart. San Lorenzo Place of Empire East is few hundreds of meters away. That project - San Lorenzo Place has the most strategic location of them all - right beside MRT. But branding and quality of delivery should also be considered when choosing where to invest. :)

wala pa bang pics to? masyadong daanan to ng mga jeep as compared to makati west mas serene private and classy ung lugar nun... as for the outdoor gym... that's a big plus of course sana nga meron din nun sa makati west marami naman spaces pa katabi to expand unlike dito. btw bro could you provide me other infos for this project would really appreciate it.

vehicle traffic will be higher in this Avida than with the other Avida. one advantage of Avida San Lorenzo will be its proximity to the commercial centers of Makati.

by the way, the sales office is almost done now. i guess the lawn around it will be landscaped also. the lot will be sizeable. i hope the density of occupants will not be too high. i heard that retail shops will be constructed, separate from the main building. i like it that way. privacy will be preserved. unlike for most mixed-use towers where commercial and residential tenants/occupants use the same elevators.

Yes, I agree that vehicular traffic will be more here compared to the other site. Also, if I'm not mistaken this area is more prone to baha...

Although proximity wise it is very near commercial establishments, plus factor if they do build inside the compound as well. I hope pricing is not too expensive for this new project.

over this project, i actually prefer the location of Empire East's San Lorenzo Place. it's right beside the MRT so that's a big plus for me. if Avida will be constructing Avida Towers there, that might be my first choice. :) so think think and think before deciding where to invest.

2 BR is around 52 sq m, not too sizeable. and there will be only two 2BR units per floor. but combining adjacent units will be possible just like anywhere else.

Avida, the affordable housing arm of property giant Ayala Land, announced that it will complete and deliver as scheduled to unit owners a total of 1,248 units or four residential towers in 2008 in its four locations in Metro Manila.

According to Dez Cruz, Avida head for residential buildings, the company is committed to meet buyers’ expectations and turnover units to them as promised. She added that OFWs comprise 40 percent of its market and that a growing number of Filipinos working in Europe and the Middle East have been purchasing units as investments for their retirement.

“We have assured them and the rest of our clients that we will complete and deliver the seven residential towers that we have sold on time and on schedule,” she disclosed.

In the first half of the year, Avida sold approximately 40 units a month despite price increases to cover for hikes in construction materials, according to Cruz. Overall, Avida sales in the Middle East has remained strong and in the first nine months ended higher than last year’s figure.

Currently, OFWs, junior executives and entrepreneurs have moved into two of its four locations. These are Avida Towers Sucat and Avida Towers New Manila. Avida expects to turnover the first building of Avida Towers San Lazaro by the first quarter of 2009. Meanwhile, construction of Avida Towers Makati West is proceeding as scheduled. It will be completed by the end of 2010.

oops nalito ka ata. avida san lorenzo and avida san lazaro are different projects. the year of turnover states at year 2009 and 2010 and not at this year.

it will be launched this month. last december, it was supposed to be launched but the management decided to move it this year. hence, those who have given us LOI's and checks last year needed to wait for this month's launch.

i happen to passby awhile ago. i think the showroom is almost ready.

I misread the thread title. Whoops! :D

I did stop by the San Lorenzo site last week on my way to Waltermart, and all I can say is that there's only a showroom to speak of. Although the other projects on Pasong Tamo are going off quite well. (N.B.: They're still giving out those fliers though)

MANILA, Philippines - It wasn’t exactly the most auspicious project launch for Avida Land Corp.

After all, the Ayala Land Inc. (ALI) subsidiary experienced its most number of cancellations and defaults in the last quarter of 2008, company officials disclosed.

This explains why it was forced to postpone its launch of Avida Towers San Lorenzo set for October last year.

But on May 11, the company decided that the launch’s postponement was one too many.

During that Monday, Avida Land unveiled its second high-rise project in Makati City, betting that overseas Filipino workers (OFWs) and young urban professionals will bolster demand for the project.

Avida Land is banking on the “resilience" of end-users, “who will still have to buy property even if there's a downturn given that they have the money," Christopher Maglanoc, Avida Land vice president and head of Project and Strategic Management Group.

Moreover, overseas Filipinos, which comprise a significant portion of the company’s buyers, are looking for projects which are affordable, another executive said.

“OFWs are mostly looking for affordable condos rather on houses and lots because of security concerns," said Rex Mendoza, Ayala Land senior vice president for corporate sales and marketing.

Called Avida Towers San Lorenzo along Pasong Tamo extension, the condominium boasts of 1,132 units in two towers.

Units cost anywhere from P1.8 million to P4.5 million, the company said.

The first tower’s construction, which has 30 floors, will begin in the third quarter of this year. It will be turned over to its owners starting 2013.

The project is a joint venture with Makati Greenbelt Palms Land Inc., owned by Chinese nationals.

The 8,070 square meter property, where the project is situated, was contributed by MGPLI.

Avida Land officials refused to divulge details about the partnership but said MGPLI will get the “equivalent units" for their property.

Since 2003, Avida Land has launched 16 towers, of which 12 are already sold out.

Another project in the offing is a subdivision in Cavite.

“The condo market is not as strong as it was in 2007 but there have been some improvements," Maglanoc said.

“For the first quarter, we have better management of our receivables. In the first quarter, we are seeing some bottoming out following the fourth quarter's worst cancellation rate," he added.

Flooding is also one of my main concerns about the area. Since I can remember, Pasong Tamo has always been a flood zone everytime there is a heavy downpour. Is this Avida project nearby San Lazaro's Place (Empire East)?

Flood is present here even if it rained for just an hour (ankle deep). I know because my clinic is located in Cityland Pasong Tamo. :ohno: The flood will subside after one hour as well. Location is great though. :)

The second prize is a Manila-Hong Kong-Manila trip for two inclusive of accommodation for two nights.

Tatco explained that middle-class families usually think long-term when they purchase a home. “They prepare for it and are not spooked by downturns,” she said.

The Avida promotion, she explained, is also a way to give back to buyers who have supported the Avida brand. Hmm I doubt this. What if the development is a multi-tower community? What if the gap between the first and last tower is 10 years? Does it mean those who got the last tower only have about 40 years to enjoy their unit? yeah this mater needs to be cleared out.

It's the condominium corporation that has 50 years lifespan. After which, it has to be renewed. The unit owners are the shareholder of the corporation thus, decisions are made through voting. The building stays as long as it is safe to live. The corporation can decide whether they want a new condo to be build on the same lot or just sell the lot. The proceeds then will be proportionately shared by the unit owners.

Buying a condo unit is only for those who wants to invest for future return or for those who wants convenience and comfort. I'm just tired of travelling 4 hours a day to get to office/home. I'd rather spend this time playing with my kids and helping them in their homeworks and having breakfast and dinner with them everyday.

I think mga 3-4 hours. Hindi ko lang alam kung gano kalalim pero not passable na sa mga sasakyan.

3-4 hours?! Waaah ang tagal naman.. Sana maayos na ang area na yan.. before turnover date of tower 1!! Asa pa me. ?

I have just gotten a unit here and, as with everyone else probably, I am concerned sa baha dito.

I am hoping that something can really be done about this problem. Yung unit ko would be turned over 2015 pa (Tower 2) so hopefully may fixes ang local government in this area.

What's really interesting is that I've looked at some flood information sources and this area should not really be prone to flooding (see link below):

The information above is based on simulation with an Ondoy-type rainfall and it's based sa topography of the area.

This really leads me to believe na ang problema sa area na to is not because it is low-lying but because of poor drainage system - something that is fixable.

Passed by Avida san Lorenzo yesterday morning, sad to say, baha sa kalsada, sa harap nya, mga 2-4 inches lang nman. Pati sa Don Bosco side ganun din, pero sa gitna ng kalsada hindi baha.

that means the drainage may have been improved already! Thats good news for people living there. 2 to 4 inches of floodwater on a heavy rainy day where lots of areas were experiencing knee-deep or even waist deep water is a good sign for this place.

That might not have been a true indication of drainage improvement in the area. Even along Dela Rosa, there haven't been much flooding. The typhoon was more on super-strong wind and not heavy rain; had the typhoon been an Ondoy-type, Don Bosco area would have turned into an ocean.

I bought a 1 bedroom unit on the 24th floor facing amenities. I'm so excited to move in already. I drive by this area on my way to work everyday. I think they've already improved the drainage system since last year. I've seen drainage concrete pipes being installed before.

Sabi ng agent ko I can let them know if i want the tiles changed to another type. I just need to provide the tiles and they will install it for me.

If you're eventually planning of changing the tiles from the default one, mas maganda kung ipagawa mo na sa kanila kasi its a major work to have the tiles removed later on.

Howdy neighbor! Same here, I asked my agent if it's possible to move in by January 2013. He said I could request for an early turnover. It's hard when you pass by the site everyday. You feel like the progress of the finishing is too slow. I always see workers but not a lot of them as one would want. :ohno: But then I'm sure Avida has a timetable it follows and I hope they keep up with their reputation of being ahead of time of their turnover commitment.

Howdy! Thanks for the info. I'm keeping my tiles as is. However, I'm planning on converting the laundry area into a walk-in closet instead to make more space in the bedroom. Not sure yet though if the dimension of the bedroom will allow a sliding door into the walk in closet. Still have to ask my agent if they can customize this.

Outer finishing of Tower 1 is barely 30% complete. Not sure if they are on schedule. Really frustrating when you're driving by the site every morning.

First coat of the tower is almost complete and they have covered the whole tower with a net. My broker told me the tower is on schedule for first quarter turnover next year. I have signed my contract to sell.

It's indicated in their deed of absolute sale and contract to sell that turnover is first quarter of 2013. They should be following the contract. Could be they're finishing the interiors and they will finish the exterior last. Hopefully they live up to their promise.

The last major typhoon Sendong i checked. Estacion is ankle deep. Hope makati government do something about pasong tamo amd make it flood free.

Ankle deep waters in Estacion indicate an improvement in the drainage system over the years. A decade or two, flood waters are waist high. Then in the early 2000s its knee high.

Lets hope they still improve it

Yup saw the estacion gate open awhile ago. Not sure if we can go inside but i think it's used for the trucks going in and out of the vicinity. But if ever some of you can tell us that we can go inside that would be great.

I wasn't able to view my unit yet (21st floor), I was a bit hesitant to use the new elevators :) I might go back next week to view my unit and make it a habit to visit them for updates until actual turn over.

They already transferred the "showroom" to to the 3rd floor of tower 1 so I just went there and asked one of the agents for assistance. Yes I think they'll let you view your own unit.

I went yesterday and checked the model units on the 3rd floor. I noticed that units have high ceiling and beams are not visible. Is it the same with the unit you saw at the 7th floor? I wish this will be for all units.

Well, these model units are misrepresentation of the actual units from 4th up. It seems that units other than on the 3rd floor don't have the same ceiling height.

I think you're right the podium levels has higher ceiling than the actual units above podium levels. Do u have any news on turnovers? Have they started? I saw my unit and it has a label on the door that says QM inspected and approved. I just dunno what that means.

I talked to an agent on site yesterday at their Sales Office. They told me that turnover will surely start next week or 1st week of April. I hope this will push through as they told us in the contract that turnover should be starting first quarter of 2013. Last week of the first quarter already next week and no turnover notice yet.

They also told me that turnover will be by batch. They said it will start on the lower floors i think 1st Floor (podium level) to 10th Floor. For the higher level floors probably April or May turnover.

As you can see in the pics Amenities Area is not ready yet. I checked the lower floors, all doors are locked with a signage that it was inspected already. Probably these lower floors are ready for turnover.

Even the reception area is work in progress. Only one elevator working.

I received your inquiry regarding the turnover of your unit is Avida Towers San Lorenzo and I would like to inform you that we are waiting for the release of the occupancy permit so we can start the turnover of units. I sincerely apologize for any inconvenience we have caused you. In order to make this up to you, please allow us to put you on our priority list for the turnover.

April 10, 2013 is a temporary date I have set, as we are anticipating that the permit will be released before that date. Once the permit is released, that is the only time we can confirm the turnover dates.

I'm at the 24th neighbor. They e-mailed me that turnover is tentatively set to start 2nd week of April so it should be April 8 to 12. I suggest you e-mail them to follow-up as well.

Turnover will start April 15. Dont expect that the pool will be available in the next few months hehe since Tower 2 construction is in full swing. Its for our safety
