bods October 27th, 2011, 06:49 AM The lot bought by Robinsons in Calbayog is for land banking as of now meaning Calbayog is in their list for future expansion. Hopefully, they would announce by next year their plans in Calbayog. I'm just hoping that after Butuan it's Calbayog's turn which unfortunately AFAIK construction in Butuan has not yet started.

as of now yung lot nila (formerly RFM) is being teared down, unless kung magkaroon na ng MOA signing hindi construction cannot yet start, so we'll just have to wait for their signing, basta yung Prince at Gaisano next year na, I don't know about Puregold and Robinsons

I think Robinsons will break ground next year according to the reps of Robinsons during the signing. Magsasabay ang Roxas at Calbayog ng construction and I think building their mall in Calbayog is not dependent on the construction in Butuan. There maybe some documentary problems with Butuan site but the same will not, again, affect the timetable for construction in Calbayog. The RFM site will be developed as an entertainment center, while the rest of the property will be for Go-hotel and a subdivision, and the mall. So the development does not mainly entail the development of a mall but a mixed-use property. So tuloy-tuloy ang construction activities dyan.

what do you mean by entertainment center? according to the Roxas City mayor, December magsisimula ang construction ng kanilang mall so maybe this year magaganap ang ground breaking, anong Subdivision? and speaking of subdivisions, sinimulan na ba ang subdivision ng Sta. Lucia Realty?

lester_tacloban October 31st, 2011, 05:14 AM ^^ kilala ko yung family na nag franchize ng mcdo sa Tacloban... The Andrade family and sila lang yung authorized sa region 8... Though i havnt heard na mag e expand sila sa Calbayog and Ormoc... Kasi sa Ormoc parang nagka problema daw yung pag pasok nila dun... (not sure)...
Same sa Dunkin Donuts and Shakeys...
^^^^ Yes that's true, i worked before in Mcdo Tacloban as manager. As far as i know the McDonalds Philippine Arches has the policy to the franchisees that they have the rights to operate regionally. Considering, two types of McDonald's operators, those are the Company owned typically can variously be found in Metro Manila, Cebu, and Davao then the second type is the McOPCO- the franchisee operators, an example of this is Mcdonal's Tacloban which the operator is Caroline Lee Andrade the wife of Coun. Robert Andrade. McDonald's Tacloban franchisee has the sole rights to put up branches in region 8. McDonald's company owned has no right to put their branch in any places in the region. Perhaps the McDo would branch out in Samar particular in Calbayog then that is pretty sure the owner operator of McDo Tacloban would be the one will handle putting up in that area.:)

catar city November 4th, 2011, 06:49 PM Neither. At first glance, it seems that there is a big construction going on in this part of Catarman. Actually there are four construction going on. Two warehouses and two mixed residential and commercial establishments at South Road near the corner with Diversion Road 2. And the lot nearby is under ground preparation maybe for another construction in the future.

Hoy, Im not creating a hype! If you check the previous threads Robinsons has already issued an official statement about their acquisition in Calbayog, Roxas and Cauayan, Isabela (and their plan) and besides I was present during the signing of the deed of sale with Robinsonsland. There was no media hype because it was a private undertaking done in Manila. Unlike Gaisano which involves govt property kya the signing of the Deed of Sale nasa media, as well as Prince kasi it will be located in a school property and that was made during the donors night of CKC.
So, if you dont believe what I have posted so be it...

PEACE!
qailord November 7th, 2011, 06:21 AM tama ka catar, sa tingin ko kulang pa ang market ng Calbayog to support this kind of establishment, pati si mayor nga nag-una-una sa pagyakan na ma-abri sira dinhi
qailord November 7th, 2011, 06:24 AM speaking about Puregold naman, the original plan was to put it up in the Public Market area infront of the future site of Gaisano, pero wala raw silang binigyan ng permit ng gabyerno dahil plano niyang kunin ang mga tenants ng old public market which would make the market at Bagacay a ghost market, so napilitan siya na kumuha ng lote sa Matobato, I just don't know kung OK na

damo balitaw mga waray na out-of-town, kasi mahirap ang ating region and it can't supply the needs of it's people, like jobs, kaya yung mga humanap ng trabaho dito sa atin pumupunta pa diyan sa Metro Manila para maghanapbuhay, another reason for the great migration is malapit lang kasi sa atin ang luzon, I mean we are connected geographically through the highway, madaming mga bus na bumibiyahe ng Manila dito kaya cheap lang ang fair which is also another reason why hindi masyadong busy ang mga airports dito sa Samar

Tama ka dyan: Yan ang bad side ng National malls it somehow diminishes the purchasing power of the locality. Though it generates job, part of the money in circulation in the place is transferred to their accounts in the big city (Manila) because they are permanent residents there. This is particularly true with regardas to the Net Income or surplus that they derive from the operation. What remain in the locality is only their working capital. Unless there is a steady inflow of money to the locality coming from outside, the money in circulation is somehow depleted and this happens every year. OK lang when it comes to food chains because of the franchise system in which the franchisee is usually from the locality. Therefore all money derived from their business operation including net income are deposited in the local banks hence remain in circulation in the locality.
qailord November 7th, 2011, 11:45 AM so ang pagpasok dito sa Calbayog ng mga investors is actually a bad thing dahil yung mga buyers na dati sa mga local department stores namimili, sa pagbukas ng mga mall na iyan doon na bibili at yung tax sana na makukuha sa kanilang bayad ay hindi mapupunta sa local government, mabuti nalang ang Puregold, which is a franchise from the Siopongcos, dahil since it's a franchise, yung tax nila sa local government pupunta.

^^ IMO hindi naman agrabyado ang host LGU kasi meron din naman silang na-cocollect na local taxes and fees from permits and licenses, ung gross sales/income (or whatever you call it) tax lang siguro ng mga mall operators ang napupunta sa Manila or kung saan man naka-base ung headquarters nila :)

No you did not get my point. I did mention Tax in my post coz its only a small amount. I am referring to the Income itself that they derived from their operations in the provinces that is being transferred to their accounts in Manila. This could mean hundreds of millions of pesos depending on the profitability of their operations. Tax is actually not even an issue in my opinion. I am speaking of the in and out of money in the locality because of the operations of Manila or Cebu based malls, mas marami ang lumalabas na pera kesa pumapasok doon sa locality dahil sa income at ang naiiwan lang doon ay yong working capital nila katulad ng pansahod sa mga empleyado. kaya kahit papano nababawasan ang money in circulation sa locality. I hope you got my point.

The Top 10 Richest Philippine Districts And Provinces
Jun 21st, 2011 by BrenNolasco10
These districts and provinces registered the lowest percentage of poverty incidence level.
The Philippines is politically divided into 17 regions and each region is subdivided into provinces and each province is subdivided into congressional districts. The National Capital Region or NCR, which is composed of the cities and a municipality of Metro Manila, is divided into four districts instead of provinces.
At present there are 80 provinces in the country. Here are the 10 richest districts/provinces based on poverty incidence level or the proportion of families with per capita incomes below the poverty threshold.
1.) 2nd District of Metro Manila
The 2nd district of Metro Manila which includes the cities of Mandaluyong, Marikina, Pasig, Quezon City and San Juan enjoy the benefit of being the richest area in the archipelago with a poverty incidence of only 4.1 percent.
2.) 4th District of Metro Manila
The 4th district of Metro Manila which includes the cities of Las Piñas, Makati, Muntinlupa, Parañaque, Pasay and Taguig with the municipality of Pateros registered a poverty incidence of 4.9 percent making it the 2nd best area in the country.
3.) Bulacan
Bulacan, a province in Central Luzon region or Region III, had the lowest percentage of poverty incidence level. Bulacan, with a poverty incidence of 5.4 percent, is the richest of all Philippine provinces. The capital of this province located north of Metro Manila is the historic City of Malolos.
4.) 1st District of Metro Manila
The 1st district of Metro Manila composed of the City of Manila had a poverty incidence level of 5.8 percent making it the 4th richest in the entire nation.
5.) Batanes
Batanes, the smallest Philippine province both in area and population, is the second richest province of the Philippines. This small but wealthy province had a 7.5 percent poverty incidence level. The province also takes pride for its claim of a zero crime rate.
6.) Rizal
Rizal, a province adjacent to Metro Manila, registered a poverty incidence level of 8 percent making it one of the richest provinces of the Philippines. It is part of CALABARZON or Region IV-A. Its capital is Antipolo City.
7.) Laguna
Laguna is a province located south of Metro Manila. It is the hometown of Jose Rizal, the national hero of the Philippines. With 8.6 percent poverty incidence level, the province is amongst the richest provinces in the archipelago. It is part of CALABARZON and its capital is Santa Cruz.
8.) 3rd District of Metro Manila
The 3rd district of Metro Manila which includes the cities of Caloocan, Malabon, Navotas and Valenzuela holds the 8th spot for the riches districts and provinces with a poverty incidence level of 9 percent.
9.) Bataan
Bataan is a province located in Central Luzon. With 9.9 percent poverty incidence level, Bataan has one of the best economic standings of all the provinces in the Philippines. The province is historically well-remembered for the “Death March”. It is located north of Metro Manila and its capital is Balanga.
10.) Cavite
Cavite is a province located south of Metro Manila. It is part of CALABARZON and its capital is Imus. As one of the richest Philippine provinces it registered a poverty incidence level of 10.2 percent.

marc_86 November 8th, 2011, 04:52 AM No you did not get my point.
^^ and I do hope you also get my point that the operation of those national malls are not disadvantageous to the host LGU, otherwise big provincial cities would not be inviting national mall operators or Manila/Cebu-based investors to do business in their respective locality. As a matter of fact, here in Tacloban, since RPT operated, the number of banking institutions operating in the city have significantly increased, thus, reflecting the increasing amount of money circulating within the locality.

PEACE!
As long as wala pang official announcement from the management about their plans in Calbayog, malabo pa na magkaroon ng Rob in Calbayog until 2013. AFAIK, basta landbanking malayo pa yan. They have to wait for more years until such time Calbayog is ready to host a national mall. One thing is sure though, before this world will end, may Robinsons mall na kayo diyan.
In fairness naman dito sa amin, when the construction of GC Sogod started you can't even hear any politocos bragging about it. In fact, there was no official press release about Gaisano constructing in our little town. It was only confirmed that a Gaisano will open when they put up tarps all over town.
bods November 8th, 2011, 06:13 AM Meanwhile, it is possible to have a supermarket or hypermarket in Calbayog. Talisay in Cebu and Pagadian may Robinsons supermarket ang mga yan mga mid-size cities just like Calbayog. Robinsons supermarkets are much better than that of Gaisano supermarkets.

jlaw November 13th, 2011, 08:01 AM Minor in Catarman raped, killed
Thursday, November 10, 2011
CATARMAN, Northern Samar -- Police arrested a 21-year-old man after he allegedly raped and killed a minor in a hidden area near her school Tuesday afternoon.
Police Officer 2 Leo Magpayo of the Catarman Police Station said the dead body of the 14-year old victim, a third year high school student, was recovered around 4 p.m. in an isolated area in Barangay Dalakit.
The girl was found hand-tied at the back with hack wounds on the nape and left ankle. Her lifeless body was naked from her waist up.
The Catarman police arrested the suspect identified as Jayson Maravilla, 21, jobless and a resident of Purok 1 in Barangay Dalakit where the victim’s dead body was found.
Two witnesses, including a member of the Philippine Army, testified to police that they saw Maravilla going to and leaving the crime scene carrying a long bolo around the time when the incident occurred.
Magapayo said the victim was heading home for lunch but did not reach the house and failed to report to her class in the afternoon.
Maravilla, for his part, vehemently denied the accusation.
He said he was only gathering firewoods in the area, reason why he was carrying a bolo that time.
The police recovered two bolos inside the suspects’ residence.
Meanwhile, results of the autopsy conducted by Police Superintendent Pierre Paul Carpio of the Police Crime Laboratory Office found multiple hack wounds on the victim’s “head, neck and left lower extremities.”
Carpio found two lacerations in the hymen and “hematoma” on the girl’s genitals, which confirmed that the girl was raped.
Magpayo said they are preparing for the filing of charges in court for rape with homicide against Maravilla. (Leyte Samar Daily Express)
