"Silom Grand Terrace" is one of the newest addition of apartment block around Saladaeng Area which located just at the beginning of Silom Road. The Prestig'e location between Sathorn and Silom area made this piece of land as one of the most valuable property in town.
20-storey Tower which already underconstruction was introduced to the public by Metro Star Property , The same company that released the "Silom Terrace Condominium" Earlier last year.
Openning date set to be done by 2005 and The project already sold-out since within 3 weeks after grand-opening at the begining of this year..

Yesss another deviation from the rule of white.
Personally, I'm not so crazy about the shape though, even if it will make for a little brigher streets and potentially nice terraces

Nope, to be over 20-storey is not possible in that Densy-soi in Silom area, since the size of the street is quite small and traffic is also worst....Despite those problem, building the structure that taller than 85 meters is not accurate-to-the city planning rule....

Yes, the real one is way smaller....But anyway, Rendition is not accord-on surrounders.., just to look at the building it's self...

I dont really wants to say "Better than nothing" since I do appriciate more nicer design yet if it's badly-design I do not really wants it to rise up in the first place to rune the whole skyline...
....But this one is not that bad, render might seems different from the real thing, just have to wait......:)

Yeah it's a matter of taste and personally I prefer the buildings that go all the way out to the sidewalk (if the sidewalks are wide at least) because I like the shade it could provide and I love windowshopping :D

I think it's the Plot Ratio law that only allow this building 20 Storey up., the land plot is actually very small and almost fully building up.

value of that land is very high, i understand that have to extract the best value from it. actually i was speaking about the size of the units. From 35 to 47 m2 for most of them. An affordable city life style!

lots of building in Saladaeng need to be renovated/destructed. Look at the old ugly building and those "slum" houses near Silom Grand Terrace, in a prime location like Saladaeng (few meters from BTS and MRTA). So dirty... Need to do something. Create "Saladaeng association" and make those people (if they are owners) pay penalties for making that street so dirty .

yes, have to wait for next generation. i saw that upp-er floor in most of commercial buildings in Saladaeng/sIlom are empty and not maintained. Looks like people rent the ground floor for their shop and do not utilize the other floors... Wish it will change!

Metro Star plans to expand after IPO

City condominium builder eyes 5 sites

One of the big winners in the condominium boom over the past three years has been Metro Star Property, which was among the first firms to trigger a condo-buying frenzy two years ago.

Metro Star is now seeking a listing on the Stock Exchange of Thailand this quarter. Proceeds from its initial public offering (IPO) will go to supporting five new projects it has at hand.

Indeed, locating funds was not always easy.

In 2000, amid the real-estate fall-out stemming from the 1997 crash, it developed a medium-size residential project on Soi Saladaeng without any bank financing.

“No banks wanted to touch any kind of property business,” recalled Metro Star’s managing director, Ratanachai Phatinavin. “So we went in alone, raised our own capital and gradually sold off the tower.”

When the banks noticed the healthy take-up rate, they called to say financing was available. But the company declined. “By that time, we were sufficient in cash-flow to finish it ourselves,” he said.

It was one of the biggest blunders for banks as the property was situated smack in the financial centre, carrying little downside risks and decent returns.

Since then, the banks have closely tracked Metro Star’s movements and its two condominium projects launched in early 2003 and 2004 have found plenty of backers.

The second high-rise called Silom Grand Terrace, containing about 200 units, was sold out within a few weeks, even before the brochures were printed. The crazed buying was unprecedented with people packing Metro Star’s half-finished sales office, paying for units they have not seen and without viewing proper blueprints.

The event marked the arrival of the luxury condo boom, which lasted until last year when an oversupply of new projects, mostly along the red-hot Sukhumvit strip, imploded under the weight of undisciplined speculators.

Even in the fallout, Metro Star was spared any pain as it had avoided the volatile Sukhumvit zone, keeping a distance from reckless amateurs that were pushing land prices up to levels that guaranteed a disaster.

Now Metro Star is building St Louis Grand Terrace and Sathorn Grand Terrace, both situated in the central business district.

Its new serviced apartment project is located in the same area, Ratanachai said. The firm also plans to launch a small estate on Soi Udomsuk between Sukhumvit 103 and Srinakarin roads, its first foray into the low-rise housing sector.

Much of the financing for these projects will come from the IPO, which is close to being finalised, after its proposal passed the initial review by the stock exchange.

A total of 75 million shares, each with a Bt2 par value, will be available for subscription once the plan receives the green light. National Finance is the adviser and underwriter for the float.

The price of the IPO shares will be determined after final approval, expected soon, is granted.

“We do not aim to be the biggest property player, but we do aim to be among the top quality builders in town,” Ratanachai said. “We can never compete in size with long-established giants but we do have the ability and contacts to tap areas where we have an advantage.”

The firm was founded by Metro Star’s CEO, Veera Burapachaisri, who holds a majority-stake in the firm. Chairman Chatchaval Jiaravanon also owns a stake.

The firm has grown by leaps and bounds over the past few years, from a value of just Bt324 million in 2000 to Bt1.5 billion at the end of last year.

While the rate of growth will now be less spectacular, Ratanachai believes it can be sustained, with appreciation of 20-30 per cent a year.

“At the end of the day, we are still a rather conservative company and averse to taking big risks,” he concluded.

everytime i see a picture of that soi, in the middle of Business center of Bkk, i feel really bad. How dirty it is. Hope tht new building will improve that area, Zuellig was already a good improvement!

It looks impressive, a nice addition to soi Saladaeng. However, something should be done with those ugly warehouses or whatever they are near Grand Terrace, they don't blend in. Maybe if the owners just painted them it would look decent.

I'll have to insist: those little buildings next to Silom Grand look very ugly! They're in desperate need of new painting... hmmm, I wonder if the management of Silom Grand can sponsor the painting in order to improve the surrounding landscape, just a thought.

The Silom Grand Terrace is alittle too dark salmon pink for my taste (but then again, its more interesting than the slightly boring color of Saladaeng Place right across the street :) )

i complain in general for the painting of most of new completed buildings: Hamptons, Silom City Reosrt, AP Citysmart and the worst, Baan Ratchdamri.

Personally, I don't like AP city smart the most, it is really outdated. As for Hamption, it looks quite fair. Why don't you like Baan Ratchadamri? I think is quite acceptable.
