Broad to build 22-level Alluvion office tower
11-December-07 by Jenelle Carter

Joint venture partners Charter Hall Ltd and Cape Bouvard Investments have appointed Broad Construction Services to construct the new 22-level Alluvion office tower in the Perth CBD.

Situated at 58 Mounts Bay Road, the A-Grade building will comprise 14 levels of commercial office space, three levels of secure car parking and a triple height foyer.

Alluvion has more than 36,000 square metres of gross floor area, of which 14,400sqm of office space is understood to have been taken by Clough Ltd.

Other companies have reportedly taken another 3,300sqm of office space.

Designed by the Buchan Group, the tower is expected to achieve a 4.5 Star Australian Building Greenhouse Rating (ABGR) and 4 Star Green Star office rating, making Alluvion one of the first commercial office towers in the Perth CBD to achieve this level of environmental efficiency.

Charter Hall joint managing director David Southon said Alluvion would be a significant addition to Perth's business community and CBD skyline.

"Appointing Perth-headquartered Broad for the works was a natural choice given their strong record of delivering impressive office projects around Australia and their established relationships with major sub-contractors in the Perth market," he said in a statement.

Cape Bouvard Investments deputy chairman Peter Sarich said the design of the building had made the most of the location with a raised plaza providing connection from the main entry to St Georges Terrace and across Mounts Bay Road to the Convention Centre, Busport and Esplanade Train Station.

As revealed in WA Business News, Mr Sarich confirmed that Cape Bouvard will be relocating its offices to the top floor of the new building on completion in April 2010.

Broad is currently nearing completion of the forward works contract for which it was separately engaged and will continue seamlessly into the main works contract.

Charter Hall national leasing director Emil Joubert, together with Savills and Jones Lang LaSalle are coordinating leasing of the project.

Cape Bouvard Investments is acting as development managers for the project, which is part of Charter Hall's Opportunity Fund No.4.

I don't suppose you like questions in this thread, but how high is 92 meters in comparison to the surrounding buildings? I am guessing and hoping it would be a nice gap filler, and lining up with just below the top of the building on the right.

as long as the topics are pertaining to the topic of the individual threads i am happy for there to be discussions, it's when they go off topic i will move them.

but the one to Alluvions imediate right is 90m

Westralia Square is 87m but will make a big impact as there is a big gap between Westralia square and Governor Stirling Tower (110m) and Parmelia house (80m) which lie to the west.
http://img355.imageshack.us/img355/1548/alluvionbeforezu2.jpg
All the other building in that area are significantly lower

Nice pic Direwolf! Yer its certainly is a good start on plugging that gap between CP and GovSterling.

Next someone can nuke the Atrium or Cloisters behind it and put up something massive - but i digress.

Why didnt it?

Besides the fact that we are in perth?

The 2003 Eastern State housing market slowed down and therefore perth dipped a tad and the developers canned it in a panic.

i believe that is the reason

You know what, it could well be that ICON if built may not have loved up to its render. It could have been a big, ugly white block. The aqua windows it shows no doubt would have just been normal glass. Think of Saffron.

true but would of fitted nicely due to being a break up of different building styles

Ari Gold
November 5th, 2008, 09:27 AM
Reason why I liked Icon so much was that it was different. We all know people in perth are bitches and want pratical but this had a nice design to it.

Also didnt this fail due to Port Bouvard Authority owning it and didnt want to pursue anything because they have 2 year old balls. And hence selling off the site.

Oh and now that everyone knows what the 'I word' means... it shall not be said or seen from now on in.

Auxodium

^^ Yeah i thought the same.

About Us:

Clough is a publicly listed Australian based engineering, construction and asset support contractor providing full project life cycle solutions primarily to the Upstream Oil and Gas sector.

http://www.clough.com.au/

Just looked them up today, they are a fairly decent sized company, I wonder how many other companies in the future in exploration would want to set up a head office in Perth in a new office tower....
http://i131.photobucket.com/albums/p300/IFB83/clough.jpg

I mean like Perth already has Woodside, then Clough and BHP towers built or u/c..., does Rio Tinto have a head office in Perth too? I know Rio Tinto is based in London and is world wide, but for their Australian HQ was it ever in Perth or has it always been in Melbourne? ...

hayds

Clough is a pretty big engineering company. It's a big Perth office - at the moment they're in a building kinda opposite QV1, which runs along Mount St.

Rio's Perth office is in Central Park. I think they've got about 10 floors in there. Their Australian HQ has never been here tho.

There's an article in the Property section of today's West (I don't have access to a scanner right now) saying that Hamersley Iron (ie Rio's Pilbara iron ore operations) will be moving into the new refurbished Wesley building. They're taking up all the office space in there.

Technically Rio's operations are run by Pilbara Iron, with Hamersley Iron just being the owner, even though Rio owns PI and HI. They reorganised a few years ago so PI could also operate Robe River's mines, which Rio only owns half of.
