Consists of a 4 level retail podium of 8,500 sqm, anchored by Woolworths and an international foodcourt. Other tennents have not been named yet, although it is expected to attract high-end retaillers.

The office tower will be situated above the retail podium and rises 17 levels high and had a lettable area of 28,000sqm. INPEX has signed to become the first tennent and will take up the top 4 floors (7,000sqm). NAB have 8,900sqm which means its at 60% capacity just with NAB and INPEX. Apache have also committed to 7,000sqm

Total height is 103m to architectual fold element and completion due late 2007 for retail and mid 2008 for office.

Project budget: $250 million AUD

It was the old ANZ Bank building which was still standing in the early 1990s. There was a huge oversupply and vacancies in the office supply market during that time and so there probably was no value in refurbishing it. I am guessing it and the other buildings on the block were pulled down for something that could earn money for the owners of the property, retail on Hay Street Mall.

I hate seeing old photos like that. It looked like a nice building (the pre-1960's one that is). But i am bery pleased with the current building, the blue of the glass is probs some of th best in perth, along with exchange plaza...

The one complaint I have about this building is that so much of the Terrace-level frontage between Bankwest and Trinity looks like it's going to be taken up by driveways, laneway access and gaps betwen buildings. Look at how all those buildings in Ipggi's first photo are right next to each other with no gaps. That's the way main streets should be built.

You could pretty much fit one of those great old buildings in the gap between CC and Bankwest Tower. Instead it's all reserved for vehicle access :(

and secondly most of st georges tce from william st westwards is wall to wall... except for tha north-west cnr william st/st george tower forecourts...

thirdly.. you can't build right up to bankwest tower...

and lastly, i would have preferred a tiered looking tower next to bankwest rather than tha straight up glass.

The gap where there appears filled with a screen (or maybe just an advertising board) is visible. I know it was discussed before - but can't remember the outcome. Was there to be an electronic screen?

Edit - looking at Aux's photos I'd say it might be neither. I wouldn't think that it'd get put in front of glass - which would leave the tiles area above the glass, which by the render in Post 1 is just the "100" numbers.

External advertising would not be permitted unless it was Century City signage, such as the '100'. A LED screen would require a separate application with the City of Perth? I think the signage wise it will turn out exactly like the render.

I'm hoping 71% is a representative figure and not because 60% is Woolies or something. Although the article said demand has been 'outstanding' I believe it when I see it.

see that fast eddys opened in carillon food court? thats jus weird. i didnt see the prices but if its as overpriced as the 24hr big ones i cant see why anyone would pay for it.

There is also a fast eddie's at whitfords.
Hopefully century city will move away from the fast food chanes and leave that to carillion. Im sure they will have a couple, but it would be nice to see something different.

the renders make it look like the B junction foodhall which is quite nice and devoid of the big 5 junk outlets in the main section. I hope Perth's the same. Then again the market would probably dictate that.

I don't think from that angle it will reach the top floor of the AMP...

It would be cool though to see those cranes hoving as high as the top of the AMP in that photo... it would be nice to see cranes over the top of BHP when it is up there....

It is a shame that it's not going taller. I wonder if it would have been higher if the shortage of CBD office space had been known when it was proposed? It's a shame that this and Woodside should have been taller and it would have been economically viable for them to be so in hindsight.

Very hard to scratch glass you need a diamond cutter I think you are referring to the perspex or polycarbonate used in buses and trains for windows which is relatively easy to scratch.

Are you sure that is actual glass?
Look at the difference in iPods, the old Nano's could be scratched with a cloth, the iPod Touch and iPhone which use glass can have keys against them and be fine. Though, I suppose that is toughened glass...

They aren't glass either they are polycarbonate.

If they windows are toughed they would have no chance I recently say James May drop a Mini from 3 meters on to a sheet of toughened glass without a scratch.

Even normal glass is very hard, just brittle.

A total of 40,000 square metres of new retail space is due to come online in the Perth CBD over the next three years, including Century City
THE buoyant economic conditions that prompted the recent wave of new retail developments in the Perth CBD are starting to turn, and while inquiries from retailers remain strong, a downturn in retail spending may dampen demand.

A total of 40,000 square metres of new retail space will become available in the CBD over the next three years, and while leasing is progressing for the city's major projects, the forecast for retail growth poses the question of whether there is sufficient demand to support it.

According to Access Economics' September business outlook, released last week, growth in retail turnover in WA is expected to drop to 0.8 per cent in the current financial year, down from 3.2 per cent in FY 2008.

Nationally, growth is forecast to drop from 4 per cent last year to 0.3 per cent.

The report says retail sales in WA are continuing to grow faster than the national average, despite weakness in other sectors like housing and commercial construction.

But, it says a drop in job vacancies and falling house prices are putting pressure on retail growth.

Access Economics director Chris Richardson said the amount of new retail space coming online would be more difficult to absorb as a result of the changing economic climate.

"There's not much demand to support the increase in supply coming up," he said. "In the current circumstances, it makes it more difficult [for retailers]," he said.

But, leasing agents say current demand for retail space in the CBD remains fairly strong despite lower turnover forecasts, partly due to a previous undersupply of new stock.

Prime rents are believed to have reached $5,000/sqm, for some tenancies in Century City, with smaller shops of 30 to 60sqm expected to achieve higher rates.

The vacancy rate for super prime space in the CBD has fallen to zero, according to CB Richard Ellis research, with just four prime lots available in Carillon City. Vacant space is being leased quickly, particularly in Hay and Murray Street malls.

CB Richard Ellis associate director of retail services Fred Clohessy said anecdotal evidence suggested the rate of new inquiries from retailers had dipped slightly since the financial crisis developed.

"The level of inquiry, from late 2006, increased steadily for local, international and overseas retailers. I think it reached a peak early this year, and has fallen slightly given world events, particularly over the last three to four weeks," he said.

"But in a like to like comparison with early 2006, the level of inquiry is still stronger now. It's come back a bit from the peak, but in percentage terms, I couldn't say how much."

Mr Clohessy said incentives were becoming more common, as finance has become more difficult to source.

"Before, national retailers would have done a deal with no or little incentive. Now, they're looking for something extra to make the deal stack up, like cash for a store fit-out," he said.

The first new project scheduled for completion is Wesley Quarter, due in early 2009. Raine Square, which will add 13,000sqm of retail space and 44,000sqm of office, is due for completion in late 2009.

Retail tenancies in Century City are expected to open before Christmas, while 140 William is expected to open in 2010

^^ With Aux's latest pic, that one more level will be no way near the Bank west vents :ohno: not even close either to the top of the ANZ tower either.... if only at least it were the same or near same level as ANZ.....

Considering it is just over 100m and when you look at other buildings nearby that are more than 100m+, I guess it was always going to be a fair way short of the BW vents.

I said ages ago that it should come up two to three floors below the vent. Perhaps the renders we got exaggerated the height.

Thats WestPerthResident. Im loving the glass on this. The different shades made by the concrete on each floor make it even better.
DOes anyone know if the balconies on the Hay St side will actually be open. What is up there, retail or cafe/restaurant/bar?

i'm not sure what will be happening up on the balconies, but the developers have been quietly asking a few restaurant owners in perth about a restaurant/bar space they have available for this building. they apparently want to open a restaurant and winebar that also sells wine to takeaway. a concept lacking in perth but fairly common in other parts of the world, grapeskin in the only place that comes CLOSE to it, but i think they are expecting something a bit classier than that. the sort of place you can sit down and eat a light meal try a few wines by the glass and take a few bottles home with you. don't know much else.

going by render, i think theres 3 more full office floors to construct, which will take it to current core height. then i think the plant structure is added, which is another 10m/ could be wrong

Have any other retail tenancies been announced other than Woolies? One of the shops on Hay St is being shop-fitted so there will be others, but who? I don't really like shopping so have no idea why i'm asking. Although i'd be happy for Mooks to open their first Perth outlet here (or anywhere for that matter).

The GPO has reopended with NO new shops other than the Post Office which is disappointing. Apparently its because they don't wan't 'any old tat' in there. I suspect it may have something to do with thru-access not being available to one40william yet.

Well - when you use the photo and compare the height of CC to Allendale and Exchange Plaza we shouldn't be surprised. (even allowing for the different distances to each building from the camera)

Its plugged up a big gapping hole, it makes a significant impact from street level and it removed some underutilised space from St Georges Tce. I'm pretty happy about this project really.

This angle you can't see the roof feature so maybe it will sit just below the vent if u incl RF. I do hope you will be able to see it from the north though, otherwise it will look boxy like it does now..not that I mind too much.

The entrance to the mall looks amazing. The black stone with the pattern running through it is brilliant. I can't wait till it's cleaned up and shop fittings and signage goes up. Shouldn't be too long...

If it was 40 storeys, then it would be great. A good example of clean lines, modern cladding, elegance etc. etc.

But it's only 103m so it just seems very 'standard'.

That's probably just hypocracy on my part though, always wanting something taller.

Are you still referring to the podium, or the overall tower? I was referring to the St Georges Tce podium, which I agree is quite dull. The tower itself is fine, but would definitely look better taller.

I've got somewhat mixed feelings about the Hay St frontage. The "stepping down" in height from left to right is logical, I suppose, but hasn't turned out as well as I'd hoped. I think it would have looked better if the right-hand section were the same height as the old heritage facade. No real need for it to be consistent with the building next door.

Anyway, this is all just nitpicking... I'm sure it will turn out to be a very good addition to the city overall.

Looking at the fourth (top) row of windows on the old heritage facade... would this have been a separate fourth level, or just an additional row of windows for a tall third level? It looks shorter than the other levels, and I couldn't tell when walking past whether they had done anything with it or not. (Either way, I can't wait to see the second and third levels activated!)

The render suggests there will be a small protruding section. It's probably more appropriate to just call it the St Georges Tce "entrance" rather than a podium.

^^ I take this back. :) I walked past it again today and it is growing on me. The building seems quite a bit taller at the right-hand side (west end) than the render suggests. From street level, it isn't particularly obvious that the height steps down... it all flows quite nicely, yet there is enough variation to keep it interesting.

Will be great once some shops are in there bringing it to life. Cheers for the update, Smeg.

Target date for opening of central malls and office tower currently sits tentatively at June 1, 2009.

Dilaz, not 100% sure there mate but if I was to through my 2c worth in I would say that the level of the higher half core now will be the final rise. That makes 17 levels plus plant on top of 3 levels retail plus basement so by my calcs it should have topped out. But I stand to be corrected.

The Hardy Brothers store in question will be of a standard not seen in the Perth CBD before, both in terms of fitout and quality of stock. Certainly not just "another jeweller" like an Edments, Prouds, etc. Expect to pay big bucks in there, but for quality product and not primarily a brand name.

The reason of course that there aren't restaurants and cafes on mall is that there is a significant cafe & restaurant court on the podium level which will cater for this.

Restaurants on mall will always struggle due to current rents as there is only so many customers you can seat at any one time, and thus over the course of a day. Any on mall restaurant will inherently be small, compounding the problem as smaller space = higher rent and less custom. Those off mall can get into larger areas with lower rents and there is less pressure for them to churn customers, enhancing the dining experience for all concerned. :cheers:

I saw today that the core box has come down so the core has definately topped out.

I like the look of the Hardy brothers store as well with the holographic look and lights which change colours.

Yes. It all makes a whole lot of sense, fiscally.

I'm always hoping that a new development is going to create some change in the city. And despite the economics, the end result is that another jeweller is another jeweller, and they do little to add any vibrancy to the malls and activate those dead spaces at night. There are so many jewellers in that stretch of mall, how many pebbles can people buy? :|

The city probably needs a bigger population before high rent cafes/restaurants can succeed, but I see it happening at the restaurant at Central Park and wonder why it can't happen elsewhere.

I went into Witchery yesterday - now that's what you call a proper fit-out! I like how there's 2 sections and the main part leads into the back area.

Guess is so disappointing :ohno:

Mimco opened yesterday. Was FULL to the brim when I went down today to have a look. There were shoes miensie. :)

Hardy Brothers is open and having a few last minute touch ups to finish off (steel skirting and the chandelier going in tonight). It's all so shiney!! :)

I like the back end of Witchery, you wouldn't know it was there as you walk in. The false wall at the back of the shop will be removed when the mall opens and the shop will extend a few extra metres to open up onto the main entrance to the Hay Street level.

I know, isn't it cool. You have no idea so when you do go in, you get that surprise when you find there's more to the store than you originally think. I just like the way the back room is done though - with the shelving for the shoes/bags. Separate tables for other accessories. It's just a nice fit-out.

Funny though because there's no way staff can keep an eye on customers in that room so as soon as I went in there, one of the guys followed me. He was trying to be subtle about it but it was hilarious.

This was never going to be a big project. If it didn't have the retail component I don't think many people here would even care about the tower. It would just be another generic Bishsop See Stage 1.

I havnt been let down by it. Its got some of the best glass in Perth. The retail component looks good so far. Will be good to see the st georges frontage finished.

exactly, speak for yourself aux but i love how this butts so close up to bankwest and how the glass is so shiny and reflective and a unique, lovely blue colour to the skyline.

i adore this tower. dont mind the height at all, looks huge from forrest chase.

I don't think this has been a let down we always knew it was 103m the let down is that most of the 150m proposals are falling through. So it feels like well is this all we will get?

I do hope we get at least two more towers above 100m preferable 150m+ as while this, Alluvion, CC, 140 William, Raine square, elevation and Equus will add to the skyline density only BHP currently extends it.

Agreed. The 150m+ ones are the ones lacking, but it doesn't mean the ones approx 100m are necessarily bad. Shame about 18 Esplanade ... But as long as the ground level(s) are activated as shops, cafes, etc. they are all welcome additions.

incorrect goran. There will not be anything above the topped out core except a 3m roof feature.

afaik, the top level of the core will go in as pre-cast, to save a little time.
So we should see one more floor :)

Are they allowed to put a "stand" (not sure what the correct term is) on the top to accomodate a sign?

I think it was Sean who mentioned something about the regulation when we were talking about the HSBC sign being knocked back on whatever building it was earlier this year.

I'm not sure if you're just joking Miensie but the Hardy window changes color every minute or so. Just stand there for a bit and you'll see all colors.

Hehe I'm glad samboy cleared that one up for you. It is constantly changing colours throughout the day. Reds and blues and greens and yellows and purples and... well you get the idea. :)

I just got back from the opening party for the enex100 Hay St Mall fronting stores. Very nice! Oh and if you haven't seen the Hardy Brothers chandelier yet, I suggest you take the time to have a look. Very impressive!!

ENEX100 still looks like INPEX a major tennant (gas company) or even a stock market index like the ASX100 or the FTSE100

Would only work if the marketer can get us to think of it as Enjoy Exclusivity first.

btw will they be opening the inside sections of the retail floor in sections or waiting till they are complete. Currently feel like a bunch of new mall front shops and like the rest.
