..This Prestigious 30-storey Condominium project located just right next to the Asia Bank Head Office ( Robot Building ) on South Sathorn Road which used to be one of the Siam Commercial Bank's NPL property. but that was before the Metro Star Property, which also developed the "Silom Grand Terrace" in Soi Saladaeng area, bought it from the auction at the begin'ng of last Oct.
The construction still not begins yet, and the official releasing date set to next month, just at the right time for X'mas eve..:cool:
Construction will begine shortly after that which set to the begining of 2004 and will be ready by the end of 2005...

hmm..the design looks pretty cool.
By 2005, Bangkok will sure have so many new finished buildings and more modern facilities.

BTW, Bank of Asia H.O. is one of my favourites, it's one of those 'love it or hate it' kind of buildings :D

It's not a bad looking building. Sathorn should have big buidings along the road. That would look cool. not enough right now. :D

Nope, still dont know whats it will looks like except those two which designed by Kenzo one and another that designed by Phillip Johnson.....

I think the final design will be released after the "Ascott Sathorn-Bangkok" opened, which will be helt in April this year...

This is the one designed by Kohn Pedersen Fox And Associate or KPF.......It's in the "Mixed Use" Catagory : Go see "Sathorn Road" ., As according to the infomation on the page, the designed wes created back in 2000.....They still dont want to show the pic of it yet, must be about the copyright or Firms secrets or something....too bad, too bad....:bash:

MetroStar Property plans to list on SET to raise funds for expansion

MetroStar Property Plc plans to list on the Stock Exchange of Thailand early next year to mobilise fund for expansion in the property business.

The company, established four years ago and with registered capital of 500 million baht, yesterday signed a 1.8-billion-baht loan contract with Bangkok Bank for financial support to develop three new condominium projects in the central business district (CBD) area.

Veera Burapachaisri, MetroStar's CEO said the company recently raised its registered capital from 300 million baht to 500 million under its preparatory plan for the listing. It has already submitted the filing to the Stock and Exchange Commission and expected to make an initial public offering of shares at the end of this year or early next year.

Silom Grand Terrace, located at the back of Central Silom Complex, is the first project released this year. Its 224 units, priced at 71,000 baht per sq m on average, were snapped within five days after launch. The construction is scheduled to be completed in September 2005.

Mr Veera said another two projects, the Sathorn Grand Terrace and the Sathorn Grand Mansion, would be launched next year. The three projects has a combined value of 3.7 billion baht and the company expects to earn up to 40% of gross margin. The revenue realisation from these projects would start next year.

He said the margin was higher than the industry's average because of the low cost of land bank, which was bought at the bottom price three years ago.

MetroStar earlier developed real estate projects such as the Silom Terrace on Silom Road, a townhouse project on Sukhumvit 101, a serviced apartment complex on Soi Thong Lo and a condominium project in Pattaya.

Mr Veera said the company aimed to use the funds raised from the public offering to enlarge its land bank in the central business district as the prices of land in prime locations were rising.

Besides the three projects, the company plans to launch a housing project by the end of this year to diversify its income sources.

It also owns land in various prime locations, including a 2-rai plot on Soi Suan Plu, near the Australian Embassy.

Metro Star plans to expand after IPO

City condominium builder eyes 5 sites

One of the big winners in the condominium boom over the past three years has been Metro Star Property, which was among the first firms to trigger a condo-buying frenzy two years ago.

Metro Star is now seeking a listing on the Stock Exchange of Thailand this quarter. Proceeds from its initial public offering (IPO) will go to supporting five new projects it has at hand.

Indeed, locating funds was not always easy.

In 2000, amid the real-estate fall-out stemming from the 1997 crash, it developed a medium-size residential project on Soi Saladaeng without any bank financing.

“No banks wanted to touch any kind of property business,” recalled Metro Star’s managing director, Ratanachai Phatinavin. “So we went in alone, raised our own capital and gradually sold off the tower.”

When the banks noticed the healthy take-up rate, they called to say financing was available. But the company declined. “By that time, we were sufficient in cash-flow to finish it ourselves,” he said.

It was one of the biggest blunders for banks as the property was situated smack in the financial centre, carrying little downside risks and decent returns.

Since then, the banks have closely tracked Metro Star’s movements and its two condominium projects launched in early 2003 and 2004 have found plenty of backers.

The second high-rise called Silom Grand Terrace, containing about 200 units, was sold out within a few weeks, even before the brochures were printed. The crazed buying was unprecedented with people packing Metro Star’s half-finished sales office, paying for units they have not seen and without viewing proper blueprints.

The event marked the arrival of the luxury condo boom, which lasted until last year when an oversupply of new projects, mostly along the red-hot Sukhumvit strip, imploded under the weight of undisciplined speculators.

Even in the fallout, Metro Star was spared any pain as it had avoided the volatile Sukhumvit zone, keeping a distance from reckless amateurs that were pushing land prices up to levels that guaranteed a disaster.

Now Metro Star is building St Louis Grand Terrace and Sathorn Grand Terrace, both situated in the central business district.

Its new serviced apartment project is located in the same area, Ratanachai said. The firm also plans to launch a small estate on Soi Udomsuk between Sukhumvit 103 and Srinakarin roads, its first foray into the low-rise housing sector.

Much of the financing for these projects will come from the IPO, which is close to being finalised, after its proposal passed the initial review by the stock exchange.

A total of 75 million shares, each with a Bt2 par value, will be available for subscription once the plan receives the green light. National Finance is the adviser and underwriter for the float.

The price of the IPO shares will be determined after final approval, expected soon, is granted.

“We do not aim to be the biggest property player, but we do aim to be among the top quality builders in town,” Ratanachai said. “We can never compete in size with long-established giants but we do have the ability and contacts to tap areas where we have an advantage.”

The firm was founded by Metro Star’s CEO, Veera Burapachaisri, who holds a majority-stake in the firm. Chairman Chatchaval Jiaravanon also owns a stake.

The firm has grown by leaps and bounds over the past few years, from a value of just Bt324 million in 2000 to Bt1.5 billion at the end of last year.

While the rate of growth will now be less spectacular, Ratanachai believes it can be sustained, with appreciation of 20-30 per cent a year.

“At the end of the day, we are still a rather conservative company and averse to taking big risks,” he concluded.

Metrostar diversifies ahead of listing


KANANA KATHARANGSIPORN

To prepare for a stock market listing in the third quarter, the high-rise residential developer Metrostar Property Plc plans to diversify its development portfolio with the launch of a townhouse project and a serviced apartment in the second half of 2005.

``The shift aims to our expand our customer base and product offering,'' said chief executive Veera Burapachaisri. ``Balancing and mixing the products will also help leverage risks and enhance stability. Besides, low-rise development generates a quicker return than high-rise projects.''

The company will develop the 375-million-baht Ravipa Sukhumvit townhouse project in July 2005. The 7.5-rai site will have 75 four-storey townhouses with an average price of five million baht each.

It aims to close sales of the townhouses by the end of the year and expects low-rise development to account for 20% of its total revenue by 2006.

``A slowdown in housing sales influenced by oil price concerns is not an obstacle to our project. It will draw interest from people living nearby as it will be located near Central Bang Na and future mass transit routes,'' Mr Veera said.

The company will also develop a serviced apartment building worth two billion baht on Sathorn Road by the end of 2005.

In the first quarter of the year, Metrostar booked a net profit of 47 million baht on consolidated revenue of 164 million baht. It expects to generate 1.28 billion baht from sales of the sold-out Silom Terrace condominium project by the end of the year.

The company has also sold 55% of the units at the St Louis Grand Terrace condominium worth 1.18 billion baht.

Mr Veera said the company would open sales of the Sathorn Terrace condominium worth 1.35 billion baht in the third quarter. Selling prices will start from six million baht per unit.

``Condominiums in the past were considered a luxury, synonymous with the economic bubble. But now people's lifestyles, smaller family sizes and mass transit have changed all that,'' he said.

IMO maybe some parts could have a different color to accentuate the interesting shape. Like a darker color in some indented areas to viually separate the sail from the mast, or a separate color to paint just the outline of the sail.

I like the spire. It look nice more than the rendering. I have the rendering in daytime. You'll see overall clearly. HaHa, but I don't know how to post it. I'm just new member na. Can anybody teach me?

Same here. Buildings that look like things are a bit cheesy in my humble opinion. And I don't find this one attractive at all. Better than nothing though.

Too gimmicky for me. The wave effect at carpark level is really over the top. Don't imagine it will age well.
