ProjectsKerala October 1st, 2008, 06:36 PM We all know Kochi has a fascinating skyline, the kind that resembles a mini-Mumbai (certainly newer & more colorful than Mumbai's aging skyscrapers) and one of the best in the country and surely the best in the south of the country! In the distance, that is a whole lot of buildings and ever-growing...marine drive has grown much longer and does not seem to want to stop!

BTW i still dont understand one thing, why southern cities like kochi has taller buildings than any gujarat cities. like i cant see even single building in vadodara over 15 floors even though it is bigger than kochi nonetheless ahmedabad (four times bigger than kochi) dont have any building taller than 20 floors. ya, one can count gujarati cities at top in terms of banglows/villas and mid rise complexes...
the only answer i come upto is bcoz of its geographically earthquake prone situtation, i guess...

Not exactly the reason. Mysore, Bangalore, Coimbatore etc are located in the same Earth Quake zone as Kerala. The density of population, lifestyle and lack of space have helped in the evolution of apartment culture. Cochin hosts the best skyline in India after Mumbai, especially when it comes to waterfront development.
The long and tall skyline is not just limited to Marine Drive; Chilavannoor lakefront has taller apartments along the lenght of it though not as classy as Marine Drive. The only drawback I could see in Marine Drive waterfront is that the highrises are topped out at 15-16 floor heights because of the presence of Navy Airport in the neighbouring island.

It is one of the states with the highest density of population. So the pea shaped State is just like a single urban conglomeration from South to North, esp in the coastal areas/midlands.
If you drive from Trivandrum in the South to Calicut in the north, you will never come across 'rural' areas in the real context which you find in other parts of India.
Apartments in Kerala are not for 'mass housing'. As Scorpio said it is more of lifestyle and luxury. And there is a floor rise of about 10-20 rs per sft as you go up. The top floors get filled up first. The views you get is a bonus in Kerala
You will see towns with 1 lakhs population having 20+ floor apartment complexes.
BTW this trend is not common to 'South Indian' cities. Kerala cities/towns are different/unique in this. There is no visible highrise development in any south indian city other than Mangalore. And here the most important thing is the 'proportion of highrises' to total number of buildings. Chennai only had the 15 floor LIC building for so long, only now they are getting some 30 floor towers by Heeranandani in the suburbs. Bangalore is slightly better, has some apartment complexes with 20 floors, and now going on to the 30+ league.

Very true. People in Kerala have a higher tendency to go and live in highrises...plus all the major cities have seafront. This is not the case with most of Gujrat or Maharashtra cities. Why to live in apartments when you don't have any added advantage in any terms... plus we have plenty of land.
I always wonder why Chennai doesn't have seafront development when it has such a huge potential...:|

When there are not enough highrises above 15+ floors even in residential for most parts of India, we cannot that expect that in Kerala alone.
Anyway Cochin has a 24 floor commercial building, Express Towers at Kaloor, eventhough the floor plate is small. L& T is planning a 20 floor IT Twin Towers, Signature Towers in Infopark, Cochin.
Leela Infopark, Technopark, Trivandrum is a 14 floor commercial building with 5 lakhs sft. Tejaswini, Technopark, Trivandrum is a 12 level commercial building with 6 lakhs sft. There are several mixed use structures well within 15-20 floors.
On a related note Cochin also has the tallest u/c residential apartment outside Mumbai, Choice Paradise with 40 floors at Tripunithura. Two projects of 36 floors towers are u/c in Trivandrum.

Imagine once Purva Marina and Dewa Project get completed , How the marine drive will look like ?

Btw , seems in Bolghatty , land price is 25lacs per cent . There was an ad in manorama , . The land dont even have road frontage , still owner is quoting 25 lacs / cent . Exorbitanat rates>

I hope there is no slum development in the main city area.
The autorities should take steps to develop the Kochi Waters for Yatch/Sailing Club infrastructure development, like we see in Singapore, Marseille etc.
I understand that the local population may not own gr8 number of these boats. But the foreign tourists (Who are huge in number) can hire these and likewise affluent locales would follow. A board walk can also developed with a small Amusment Park actvities as in the case of Pier 39, Keemah etc. The authorities seem to be doing things in piecemeal like Volvo Ocean Race and no further action.
An annual Kochi Water Sports Festival on lines of VOLVO Ocean race clubbed with tour package to Munnar, TVM can realy help Kochi being catapulted to the happening tourist destinations.
Note:
I had same views about Kolkata in 1998/99 seeing the pics of Victoria Hall, Maidan, Salt Lake, Vidyasagar Setu, Metro but when I reached Kolkata I found it was utterly opposite, the unclean stink around all the places in particular Howrah/Alipore, the Unionist attitude of Taxiwallahs to Household maids, the shabbiness of the Metro, Pathetic state of Road Transport within Kolkata (Wooden small privates buses Red & yellow) & South Bengal (105 Kms distance took 5 Hrs from Kolkata to a place called Haldia which is an Industrial Town with investment worth Rs. 30K Cr), a stagnation in ideas to demand for a better life. All in all it seemed like stagnation of developmental process from some 2 decades. I attributed this to the laidback attitude to the unopposed election of Communists for decades. Considering, Kerala is also a strong Communist bastion, hope this is not true and what we see in pix may be the same in real.
Any way Kochi has a gr8 opportunity to convert itself to be a Marseille, Singapore or Casablanca, Its the destiny of Kochi in the hands of its locals.

THis is Sargam Builder's Pearlkochi project, which is going to launch by end of November, 2009.
The proposed plan is to build 21 floors, for that Naval has approved for 21 floors, but panachayat approval has got only for 10 floors.
Presently Naval has no restriction to build apartments upto 22, near to Baslica chruch. The mentioned area is not coming under fly path of Naval airplanes. .

Only matter is the view from Abad Bay Pride and Desai Samudra is much better, being a long distance Sea view, upto Vypeen.
With the other Projects (near High Court), the view is more restricted ( Backwater view till Bolgatty).
Also, the supply in Marine Drive proper (Bay Pride and Desai) is limited, as no more open land is available.
In New Marine Drive (Abad Marine Plaza, Neptune etc) , there are many Projects in various stages of completion and in planning.
There will be too much supply coming in that area.
So, in my opinion, Bay Pride and Deasi are better than the others, although Neptune seems to be a sophisticated project.
Kochi2010 March 20th, 2010, 10:25 PM Thanks for sharing your view. Agree that Baypride and Desai have better view. How about the style and construction. Since Prestige and Purvankara are better recognized names, their quality might be much better. Then there is Alliance, Link etc right there. Any thoughts guys. From the layout perspective I liked the Desai better since they have complete glass door view on the seaside.
If one have to buy/rent now, what would one go for.? That is why was asking about the so called ranking.
Also any thoughts on commercial properties there.? Like sqft pricing or going rent.?

Bridge after Tharangini buildings (Navy flats) is to be developed into 4 line bridge and road till Goshri bridges is still 2 line only even though enough space is there to make it a 4 line road.

Yeah. The height of buildings in the area is restricted by the presence of Southern Naval Command nearby.

i dont understand the logic here..is their any height restrictions in Thevara, MG rd south end, kundannoor, Maradu area? the air distance from naval base might be some wat equal..then how about those giant RTGs at Vallarpadom and Shipyard?
It would have been a great skyline like that of Mumbai marine drive, if there was no restriction...
DileepKS June 6th, 2012, 03:32 AM The navy always object to anything more than 10 floors, and you need to work with them to clear the projects. Even after you may be called up to verify their permission. They OWN the airspace around here, and apparently they love to show that off.
I am not sure if the same attitude is shown by IAF.

One of my friend told that he saw dolphins during a cruise.. It was 2 months back

Being said that, the water near singapore is not good either. The dolphin tank at sentosa in fact stinks.

It appeared that the construction was stopped for some reason and was all covered in moss at that time. I think that it has more than 10 storeys and might have been under a stay order.
Is it still there or demolished? Do you know what was the problem with that building?

That under construction building is now Taj Residency Hotel. Building seen in the above pictures posted few pages before in this thread only
DileepKS November 10th, 2012, 02:00 AM The building started off by KTDC, and after all the graft, it stood there dead fir a long time, giving background to a lot of movie scenes. At last, it was given to Taj, and they opened it as Taj Residency sometime in early 90s.

Friend, there is no need to see everything red when comes to business in Kochi.... The land is not transferred with Taj. Its still vested with Govt. The Gateway Hotel in Marine drive- Kochi is a JV between Kerala Govt's TRKL and Tata group. Its also a PPP venture......

I would like to ask you first a BASIC QUESTION
WHY SHOULD GOVT RECOUP A LAND WHERE A BUSINESS IS SUCCESSFULLY RUNNING AND PROVIDING EMPLOYMENT TO OTHERS? Why should Govt ruin something that contributes economy?
Bare land donot contribute anything to govt, isn't it?
Say, in case of Halycon Castle-Kovalam? Why should govt recoup a successfully running property? What will govt do with it? Museum? For what sake? What is its Historical value? When you have many historical properties in ruins, what historical value does that structure have? Honeymoon stories of Karthika Thirunal and GV Raja? Or should we celebrate bed relations of the last queen of Travancore, by taking away from it, where a prestigious hotel brand is running which provides not only employment, but also a key factor that made that region grow?
Same coming to Marine Drive. You have land in Marine Drive opposite to Armed Police Command area. What value it gives to society? Does it contribute anything to Kochi's economy?
Whereas thro' a JV, Taj could create some value of the land to its property. Gateway Hotel Kochi, was recently declared as best business hotel in the country. Its one of the premium hotel property, which has almost 80% occupancy rates, providing employment to 300 to 500 people. Many of its staff later got good jobs in prestigious international properites. It plays a key role in tourism scenairo.
Does a barren land or ownership record holds more value than successful business?
People of Kerala, living in Kerala, sometimes appears so nuisance, that they want to ruin a successful business in name of making papers records pucca and history, when thousands of papers, including housing/land rights of others in bad shape and 1000 of historical structure in ruins.......

As for the Asoka Apts, my family owns an Apt there since its inception about 32 yrs ago. So, I know that building very well.
As for the other building in the second song, logically I know there was no other tall building at that time on that road when that movie was made in 1971. Also, that building has about 9 storeys and I have been to their roof top restaurant in 1977. However, this is the first time I have seen that movie through the link in the previous post though that song is very familiar to me while I was young.
But the original poster talked about Verapoly Diocese building, so I was confused. Anyway, I don’t even know where is that building on Marine Drive.

the same building can be seen from 1:30 also. There u could see a bus coming from the left side of the building..i guess its coming from Banergy rd and the building stands near the banergy rd-shanmungham rd jn.
i think its the old verapoly diocese building where the joy alukkas centre stands now! ..that building starts to incline a bit in late 80's and was a security concern...there was a Jesus statue on the top..its also clearly seen in the video..("pravaachakanmaare parayoo"..thats y they r showing it!)

I am not sure whether the verapoly building known as Stella Mary was in existence in 1971. But I had visited the bar hotel in 1973 which was conducted in 'leaning pisa tower' of Stella Mary of Arch diocese of Verapoly (when I was doing 1st year B.A[economics] in St.Albert's college)

Why do some of the Malayalam letters appear so weird?
For example, look at this one, "മേൽനോട്ടത്തിൽ"

മേൽനോട്ടത്തിൽ ( under the supervision)
സ്ക്കാൻഡൽ ( നാറ്റ കേസ്) അതായതു മോൻ ഒരു പീഡന കേസിൽ അറസ്റ്റിലായാൽ മൊന്റെ കുടുംബത്തിനു മൊത്തം ബാധിക്കുന്ന ഒരു സ്കാൻഡൻ (scandal) ആയി മാറും... ഇനിയും വ്യക്തമായില്ലെങ്കിൽ ഞാൻ പി എം മുഖനേ വ്യക്തമാക്കി തരാം. (Both in English and Malayalam as I belong to a clan of legal luminaries of Kerala High court)
DileepKS December 30th, 2012, 04:21 PM I think Satyrias don't have the right fonts installed, and he is complaining about the FONTS, not the words.
Satyrias December 31st, 2012, 12:47 PM Dileep , you’re right. I was talking about the fonts but only few letters. I can see all the consonants and vowels of Malayalam letters but only those diacritics appear weird. It is FireFox and uses dynamic fonts. So, there is no need to install Malayalam fonts like in the olden days. If it were for the Malayalam fonts, then I would have seen only full garbles.
As for this word, "സ്ക്കാൻഡൽ ", it is not a Malayalam word. That is why I couldn’t make it, on the top of that, two letters are scrambled. But I understood everything else.

Alamzada, please don’t take it as a personal swipe.
The Malayalam journalists and reporters often write English words with Malayalam scripts. The phonetics never gets correct and screws up the pronunciations of readers. And whenever I see some Malayalam TV anchors/reporters on Youtube, using few English words in Malayalam sentences, I always cringe upon their pronunciations. Same way, the Malayalam writers and reporters write English words in Malayalam letters in their articles the way they pronounce it. They should stop those practices and speak or write in full Malayalam words.

As an example, if a landlord gives his land to someone for farming for few years, does the tenant have any legal right for compensation from the landlord for relinquishing the land?
I know many cases where the occupiers demand part of the land to give up his rights to hold. I don’t know if it is a real law of Kerala or India or a mere goondas village law.
I wonder the same could be applied to those condos in Marine Drive if anyone rents it out, hence popped up this question.

My deep felt profuse thanks for your compliments which in fact I don't deserve due to obvious reasons. I have no practical exposure to the Kerala Law Reforms Act, 1970 and Building rent and lease control Act of Kerala.

Satyrias January 13th, 2013, 12:52 AM A simple question. If you own a home anywhere in Kerala, do you rent it out?
If so, are you free by law to ask the renter to vacate the house at anytime as you wish or at the end of the contract if there is any at all? That is what I am trying to understand.
I know few cases of fights between the house owners and renters in Kerala to free their houses. They didn't get any help from the police to evict the renter.
One case I know very well is one doctor at TVM medical college. When he moved to Calicut medical college, he rented out his house to one local business man. After few years he returned to TVM, but the renter won’t move out. Then he hired few local goondas to force that guy out his house.
Is it like that even now?
DileepKS January 13th, 2013, 03:31 AM The rent control in KL is a mess. The available law is an act dating to the "soviet republic of Kerala" times, which calls for "Accommodation Controller" etc. It is no longer valid, because there is no such authority.
So, cases are considered based on "common law" principles. This gives a lot of leeway in decisions. Also, these things are decided by Civil courts, so cases can drag for decades.
The normal "sense of law" is that you can't kick out a tenant, as long as they keep paying rent, to rent to someone else.
The only 'reasonable' reasons you can kick out the tenant are:
1. You want to live in there, as you don't have another suitable place. So, if you are non-resident and then come back, you can evict.
2. You want to renovate the place. But the current tenant will have a right to rent it again.
3. Non payment of rent/damaging the property etc.
In reality, if the renter want to create hassle for you, they CAN. So, background checks are very much necessary.

I know in 1980s the lodges in TVM, where renters had been paying the same old low rent on a monthly basis for decades. When the original renter moves onto another stage in his life, he gets his buddy to stay in the same room paying the same old rent. They never move out but paying the old initial rent.
One case that I personally know of a lodge near the Muscat hotel in TVM. The owner couldn’t raise their rent or force the renters to move out during his life time. His only son who died in his 40s survived by his wife and two daughters. When these two girls reached 20s, one day the mother and these two girls broke into the rooms literally with hammers and threw all their belongings into the yard while the residents were all at their offices. It happened in 1980s. There were about 40 rooms. It took the third generation to kick them out.
So, I assume Kerala has not changed in that respect even after all the economic reforms in India. I was thinking of investing money in condos to rent it out. Now I am done with it since I can taste the headache later in my life if there is no law to protect the owners in Kerala.

Yes Sree, I tried it and posted in General discussion but never got any response there. It was mired deep under other flaring political spats in minutes.
Also, there is something called "gray area" as long as it doesn’t go out of the main core subject. Here we are talking about Marine drive buildings and most of them are condos. In every place, there are contextual interactions otherwise it becomes very monotonous.
I may start a new thread for the discussion of Social aspect of consumers to help each other. In the end, it all comes down to what we utilize in our life, not just watching someone is building a tall building in Kerala and fantasize about it. Isn't it?

But in Cochin, majority of flats are leased out under BRC Act. Eviction of lessee does not seem to be a big issue here (no need of recourse to law in all cases)
