Indian movie icon Shah Rukh Khan has joined forces with TSA Group, a major player in the UAE real estate market, to launch an Dhs8bn signature beachfront residential development in Ras Al Khaimah.
Named after the superstar and with design inspirations provided by the globally acclaimed actor, Shah Rukh Khan Boulevard will be located on the picturesque Dana Island, Ras Al Khaimah, a project developed by master developer Rakeen.
Shah Rukh Khan Boulevard marks the first time that the Indian actor, regarded as the face of modern Indian cinema, has become associated with a property development. Shah Rukh Khan will work closely with the celebrity Los Angeles based architect Tony Ashai in the design concept of a world-class beachfront community comprising 10 premium residential towers and featuring a diverse range of lifestyle amenities.
The hero of all-time hits like 'Dilwale Dulhaniya Le Jayenge' - the longest running Indian film, 'Kuch Kuch Hota Hai', 'Devdas' and most recently, 'Om Shanti Om' and 'Chak De India,' Shah Rukh Khan is respected for the energy he has brought to movies. His natural charm and wit have endeared him to billions of fans. zoomShah Rukh Khan Boulevard will consist of 10 residential towers.Bollywood superstar Shah Rukh Khan has vowed that the construction of the US $2.17 billion (AED8 billion) Shah Rukh Khan Boulevard to be built on Ras Al Khaimah's Dana Island will see no human rights violations and will be completed on time and to the highest standards.
Khan, who was in town during Cityscape 2008 to announce the project, is one of many film stars who have lent their names to upcoming projects in the region.
The TSA group is developing the project while LA-based design house Ashai Design Corporation has completed the design concept of the beachfront community comprising 10 premium residential towers.
Rakeen is the master developer. The project is expected to be completed by 2012.
Despite the goings on in the construction market and the global financial crises, Khan is confident the project will be a success.
"We are not going to get into something that disturbs or hurts the sentiments of anyone. I know a lot of businessmen just make promises, but this is not just a business for me. I know we will not be among those who leave something incomplete - this project will be completed on time," he said.
Khan refused to comment on how much he was being paid to slap his name on the side of buildings, but it is obviously a profitable venture.
"I have been offered similar projects before. And business-wise it will be a financially sound decision.
"I have not done any number-crunching for it, we just want to do good work and hope that it turns out well.
"I don't have an idea about square foot pricing and how things are done in terms of sale, but as we finalise details and thrash out all the nuances of the project over the next few months, I will give it my best shot possible.
"I don't have the kind of experience needed for the construction industry, but hopefully I will gain some experience," he said.

there is going to be special SRK edition tiles and ceramics which will be made by RAK ceramics
the launch date in mid Dec.
As per the new master plan there is going to be an artificial lake created at the rear of the buildings also.

The latest project to be hit by the delay snag is the Dh8 billion Shah Rukh Khan Boulevard in Ras Al Khaimah.
Project developer TSA Group initially conveyed that the high-profile official launch of SRK Boulevard is in fact "put on hold", but later conveyed that "it will happen only in February 2009. The maiden real estate venture of Indian screen idol Shah Rukh Khan is part of the Dana Island project in Ras Al Khaimah.
Speaking to Emirates Business about the project progress, an official of TSA Group, Shah Rukh Khan's UAE partner in the project, said the delay is only on its formal launch and conveyed that "the boulevard project is not put on hold or work was never stopped but only the formal launch is delayed".
He said: "There is no change in the original plan and we are going ahead with the project. Due to the current market situation, especially the tight credit scene, the formal launch has been postponed to February."
The project was to be launched in November this year. The investment decision by the Bollywood heartthrob had generated world-wide interest in the signature project.
Popularly known as King Khan, whose latest film Rab Ne Bana Di Jodi was released last weekend, did not respond to Emirates Business queries regarding the project's delay.
Initial reports from India suggested that the new Shah Rukh Khan movie has attracted crowds back to Mumbai cinema halls and multiplexes, which were deserted by people following the terror attacks on the city and the economic crisis.
Shah Rukh fans in the Middle East are keenly watching whether the same success will be repeated in his maiden real estate project in the region.
The TSA Group's official sources had hinted earlier about the tight market situation has put pressure on the project, which is scheduled to be ready for occupation by 2012. "There is no change in the project schedule," the source said.
The high-profile project was formally announced in the first week of October and the Indian star was present in Dubai to announce the project. It was for the first time that the Indian movie star had joined forces with TSA Group, a major player in the UAE real estate market, to launch the beachfront residential development.
The Shah Rukh Khan Boulevard is located on the Dana Island, master developed by Rakeen.
"The project is not put on hold and we are going ahead with the project as per the original plan. Rakeen is the master developer and everything is in place. The project will be formally launched in February 2009," the official said, ruling out any impact of the tight financial conditions on the project.
The company is accepting new bookings for the SRK project, which will feature beachfront homes and lifestyle facilities like an underwater disco and longue.
The masterplanning of the project by a team of international architects and designers was to start soon. Touted as an extension of Shah Rukh Khan's home, the SRK Boulevard is a project that the Bollywood superstar was to actively involve in, from start to finish.
King Khan has reportedly contributed extensively to the conceptualisation and design of the residential complex that bears his name and is expected to have a home in it. Apart from studios, one and two-bedroom apartments and town houses, the project will also comprise world-class hotels and shopping complexes.
According to the website of TSA Group, the company has been associated with several real estate projects in Dubai, Abu Dhabi, Ajman, and Ras Al Khaimah.
Among its high-profile projects are the Shah Rukh Khan Boulevard and a Dh2.1 million development in Marjan Island, an offshore tourist development project in the South West of Ras al Khaimah.
The company has acquired 80 million square feet of land in section one of the massive Al Dana island project in Ras Al Khaimah being developed by the Rakeen.
Designed by celebrity architect Tony Ashai, the project is to feature 10 high-end towers spread over an area of three million square feet.

Speculation is that this development is being scaled down and relocated to Al Marjan Island. RAKIA are relocating all proposed developments to AM. DANA will be completely put on hold.

I have been told everything on Dana is now cancelled... so there is nothing to reveive.
Also been informed developers have been given the opportunity to move to Al Marjan
