This one is different as it has been publicly announced, last year pa nga eh, remember? This is the project that have been discussed several times already and everyone are just waiting for renderings and official launching. And there are already brochures per mention of an SSC forumer who had seen one.
That candy dispenser building on the other hand is just like a concept for the BGC Discovery hotel of HSAI-Raintree and didn't have any official public announcements about it except the ones mentioning the possibility of a BGC hotel for HSAI-Raintree.

i also think this will be an upscale project. I hope Essensa or Pacific Plaza type, with all the big cuts in sizes around 200-300sqm each. Nothing compares to those two condos in BGC yet IMO.. East Tower and Beaufort may be close, but not close enough to be compared to the two prime condos in BGC.
Still positive for the Waltz, sana nga prime sha.

kriskelv October 17th, 2008, 08:59 AM The architecture is very radical I must say but interesting and nice and is a welcome addition to the Fort Boni skyline. But like the comment that was posted, I too, have my doubts as to whether this project would really push through and if ever it pushes through whether the actual structure would be faithful to the rendering we are seeing now. Remember there is also a project like this called Module Tower by a Korean developer (this one is by an Austrian developer). They, like Waltz were aggressively marketing their project. They both have released their renders and even made websites but look at Module now the project seems dead. It's been over six months already and I see no progress on the lot of Module no pre-selling whatsoever. Even the PSE which has a render released already is delaying/canceling/or moving whatever you want to call it, their project in the Fort. So unless I see a fence on their lot alrady and some excavation happening (like Shang at the Fort), I won't get my hopes up.

The demand for high end condo will always be there. Think of Raffles Manila, it sold very fast. I'm very positive that this project will be successful.

Nice design and big cuts...
Smallest cut looks like 73 sq.m for 1 bedroom...
If this is anywhere close to Beaufort's price range then the minimum investment is conservative P9M...
The building is nice but not really excited about the location...
Very busy... For sure Noisy... Don't a have nice view compared to Beaufort and Shangri-La...
But it is closer to St.Lukes and Price Mart...
Shangri-La might be better buy at this price range...
But hands down the building will attract attention and people do like that...

dunamis October 17th, 2008, 11:11 PM This is awesome. I think this is better than Shangrila. I see the European touch and feel of the condo. They don't scrimp on finishes and design like some Asian and Philippine developers do.
I'm glad than an Austrian developer has finally come to our islands to compete with the Rockwells, Ayalas and Shangrilas for the ultra high end market.

Great landmark modern design!!! my only apprehension is the Property management ability to manage this intricate design...I think I am going to hold on to the thought of getting a unit here until the condo and all HOA laws in the Phils are fully and strictly enforced. I think it would take about 5 more years to get to that.... I see a lot of technical problems with this and exhorbitant HOA dues and one time fee assessment to fix common areas and the like in the long haul. I wonder how much money is needed to maintain this kind of building in the long run. This would probably cater to local people that make at least several million pesos a year and unit paid in full of course.
P.S. How much do you think is the monthly electric bill and the regular window cleaning cost that each unit owner would pay to live in this building?
wynngd October 22nd, 2008, 04:47 AM ^^I agree, but at least one developer tried to lift the standard for building design in the country. Yeap I'm thinking about the electricity and maintenance too. But I think it will cost less to cool down the units here since the developer will use double glazed window which I think will make the units here cost a lot compare to other condominiums...

Does anyone know how many units will be available? :) it probably costs upwards of 150k/sqm. i remember a penthouse in Raffles was able to fetch 200k/sqm

manila_eye December 2nd, 2008, 03:03 PM wow expensive nga!!! high-end naman kaya okay lang yan sa may kaya. plus the fact that the developer has very good reputation in austria. this project will never be "worth it" for those who can't afford but as for those "few" wealthy individuals then this unit's cost is nothing. i hope to see the rise of this building soon!

if im not mistaken, PP and Essensa are selling roughly $1M/unit nung bago palang ito. but that's 300++sqm unit. and the conversion at that time is around 25 to a dollar, so around 25M/unit. it lost half of it's value during the asian crisis but appreciated as much as 35M nowadays so bawi pa rin dun sa mga hindi nagbenta.
i really hope this gets built together with shang and PSE.

3cr July 3rd, 2009, 04:08 AM I see that the surrounding parts of the Lor Calma sculpture (called Transformations) at the corner of 5th Ave. have been torn down already for what reason I don't know. Is this a sign that The Waltz project will finally proceed and not be put on hold? Just curious if anybody has some scoop/update regarding this project...

Most of the time people tend to bash some projects that are not iconic, making it sound that they don't deserve to be built in BGC.
But it seems these non iconic buildings are the ones pushing through...
