Only 4 towers are 25 storied.....others are just G + 3 structures....

I've seen the "TOWER 9" board too. The plot is big enough to accommodate so many too...

All 21 towers wont be highrises, there are a lot of midrises as seen in their website......i think KMC can solve this issue......

I have the info from DLF, which says it as 7 towers namely:
(There are different blocks in each tower, a block looks like a tower, but erects from the same basement - see the pic below)
Tower 1: Blocks A to C
Tower 2a: Block D
Tower 2b: Blocks E, F
Tower 3: Block G
Tower 4: Blocks H, J
Tower 5: Blocks K to M
Tower 6: Blocks N, P, Q

So in total 15 towers are there.

For those who plan to buy: Rates fall at 3500/sq ft. It was 2350/sq ft at launch. 90% of all flats are already sold. Rates believed to touch 4500/sq ft on delivery.

They are also starting with blocks U & V blocks as part of phase 2.

You are absolutely correct. DLF is planning to construct 20 mtr. wide approach road to SP/AP road, 10mtr. wide road to appartments and 10mtr. wide road to their shopping mall. All along those 26 storied towers they are constructing 3 storied car park building and they will land scape top of the car park area. Once all these work finishes then it will be the best landmark in the city.

DLF New Town Heights IS the biggest single residential development in the state. No question about it.

New update, DLF increased the rate to 3750/sqft from 31/03/2012, out of 1265 units of first phase they sold 1204 flats

If all those towers you see had people living in it, the population of Kochi would have been altogether a different number. Yea, Kochi is a business city, and property as else where in the state, is a huge investment. I have found that people from different part of the state, wish for an apartment in Kochi, as a matter of pride.

Unlike people from other parts of the country..there isnt the same amount of interest in giving flats for rent . I know lot of people who aint interested in giving their property for rent as they aint sure how well it will be maintained by the tenant.

Its a combination of both..... Most of the apartments are owned by NRKs and hence they donot reside. For many, they consider an apartment/villa in Kochi not just matter of pride, but also convenience during their vacation time... Apart from that it was a major investment mode as there used a steady appreciation for Apartments untill 2008.... Even today, though the appreciation value is not as high as it used to be pre 2008, still its better and worth considering, as many apartments started more realistic pricing and investment value of land has gone so high.....

Vacant apartment concepts are coming down very rapidly, though this concept is still strong in villas/own houses in the city..... My apartment in Blue Chip-Kakkanad was completed and handed over in 2011 Jan and till Sept, it has only less than 20% occupied in both towers..... Now, one tower is almost fully rented out and the tower-2 which my apartment lies has rented out almost 30 to 40%..... I am too renting my apartment from May 1st onwards.

Whereas my house in Girinagar is never rented out, as I don't wish tenants to spoil its interiors and furnishings. This attitude is still strong, as its too difficult and equally costly to get refurnished after one tenant completes his tenure. In Girinagar, we have 3 neighbouring houses, all kept vacant despite of handsome rent in the region.

This attitude is very strong in Villas and Own Build houses... Whereas in terms of Apartments, since the builder itself cares during the tenure time and can avail refurnishing after the tenure, the rate of renting out is comparatively higher and the trend is picking up, particularly in Kakkanad and Edappally Area.....

It is not at all an economic bubble. 2 days before there was an article in Mathrubhumi which says arround 137,000 flats/villas in kochi is not occupied by the owners. This is not a new information or Phenomenon as 5 years back also same situation existed as most of these flats are owned by NRI's. My house in Panampilly Nager is not rented out even though all of my family members are staying in Dubai for the last 10 years.

Our culture is what ever excess fund we generate we invest either in land or flat. Even during the recission period the price of land did not gone down sharply, my be it is not increasing at brisk speed as was the situation during 2006 to 2008.

There's been a change in the nrk/nri attitude.
I live in an apartment with just around 50 per cent occupancy. We get rental enquiries every week, but nobody wants to let out.
quality of life had improved significantly and many nri's think of retiring to kochi or spending a part of the year here(especially americans).
Theyr buying these apartments not for sale but for retirement.
So the demand is kinda genuine, but the apartments remain empty.its hard to get good apartments for rent too.

After all these DLF, Sahara, Puravankara, Amrapali, Jains, Prestige, Brigade, NCC Urban etc. aren't fools to glut the market with apartments.

Here are the generalized info on the apartment ownership.

A project that approach finishing would be at least 80% sold, and mostly 100% will be sold by the time it is R2O.

Most of the lower rung apartments are bought for owner to live in. Middle level apts are like half live-in. It is the luxury segment that has mostly leave-empty.

After the first year of hand over, the lower rung apts are almost fully occupied. The middle rung ones around 70% occupied, and luxury ones 50% occupied.

You can easily take a guesstimate by the lighted windows of the flats.
