my goodness they're stipping the facades of this building to its bare skeleton!! looks pretty modern anyway... And hmm come to think of it 1.9million baht is not a bad price to pay for this type of property considering the location & views etc etc

Nice one.

How about the traffic around the area, please? Anyone has information?

Is it a long line to come in the morning to get over Taksin bridge?

Where's the nearest express way and how long to get there on the rush hour?

Ok, in my experience, Taksin Bridge is not so pack during the rush hours..The one that usually often packs are Rama IX, Zang Hi and others but unfortunately Charoenkrung, South-North Sathorn are two of the worst.

Anyway, but obviously...The new skytrain-extension would help this project very much, since there is a station not so far away from this project.....

I think they do that here because people like to sit in the sun without getting the cold wind on their body. They should use special glass for less heat transfer in Bangkok otherwise the people inside will feel very hot.....but they will enjoy their view.

No, Glass at the Erawan is completely translucent without any vista-color-illumination effects which different from this one that turning out as marune-green due to the efficient of light-cutting and screening ability.

Now that's an unusual view of the building. Didn't know it looked like that at the back.

So we can soon add another tower to the accomplished projects list, ehm.. even if it's not new.

Very nice, you know how much for a unit here? lowest price ?

Chad
May 3rd, 2005, 03:26 AM
Price Started from 1.9 Million, now I'm not sure wether it's sold out yet or not.

Zimoune
May 3rd, 2005, 04:18 AM
still have some units for sale last time i went there, one month ago... starts at 56,000 / m2 for lower floor units. they move sale office to the building if you want to have a look

Chad
May 3rd, 2005, 04:22 AM
Real unit is worth a visit, especially the view...spectacular...:okay:

Zimoune
May 3rd, 2005, 04:26 AM

Jo
May 3rd, 2005, 04:43 AM
The northern half of the building would have a good view over the luxury hotels and the skyline.

How large are those lower floor units?

Zimoune
May 3rd, 2005, 06:14 AM
starts at 44 sq.m i think for one-bedroom unitm, but don't know if that format still available.

Jo
May 3rd, 2005, 06:20 AM
Oh wait... 44 x 56,000 is 2,464,000 and Chad said prices start at 1.9 million. Okay, it's not a huge difference but it makes me confused.. did the prices increase over time because the market changed or am I just missing something :?

Chad
May 3rd, 2005, 08:08 AM
Price has been incleased more than 10-13 times since it has been openned up for sale last year, 1.9 Million start price was the original. Now I believe it's more cost-effective.

Zimoune
May 3rd, 2005, 11:33 AM
Chad is right, units start at 1.9 MB. However, units available are higher price than that. Rule of the market ;)

Kalix
May 3rd, 2005, 08:01 PM
i think the price is reasonable, the view says it all.

Zimoune
May 4th, 2005, 04:21 AM
Yah, very good price compared to other development oin the river with poorer access to Sathorn... up to 65,000 / m2, i think it is a good price

Chad
May 4th, 2005, 10:29 AM
I think the price is good, yes. But not reasonable since the transportation is not "that" good, sounds great since it's located only a min away from Sathorn but without skytrain extension at the moment...it's no longer better than just a condominium located on "the other side" of the river which takes maybe half an hour just to cross the bridge.

Zimoune
May 4th, 2005, 11:51 AM
i wish the Taksin bridge will get less traffic also. they have three new bridges over Chaopraya that have been approved already, it will certainly give some rest to Taksin Bridge. And BTS will be soon completed, i hope.
