Ok share your facts about Baguio and Cebu in regards to estates nowadays.
@IL TENORE, as what I said, I don't believe in feng shui. I just want to share the views of Chinese local businessmen here in this year of rat. Besides I just want to share that aside of the news of 2006, the city was still attracting major real estate developers in 2007 as what the news had portrayed . Is there anything wrong that came out from my mouth?

why should I? you were the one making claims(that CdeO was the leading in 2007 real estate investment in the whole country), the burden of proof is on you.. I was just asking if you were sure about your claims anyway considering there are other real estate hotspots in the country like Davao , Cebu , Baguio and of course the areas in and around Metro Manila
Farirah January 4th, 2008, 04:48 AM Okey dude...here are the claims that I can provide to you. Overthrow my claim then by your facts if you can provide some. :)

Chamber sees Oro as real estate hub
LOCAL traders said the real estate business in Cagayan de Oro is rapidly booming.
Oro Chamber president Engineer Elpidio Paras made the statement in a recent General Assembly where the group credited their success to the good relationship fostered with the city government.
Paras said the business community envisioned Cagayan de Oro to be one of the most competitive cities in the country due to its advantages over other highly urbanized cities in terms of stable peace and order and vast investment opportunities.
Paras saw the city's bright prospect in real estate business as the City Planning and Development Office records show that from 1993 to 2007, a total of 86 subdivisions were established during the period.
Twelve of these are high-end subdivisions namely: Mount Meadows Residential Estates, Puerto Heights Village, Xavier Estates, Teakwood Hills Subdivision, Pueblo de Oro Golf Course and Estate, Morning Mist Village, Philamlife Village, Golden Glow Village, Hillsborough Pointe, Richmond Hills Subdivision, Alegria Hills and Tuscania Subdivision.
Paras said once the real estate business is on the rise, other related business ventures will also flourish as more giant developing firms come in to invest.
More and more people preferred to live in the city after seeing the city's positive economic opportunities, better quality of life and good basic amenities and facilities, added Paras.
With a stronger partnership and collaboration between the Oro Chamber and the local government, Cagayan de Oro City would continue to grow bigger and bigger in the future years to come, he concluded.
With real estate blooming, Oro Chamber now registered a total of 346 member-companies. (Press release)

:lol::lol: So it's not TRUE ha?
If that was the kind of logic you had, Dude! Now read the blue marked letters or the whole sentence below:
Located in beautiful Southern California on the edge of the Pacific Ocean, Torrance is both rich in history and cultural diversity. Just inland from the Palos Verdes Peninsula, it’s just over 17 miles south of Downtown Los Angeles and 8 miles southeast from the Los Angeles International Airport (LAX). Torrance is known for its cleanliness and the low crime rate. What an ideal setting to raise a family! And with Torrance Schools among the best in the country, it is easy to see why many people decide to invest in Torrance CA real estate.
Redondo Beach is the focus of many who enjoy coastal living, being in the sun and near the ocean. Thousands of people on foot, bicycle, skateboard, rollerblade, wheelchair and stroller enjoy the sun and surf on a typical day at the beach. This irresistible charm combined with a low crime rate, award winning schools, make Redondo Beach CA Real Estate an attractive choice of families and investors.
The claim that I had posted is just like this now.
As a specialist in Torrance CA Real Estate, Redondo Beach CA Real Estate, I've created this website to help you access local housing markets
http://www.isellsouthbay.com/
So it's wrong to say that "As a specialist" but rather say "As the specialist."
Besides, if you say "As a specialist," the people you have dealt with to buy your property will not believe in you that you are a/the specialist or agent of the said real estate or this kind of real estate really exists even you have "a clear" but rather "the clear" evidence since you were saying the wrong words instead of saying "As the specialist."

hirap mong kausap, iniintindi mo ba naman ang binabasa mo? o naghahanap ka lang ng articles at basta na lang pinopost as long as kasali ang keywords?
look there is a difference between saying "the leading" and "a leading"
when you say "the leading" it means it is the leader, when you say "a leading" it means it is "among the leaders"
kung sa tagalog pa, when you say "the leading" it means "ang nangunguna" but when you say "a leading" it means "isa sa mga nangunguna"
Farirah January 4th, 2008, 05:56 AM Ay sus! We're just going beyond the realm about the claim that I had posted if that's the kind of logic we have.

what's the fuss about using "a" and "the"? Anyway, this is only a forum and not a court of litigation where the use of words are carefully scrutinized...and can be used against him/her... the important thing is that real estate is booming in this part of the country...if you don't like the words used, file a complaint before whatever entity who would entertain such grievance...:ohno:

And we had already proved that the CdeO was the leading in 2007 real estate investment in the whole country. Much more na this year that many estates and subs will be like mushrooms in the city nowadays. Hehehe ^^
so @Waway asked this question,

Anyway, this is only a forum and not a court of litigation where the use of words are carefully scrutinized...and can be used against him/her... the important thing is that real estate is booming in this part of the country...if you don't like the words used, file a complaint before whatever entity who would entertain such grievance...:ohno:
It's not about the words used but the "bogus claims"
;17475942']whats the fuss with me asking din?
its not about the usage of "a" and "the" but the meaning and the vailidity of the claim...alangan naman magpataka lang tayo storya dito diba?
we can always make claims that we are this and we are that,TRUE, but iba yung claim na may basis kasi kung wala nagmumukha tayong katawa tawa.kaya kinaklaro ko lang ang ibig nyang sabihin..
True. SSC is already relied upon by people who look for credible news and information and we don't want some people to taint that reputation because of their "false claims" or exaggerated claims.
Clarification? What for? Everyone brags about their place anyway...and we don't need clarification...just read on and let it pass...i think all forumers are entitled to her/his own opinion or post. If she/he thinks her/his place is better than others, so be it...if she thinks her place is "the leading" whatever, etc...so be it...if your mother says you are handsome...so be it...
You didn't get the point so dapat hindi ka na nakisawsaw.
it's your avatar that is katawatawa...
Anong koneksyon ng avatar? Personal attacks :nono:
;17476044']the problem with that attitude is mawawala ang credibility ng isang forum..this is the SSC, (at least) I have a high regard for this forum therefore I treasure credibility above all (unless klarong binuang ang istorya then i wouldnt mind)
yeah let it "shouts loud and clear"

Exciting battles loom in City Triangular Meet (http://www.sunstar.com.ph/static/cag/2008/01/05/sports/exciting.battles.loom.in.city.triangular.meet.html)
LAST year's Palaro mainstays Antonio Chavez Jr., Lennon Hart Salgados, and Alyssa Isaiah Jamaca are all favored to hurdle the chess challenge of the forthcoming Triangular Meet in Cagayan de Oro.
Tentatively set on January 25 at the City Central School, the three-way fight among the top talents of Cosaa, Prisaa and the public schools will serve as the city's final selection process for this year's regional meet.
Out to challenge the Regional Palaro slots in secondary level are the dangerous pair of Francisco Porras II of Carmen National High School and Salgados's compatriot at Corpus Christi School in graduating high school student, Nicolo Villanueva.
Two comebacking female chessers, Shian Tigulo (CCS) and Beverliza Bernardo (CNHS) are also poised to make a noise in secondary rivalry after they both won their respective matches in the Prisaa and City Division meets.
"Expected unta nga madala sila last year sa Palaro pero nasilat lang kay kumpiyansa. Now is the time for them to seek revenge," said National Arbiter Jun Cuizon.
Already, an exciting bout looms in elementary boys category with the Ibaoc siblings (Keith and Tristan) of Corpus Christi representing Prisaa and the equally dangerous tandem of Chester Coquilla and Kenneth Norman Honculada of Xavier University Grade School carrying the fight for Cosaa.
"Kulbahinam kaayo ni kay di sab nila mabasta-basta akong mga tinudloan kay grabe sab `to sila'g panabot," said Candidate Master Johnnel Balquin of the fast-rising duo of Erl Cydric Dadole and Ian Edward Amper, both from City Central School.
Dadole and Amper emerged first and second finishers in elementary boys division of the City Division meet. (LLS)

THE regional Bureau of Fisheries and Aquatic Resources (BFAR) lauded what they described as the "enthusiastic response" of businessmen and entrepreneurs in Cagayan de Oro City and Misamis Oriental to the Mariculture Park project.
Regional BFAR-Northern Mindanao Director Arlene Pantanosas said the Mariculture Park was launched last March with only one private investor operating one fish cage.
She said in a span of eight months, the number of investors shoots up to six, where five are medium players and one is a big player.
The Northern Mindanao Mariculture Ventures Development Corporation, the sole big investor in the Mariculture Park, is a group of businessmen from Cagayan de Oro City. They applied for 120 fish cages of which 24 have already been installed.
Around 36 units of fish cages are now deployed where 18 are completely with stocks. Two of these cages from the private sector already started to harvest their bangus.
Investors said they were enticed to set up fish cages knowing that investments will be regained in just two cropping.
They said through the culture of fish in marine cage, they contribute to food security.
Pantanosas said the culture of fish in marine cage in the Mariculture Park, as a new food business venture, is drawing a lot of excitement among the business community.
She said, while existing investors plan to expand, more investors signified their interest to invest.
Pantanosas added that seven new investors were recently approved while another three applications are now being processed.

ph_matrix January 5th, 2008, 02:02 PM Army unfazed over DENR's land survey
By Danilo V. Adorador III and Stephen Capillas
THE Fourth Infantry Division (4th ID) remains unfazed over a government-initiated survey that reportedly refutes its claims of ownership of some parcel of lands surrounding Camp Evangelista.
An onsite survey of the Department of Environment and Natural Resources (DENR) shows that Camp Evangelista occupies only about 361,938 meters, and that nearly all families the military alleges as irregular settlers are "outside" the areas actually "occupied" by the camp.
Conducted early last month, the DENR survey was ordered by a regional court, which hears the civil case filed by the affected residents who claimed that their properties are beyond the camp's perimeter. Some of the claimants already had their homes demolished.
In a TV interview, DENR officials said the Fourth ID failed to fully occupy the areas being contested by the claimants and added that they recommended the settlers to be issued land titles.
The DENR survey, however, is no cause of celebration for the affected residents, Major Samuel Sagun, 4th ID public affairs officer said.
Sagun also questioned the DENR's disclosure of its findings, saying it is the regional court that would eventually decide whether to uphold the agency's survey or not.
"I am also surprised why the lawyers of these settlers are claiming victory by citing the DENR survey when they can be held liable for contempt of court and ... They are making premature declarations since the case is still being tried in court," Sagun told Sun.Star Cagayan de Oro in a phone interview.
The main issue is "not about the areas actually occupied by Camp Evangelista, but the extent of its legal ownership of the areas the residents claim they own," he added.
According to Sagun, Camp Evangelista consists of seven parcels of lands totaling 129.29 hectares, and acquired through presidential proclamations, survey for military training purposes, and quit claims or donated lands.
"We have titles and documents to support our ownership of these lands, the claimants don't," he told Sun.Star.
In a press statement, the leaders of the claimants believe that the DENR survey "confirmed" the "serious wrong and mistake" of 4th ID officials in enforcing demolition late last year "without filing any ejectment case in court."
They also lamented the 4th ID's "threats" to demolish the remaining homes "without any factual basis."
Sagun countered that the demolition activities of the 4th ID covered only properties that have no pending cases in court.
"We did not touch the houses of those claimants who went to court for a TRO," he added. Sagun said it would be the national government that would pursue their case.
Earlier, Fourth ID chief Major General Jose Barbieto said they are merely implementing a law that prohibits civilian houses near or within the military headquarters.
Barbieto said the residents, most of whom were said to own houses in other subdivisions, could afford to relocate and only a small percentage were indigent settlers.

ph_matrix January 5th, 2008, 02:04 PM COA questions P99-M release
By Lizanilla J. Amarga
AS INFRASTRUCTURE contractors complained of how Cagayan de Oro City Mayor Constantino Jaraula has yet to reimburse them of their project expenses, the Commission on Audit (COA) recently questioned the release of P99 million for projects that were supposedly under the Annual Investment Plan (AIP).
COA revealed documents that the administration of former mayor now vice-mayor Vicente Emano "implemented its 20 percent identified development projects, which were not fully aligned with the AIP."
The documents showed that 38 percent of the AIP budgeted amount were obligated in the current year, and nine percent in prior years balance.
"Thereby depriving the City constituents of development projects" that will attain the city's vision and mission, the COA Annual Audit Report signed by city auditor Olivia Flores reads.
COA said Emano's administration violated Department of Budget and Management Local Budget Circular No. 70, of 2000 prescribing AIP to be funded out of the 20 percent Development Fund. The AIP fund should be equivalent to the 20 percent Internal Revenue Allotment (IRA).
Emano's administration also violated the Department of Interior and Local Government (DILG) Memorandum Circular No. 97-30 of 1997 requiring each local government unit to furnish COA and its concerned field offices copies of the AIP.
The DBM circular requires an AIP submitted by City Hall to "clearly specify the programs, projects and activities to be funded out of the 20 percent Local Development Fund."
The procedural guidelines mandate that the Local Development Council formulates the AIP and submits it to the City Council for Approval.
A copy of the approved AIP should be submitted to the DBM Regional Office not later than January 31st of each year.
In the documents presented to Sun.Star Cagayan de Oro Friday, the auditor reported the AIP prepared by the city hall with a total appropriation of P99,000,000 "does not clearly specify the programs, projects and activities to be funded out of the 20 percent Local Development Fund."
There was also no report as to the status or the percentage of completion of the project as required by DBM.
The auditors also observed that the LDF for the 20 percent totaling P9,848,378.19 was not supported with an AIP.
The auditors said, last 2005 through an ordinance, the city council merely authorized Emano to identify, and allocate for the programs and projects qualified for funding under the 20 percent LDF.
"Such legislative action does not conform with the procedural guidelines required," the auditors said.
It was also reported out of the forty (40) items reported as City Hall's projects, five items out of the 23 original projects and two programs were deleted without legislative action," COA said.

Secretary Mendoza added, "this corridor airport service area covers the provinces of Bukidnon, Misamis Oriental, Lanao del Norte, Lanao del Sur, and the island of Camiguin and when completed will definitely rev up the economy, facilitate air travel safely, generate considerable revenue, and promote commerce and tourism."
As this developed, reports said President Gloria Macapagal Arroyo was scheduled to visit Misamis Oriental on Jan. 9 to inspect the construction of the airport.
The Laguindingan Airport Development project aims to expand and improve the country’s civil aviation infrastructure and support safer operation based on international standards and practices.
The main civil works involves the construction of runway, new passenger terminal building, air traffic control tower/operation building, cargo terminal building, CFR (CAT-1) building, maintenance building, power house building, administration building, cold water receiving station, fuel farm, and waste water treatment plant.
The amount for the civil works cost to about R4.992 billion with Hanjin Industries Construction Co. Ltd of Korea as the contractor.
On the other hand, the consulting services for the construction supervision will have a Foreign Cost Component in the amount of KW4.869 billion and R130.990 million as its local cost component. The consultant is Yooshin Engineering Corporation.
The airport facility is located at Laguindingan, Misamis Oriental, a major growth area in Mindanao.
Funds were sourced from the Economic Development Cooperation Fund (EDCF) of Korea (loan), the Export-Import Bank of Korea (Export Credit loan), Nordic Investment Bank for its Air Navigational Support Facilities and the Government of the Philippines (GOP).
The airport facility covers about 400 hectares and approximately 300 hectares had been acquired or donated, with Ayala Land Corporation donating 94 hectares. (With a report from Gerry Gorit)

Ex!lE January 7th, 2008, 12:57 AM Construction of new Northern Mindanao airport starts Feb. 4 (http://www.bworld.com.ph/BW010708/content.php?id=071)
400-hectare facility targeted to be finished by 2011
THE CONSTRUCTION of the P5-billion Laguindingan Airport in Misamis Oriental, Northern Mindanao’s gateway to replace Lumbia Airport in Cagayan de Oro, will start on Feb. 4.
Late last week, the Department of Transportation and Communication (DoTC) said it signed contracts with Korean firms for the construction of the main civil works and inked the supplemental agreement for consulting services.
The Hanjin Industries Construction Co. Ltd. is the project’s contractor, and Yooshin Engineering Corp. is the consultant.
The main civil works amounting to P4.99 billion involves the construction of runway, air traffic control tower, cold water receiving station, fuel farm, wastewater treatment plant, as well as passenger terminal, cargo terminal, maintenance, power house, and administration buildings.
The consultancy services will have a foreign cost component of 4.86 billion Korean won (P194.40 million), while its local cost component is P130.99 million.
The funding will come from the Economic Development Fund of Korea, Export-Import Bank of Korea, Nordic Investment Bank and the government.
Last October the project team handling the development told a press conference that the new airport will have a capacity of 1.2 million passengers annually, which is bigger compared with Lumbia’s current capacity.
Barring delays, the DoTC said the airport covering 400 hectares will be finished by 2011.
It will serve Bukidnon, Misamis Oriental, Lanao del Norte, Lanao del Sur and the island of Camiguin.
Meanwhile, most of the 218 families who were relocated due to the construction of the Laguindingan airport used the money paid to them by the government in purchasing consumer goods instead of investing in livelihood projects.
This was found by a two-person team from the provincial government which inspected the area on Saturday as part of President Gloria Macapagal-Arroyo’s scheduled visit on Wednesday, to the construction site some 40 kilometers west of Cagayan de Oro City.
A resident who spoke on condition of anonymity, however, noted such conclusion is not generally true and that the majority of the beneficiaries spent their money on livelihood activities.
In a briefing conducted for Misamis Oriental Vice-Governor Norris C. Babiera and provincial board member Peter Unabia, Clemente Dayot of the National Housing Authority (NHA) said he and his team discovered that the relocated families did not wisely use the government aid.
The construction of the six-hectare relocation site for affected residents is done on a 24-hour basis as the airport contractor has vowed not to start civil works until all the residents have been relocated to nearby Barangay Tubahon, also in Laguindingan.
Mr. Dayot said the NHA is seeking temporary shelters to the affected residents so that airport development could start immediately after the President’s visit.
"We will soon start the civil works," Delia Capicenio, Laguindingan international airport development project manager, told BusinessWorld.
When the project was first envisioned in 1991, its estimated cost was only for P900 million. The figure has since been revised to P5 billion. — Marian Grace S. Ramos and Mark D. Francisco

A VISIT by President Gloria Macapagal-Arroyo for the civil works component of the Laguindingan International Airport project and the signing of a memorandum of agreement with a South Korean firm for a port expansion tops the list of activities for the annual observance of Misamis Oriental's anniversary this week.
Misamis Oriental Governor Oscar Moreno told local media that the 79th anniversary of the province starts off with the quarterly "Salo-Tabo" display that features the "One Town, One Product (OTOP)" commodities of every town and city in Misamis Oriental.
Participating in the event is the group NorminVeggies. Also, the weeklong event will feature various programs from day until evening, including basketball competitions and even performances from various schools.
Moreno said Arroyo might also drop by the "Salo Tabo" to inspect the various products and agricultural produce of the towns in the province along with her Cabinet officials.
As of press time, the regional offices of the national government agencies have yet to confirm the President's schedule here in the city and province.
Arroyo is also scheduled to attend the formal launching of Cagayan de Oro's fifth bridge located behind the Cathedral that had its soft opening last month.
The launching of the airport's civil works component would be held at Laguindingan town, Misamis Oriental, while the MOA signing would be conducted at the Phividec estate area in Villanueva town, also in the same province.

Capitol Chess Festival to start Tuesday
By Lynde Salgados
LOCAL wood pushers get ready.
The Capitol Chess Park under the leadership of Memen Moreno will hold a three-day Chess Festival starting on Tuesday.
"We're inviting all chess enthusiasts in the locality to partake in this event, which is one of the major sports highlights of the now popular "Salo Tabo" festivity of Misamis Oriental," Moreno said.
Fide arbiter Doming Oga said at least six categories would be contested, such as the Class A, Class B, Women's, Juniors (13-20), Kiddies (12 and below) and Senior Citizens (50 and above).
The primary events stake P1,000 top purse plus trophy to the lucky champion.
"Bibo kaayo ni kay atol sab ni sa pagbisita ni President Arroyo sa atong dapit," added Jokorn Maestrado who will partly assist the formidable threesome of Moreno, Oga and National Master Roger Verganio in running the much-awaited chess fest using the active 30-minute time control.
Entry fee is pegged at P20.

ph_matrix January 7th, 2008, 02:35 AM US-based Group Cites Mayor Jaraula
The Kagay-anon International of Southern California (KISC) recognized the exemplary efforts of City Mayor Constantino G. Jaraula while running the affairs of the local government of Cagayan de Oro.
This after the US-based group of Cagayanons awarded Mayor Jaraula with a certificate of appreciation for “his exemplary service to the people and to the city that he serves” during Mayor Jaraula’s visit to Corona, California on New Year's Day. In a statement, Roy Gaane, the founder of the organization, said that the mayor together with the city’s first lady, Madame Divina B. Jaraula, met with the board of directors and other officials of the organization where he was congratulated and treated to a luncheon. The certificate was handed over to Mayor Jaraula by KISC President Gerlou Gaane and immediate Past President Bella Cristobal. KISC particularly recognized Mayor Jaraula’s efforts in cleaning Cagayan de Oro’s streets against illegal sidewalk vending. During his first three months in public office, he ordered the cleaning of the streets surrounding Cogon Market, Cathedral, City Central School, Divisoria and other major streets of the city which are congested by sidewalk vendors. The mayor pointed out that it is unreasonable for the sidewalk vendors to ply their trade along the sidewalks as the city government had already provided them with spacious area in the newly redeveloped Cogon Public Market and Commercial Complex and Carmen Public Market where they can engage in a decent means of livelihood. Mayor Jaraula reiterated that the success of managing a metropolis like Cagayan de Oro does not rest in the hands of one or a few officials but through the concerted effort of every Cagayanon.

Transportation and Communications Secretary Lean*dro Mendoza recently signed two contracts worth almost P10 billion for the construction of the proposed Laguindingan airport in Misamis Oriental that will replace the current Cagayan de Oro-Lumbia airport as the lead gateway in Northern Mindanao.
In a statement, the Department of Transportation and Communications said Men*doza signed a contract worth about P4.992 billion with Hanjin Industries Construction Co. Ltd. of Korea for the construction of the Laguin*dingan airport.
The DOTC chief also signed a supplemental P4.869-billion contract with Yooshin Engineering Corp. which will serve as consultant and provide “construction supervision” in the airport project.
Mendoza said the contracts will jumpstart the construction of the Laguindingan airport, which will serve the provinces of Bukidnon, Misamis Oriental, Lanao del Norte, Lanao del Sur, and Cami*guin.
When completed, the airport in Laguindingan, a major growth area in Mindanao, “will rev up the (local) economy, facilitate air travel safely, generate considerable revenue, and promote commerce and tourism,” he said.
The main civil works will involve the construction of a runway, new passenger terminal, air traffic control tower and operations building, a cargo terminal building, and other structures.
The airport project will be funded by a tied loan from the Economic Development Cooperation Fund of Korea, the Export-Import Bank of Korea and the Nordic Investment Bank with a counterpart from the Philippine government.
Being a tied loan of the Korean government, only Korean companies were allowed to take part in the bidding for the airport project.

THERE is no more question that the Philippines is a prime location for outsourced services, tasks for which a company hires another firm to do, and for offshore services, so called because the services are contracted to a company located outside the country where the client is headquartered.
A study by the Institute for Development and Economic Analysis Inc. (Idea) said that the Philippines is earning over P3 billion annually from the outsourcing and offshoring industry, with most of the players located in Metro Manila.
As these companies expand to cope with exponential growth, rental rates and labor costs skyrocket in Metro Manila, the study said. This raises the pressure to find new locations where there is enough labor pool.
The well known alternatives are Baguio City, Clark and Subic in Pampanga, Cavite City, Sta. Rosa in Laguna and Lipa in Batangas. These are certainly easy to reach from Manila, with good infrastructure and connectivity to boot. But what of others?
Idea chief Cayetano Paderanga Jr., former director general of the National Economic and Development Authority, said that outsourcing and offshoring companies have 11 other sites to consider.
Up north, Tuguegarao City and Cabanatuan City were found to be viable alternatives to Baguio.
Going to the Visayas, the Bayan-commissioned study showed Iloilo, Bacolod, Camarines Sur, Dumaguete and Leyte to be the best sites south of Batangas.
Further down south, Davao City, Cagayan de Oro City, Iligan City and South Cotabato are giving Metro Manila a run for its money.
"What these locations offer are relatively lower cost of doing business, nominal minimum wage, and population density compared with Metro Manila. While Manila still have more graduates in offshoring-related fields who are fluent in English, these locations have enough English-speaking graduates to sustain supply. They may even offer less attrition because the young graduates would be employed near the home, unlike their counterparts in Metro Manila," Paderanga said.
He noted that in general, the alternative sites present minimal business risks from natural calamities and crime.
In the end, though, studies can only serve as guides and it is up to outsourcing and offshoring businesses to check out the alternative sites for themselves, said Paderanga.
"We cannot endorse a certain location, the company has to look through the data and decide where it will actively scout for a suitable site. The Philippines has many locations to choose from, even some with tourist attractions thrown in as a plus-factor. The important thing is that alternative sites are maximized to sustain supply for this fast growing industry and at the same time spread development outside Metro Manila," he said.
The study was commissioned by Bayan Telecommunications Inc., a local phone company which offers telecommunications products and services geared for outsourcing and offshoring companies.
GearX January 7th, 2008, 08:30 AM More cities forming ICT councils, eye BPO investments (http://technology.inquirer.net/infotech/infotech/view_article.php?article_id=110698)

MANILA, Philippines--More cities in the southern Philippines are following Cebu's model and forming their own information and communication technology (ICT) councils in order to attract investments from the outsourcing industry.
Following the example of the Cebu Educational Foundation for Information Technology (CEDF-IT), similar groups have already been formed in Iloilo (the Iloilo Federation for Information Technology or I-FIT) and Bacolod (Bacolod-Negros Occidental Educational Foundation for Information Technology or B-NEFIT).
The creation of similar ICT councils is now underway in Davao, Cagayan de Oro, General Santos and Iligan, according to Bonifacio Belen, president of CEDF-IT, which comprises local government, business groups and non-governmental organizations.
Representatives from these cities recently met in Cebu City to organize a governing body for all regional ICT councils.
"In the next six months, we will organize ourselves into a national federation," Belen said.
Among the goals of this resulting national body is to facilitate the exchange of best practices between different cities, he added.
Belen said: "At CEDF-IT, we are already going beyond HR (human resource) development. We are working on other areas especially investment promotion and marketing."
Both the Commission on ICT and an industry body, the Business Process Association of the Philippines (BPAP), have been encouraging this initiative as a way of developing more locations for investors in the business process outsourcing industry.
Belen said cities like Dagupan and Baguio in the northern Philippines have also expressed interest in forming their respective ICT councils.
Asked if this would result in cities trying to outdo each
other in attracting investors, Belen replied: "We want to foster 'co-opetition' instead. Based on BPAP's projections, the industry needs at least some 600,000 workers. That's more than enough that can be supplied nationwide right now."

Xavier Heights is a Socialized Housing component of a High-End Subdivision Project (Xavier Estates), so basically it would become a "public" subdivision similar to other socialized and low-cost housing projects such as those developed by EB Villarosa.
In choosing a housing project, you should know the developer, its history and track record. Good local developers are Liberty Land and Johndorf. The large ones, Crown Communities, Robinsons Land, A Brown and Ayala also offer good projects but it's your call depending on your "capacity to pay".
Let me address your options:
First Option - Buy your lola's house at Licoan. That location is prime location(approx. 25,000/sq.m.) but since it is your lola, you could get some discount for the house. You could probably renovate it into an apartment or boarding house.
Second Option - Buy land owned by your mother at seaside Bulua. Maybe far from city proper but the entry of Ayala at Bulua could jack up lot prices. Better buy one (while it's still cheap) and sell later to interested businessmen or Ayala.
GearX January 7th, 2008, 09:47 AM The rumored steel mill project at Lagonglong-Balingasag area mentioned by @Farirah was also mentioned by Vice Mayor Emano during his TV interview last Saturday at Kapihan sa RPN. However, Emano indicated that POSCO (another Korean Firm), was interested in the Lunao, Gingoog City area because of its deep natural harbor. The project though is not yet final as POSCO is still on the site survey stage and may or may not push through.
Query to @Farirah lang if POSCO is the one in the Balingasag area? or a different firm?

GearX January 8th, 2008, 01:58 AM Lumbia eyed as int'l airport (http://www.sunstar.com.ph/static/cag/2008/01/08/bus/lumbia.eyed.as.int.l.airport.html)
By Lizanilla J. Amarga
CAGAYAN de Oro's Second District Representative Rufus Rodriguez on Monday voiced optimism that the Lumbia Domestic Airport will be declared as an "international port of entry" within two months.
The move is hoped to "exponentially boost" the city's tourism such as packaged travel and tours, hotel, restaurant, and other local trade industries, as well as bring in much-needed investment to this Northern part of Mindanao.
This as Rodriguez said as he assured the release of his own pork barrel funds to upgrade the Lumbia Airport by providing it more navigational equipment, proper lighting, larger arrival/departure area and a 500-meter extension to the existing runway among other improvements.
Just the previous week, the City Council approved Proposed Ordinance No. 2007-258 requesting Cagayan de Oro second district Representative Rufus Rodriguez to help upgrade the Lumbia Domestic Airport located at Barangay Lumbia this city to an "international port of entry."
The legislative measure, which was unanimously approved was authored by second district City Councilor Teodulfo Lao and was amended by first district City Councilor Zaldy Ocon to include First District Representative Rolando Uy.
However, Sun.Star Cagayan de Oro failed to contact first district Congressman Rolando Uy as of press time Monday.
Sources said Uy has already been informed of this move to upgrade the city's domestic airport and would be willing to shell out some of his funds for the same project.
An airport is considered an "international port of entry" when it complies with international airport navigational standards and hosts immigration and customs offices, among others.
In an interview, Rodriguez disclosed that he has already talked with the top officials from the Department of Transportation and Communications (DOTC) and the Airport Transportation Office (ATO) among other concerned offices including the Bureau of Immigration.
He recounted how the officials from these agencies expressed their willingness to help out in having the Lumbia Domestic Airport declared as an international port of entry.
"They told me that we just need to submit to them the necessary resolution from the city council for our Lumbia Airport to be declared as an international port of entry," he said.
Resolutions containing the support of the local hotel and restaurant organizations and those from tourist travel and tours groups will also be submitted to the concerned agencies.
Rodriguez said various officials have already assured him that these resolutions would be ready the shortest time possible.
"Once the resolutions are in, then our Lumbia Domestic Airport will be declared as an international port of entry," he said.
International flights
When asked as to whether he has a timeline for the realization of this move, the congressman replied that he is optimistic that the declaration would be made within two months.
"And yes, I will be the one spending for all the airport improvements from my own congressional funds," he said.
Rodriguez explained that already a number of airbus planes, such as the Philippine Airlines Airbus 220 and Airbus 219 and those from Cebu Pacific Airlines were able to already land at the Lumbia Domestic Airport.
He recounted how the DOTC-ATO officials informed him that all that are needed is for more navigational equipment proper lighting system for nighttime arrival and departure landings and a 500-meter extension of the runway.
This to make sure that larger planes, such as the PAL 300 airbus and PAL 400 airbus and other airbus planes need not make a stopover at the Manila or Cebu or Davao international airports, but land directly here at the soon-to-be Lumbia International Airport.
"Our Airport will then be able to receive more international flights which would mean more foreign tourists and investors coming from their country direct to Cagayan de Oro city," he said.
He added that packaged travel and tours from Korea, China, Japan and other foreign countries would now include a direct international flight here in Cagayan de Oro city.

Huh, Lumbia airport will be an international airport? Sooner, we'll having two international standard airports or maybe two "international airports". Grabe ang Normin, two international airports and seaports na in the coming years:banana::banana:
GearX January 8th, 2008, 02:09 AM question ko lang...what's the implication of this with the LADP?
boju2 January 8th, 2008, 03:41 AM ^^Complicated. Like what happen to Mindanao Container port's operation stopped by TRO from the opponent CDO baseport. I'm hoping this will never happen again. That by now, the agencies in R10 should tackle this with an urgency to place each international airport its direction and complementing factors.
The direct implication for now is that the LADP will fast track their construction of the Laguindingan airport para hindi sila mapahiya maunahan na naman sila.
Btw, why did the past administration did not upgrade the Lumbia to be an international standard if it can be done? Hence, they upgraded it little by little. i remember the last time that lumbia was extending its runway wayback 2005 if Im not mistaken?

on-going relocation project by NHA at Laguindingan
GearX January 8th, 2008, 04:00 AM I think it wouldn't go as far as TRO kasi both airports are under the same office (DOTC). Unlike the CDO Seaport which is under PPA and the MICT which is under Phividec.

ph_matrix January 8th, 2008, 04:24 AM Maybe after fully operational na yong Laguindingan they will transfer all flights then.. sayang yong upgrade for Lumbia pero considering matagal pa yong Laguindingan and they can turn this Lumbia to an International Airport in months ... I think Ok lang.., hindi naman gaanong malaki yong gasto kasi 500m runway upgrade, proper lightings for night flights.. kahit hindi gaanong pogi yong terminal asl long as international flights can land.. para sa akin cdo cant wait 4-5 years for Laguindingan to start receiving international flights. My news pa na domestic lang daw sya yong Laguindingan at start.. Opinion lang po...
question ko lang...what's the implication of this with the LADP?
ph_matrix January 8th, 2008, 04:38 AM ^^ related sa gold kasi daw yong oro, pag mag negosyo ka bariq butangi ug oro ang name.
papable January 8th, 2008, 04:42 AM What i know is that there limitations in expanding lumbia airport, something to do with terrain (mountain ranges) and the fact that it is located on a plateau where there are visibility problems during bad weather. i have experienced cancellation of flights before due to this problem. kung puede lang sana i-expand ang airport to international standards without any hindrance, di noon pa sana ginawa nila ito.
there is also a high demand for prime real estate in the city that transferring the airport would open new opportunities for vertical development in the area. It would also open up new developments in the laguindingan area and environs. As for operating both airports at the same time, i don't think it is economically feasible even in the foreseeable future. the demand is simply not there.

ph_matrix January 8th, 2008, 04:51 AM ^^ Ano ba talaga ang nakita ng cdo gov why they got into this dicision, actually ma expand yong runway no problem but single direction approach lang dahil may mountain sa likod or other side of the runway, so extending the runway will help pa rin, pero again due to high terrain, visibility problem persist parin pag masama yong panahon.
GearX January 8th, 2008, 04:55 AM plane could not land in heavy cloud cover (nimbus, cumulus) due to its elevation....kaya mas mabuti if sea level or at lower elevation talaga like Laguindingan.

Farirah January 8th, 2008, 06:32 AM The rumored steel mill project at Lagonglong-Balingasag area mentioned by @Farirah was also mentioned by Vice Mayor Emano during his TV interview last Saturday at Kapihan sa RPN.
I don't know @GearX. I have to get additional info about that firm.
Basta, the vice mayor said that the 600 hectare Steel Factory will be built within this year. Wait nalang sa papers to be signed/to be finalized. And you're right that there is a Korean firm, which is interested to build a seaport in Gingoog City.

The VIP rooms are for anyone to use and we were a party of pinoy and pinays and were welcomed without having to buy managers a drinks. Spooks is a clean fun place, tissue in the CR!!and soaps. We go back to Davao and plan on booking Spooks in 2008 to host a planning meeting during the day as it is a night time place, so will be quiet during day time. thanks

Farirah January 8th, 2008, 07:00 AM My Dear Mother Cagayan de Oro
Long before the white invaders,
Long before the Asian traders,
Neolithic community arose
From Calavera to Makahambus.
Hunting, fishing, gathering, and farming
Until the time they invented writing.
And civilization came to appear
Nearby Cagayan de Oro River.
Vibrant trade with Lanao and Sulu,
And with Butuan and Sugbu, also.
And with India and China,
And with Champa and Java.
The peaceful and prosperous Kalambagohan
Was taken by Sultunate of Tagoloan.
Raided by fierce Sultan Kudarat,
Natives paid tribute or faced his wrath.
The Spaniards, whose aim was too bold
For God, for Glory, and for Gold
Had helped the natives in their rebellion
With success 'gainst Sultan's domination.
The Saporno rulers were then converted.
But many of his men had already fled
To the virgin forests and hinterlands,
Rather than toiling in new feudal lands.
Waves of heavy tattooed Visayans came
For Cagayan de Misamis became
Part of the province of Cebu
Way back five hundred years ago.
But the Spaniards weren't always good;
So Cagayanons, by hit and run, stood
In one zealous goal with the Katipuneros
For freedom for long suff'ring Filipinos.
But too late was their realization
Towards America's true intention.
Fight to the last man in Agusan hill,
General Roa and his men all fell.
Our forefathers still stood led by Velez
Against the bald eagle's too powerful clutches.
Inflicting many losses to the JOEs,
The Battle of Makahambus Hill is now famous.
In the end, the heroes were defeated,
But their burning hearts and souls weren't dead
That someday, especially the children will see
How lovely life is under Filipino liberty.
And out of the ashes of Second World War,
The new dawn came at last with a Morning Star.
Thank God! Cagayan de Oro City was born.
Now a phenomenal city with 800,000 population.
Well no matter how bad they say after all,
Her progression is quite unstoppable.
And everywhere I go, my heart is still for you,
My Home, my Dear Mother Cagayan de Oro.
Well guys, enjoy reading my poem!
Be with you again, guys! ^^

ian-kent January 8th, 2008, 07:53 AM Construction of LADP’s main airport totals 387.29 hectares
Cagayan de City (01/08/08) – A total of 387.29 hectares of land will be affected by the construction of the main airport of the Laguindingan Airport Development Project (LADP) in Moog, Laguindingan, Misamis Oriental.
Of this area, 289.97 hectares have already been donated/acquired from private individual landowners, while 94.04 has. will be donated by the Ayala Land Corp. after its application for land use conversion from agricultural to industrial/commercial land.
The filing of application for land use conversion will be done by the Dept. of Agrarian Reform (DAR) with the Dept. of Transportation and Communication (DOTC) as co-petitioner per memorandum of agreement dated Aug. 31, 2007 signed by both agencies with the Ayalas.
“This means only 3.28 hectares more of the area for the main airport is still for acquisition,” Engr. Ryan B. Gico of DOTC-Project Management Office, said.
Meanwhile, Gico said the acquisition of affected properties for the construction of an access road for the LADP being undertaken by the Provincial Government of Misamis Oriental has been 100% completed and that the titling process/activities of the acquired properties in favor of the DOTC are ongoing.
Construction of the access road that costs Php188 million started on July 12, 2007 and is now 18.77% accomplished with clearing and grubbing, embankment from foreign source, embankment from excavated materials and road excavation as major construction activities.
Likewise, the 10% retentions for the two (2) parcels of land acquired from the Ayala Corp. per contract to sell made are scheduled for release upon completion of the conversion process.
On the other hand, Gico said only 42 out of the 500 families displaced by the LADP have actually transferred to the relocation site in Phase I. However, the families who are still inside the project site had already received compensation for their lands, structures and improvements as early as 2001.
Since the implementation of the project was delayed, the compensation these families received which was supposedly to be used for the construction of their new houses at the relocation site might have been consumed, he said.
To address the issue, the Dept. of Budget and Management (DBM) has released to the National Housing Authority (NHA) on Aug. 6, 2007, the amount of Php25.50 million for the construction of houses of about 425 LADP –affected families.
The housing component of the project, which will be undertaken for a duration of 120 calendar days or four (4) months to construct 109 duplex-type core housing units, is now up for re-bidding due to a failure of bidding on Dec. 2007. The estimated awarding of contract is by mid-February 2008, Gico added.

City Mayor Constantino G. Jaraula is seeing a major role that Cagayan de Oro will play along the thrust of the US government to strengthen its presence in Mindanao.
This was revealed by City Mayor Constantino G. Jaraula after his successful trip to the U.S.A during the holidays. In today’s regular flag raising ceremony, Mayor Jaraula said that a friend working in the US state department relayed the information that the American government is planning to pursue an aggressive campaign to help develop Mindanao that will begin in Cagayan de Oro. The plan, according to Mayor Jaraula, is set to commence this year. Mayor Jaraula said that the move is a very welcome development for the city as it will surely bring in more positive outcomes in the field of investment and tourism not only in Cagayan de Oro but the rest of Mindanao.
This, even as Mayor Jaraula reiterated the city government’s plan to construct a marker within the port area in Macabalan that will display the historic landing of Gen. Douglas McArthur in Cagayan de Oro en route to his escape to Australia.
Mayor Jaraula said that the marker, which will have five huge stars as its foundation and a replica of McArthur’s hat on top of the edifice is expected to be inaugurated on March 12, this year in time for the anniversary of Gen. McArthur’s historic landing in the city. The city mayor revealed that key officials of Norfolk, Virginia, such as the mayor, the chairperson of the Commission on Sisterhood Relations and the other officials are expected to grace the unveiling of the marker of Gen. Douglas McArthur at the Macabalan Wharf in March, this year. Mayor Jaraula added that no less than US Ambassador to the Philippines Christy Kenney has also committed to grace the unveiling of the Gen. Douglas McArthur marker this year.

Alingatong January 8th, 2008, 11:19 PM LADP seen to cover Oro, Iligan traffic
PRESIDENT Gloria Macapagal-Arroyo is scheduled to visit Misamis Oriental on January 10 to grace the 78th Anniversary of the province at the Capitol Grounds, Lara Park, formerly MacArthur Park, this city.
In a press statement, Misamis Oriental Governor Oscar Moreno said while in the province, the President would see for herself the status of implementation of the Laguindingan Airport Development Project (LADP), the groundbreaking of which she attended on January 11, 2006.
The LADP is aimed at developing a new major trunk line airport of "international standards" to meet the increasing aviation traffic demand of the Cagayan de Oro-Iligan Corridor (CIC).
Located in Barangay Moog, Laguindingan, Misamis Oriental, which is about 30 kilometers, northwest of the city, the project is accessible through a 5-kilometer barangay road from the poblacion through the CDOC-Iligan City Road.
Its original project scope include the consulting services, such as reviewing and updating of the feasibility study and master plan, the preparation of the detailed engineering and tendering of documents and the construction-supervision of a passenger/cargo terminal building and control tower, as well as, the procurement of air navigation and airfield visual aids.
Data from the Department of Transportation and Communication (DOTC) show that as of August 30, 2007, the National Economic and Development Authority-Investment Coordinating Committee (Neda-ICC) Technical Board and Cabinet Committee had jointly approved its revised project cost in the amount of P7.853 billion or US$167.09 million and had favorably endorsed additional loans of US$84.33 million.
Thus, the revised cost of the project (RCP) is P2.467 billion higher than the 2002 ICC-approved RCP of P5.385 billion or an increase of about 45.8 percent, mainly due to inflation and taxes.
The DOTC also said that arrangements between the Government of the Philippines (GOP) and the Republic of Korea for the Economic Development Cooperation Fund (EDCF) Supplemental Loan of US$8.20 million was signed on January 2, 2008, while the Export Credit Loan of US$62.75 million was approved by the Korean Export-Import (KEXIM) Bank on November 16, 2008.
The proposed financing plan of the LADP will be as follows: EDCF Original Loan, US$22.40 million, EDCF Supplemental Loan, US$8.20 million, Export Credit, US$62.75 million, Nordic Investment Bank (NIB) of Germany, US$13.38 million and GOP, US$60.36 million or a total of US$167.09 million or P7.853 billion.
The DOTC said a loan amount of KrW21.172 billion took effect on June 19, 1998 and closed on December 2002 was provided by the original funding source, the EDCF.
Original cost of the project as approved by the Neda-ICC was P902.70 million, of which P227.70 million comes from the GOP, while P675 million comes from the Loan Partners (LP).
However, as of September 2002, Neda-ICC came up with a revised project cost of P5,385.55 million, of which P1,615.67 million comes from the GOP and P3,769.88 million from the LP.
An amended EDCF Loan was signed and approved on January 2004 involving an amount of US$16.40 million with a supplemental loan of US$8.10 million, while the Kexim Bank granted an additional loan of US$38.90 million and the NIB, US$12 million. (Trends)

I have written about an excellent kinilaw na malasugui before, see post here (http://www.marketmanila.com/archives/kinilaw-na-malasugi-swordfish-seviche), at a restaurant on stilts near the Tagbilaran, Bohol pier. Bohol is relatively close to Mindanao, so I was intrigued by the kinilaw we had at lunch last Sunday, apparently prepared the way it is done in Cagayan de Oro and possibly Camiguin, and which was quite different from the Boholano take on the dish… First, scrape out about half of the pulp of half of a tabon-tabon fruit into some white vinegar. I would imagine that palm vinegar would be used in the province. Dissolve the tabon-tabon pulp and strain the mixture. Use the vinegar and tabon=tabon mixture to “wash” the bite size pieces of reef fresh malasugui or swordfish several times, straining the fish so that it gets a “vinegar rinse”, not sit in a vinegar bath for many minutes.
http://www.marketmanila.com/wp-content/uploads/2008/01/161.jpg
Then add julienned pieces of ginger, sliced shallots of red onions, chilis, freshly squeezed coconut milk, salt and pepper, lots of native limes or dayap and adjust the balance of ingredients to your taste. Serve immediately. This is one of the best kinilaws I have had in a while. Smooth or suave is the best way to describe it, not overly sour, a touch of richness from the coconut milk, the perfect amount of spice and yet the fish remained the star of the dish. Delicious.

General Information
The MCT is a Flagship Project of Mindanao and it is one of the most important infrastructure needed to pump prime Mindanao Development.
Considering the existing capacity of the Cagayan de Oro Baseport which is only 1.8 Million Metric Tons, vis-a-vis increase in cargo volume which for year 2002 had actually reached 2.79 Million Metric Tons, the MCT can efficiently fill-in the supply gap for an efficient cargo handling facility.
The MCT, with its state of the art facilities and cargo handling equipment, unloads one container van in about 2.5 minutes as compared to the 10 minutes unloading in an ordinary port.
Thus with MCT, cargo can be efficiently shipped not only to and from PIE-MO, but also those coming in and out of the other places in Mindanao, into the Brunei, Indonesia, Malaysia, Philippines East-Asia Growth Area or the BIMP-EAGA Region, as well as the Asia-Pacific Region.
The total cost of the MCT is US$ 85.34 Million or its peso equivalent of about Php 3.24 Billion of this amount, 85% is funded by JBIC and 15% is financed by PIA. Its design and management during construction stage is by Pacific Consultants International (PCI), Japanese Contractor is Mitsubishi-Kawasaki-Toyo Joint Venture (MKT-JV).
