DETAILS:
Approval is sought for the demolition of the existing single storey commercial building
and for the construction of an eight storey office development at 507 Murray Street,
Perth.
The proposal comprises of the following uses:-
• One double storey tenancy on the ground and first floor level with street access
and a floor area of 154m2.
• Six office tenancies, one per floor and with an average net floor area of 324m2.
• A two level car park with ten car bays with access between the levels provided
by a car lift.
The Murray Street elevation comprises of a strong horizontal emphasis provided by
full height glazing and concrete blades made of white polished concrete that will
protrude one metre beyond the building frontage. The protrusions are for both
architectural interest and sun shading and are orientated both vertically and
horizontally. The second floor has a street front balcony providing some variety and
interest to the front elevation.
The solid masonry western elevation will be exposed and it is proposed to paint the
majority of the concrete panels to produce a pattern containing unpainted grey
panels mixed with painted white and black panels.

COMMENTS
Consultation:
The owners and occupiers of the adjoining and adjacent properties were notified of
the application, due to the non-compliance with elements of the CPS2.
An objection was received from the landowner of 503 Murray Street, Perth submitting
that the blade protrusions are excessive in terms of functional sun shading and will
block views to and from adjoining buildings.
The applicant has responded to these concerns by setting the building back and
reducing the depth of the protrusions so that the development will not protrude over
the property boundary.
Design Advisory Committee
At its meeting held on 2 October 2008, the Design Advisory Committee considered
the subject application and advised that it ‘…supports the design of the building and
the proposed building height in the context of the streetscape and the approved
adjacent development.’
Conclusion
The proposed building design and mix of uses will make a positive contribution to this
part of Murray Street in the Citiplace Precinct. The building design is generally in
accordance with the built form standards for this location and its minor height
encroachments will not have an undue affect on the amenity of the locality. The
application is therefore supported subject to standard conditions.
100-104 (LOT 4) MURRAY STREET, PERTH - PROPOSED
REFURBISHMENT AND ADDITION OF TWO STOREYS TO EXISTING
FOUR STOREY MIXED USE BUILDING
SITE HISTORY:
The subject site is on the north-western corner of Murray Street and MacLeans Lane,
next to the City’s Pier Street public car park. The site slopes down from Murray
Street (south) toward Wellington Street (north). MacLeans Lane is owned by the City
of Perth and is one of the City’s priority lanes for promoting activity in city laneways.
Improvements to the laneway are presently being designed.
The site is currently developed with a four-storey building accommodating car
parking and a nightclub on the basement level, some shops and a gymnasium on the
ground floor and offices on the upper three floors. The building has glazing to the
eastern elevation, overlooking the lane and the multi-storey car park.
The locality is used predominantly for retail and dining uses at street level with offices
on upper levels.
DETAILS:
Approval is sought for the refurbishment and addition of two storeys to the existing
four-storey mixed use building at 100 - 104 Murray Street, Perth.
The key components of the proposal are:-
• the existing nightclub will be removed from the basement level and the existing
car parking will be extended to provide 18 tenant car bays and one disabled
parking bay and a bike store accessed from a single crossover via MacLeans
Lane;
• the existing retail and gymnasium uses on the ground floor will be removed and
replaced with 730m2 of office or retail space;
• with the addition of two floors there will be a total of five office levels, each with
an average net floor area of 815m2;
• a south facing balcony will be provided to the uppermost office tenancy.
The building has been designed to address both Murray Street and MacLeans Lane.
The eastern elevation that faces the lane is highly glazed and can be modified to
create openings in the future if desired.
The facades will be reclad and will include rendered painted brick work, painted fibre
cement panels, polished aluminium panels and glazing. Three upper storeys of the
western elevation will be exposed to view from the street and will be finished with
painted precast panels. The colour of the painted finishes has not yet been defined.
Sunscreen panels will be added to each window on the northern and eastern
elevations.
Total building height of 22 metres.

Last year's introduction of the small bar licence in Western Australia, and the success of venues such as Alda's in Wolf Lane, has made the concept of laneway redevelopments a lot more viable, as has the City of Perth's commitment to upgrading the physical form of city-owned laneways.
Five laneways have been identified in the city's 'forgotten spaces' document - Prince, Grand, McLean, Wolf and Howard - as high priorities for redevelopment, which will receive investment from the city.
The first of these likely to receive some attention is Howard Lane, which has two small bars in the offing.
Andaluz Tapas Bar will be the first to open, located in the old Parker & Parker building at 21 Howard Street.
A conditional liquor licence has been granted for the bar, with the official opening due later this year.
It will be followed by a second venue, located in the back of the WA Club building, if the owners are successful in getting a licence issued.
Perth-based interior design firm Innerspace Commercial Interiors Pty Ltd, which has been working on a concept for the bar for the past two years, was due to lodge a liquor licence application this week with the Department of Racing, Gaming and Liquor.
Innerspace director Cristina Fego said the plans included utilising some space in the laneway, and incorporate artists' installations into the design.
Meanwhile, the WA Club building, which was bought last year by Balcatta-based Priolo Corporation Pty Ltd for $8.9 million, is set to undergo a refurbishment of its upstairs offices, with plans for a café fronting St Georges Terrace being developed as well.
The heritage-listed building will retain the WA Club as its main tenant.
Across town, McLean Lane has been chosen as another priority redevelopment site, given the City of Perth owns the Pier Street car park and the old Perth Gasworks building, both of which adjoin the laneway.
Earlier this year, the City of Perth gifted the latter property to arts group Artsource, for use as studio space.
The building is about to undergo a major refurbishment, with the first stage due for completion mid next year, to replace the roof and interior fit-out.
Artsource consultant Louise Morrison said discussions were also under way with several café owners in the city to establish an outlet in the building.
South Perth-based property investment group Access West Developments Ltd, which owns API House at 100-104 Murray Street, is another building owner with plans for the McLean laneway.
The company has lodged its own development application to build two extra floors of office space and redevelop the ground floor retail area of the six-storey building.
AWD Group executive director Paul McKenzie said he was supportive of the laneway redevelopment, although it would depend on a commitment from council as well as landowners.
"We're very supportive of the concept the council has. If it has the intention of drawing people to this end of town, it's a good thing, particularly with the residential towers being built around here. There'll be a lot more people living in the area," Mr McKenzie said.
"We see it as adding value, because the laneway is underutilised currently.

When they say "Howard Lane" do they mean "Howard Street"? Or is the actual lane behind the WA club just off Howard Street Howard Lane? Can't find anything on google maps or the web in general about it.

I think the article is actually referring to Howard Street, across the tce from Century city. And Wolf Lane is the one that runs behind the King St Cafe (you should know that one?!).

Big picture for the Northbridge Piazza

A giant LED screen will be installed in the heart of Northbridge as part of the City of Perth’s Northbridge Piazza development.
The Council has accepted a tender from Rutledge Engineering for supply and installation of the screen at a cost of $578,000.
Lord Mayor Lisa Scaffidi said the Piazza, currently under construction, would be a focal point in the city’s prime entertainment and nightlife area.
She said the screen – the first permanent LED screen in the city – would feature a range of cultural, entertainment and sporting events. It is expected to light up in May next year.
“The awarding of the screen tender is just the latest stage in development of the exciting Northbridge Piazza,” the Lord Mayor said.
“The Council has already undertaken preliminary roadworks to rebuild the intersection of James and Lake Streets in preparation for it becoming a more pedestrian-friendly area, paved with natural stone from WA."
“The foundations have now been laid for a new community building which will feature alfresco dining areas, meeting room and other facilities. The Piazza will be further enhanced by the proposed commercial development on the north-east side of the site.
“The Piazza will have some interesting public spaces where people can meet, be entertained or just relax."
“By June 2009, Northbridge will have a major new commercial, cultural and creative hub that we can all enjoy.”

I knew Howard st and I had a rough idea where Wolf Lane was.... Grand Land is a dive though. It's like, where Woolworths keep their bins! I'm not to sure whether that one will work...
sheesh tom, of course it'll work, cos they want it to work. i'm sure they'll be asked to move their bins to where they have a loading enclave/dock facing wellington street.
i always wanna cut thru there just for tha hell of it, when i'm trying to get to tha trainstation, but as you say, there are bins there...

Australia Post ready to unveil $31m GPO revamp

The heritage building at Perth’s epicentre, the GPO in Forrest Place, is ready to show off the results of its $31 million makeover, with the upperfloor office tenants moving in this week and the ground-floor arcade set to become a lively retail hub.
Retail tenancies in the first stage are now up for grabs and are expected to be taken up by a mix of a cafe-restaurant operator and retailers, including possibly fashion and accessory stores, a high-profile hairdresser and a telco.
Australia Post, which owns the neoclassic building, kept aside two tenancies for itself, and on Monday opened the doors to its shiny new main central city post office outlet, located in the foyer.
The retail precinct on the ground floor is now complete and the offices above are to be occupied again after years of under-utilisation, with Maunsell AECOM due to shift in to six of the seven floors on Friday.
The company is subleasing the remaining floor.
Jones Lang LaSalle’s senior retail leasing negotiator Matt Stedman said the GPO was a great opportunity for retailers to position themselves in stylish space within an iconic building at extremely competitive rents in the heart of the Perth CBD.
The available tenancies range in size from 45sqm to 209sqm and are renting for $700/sqm upwards.
“We are pretty close to securing a cafe for the ground floor and we are speaking to quite a few (people for) uses for the other vacancies because we want to get the mix in there, we are not just putting anyone in,” Mr Stedman said.
The scene is being set for stage two, due to be ready in 2010, when the arcade is connected to the retail section of the adjoining 140 William Street development via a bridge, with direct access to Perth’s main underground train station.
“The pedestrian traffic is predicted to significantly increase upon the completion of stage two in 2010,” Mr Stedman said. “We are expecting all the traffic coming from the central station to flow through 140, through the GPO to get to Forrest Chase.”
As a result, the leasing is being conducted in stages. While the rents are considered cheap now, they will probably be subject to market review once the link to the train station is opened.
JLL’s senior analyst, Andrew Bouhlas, said the face of retail in Perth had changed significantly over the past 18 months.
“Perth has recently welcomed a number of first-time retailers, including stores in the Hay Street Mall and King Street,” he said.
“The newest addition of Tiffany & Co to King Street joins the likes of other newcomers to the CBD, including Politix, Oroton, Bally, Louis Vuitton, Saba, Hugo Boss and Gucci.
“Despite the current global financial crisis, retail vacancy remains at all time lows, an indication consumers are still willing to spend given the right product and greater choice.”
In the refurbishment of the GPO building that was constructed between 1914 and 1923, the well-known façade, with its columns and enormous sandstone blocks, has been retained but the interior has been modernised and features a spectacular glazed-roof central atrium that casts natural light through the middle of the seven floors on to the retail arcade.
The installation of shopfronts and restoration of the original jarrah parquetry floor have also been costly exercises.
In the office space, more than 500 staff from the AECOM businesses of Bassett, EDAW AECOM, ENSR and Maunsell AECOM will relocate from offices around the metropolitan area.
Maunsell AECOM is a provider of professional technical and management support services for government and commercial clients globally.
Maunsell AECOM regional director Craig Bloxham said the office fitout was carefully planned to protect the heritage values of the building but also had to include the very latest features in environmental design.
Environmental features include motion sensing lights, efficient passive chilled air-conditioning systems, use of natural light and an emphasis on recycling.
Office leasing agent CBRE’s senior director, Andrew Denny, said the uptake of all the floors by Maunsell was a good example of the expanding office needs of big companies in the CBD.

About 150,000sqm of desperately needed office space — the equivalent of four BankWest towers — has evaporated or been put in doubt in the past month as a result of the global financial quagmire.
But tenants planning on changing tack and moving to a suburban office are likely to be disappointed because only those buildings already under way or with at least 60 to 80 per cent pre-commitment are expected to proceed. In effect, the days of speculative building are numbered.
The dearth of space means Perth has clung on to its crown of tightest and most expensive office market in the country, with the vacancy rate still well below one per cent. The only recourse for new businesses or those needing to expand is to seek the backfill space vacated by companies which have pre-secured a spot in one of the new CBD towers or metropolitan office blocks.
But Jones Lang LaSalle national director David Evans said the backfill space was being snapped up quickly.
“Eighty five per cent of all the new developments under way is pre-committed,” he said. “Some of the space that the tenants will be moving out of has already been leased.”
Last year, with WA’s economy booming, Perth City Council approved 183,636sqm of office space and 2993 residential apartments and construction was either under way or set to start on more than two dozen high-rise projects that would redraw the city skyline.
But less than a year later, several projects have been cancelled and there is talk that more could be in trouble.
When the second stage of Capital Square on the old Emu Brewery site and the second tower in the Bishops See development fell over this month, a total of 106,000sqm of office area disappeared with them. And with the expected delays in the start of the Griffin Tower and the Fairlanes redevelopment, a further 42,500sqm of office space became dubious.
But Brookfield Multiplex has moved to dampen growing speculation that its City Square project — the planned 270m high home of BHP Billiton — is also faltering because the company has failed to secure construction funding.
A spokeswoman said site works had started and the company was “100 per cent behind the project” but she could not confirm whether funding had been locked in.
Mr Evans said several proposed suburban office buildings, ranging in size from 1000sqm to 20,000sqm, would not go ahead.
And all suburbs were affected, including Belmont, Herdsman and East Perth. “Any suburban office that hasn’t already got a major or total precommitment won’t happen,” he said. “It’s all to do with the availability of debt and the cost of debt.”
The disappearance of mooted new suburban space meant CBD tenants could no longer rely on shifting their growing operations out of the city.
But while demand could soften from the heady days of a few months ago, there was still pent-up demand which meant rents would not fall.
Consequently, the Perth office market remains the most expensive in Australia, according to JLL statistics for the September quarter.
These figures show the vacancy rate in Perth rose slightly to 0.5 per cent, up from 0.2 per cent in the second quarter.
But according to JLL senior research analyst Andrew Bouhlas, this represents a mere 6500sqm of readily available stock.
“Realistically a sub-one per cent vacancy rate is the same as a zero vacancy rate,” he said. “The Perth CBD is still a very tightly held market, and is unlikely to return to long-term averages for some time yet.
“Granted demand has softened, but there are still a number of Perth businesses operating in areas where they need more space. But until some stability returns around the globe, they will just continue to use their current accommodation.
“Tenants have been squeezing staff in for over 18 months, as the vacancy rate has plummeted. They are operating in tight conditions and this is why the vacancy rate in Perth hasn’t blown out.”
The report shows the aggregate vacancy rate across the national CBD office markets is up 0.8 per cent to 4.9 per cent.
The total vacancy rate rose in all of the monitored CBD markets with the exception of Adelaide, which saw a fall from 4.6 per cent to 3.8 per cent this quarter. The national vacancy rate remains well below the 10-year average of 7.5 per cent.
Rents in the Perth CBD continued to rise, though at more modest levels. Prime gross rents rose 1.2 per cent over the September quarter to $956/sqm on average. Although growth has slowed, rents have risen 8.7 per cent for the year. Perth remains the most expensive city, with Brisbane second.
The residential development sector has also been hit by lack of funding, construction delays and problems with signing up builders. Saville’s proposed $54 million luxury residential apartment tower in Adelaide Terrace, to be known as Luxxo, has been consigned to the scrap heap and the company has put the site up for sale.
Saville has also had back luck with its $185 million Altus residential project farther down Adelaide Terrace, experiencing difficulty in locking in a builder. The delays have prompted some off-the-plan buyers to get cold feet and pull out.

I was driving on the Mitchell coming south today, and as I came up the ramp to see the city I saw a massive amount of cranes. There were heaps I almost crashed looking at them. Perth Arena ones right in front of me, and then a shitload to the left right behind them.

I was driving on the Mitchell coming south today, and as I came up the ramp to see the city I saw a massive amount of cranes. There were heaps I almost crashed looking at them. Perth Arena ones right in front of me, and then a shitload to the left right behind them.

Heritage outcry over plan to gut city art deco design

The owners of one of Perth’s oldest examples of art deco architecture have come under fire from heritage groups after it emerged they plan to gut parts of Devon House, in the Hay Street Mall, to create extra floor space.
The building’s sole tenant, Marco Giannagostino, said he had been given until Saturday to vacate and was told the owners planned to remove the lift and stairwell to increase office space in the heritage-listed building.
WA Art Deco Society president Vyonne Geneve said the building was among the most significant art deco buildings from the 1930s. She said the staircase was a special steel nautical modern style and the lift well was also an original design.
The four to five storey building was put on the State Register of Heritage Places in 1995 and is on Perth City Council’s list of heritage places, National Trust classified and on the National Estate. The society had worked to heritage list Devon House.
“There’s some beautiful art deco lettering on it,” Ms Geneve said. “Because it’s been heritage listed and we’ve had it classified, I feel that it should remain and we’d be very upset to see something happen to it.”
The PCC and the Heritage Council said this week they had not received a development application for Devon House, which was needed for any work to proceed.
A city spokesman said: “Ultimately it would be determined by council. However, the heritage status of the building would be an important factor.”
The building is owned by Claremont Investments Pty Ltd and managed by Lease Equity.
Lease Equity asset managing director Andrew Pratt confirmed the work. He said the lift was a “death trap” and a report by OTIS, which maintained the lift, found it was unsafe. The cost to replace the lift would have been $250,000 so the owners decided to take it out.
He said he spoke to the Heritage Council and the City of Perth this week about the work and the owners were keen to improve the building’s facade while preserving its heritage value. A development application was pending.
“We’re firm believers in trying to maintain and improve the heritage aspects of the Hay Street Mall,” he said. “But you have to look at the building as being a functional building.”

On my travels of the US, I think just about every small town has some lettering (whether it is the town name or just the first letter of the town) on nearby hills. It's ok for the Red Bull Air Race, but I think long term it would be tacky.

The heritage building at Perth’s epicentre, the GPO in Forrest Place, is ready to show off the results of its $31 million makeover, with the upperfloor office tenants moving in this week and the ground-floor arcade set to become a lively retail hub.
Retail tenancies in the first stage are now up for grabs and are expected to be taken up by a mix of a cafe-restaurant operator and retailers, including possibly fashion and accessory stores, a high-profile hairdresser and a telco.
Australia Post, which owns the neoclassic building, kept aside two tenancies for itself, and on Monday opened the doors to its shiny new main central city post office outlet, located in the foyer.
The retail precinct on the ground floor is now complete and the offices above are to be occupied again after years of under-utilisation, with Maunsell AECOM due to shift in to six of the seven floors on Friday.
The company is subleasing the remaining floor.
Jones Lang LaSalle’s senior retail leasing negotiator Matt Stedman said the GPO was a great opportunity for retailers to position themselves in stylish space within an iconic building at extremely competitive rents in the heart of the Perth CBD.
The available tenancies range in size from 45sqm to 209sqm and are renting for $700/sqm upwards.
“We are pretty close to securing a cafe for the ground floor and we are speaking to quite a few (people for) uses for the other vacancies because we want to get the mix in there, we are not just putting anyone in,” Mr Stedman said.
The scene is being set for stage two, due to be ready in 2010, when the arcade is connected to the retail section of the adjoining 140 William Street development via a bridge, with direct access to Perth’s main underground train station.
“The pedestrian traffic is predicted to significantly increase upon the completion of stage two in 2010,” Mr Stedman said. “We are expecting all the traffic coming from the central station to flow through 140, through the GPO to get to Forrest Chase.”
As a result, the leasing is being conducted in stages. While the rents are considered cheap now, they will probably be subject to market review once the link to the train station is opened.
JLL’s senior analyst, Andrew Bouhlas, said the face of retail in Perth had changed significantly over the past 18 months.
“Perth has recently welcomed a number of first-time retailers, including stores in the Hay Street Mall and King Street,” he said.
“The newest addition of Tiffany & Co to King Street joins the likes of other newcomers to the CBD, including Politix, Oroton, Bally, Louis Vuitton, Saba, Hugo Boss and Gucci.
“Despite the current global financial crisis, retail vacancy remains at all time lows, an indication consumers are still willing to spend given the right product and greater choice.”
In the refurbishment of the GPO building that was constructed between 1914 and 1923, the well-known façade, with its columns and enormous sandstone blocks, has been retained but the interior has been modernised and features a spectacular glazed-roof central atrium that casts natural light through the middle of the seven floors on to the retail arcade.
The installation of shopfronts and restoration of the original jarrah parquetry floor have also been costly exercises.
In the office space, more than 500 staff from the AECOM businesses of Bassett, EDAW AECOM, ENSR and Maunsell AECOM will relocate from offices around the metropolitan area.
Maunsell AECOM is a provider of professional technical and management support services for government and commercial clients globally.
Maunsell AECOM regional director Craig Bloxham said the office fitout was carefully planned to protect the heritage values of the building but also had to include the very latest features in environmental design.
Environmental features include motion sensing lights, efficient passive chilled air-conditioning systems, use of natural light and an emphasis on recycling.
Office leasing agent CBRE’s senior director, Andrew Denny, said the uptake of all the floors by Maunsell was a good example of the expanding office needs of big companies in the CBD.

Too many "For Lease' signs. I really hope in this climate they are able to lease the influx of retail space coming onto the market otherwise it's going to be a huge letdown.
Btw I was inside the GPO the other day and may be I'm fussy but it didn't look as good as I would have hoped for. It just feels very claustrophobic and lacks natural lighting. May be I was using the Sydney GPO redevelopment as a benchmark which this one doesn't come close to.

Yeah I read that article last week and had a good laugh. It's just typical BSHIT propaganda by TOV. It's reminiscent of the shit they've been producing regarding the Leederville master plan for years and nothing has come of it.

Cambridge Town Council has approved a bold five-storey office development set to become a landmark on Loftus Street in West Leederville.
Called Nexus, the circular building will have an average height of 24m and will replace premises occupied by the Strathfield Group, bordered by Railway Parade, MacEwan Street and Oxford Close.
Project architect Mark Baker, of Meyer Shircore and Associates, said the council was looking for a distinctive building and the response to the brightly-coloured, louvre-design had been positive.
Construction was expected to begin in the middle of next year and take about 18 months. It will have about 50 bicycle racks.
The site is part of the Southport commercial precinct.

And secondly, in that context, I don't think it is wrong that we should give this development coverage. Think about it. Hundreds of thousands of people will drive past it every week. It is likely to become a landmark. And that's exactly why it deserved coverage.

i wonder if this was helped by the fact that this building was bought a couple of years ago but strathfield had a few years lease left. in effect this means that the new owners had a fair bit of time to come up with a good design etc as they were not in a rush like what would normally happen.

^^The use of "was" here isn't being used in that way though. It should say construction is expected to start. "Was" implies that something has changed from what was originally planned.

It makes reading these forums very frustrating and to a certain extent probably hurts the credibility of FuturePerth as that group originated from many members here. Does the use of the word 'bold' deserve such a response? That and other word like iconic, world-class, etc are used by marketers worldwide, not solely in Perth. I am sure many of the forumers in other cities are mature enough to understand that and not polute their forums with pages of outrage whenever such words are used. Time to grow up boys.

Dude this is the internet get used to it. It's not an online encyclopedia; People whinge, offer free advice and talk shit amongst all the good info that's on here. If you can find a better forum in perth for all this stuff then good luck to you but I doubt that anything exists. And yes just because marketers do it worldwide it doesn't make it right. Also some of those terms may be true in other cities it just doesn't apply to Perth so we are allowed to complain.

Ummm difference is that usually those superlatives actually apply to other cities and don't in Perth.
But hey we are pleasantly surprised.
But we can't always ooh and aah at everything pretty and then ignore shit. That attitude got us the majority of buildings in Perth today.
Criticism is just as important as encouragement.

I agree with mat though I do my fair share of complaining, its got so bad lately and its made me even more negative and depressed with perth, i think if everyone was abit more positive, it would probably improve our quality of life here because we wouldnt always have dullsville playing in our head every time our heart pumps.

"Pretentiousness", "Immaturity" - get a dictionary before attempting to use such "big" words.
I quite like the little petty side arguments that we get into on these forums. There has not exactly much positive in the way of new developments to discuss recently.
Also I beleive many of us changed our views on the use of the word "bold" after we saw the render. My comment regarding the word was in a general sense and I still stand by it.
On the forums, it must be remembered that something which may be a 2 minute conversation in real life can easily be 2-3 threads over a few hours.
This forum is full of people who care about this city and are passionate about the things they believe in. Who cares if at times we apply this passion to seemingly trivial matters. I think such attention to detail and a critical eye on the seemingly insignificant is a positive attribute of many of the forumers here.

the owners of richies restaurant (been closed for a while between lawley's and the wok in a box place) have plans to reopen it as a bar. richies is part owned by the owner of cantina. they're not yet ready to start applying for licences but expect some renovations to be taking place soon...

I take the fair share of the blame for the negativity but we need to be realistic. If something's not right it's not right. No point sugarcoating it or sweeping under the carpet. a little unrest is actually good to initiate some change and it's a sign of growing up.
Hey Chris, the difference between 2002 and now is that back then most 'perthites' didn't know any better. This place was a complete country town at the time. However since then we've had a taste for change and some progress which has opened our eyes. Nowadays we are a lot more savvy about what's good and bad and don't want to settle for the usual crap that Perth has become so accustomed to.

other part owner is (like you said, a chef) michael forde. who was head chef at harvest back when it was good.
perhaps renovations is the wrong word. i think they plan to gut a bit of the interior fairly soon. i was inside the building recently with one of the owners.

Five-storey office block to set standard for Loftus Street

Cambridge Town Council has approved a bold five-storey office development set to become a landmark on Loftus Street in West Leederville.
Called Nexus, the circular building will have an average height of 24m and will replace premises occupied by the Strathfield Group, bordered by Railway Parade, MacEwan Street and Oxford Close.
Project architect Mark Baker, of Meyer Shircore and Associates, said the council was looking for a distinctive building and the response to the brightly-coloured, louvre-design had been positive.
Construction was expected to begin in the middle of next year and take about 18 months. It will have about 50 bicycle racks.
The site is part of the Southport commercial precinct.

4 me 2nd most from the election, but 3rd most from BHP, as this could turn out to be only a smaller tower maybe only x4 the height of the current bldg; I doubt it would be more cinemas, as the DA says office with ground floor retail...
If the light rail gets built along where Maccas is now, then Maccas should go there and then they can pull down the other one... putting a coffee ship there instead........ Light Rail...next stop Equus Coffee Place.

My Mum was doing the approval for this... the owner of the building (and Soto) was slowing things up and not letting them use the park out the back. But they threatened to pull out and leave so he came around and allocated the 2 parking bays... I know I had a go at her too but its all part of the TPS and since the update version is 4 years over due you have to expect these types of things.. Look at the scotsman, you cant carry your drinks to your table out side, the staff have to do it for you... there are these stupid little laws everywhere.

As stated by Lisa at a previous future perth meeting this is PART of the equus site. So it will be demolished to make way for office space component. The 'Greater Union' title is simply a reflection of the CURRENT building signage as can be seen here in googlemaps.

There are a few places around perth where streetview isnt on. A couple of spots in karrinyup ive seen.
How often is google earth updated with new satilite miages, the perth one is pretty old now.

Are you sure? Why would it have a separate DA and no mention of Equus in the title? Either way as long as GU goes I don't think too many people would be disappointed.

Guys I think you have all misinterpreted this!!!
As stated by Lisa at a previous future perth meeting this is PART of the equus site. So it will be demolished to make way for office space component. The 'Greater Union' title is simply a reflection of the CURRENT building signage as can be seen here in googlemaps.

I think the cheaper it is to build, the shorter you want it to be, otherwise you just know it will look cheap and crap.
But lets put it in perspective. Dynons Plaza is 58m, 13 levels and is estimated to cost $140 million. This DA is quoted with $36 million.

36mil doesnt buy you much these days eh? Barrack St has huge potential, so it would be a shame to see this site under-developed. But, there still lots of other crap in that direction which could see something more impressive.

That means it will be only like 3.5 floors high.... If $140 divided by 13 =
10.77 million (rounded), then $36 divided by 10.77 is = to only 3.34 floors :lol:
but that's ^^ only estimates based on Dynons being possibly more nicer than Barrack Street? Also depends on floor plates size, lifts etc.......

More concerned with ground level. The current arcade is pretty awful. Hopefully it makes good use of the street frontage. Barrack st has too little activation at street level on that side. Half of it is blank walls and bank facades.

Bar/restaurant
The bar / restaurant is proposed to be located on the western side of the building
extending to the St Georges Terrace frontage. It is a two storey faceted steel and
glass structure and is proposed to relate to the Central Park faceted canopy and

with the lower ground lounge level approximately 0.5 metres below the footpath and

An outdoor terrace is located above the bar/restaurant, behind the mezzanine and

the bar / restaurant has an open alfresco area including a bar dispense area as well
as plant, service and storage facilities. A service lift is also provided linking to the car
park basement to provide for servicing of all of the ground level tenancies in terms of
deliveries and bin removal.
Restaurant
The two storey restaurant is located adjacent to the Central Park plaza area,
replacing an existing garden bed that partially screens the bland north façade to the
podium of the bank building. The restaurant has a floor to ceiling glazed façade with
recessed entries to the east and west, with timber clad panels masking service
areas. The restaurant includes a take away outlet on the western side. A water
feature is proposed along the northern façade bordering the existing Central Park
plaza pedestrian path and new landscaping at the northern entrance to the
Commonwealth Bank.
Entrance, foyer and lobby
The new entrance is to be extended and refurbished to allow both the banking
