It is also just next to the SPRINT KL Western Dispersal tunnel... This tunnel goes all the way towards IKEA and Tesco in Mutiara Damansara.
Btw, how come in both pix, you can't see the new Mont' Kiara Bayu condo? You know, the new 43-storey tallest one amongst the cluster?

The pix is slightly dated, however... The tallest one (forgot the name) is already completed, and the Kiaramas twins (the ones closest to the hill) are topped-up as well...
If i'm not mistaken, there are new twin towers coming up between Mont' Kiara Bayu and the tall one... At the back of the cluster...
Hard to believe that when i was in form 3 (1994), there was only the triple-towered Mont' Kiara Palma (the white ones with roman-themed design)... Now the whole place is a nice cluster of high-end, high-rise towers...

Bukit Kiara eyes RM600m sales from new projects
BUKIT Kiara Properties Sdn Bhd is forecasting sales of RM600mil from 3 new high-end property projects to be launched within the next 5 years in Mont’Kiara and Sri Hartamas in Kuala Lumpur.
Its managing director N.K. Tong said the company planned to develope high-rise and exclusive condominiums. The first project will take off in about 6 months.
''At the moment, our projects are pending approval,'' Tong told reporters at the media preview of the company's inaugural project, the Aman Kiara bungalows and condovillas project, in Mont’Kiara on Tuesday. The company was looking at sales of RM75mil from the gated residence project.
The exclusive residence consists of 19 double-storey bungalows priced between RM2.55mil and RM3.6mil, and 12 duplex condovillas priced from RM1.57mil to RM1.89mil. The bungalows come in 3 designs with built up areas ranging from 4,650 to 5,410 sq ft and land sizes from 6,050 to 10,730 sq ft.
The condovillas come with built-up areas of 3,690 sq ft for the intermediate type and 4,030 sq ft for the corner lots.
Tong said 16 bungalows and 10 condovillas have been bought by invited customers since Dec- ember 2002. Public sales of the remaining 3 bungalows and 2 condovillas would be launched next month.
''The purchasers of Aman Kiara units are those who have been following our track record of developing quality condominium units in the Mont Kiara,'' he said.
Tong also said the company wanted to develop a reputation in the luxury residential market by providing prestigious and valued-added homes with lush greenery.
Bukit Kiara Properties group executive chairman Datuk Alan Tong Kok Mau said the company would continue to be known as a leading developer of quality homes through the Aman Kiara residences. ''Ever since we took a long break from the property scene after having sold our stake in Sunrise in 1997, we have never failed to keep track of the activities around Mont’Kiara,'' he said.
Kok Mau was the founder of MSEB-listed Sunrise Bhd and is widely known in the property circles as the founder of Mont’Kiara township and ''Condo King.''

BUKIT Kiara, better known as Mont'Kiara, is still attracting new developers and buyers after almost more than a decade of its “founding” by the “Condo King” of Malaysia, Datuk Alan Tong.
The first block of high-end condominiums, Mont'Kiara Pines, was completed around 1992 and since then many more blocks have followed. Today, the Mont'Kiara area alone is home to some 15,000 people, most of whom are condominium dwellers.
Leading the pack in developing the area is public-listed group, Sunrise Bhd, with its award-winning Sunrise Mont'Kiara, a township of high-end condominiums.
Until recently, all the developments in the area comprise high-rise luxury condominiums made famous by Sunrise. Other developers have also jumped onto the bandwagon with their own brand of condominiums.

Asia Quest Sdn Bhd, which had completed Lanai Kiara and Vista Kiara, is developing Kiara Mas Sutera and Kiara Mas Cendana.
Having made a success of its high-end condominiums, Sunrise last year ventured into an exclusive gated community offering bungalow lots for sale, its maiden bungalow precinct in Mont'Kiara.
Called The Residence, it features 48 bungalow lots ranging from 7,500 to 12,000 sq ft on 12.4 acres, priced at an average of RM188 per sq ft.
The first landed development in Mont'Kiara is the Aman Kiara bungalow enclave by Bukit Kiara Properties Sdn Bhd, which started construction in 2002.
The freehold strata bungalow development on six acres comprises 19 bungalows, priced from RM2.5mil to RM3.6mil, and 12 condo-villas priced from RM1.5mil, a density of five units an acre.
The bungalows come in three designs with built-up ranging from 4,650 to 5,410 sq ft and land sizes from 6,050 to 10,730 sq ft. So far, 16 bungalows and 10 condo-villas have been sold.
Bukit Kiara Properties has plans to launch another two residential developments in Mont'Kiara comprising high-end condominiums.
Since then, two other developers have joined in the fray to offer strata landed homes in this highly sought after address.
UOA Holdings Sdn Bhd is turning a six-acre parcel along Jalan Kiara into Villa Mont'Kiara, a gated and guarded enclave of 19 luxury bungalows and 26 back-linked bungalows.

UOA contracts manager David Khor said the project had attracted keen interest with about five units of the 20 available for sale already sold. The company would keep the balance 25 units for rental income.
“The exclusive address is definitely an attraction. Adjoining other prime prestigious housing enclaves, the place is also complete with amenities, established international schools, entertainment and commercial hubs, including the many alfresco-style shops in both Mont'Kiara and the neighbouring Sri Hartamas townships,” he said.
Sunway City Bhd (SunCity) also sees good opportunities here and will be launching its Kiara Hills bungalow enclave in April, featuring 88 bungalows and 33 courtyard homes, within a gated and guarded prime freehold property.
Managing director Datuk C.K. Wong said that after all these years, Mont'Kiara was still a favourite residential address among the more upmarket customer base.
“This is definitely a magnet for those seeking to buy into an exclusive address and be part of the happening place of Mont'Kiara,” Wong told StarBiz.
He said the place's accessibility had been enhanced with the opening of the Sprint and Damansara-Puchong expressways.
The “very high-end” signature residential enclave of Kiara Hills will have over RM1bil in gross development value. Phase one will feature 88 bungalows having about 6,500 sq ft of built-up area and priced between RM4mil and RM5mil. There will also be 33 courtyard homes of about 4,000 sq ft, priced from RM1.75mil to RM2mil.
Wong said the project would be transformed into a tropical enclave of resort homes, designed by award-winning architects.
Elevated about 120ft above ground level, the peak offers a good view of surrounding areas, including the KL city skyline.
“Dubbed the Beverly Hills of Kuala Lumpur, would-be purchasers would be given a preview by invitation only. So far, the number of registrations has been overwhelming,” Wong said.
He said the project would be a significant contributor to group earnings. In its current financial year ending Dec 31, SunCity will be launching RM1bil worth of properties, of which 95% will comprise residential units.

VILLA Mont'Kiara, UOA Holdings Sdn Bhd's most prestigious and upmarket residential development to date, aims to create a resort living lifestyle in an exclusive ambience for its residents.
The gated and guarded enclave of 19 bungalows and 26 back-linked bungalows, located along Jalan Kiara in Mont'Kiara, Kuala Lumpur, has a total gross development value (GDV) of RM112mil. The project is earmarked for completion by July.
The three-storey bungalows, with land area of 5,200 sq ft and built-up of 4,500 sq ft, have a price tag from RM3.6mil to RM4mil each while the linked bungalows, with built-up of 3,810 sq ft, are priced from RM2.6mil.
Of the 20 units available for sale, five have been sold. The group will keep the balance units for rental income.

UOA contracts manager David Khor said viewing of the units was by invitation only and response had been overwhelming with more than 200 registrations received.
“We started building the five show units from the middle of 2002 and invited would-be buyers, who are mostly corporate captains and professionals, to preview our units. By seeing for themselves, they will appreciate what we have set out to create for them.
“The feedback had been very positive and we welcome all their views which, if practical, have been incorporated to make the project even better,” he added.
All the units are fully air conditioned with concealed and split air conditioning units, fitted with built-in wardrobes and kitchen cabinets, as well as hot water system.
The units offer five bedrooms, attached bathrooms, walk-in wardrobes, private master study (in the bungalow), dry and wet kitchens and maid quarters.
Every unit also comes complete with a swimming pool, located on the ground level for the bungalows, and on the first floor for the linked units.
To create a resort touch in every individual unit, water ponds with tranquil water features and landscaping of the compound with selected shrubs and plants are also provided for perimeter boundary and in the private garden of the units.
“Besides the high-end quality materials, including designer fixtures and finishes in every unit, we also put in a lot of effort to create a beautiful streetscape by concealing all underground utilities and covered drains.
“The idea is to build tropical yet modern homes, which combine luxuriant comfort and pragmatic simplicity. The integration of the interior architecture and its external theme creates an ambience of style and serenity,” Khor said.
To provide an “impregnable” security system, an integrated security and surveillance management system has been put in place. The perimeter fencing is mounted with digital CCTV, floodlights and micro phonic detection system, complete with electronic wire fence to detect any intrusion.
For double protection, the single-point entrance is secured with a combination of auto gate system and a barrier access arm, in order to eliminate any tailgating access.
Each unit has its own video intercom and emergency button unit linked to the security control room for visitor verification and emergency assistance if required.
Khor said that with all the extra touches, Villa Mont'Kiara was set to become a residential landmark of distinction.
On UOA, he said the company, a wholly-owned unit of United Overseas Australia Ltd, contributed between RM20mil and RM30mil a year in earnings to the group.
It has four other ongoing projects including Taman Megah Kepong 2 in Kepong, Prima Midah Heights Condominium and Taman Megah 2 in Cheras, and a four-storey office block in Bangsar, UOA Bangsar. These projects have a total GDV of RM359mil.
Its completed projects, which gross a total GDV of RM630mil, include Taman Sungei Besi Indah in Balakong, Prima Setapak Condominium in Setapak, Villa Saujanis townhouses in Segambut and Taman Megah Kepong in Kepong.
The other projects, which have been completed and kept as investment rental properties, are Desa Bangsar Ria Condominium in Bangsar (60% owned by the group), UOA Centre I (44% owned), Wisma UOA Damansara (87% owned) and Wisma UOA II (67% owned).
“We are looking to expand our land bank, especially parcels of around three to 20 acres in the Klang Valley, for residential development,” he said.

THE media preview of Aman Kiara on Feb 17 was nothing out of the ordinary as this maiden project by Bukit Kiara Properties Sdn Bhd (BKP) in the exclusive Mont' Kiara residential enclave in Kuala Lumpur was launched in April 2002.
About 80% of the units had been sold and many of the 19 strata bungalows (priced from RM2.55mil to RM3.6mil) and 12 duplex condovilla units (RM1.57mil to RM1.89mil) are in an advance stage of construction. BKP was unveiling to the media its two nicely furnished show units, a bungalow and a condovilla.

However, it was obvious to some press members that BKP was expanding when its managing director Tong Nguen Khoong (better known as NK) briefly announced that BKP had three upcoming high-end condominium projects on 15 acres, one in Sri Hartamas, and two in the Mont'Kiara areas that were very near Aman Kiara. They would have new concepts and designs.
They will have a total sales value of RM600mil. Plans have been submitted for approval and the first of the three projects will be launched in six months.
In a way, this signals the return of former Sunrise Bhd executive chairman Datuk Alan Tong Kok Mau, 68, not only in a bigger way in the property development business but in re-establishing his mark as “Malaysia's condo king”, a reputation he rightly earned for his vision in developing the highly successful Mont'Kiara when he led Sunrise from the time he founded it in 1968 to its listing in 1996.
Now as BKP executive chairman and his only son, NK, leading a strong management team (some of the senior managers were also formerly from Sunrise), they will steer the company to greater heights of success. And it looks like the three new projects are part of an effort to prepare the company for an eventual listing on the Malaysia Securities Exchange.
“Ever since we took a long break away from the property scene after having sold our stakes in a listed company (Sunrise) in early 1997, we have never failed to keep track of the activities around Mont'Kiara. This is because Mont' Kiara holds a very special place in our heart. It is very dear to us for this is the place from where we have built many happy homes for thousands of people over the years,” said Alan Tong, who is also executive chairman of ATKM Sdn Bhd, another company formed to undertake property development.
“That is also the reason why we have no hesitation at all to choose Mont'Kiara again as the location for us to have our first project under the banner of Bukit Kiara Properties. With Aman Kiara and our future projects in the vicinity, we are certain we can continue to contribute towards the growth of Mont'Kiara in many ways.
“This is part of our quest to be a niche property developer in supplying homes that will exceed our customers' expectations in terms of quality, sustained customer relationship, excellent management and peace of mind. Like every golf course designer who invariably has a signature hole in the course they design, Aman Kiara will be the signature project in BKP,” he added.
NK said BKP was focused on building totally integrated homes with a view to raising the standards of property development.
“With Aman Kiara, we hope to position ourselves as a lead player in the high-end property development segment,” he said, adding that BKP was also committed to proper maintenance of the development.
To put words into action, the Tongs have always been inculcating a strong work culture and business ethics among its employees and business associates. Even at a recent dinner for business associates, the Tongs again drove home the message that things must be done right the first time and must be above-board.
NK said it was vital that its business associates, from contractors and consultants to employees, worked as one unit and like a family.
“In some areas we expect perfection but it's also a trade-off between cost, quality and time. Quality is paramount, but it may take a longer time (to do the job).
“As for cost we are prepared to spend but our product must also remain affordable,” said NK, who holds a bachelor of arts degree in architecture from the University of Manchester, Britain, and a master in business administration degree, majoring in real estate, from the Wharton School, University of Pennsylvania, the United States.
NK said there were occasions when BKP had to help its contractors on a learning curve and retrain their workers, especially when the Indonesian workers were sent away in 2001, and a new batch came but lacked the experience.
In its efforts to foster rapport, open trust and mutual respect with its contractors, BKP ensures that payments are prompt: 21 days after submission of claims by the contractors instead of the normal 30 after certification by the consultants. “As cashflow is the life blood, any delay can cause all of us to suffer,” he added.
“My father has been mentoring me since I was born. He is a man of principle and integrity, even when he was in politics and as a developer. When he makes a promise, he honours it. He takes his words seriously. He also shows leadership by example,” said NK, 36, who recalled incidents when his father would pick up some rubbish and put it in the bin and the managers who were following him would follow suit.
Does he feel that he is in his father's shadow?
“Yes, but that's not a bad thing. I operate at three different levels with my father: as a co-worker, friend and as a son. There are times when I need to remember I am the son,” said NK.
And what does the elder Tong think of his son?
“I am a grassroots man while NK is more into management. I also learn some tricks of the trade from him. I came from a very strict family. My late mother was my mentor. We describe her as the imperial lady with lots of virtues like trustworthiness and integrity. If she were alive today, she would have been proud to see her grandson embracing these virtues that I treasure so much,” he said.
