Gemmayzeh is one of the most representative neighborhoods of the late 20th century Beirut. The project is designed on one of the last few plots authorizing a large scale intervention in the region. Two scales of urban interventions were adopted: the towers as a landmark at the scale of the city, and the low-rise buildings integrated to the scale of the street.

The two towers, more than 100m tall, incorporate most of the project's surfaces and are set off Gouraud Street. Their impact is masked at street level by surrounding them with a cluster of low rise buildings, no higher than their environment, integrating the complex into the neighborhood. The two towers were envisaged as being wrapped in mousharabiyeh style perforated metal screens. The perforation expands along the high-rise elevation to disappear progressively into the sky, thus enhancing its monolith appearance. The low rise elevations are a contemporary interpretation of the neighboring contextual architectural features.

^^Don't like it. I hate these freestyle designs. What's good is all the trees, a lot of projects are being designed with trees.

looks nice, but i'm against building highrises in Jemmeyzé...does anyone else think that the port entrance area (1st pic) leading downtown, needs a major facelift??

^^^ i was thinking just that, not only a facelift but some proper zoning.

rue gourad leading to downtown needs that aswell.

Quick fix...Plant the center of the road and some small trres in the sidewalks ..further paint the sidewalks..would look nice

Saw it, there's a render on the wall arround the plot. It has nothing to do with the render in the first post, it's just a regular single tower. Will post the pic soon.

..shame, the first render is nice... the street level facade that is..

the high rise is messy, ugly and wont fit in with the rest of the area.

The landscape of our country is getting day by day more worse. I hope that in a few years Beirut has still it old charm. Personally I am not happy with the development. The Beirut marina in the BCD is looking horrible. The PT really does not fit in this area.

It is the same with the "Gemmayze- Village" . Like John said; it will not fit in this area. I hope that the final rendering will look match better.

No, I am not kidding. Why in the hell they are building highrises in BCD. It is horrible. The BCD looks like it is divided in two parts. If you look at London or Paris you see that the whole city is looking like one. The high-rises [BT,BB,PT,MT...) of BCD does not have anything special. If you take pictures of the new marina you will be not able to know if this place is really in Lebanon. They are not eye catcher like the "Torre Agbar" in Barcelona; Spain.

Beirut don't have to take a theme from Paris or London.. I think the different districts in Beirut are genius and Marina tower is now a landmark tower

That's good even better.. 1 Tower is alot better.. anyone with eyes standing in the downtown region can notice this area is going to be Filled up with highrises sooner or later... let some of them stand out as taller already.. Personally, idk why everyone was against this project.. the design is not so bad. its friendly and nice... and changes the concrete that is filling the city... but once again if its a new height its probably a new design... so we have to wait and see.
as for the people defending older structures in beirut.. i am with most definitely keeping the older structure but not if it is destroyed. i think its time beirut gets rid of these in the hopes of never getting them again.
