of course they are still on the building.....it is not completed yet lar......they are doing a large scale recladding and renovation works including a brand new lobby! ;)

I think this would be the highest building ever recladded or renovated in KL so far! :)

oh...just some updates........

They've now changed the glass to blue!

And there would be a name change too ....to Menara Prime! :)
....I'll post some pictures soon! :D

I just passed by the Prime Tower (ex-Shahzan) and noticed that the renovation is much more massive than what I thought initially... The entire ground floor lobby and lower levels are all closed off... Hoardings can be seen everywhere...

It is as if that is a new building awaiting completion... Wow, can only wait to see how the Prime Tower looks like when all the work is finished!

Btw, never knew that the UOA Center One has apartments on the top? It's the lower building at the very front (from szehoong's first pix)...

yea....they are redoing the bottom 3 floors including the lobby! They are also adding aesthetic features to the stepped backs of the tower.

BTW the balconies you could see at UOA belongs to the offices there.....there isn't any apartments there. ;)

I had a friend whom worked at one of the offices there and her office alone has got 2 balconies! I watched the new year's fireworks from there :D

No they are renovating it.....cleaning has those window washer thingy but this involves heavy duty cranes.........you seriously need to come down to KL and have a look at things lah! :D

it's like a trend for building owners in KL to re-clad their building.. Sime Darby, UMBC, Parkroyal, Shangri-La.. etc already completed their re-cladding work.. even Sogo want to put new cladding (still on drawing board..)

Oh yeah, archiless... Yayasan Selangor is definitely the best re-cladding work so far in the city...

Hard to believe that an old, 1970s-style building can be made as if it was completed only yesterday... I'll try to get some pix of that building asap...

I dunno about Shahzan....but Insas is a company name - Insas Berhad........

The word Shahzan had always been there......since the first name......Shahzan Prudential Tower


I think Shahzan Prudential Tower sounds nicer.....hehehe.....but Menara Shahzan Insas sounds more local and exotic.....

Menara Prime......well I kinda agree with ya that this name isn't too original.....why they dun just name is Menara Shahzan instead.....short, simple and nice :D

STANDARD Chartered Bank Malaysia Bhd will be relocating its corporate headquarters from its current 2, Jalan Ampang site in Kuala Lumpur, where it had been operating for the past 40 years, to a Jalan Sultan Ismail location in the city’s golden triangle in August.

The new office, to be named Menara Standard Chartered, was previously best known as Menara Shahzan.

StanChart chief executive officer Shayne Nelson announced yesterday that the bank would occupy about a third of the space in the 46-storey building, equating to some 100,000 sq ft.

Nelson said the relocation would mean an investment of RM65mil this year, primarily in renovation and leasing costs.

“This is not just another building to us. It represents our long-term commitment to this country as well as our belief in its future,” he said.

Within the next three years, the bank would be investing a further RM90mil to upgrade and enhance its information technology infrastructure for consumer banking, he added.

After the move, StanChart intends to maintain a branch operation at 2, Jalan Ampang.

I am not too sure about this but I think they still own the building. StanChart is just the main tenant of the building therefore it gets its name on the building. :)

Same like Menara Maxis. Maxis Communications Berhad don't own the building but Tanjong PLC does. ;)

Insas is a very big company which has lotsa subsidiaries and they are involved in:

- Stockbroking
- Finance ( they own a finance in HK called M&A Finance )
- Credit & leasing
- Property Investment
- Property Development
- Car Park Management
- Computer trading and software consultation
- Computer dealers and consultancy
- Manufacturing and distributing semiconductor products and equipment
- Restaurant operator ( Dome )
- Wine Merchant

The Boulevard Offices are those offices across the MIdvalley Boulevard from MidValley Megamall .....just opposite the mall lah ;)

Hahaha....although I knew there isn't any banking hall there yet but since I am having Starbucks there day before yesterday......I just strolled in to ask if I could cancel my Stan Chart credit card there.....they told me that I have to go to Lot 10 as well. ANyway I think they should at least have an ATM machine there which there isn't :D

Anyway the reception girl said that they are considering having a banking hall there.....and the lobby is fantastic! :okay:

This building is owned by Insas Berhad (I am not too sure if they are still the owner). Standard Chartered doesn't own this building.....it is renamed Menara Standard Chartered because they are commited to leased 21 floors long term from the building owner.

yes.....all tenants moved out when they refurbished the building ;)

I see they cut off that rounded part where the main tower is slightly offset near the base, I think that's a slight aesthetic improvement.

but SZH, they r heavily subsidised (h-s).. dats y they can afford. if in MAS, then a lot will complaint.. here everything u c is h-s, i and my eyes used 2admire, but not anymore. another thing is, if one grup of people decided to leave (read 1grup as financially influential), then DXB will be deserted, like ghost town from the future.. do u also know dat they are planning to build a floating city? hmm one wonders where one's imagination n creativity end..

Yup.....in fact most of the project are either endorsed or indirectly funded but the Dubai ruling family. But I am kinda surprised as why extremely rich Msian companies wouldn't wanna built tall tall HQ to mark their presence hehehehe......dunnolah.....maybe their careful spending is why that they are rich in da first place :D

ANyway ....many years back.....I was clearly dissapointed by Wisma Genting......was thinking that Genting's HQ could be much taller ir not more iconic ;)

wisma genting.. yup, a total letdown. so 'boringly uninteresting.' i used to stare at the streets of KUL from L21, quite a view.. but the bldg has its fair share of 'supernatural' stuff.. ha ha. won't go in2 dtls la..

I wonder how tall it is now with the addition. Maybe it's over 200 m now. I should probably email the architects or something. Did Hijjas Kasturi Architects do the addition or was it another firm?

I remember viewing the SkyscraperPage.com diagram of KL city that showed StanChart in its old design as 198m... Correct me if i'm wrong but with that addition on the roof, the building should be topping 200m already...

That thing does not look like its lower than 2m... :)

SINGAPORE's real estate investment arm plans to sell Menara Standard Chartered at Jalan Sultan Ismail here for about RM300 million, seven years after it bought the property, sources said.

The Government of Singapore Investment Corp Real Estate (GIC RE) is believed to have approached several local property agents for the possible sale.

"They are looking for a yield of about six per cent which works out to about RM950 per sq ft. They should not settle for any less than RM900 per sq ft for the building and in that location," a property agent said.

Based on a nett lettable area of 321,000 sq ft, the building could be sold for between RM289 million and RM305 million.

GIC RE vice-president for administration and corporate affairs, Greg Baptist, declined to comment when contacted.

According to GIC RE's website, it bought Menara Shahzan Insas through its affiliate Reco City Sdn Bhd in November 2001 for RM135 million.

Built in the mid-1980s, Menara Shahzan Insas is a 42-storey office tower with a total gross floor area of 46,700 sq m.

The building was later renamed Menara Standard Chartered in July 2004 after Standard Chartered Bank relocated its corporate headquarters there.

The website also said the building required extensive renovation due to its age and condition at the time of acquisition.

Once renovation was completed, GIC RE repositioned Menara Standard Chartered as a premium office building, attracting class A office rentals and international tenants like Standard Chartered Bank, California Fitness and Servcorp.

GIC RE is one of three business units under GIC, one of two of Singapore's investment arms. Temasek is the other arm that is more well known among investors. Together, they manage Singapore's foreign reserves.

GIC RE's website states that its current assets in Malaysia include holdings in the Sunway Pyramid Mall, Sunway Hotels and Resorts and a stake in the City Square shopping mall in Johor Baru.

Dutch insurer ING is buying Menara Standard Chartered on Jalan Sultan Ismail in Kuala Lumpur for RM328.35 million, and will continue to invest in properties in Malaysia, says its top official here.

The purchase by its Malaysian arm, ING Insurance Bhd, from Reco City Sdn Bhd is expected to be completed by year-end. Reco City is an affiliate of Singapore's GIC Real Estate Pte Ltd (GIC RE).

Business Times had earlier reported that ING was a frontrunner to buy the 45-storey building, with total tenantable area of about 345,000 sq ft.

ING Insurance president and chief executive officer Datuk Dr Nirmala Menon said that an agreement to buy the property was entered into in September.

"It is a calculated acquisition, which was made after we were satisfied with our professional consultants' due diligence reports, with relevant risk consideration and risk management done," she said.

She added that apart from capital appreciation, the building is one of the most prominent office towers in the prime commercial area of Kuala Lumpur's Golden Triangle. It would also act as a hedge against inflation.

"The company obtained approval from the Foreign Investment Committee (FIC) to acquire Menara Standard Chartered in September 2008. The purchase is scheduled to be completed before year-end," she added.

Talks surfaced recently that ING Insurance may not go ahead with the deal as parent ING Groep NV had warned that it will likely post euro500 million (RM2.27 billion) in losses, when it announces its third quarter results next week.

Last month, the Dutch government extended euro10 billion (RM45.3 billion) to ING to help reduce the financial services provider's debt equity ratio from 15 per cent to 10.

Nirmala, however, said that ING Insurance will continue to seek prime properties in Malaysia for investment.

"Our purchase of Menara Standard Chartered is our testament that ING Insurance is committed to long-term investments in the Malaysian market and we continuously seek prime investment opportunities including real estate opportunities. The total assets under (our) management currently stands at RM10 billion," she said, adding that investment is part of ING Insurance's portfolio diversification strategy for a secured and strong income stream.

Menara Standard Chartered is over 90 per cent occupied. Its main tenant is Standard Chartered Bank Malaysia.
