yes QTU looks very modern&nice...Before when it was opened was just an "test",to prove the capacity that Tirana people could buy,and had just 38 shops..now QTU have around 78 shops after expanding it..the construction right there in the pic. is an Bank ,but the other building of QTu is around the existed building.

Pervec "City park ",te tjerat ne shqip jane.Pastaj duhen kuptuar tendencat e sotme per ti bere pak "anglisht" emrat e bareve ..restoranteve apo dhe te qendrave tregtare.

Ka dhe dyqane te firmave te njohura por kij parasysh se nuk eshte aq kollaj te terheqesh firmat (chain) qe te hapin dyqane, ka aq shume kerkesa dhe pretendime per xhiron vjetore qe veshtire te permbushen. Gjithashtu dhe tregu eshte i vogel dhe po thuajse pa asnje firme me experience qe te jete partneri lokal i tyre. Ka dhe probleme me siguracionin e investimeve dhe te debitit.

Albania SupermarketA giant shopping mall that will open later this year is expected to increase competition in the Albanian retail market and drive down prices of commercial real estate.


The City Park Tirana project will include a shopping center, food courts, an electronics superstore and an international hypermarket. According to Colliers International the new mall will increase Tirana’s current retail market inventory by 74 per cent.

The increase has worried competitors who complain that excess capacity is being created.

“Such projects will increase retail market inventory to 250,000 square meters, and that is dizzy”, the operator of Univers Shopping Center, QTU, currently the largest mall in the country, said in a statement.
Though experts agree that the increase of retail space in the market will drag rental prices lower, they point out demand will remain high.

“The latest expansion of QTU and the upcoming opening of City Park Tirana will increase the supply side pressure on the retail market prices,” Colliers said in a market review early this year.

“As a result, the prices are expected to decrease slightly although the demand for retail spaces will remain high,” Colliers added.

The Albanian real estate market is seen by foreign investors as being on the cusp of a building boom as the country slowly emerges from transition and its European Union prospects improve.
Albania was invited to join NATO last April, what analysts saw as a further sign of growing stability.

Germany's Praktiker To Open First DIY Centre in Albania on Oct 30

Albania will get its first do-it-yourself (DIY) and home improvement centre at the end of this month, when German DIY chain operator Praktiker opens a store in Tirana, the German group said.

"This move will make Praktiker a pioneer in this market: so far there has been no comparable retail format – whether operated by a national or international corporation – in the whole country," the company said in a statement on its website.

The store with an area of some 8,700 square metres is scheduled to open on October 30 in the Albanian capital. It will be the 103rd international location of the Praktiker Group and Albania with its 3.2 million inhabitants will be the ninth foreign country in the international portfolio of the group.

"In this small market which is programmed for growth, Praktiker can fully draw on its competence advantage as a pioneer in the southeast European DIY Business, cultivate a field that is as yet untilled and at the same time contribute to the development of the construction and rehabilitation sector in Albania," Praktiker CEO Wolfgang Werner said in the statement.

"We clearly decelerated our international expansion under the impact of the global economic crisis, but we did not stop it. The market entry into Albania will enable us to further expand the dominating position of the Praktiker brand in that region from an improved starting position after the end of the crisis which is already on the horizon," Werner added.

Praktiker initially planned to open the DIY centre in Tirana last autumn but a delay in getting the building permit and slow construction progress delayed the opening.

The Praktiker Group operates around 440 home improvement and DIY centers in countries including also its home country of Germany, Turkey, Greece, Bulgaria, Romania, Ukraine, Hungary and Poland.

"Delta Maxi" bought the company "Euromax" from Albania, but this contract has not been verified by the Albanian authorities in charge for the competition protection.

Leading Serbian retailer Delta Maxi, owned by the country’s largest diversified holding concern, Delta Holding, appears poised to enter the Albanian market following the announcement by the country’s anti-monopoly office that the company has entered an agreement to acquire Albania’s leading local retailer, Euromax.

Euromax, owned by local entrepreneur Samir Mane, opened its first outlet in 2005 and currently operates a network of 17 stores in the capital, Tirana, as well as the port cities of Durres and Fier and in Elbasan, in the centre of the country. In 2006 the EBRD purchased a 10% stake in Euromax via an €8m loan and equity investments of around €1.5m.

To date, Delta Maxi has invested around €400m to expand its retail operations in Serbia and throughout the region. The company is currently active in Bulgaria, Montenegro, Bosnia & Hercegovina and Slovenia. In May, Delta Maxi announced plans to open around 33 new outlets in Serbia and across the region by end-2009.

In October last year Delta Maxi entered the Bulgarian market through the purchase of the Piccadilly retail chain. Delta Holding has said that it plans to invest €80m to open 20 new Piccadilly outlets across Bulgaria by end-2010.

Delta Holding, controlled by businessman Miroslav Miskovic, is Serbia’s third-largest company and largest privately held concern. The company is active in the retail, property, production, agribusiness, financial brokerage and insurance sectors.

yes they are,but you must know that Delta Maxi is part of Delta Holding,and they invest a lot in real-estate and lost big money there,so the crisis hit them stronger then Mercator.It`s interesting for me that Mercator is a part of shoping mall,they usually built their own.

Qe te ta lendoj akoma me shume nacionalizmin tend dhe te disa te tjereve ketu: Perfaqesuesi i DELTA-s qe drejton Euromax-in eshte Shqiptar nga Kosova.

Mercantor was one of the contenders to buy Euromax from the Albanian owner but the talks never got serious as it was the case with Delta.

Shume mallra cilesore kane, shumellojshmeri, edhe cmimet i kane te pranueshme. Me te lira se Praktiker (sipas mendimit tim).

Ka ca njerz ne Shqiperi qe kan aq pare sa shkojn ne vende te huaja me i shpenzu, mos flisni kot palidhje.

I njejti mall eshte me lire jashte vendit sesa ne Shqiperi, per mos te thene qe zgjedhja eshte shume me e madhe.

20 vjet pa shkelur? kam nja 2 muaj pa shkelur. Nuk e di cfare kapaciteti ka aeroporti yne po me shpejte se sa futem e dal nga Rinasi nuk e kam bere ne ndonje aeroport tjeter. Edhe stacione treni ne vende te tjera kane me shume njerez se Rinasi...

ej, po per ke parking e ke fjalen pasi ai qe shohe ne foto eshte i dyqanit me duket?? mbaj mend qe te parkoje makinen ne rinas ishte shtrenjt per nivelin e jeteses atje dhe ishte vertet boshe!

Parkimi i mbuluar në Rinas ishte i mbushur plot me makina.
Parkimi për 15 min atje është falas.
Për 1 orë, 1500 lekë.
Për 1 ditë 7200 (ditën e parë) dhe 6000 ditët e tjera.

Parkimi ne Rinas plot eshte, se vjen katundari nga Anglia del gjysma fisit ta presi :D Por gjithsesi plot eshte vetem ne kohe dreke

Po sa vende parkimi ka aeroporti kombetare???? mua me jane dukur pake dhe ato pake ne korrikun e kaluar qe isha me jane dukur gjysem boshe!! Mbase e kam gabim pasi beje krahasimin me aeroporte jashte shqiperise qe megjithese mund te kene permasa te njejta njerezit i perdorin parkinget dhe jane vertete shume sa nga ndonjehere nuk i shikon fundin me nje veshtrim....

Po kush po e krahason Tiranen me Gjeneven qe ka rreth 10 here me shume pasagjere se Rinasi. Ti mos merr shembuj kot mbasi kot. Gjeneva ka 6 milione njerez qe jetojne deri ne 2 ore larg aeroportit. Gjithe Shqiperia ka vetem 3 milione. Aeroporti i Gjeneves eshte i lidhur dhe me rrjetin rrugor te Frances dhe te Zvicres. Ne aeroportin e Gjeneves kalojne 150 trena ne dite. Pastaj te mos flasim per ekonomine e Gjeneves dhe gjithe trafikun diplomatik qe vjen aty si qendra e dyte me e rendesishme e OKB-se. Plus fakti qe Gjeneva eshte 100 here me e pasur se Shqiperia dhe banoret mund te udhetojne pa patur nevoje per vize ne gati cdo vend te botes. Gjithashtu, Rinasi ose s'ka fare, ose ka shume pak pasagjere tranzit, qe s'mund te thuhet per aeroportet me te medhenj ne Europe. Se fundi ke gjithe trafikun e turisteve ne Gjeneve, sidomos ne dimer, qe eshte gati inekzistent ne Tirane. Ne fakt, po t'i marresh te gjitha keto fakte parasysh, fakti qe Rinasi ka me shume se 1/10 te trafikut te Gjeneves, te duket gje shume inkurajuese. Prandaj mos krahaso Rinasin kot me Gjeneven.

Sic e thashe edhe me pare, krahasoje Rinasin me aeroportet qe eshte per ta krahasuar. Ne 2009, Shkupi kishte rreth 660,000 pasagjere, Sarajevo kishte rreth 530,000, kurse Rinasi kishte rreth 1,400,000. Dmth kishte me shume se dyfishi i Shkupit dhe gati sa trefishi i Sarajevos. Edhe Beogradi kishte vetem 2.4 milione pasagjere megjithese Serbia ka dyfishin e popullsise se Shqiperise, dhe ka 100 here me shume trafik biznesi, plus qe JAT mundohet te kaloje pasagjere tranzit ne Beograd. Edhe Ljubljana, me ekonomi 100 here me te zhvilluar dhe ku Adria Airways lidh pasagjere tranzit kishte vetem 1.7 milione pasagjere ne 2008 (dhe si cdo aeroport tjeter rrumbullak, besoj se trafiku ka rene per 2009). Ja pra, keto jane krahasimet qe mund te behen me Rinasin jo aeroporte kot mbasi kot tip Gjeneve a Shtutgarti.

Po kush po e krahason Tiranen me Gjeneven qe ka rreth 10 here me shume pasagjere se Rinasi. Ti mos merr shembuj kot mbasi kot. Gjeneva ka 6 milione njerez qe jetojne deri ne 2 ore larg aeroportit. Gjithe Shqiperia ka vetem 3 milione. Aeroporti i Gjeneves eshte i lidhur dhe me rrjetin rrugor te Frances dhe te Zvicres. Ne aeroportin e Gjeneves kalojne 150 trena ne dite. Pastaj te mos flasim per ekonomine e Gjeneves dhe gjithe trafikun diplomatik qe vjen aty si qendra e dyte me e rendesishme e OKB-se. Plus fakti qe Gjeneva eshte 100 here me e pasur se Shqiperia dhe banoret mund te udhetojne pa patur nevoje per vize ne gati cdo vend te botes. Gjithashtu, Rinasi ose s'ka fare, ose ka shume pak pasagjere tranzit, qe s'mund te thuhet per aeroportet me te medhenj ne Europe. Se fundi ke gjithe trafikun e turisteve ne Gjeneve, sidomos ne dimer, qe eshte gati inekzistent ne Tirane. Ne fakt, po t'i marresh te gjitha keto fakte parasysh, fakti qe Rinasi ka me shume se 1/10 te trafikut te Gjeneves, te duket gje shume inkurajuese. Prandaj mos krahaso Rinasin kot me Gjeneven.

Ti ke te drejte ne cdo gje qe shkruajte. Une te thashe qe po e krahasoja me vende te tjera qe kam pare une me sy e ne aeroport te Shkupit ose Sarajeves nuk kam qene ndonjehere. Patjeter qe duhet te krahasohemi me ato qytete por une as ja kisha haberit se sa udhetare kishte ne ato aeroporte...

une besoj se tregu i qendrave tregtare ne tirane eshte "ngopur".vitet e fundit jane ndertuar shume qendra tregtare ne dhe rreth tiranes.per te mbijetuar duhet te te ofrosh diçka te re apo te ndertosh ne qytetet e tjera te medhaja si durresi,shkodra,vlora apo elbasani.

Eshte e vertete se tregu eshte 'ngopur' me Qendra Tregtare ne Tirane por Megatek s'ka te beje fare me te. Eshte komplet kategori tjeter tregtije. Fajin e ka plani i gabuar i biznesit dhe pallavrat qe flasin njerzit per madhesine reale te tregut Shqiptar.
