Makati's hotel boomlet

ANOTHER boutique hotel has risen on the fringe of the Ayala commercial district.

The 10-room Roman Suites across the New World Renaissance Hotel on Pasay Road has enjoyed almost daily full bookings since it quietly opened a month ago, helped no doubt by its P1,650/night introductory offer.

On a larger scale, as if sensing the tightening of room supply, Antel Land Holdings has just announced that it is converting its still-to-be-built A. Venue residences, beside Makati's red light district, into a high-end condotel.

A project of the La O family, A. Venue is a 29-story condo building. Buyers of the 356-unit mix of studios to 3-bedroomers are being enticed to join the planned hotel venture on an 80-20 revenue-sharing basis.

THE SECURITIES and Exchange Commission is considering relocating to a squatter-infested government area in Quezon City, near the head office of the Bureau of Internal Revenue, instead of the Fort Bonifacio Global City area near the Makati business district, the future site of the unified Philippine Stock Exchange and closer to the SEC's corporate base on Ayala Avenue.

The new masterplan will be more or less similar to the one I posted before from one of ALI's presentation about the revised BGC Masterplan which is set or launching within 1Q-2006.

3 edifices to spur development

THREE MORE structures have joined the property boom bandwagon.

An unlikely complement to the Cultural Center of the Philippines, the art center of Manila, opened last week within the CCP complex. The 2-story, 1.2-hectare Harbour Square is several steps away from the bayside, the CCP main theater and the Folk Arts Theater.

Meanwhile, a 4.5-hectare tri-mall development is about to rise at the corner of Ortigas Avenue, C5 and Julia Vargas. The project targets the markets of Makati, Cainta, Quezon City, San Juan and Mandaluyong areas.

This development allocates 35 percent of its property to greenery and landscaping, with a 1,400-car covered parking capacity to boot.

The 45-story East of Galleria condominium right at the heart of the Ortigas skyline (on Topaz Street, Ortigas Center) will also rise to blend in with Robinsons Galleria Mall's proximity value using its combination of bi-level and loft-type units.

Ongoing redevelopment

Harbour Square has blended in with its environment as it provides a large area for open spaces for previews of upcoming cultural shows and performances of the CCP. Its theme is centered on tourism, food and entertainment as well as the arts.

Harbour Square becomes part of the ongoing redevelopment of the CCP and the Mall of Asia where some residential condo projects are about to start within the next few years.

With the modernistic name of Silver City, the tri-mall project will feature an Auto Mall, Fusion-tech Mall and the Wellness Mall.

Its Auto Mall is a convention-glass type of architecture, which will showcase 80 to 100 brand-new cars from leading manufacturers and automotive dealers. It will also offer car accessories and from various shops and parts dealers, while banks and finance services, insurance services, sports lifestyle boutiques, motorbikes and jet ski products, and an event center will also be accessible.

The Fusion-tech Mall has an anchor establishment 10,000 sq-m call center inside its core and is surrounded by technology-oriented retail locators such as telecommunication hubs, IT and computer products, consumer electronics and appliances.

The mall, which will be wi-fi compliant, will have food and beverage locators.

Finally, the Wellness Mall will boast of a 3-story venue for medical services, diagnostic/laboratories, ultrasound services, pharmaceuticals, beauty centers, children's playground, fitness gym and spas. The CCP management and the developer of Harbour Square had planned for CCP to be a regular destination not only for tourists but also for the locals to patronize local arts and culture in a more massive and continuing way.

Global trend

"Most of the arts and cultural centers, including museums in almost all parts of the world have started to recreate their areas by establishing food and entertainment development concepts within their respective centers. It's a global trend that has made so much sense," said Roger M. Garcia, director for communications, Meedson Properties Corp. Meedson is the developer of Harbour Square.

He added that CCP, recognized as the best cultural site in Asia for decades, has had to make such a move to remain at par with other arts and culture centers in the region.

Said Garcia: "Anywhere in the world, one of the most expensive pieces of property is located within the bay area. The world-famous Manila Bay sunset and its proximity to the arts and culture, and tourist belt areas are the key factors why a development such as Harbour Square is a must."

David Wuson, corporate planning director of MC Mall Inc., said the Automall would cut the hassle of hopping from one dealer to the other so customers could compare the cars that they want on the spot.

"We conceptualized the niche-retail consumerism pattern after what ShoeMart started 40 years ago. We would also take what MC Home Depot did with its hardware and construction materials. They started 10 years ago with one hectare of lease space to what is now 6 hectares with a lot of similar business competitors joining the bandwagon," he said.

Making better choices

The main objective of Silver City's themed malls, he added, would be the ambience and the convenience that would empower consumers to make better choices in their buying decisions.

"Since no new condo developments were being built in Ortigas for the last few years, Robinsons Land took note of the opportunity and decided to build a new tower to serve the need," said Danilo E. Ignacio, general manager of Robinsons Land high-rise building division.

I don't think UST Archi grads designed this... it seemed to be a low profile project designed specifically for boarding students in nearby universities...

i'll look for that, i know that the one being build at galecia street is the ust tower, and the interior of that are made by designer students of ust, their works were exhibit as i remember. and i think this shouldn't have a seperate thread coz' just like what you have said this is just a low profile project. but im loooking forward to this project.

Thanks terrapin, I've been waiting for the revised design of that which is formerly known as the Centerpointe Residences. The new design and layout of Mezza Residences resembles that of The Residences at Greenbelt.

The lot has been fenced already and the old structure has been totally demolished. I think they're now ready for construction but I don't see any construction materials and machineries within the site yet.

BTW, where'd you get that rendering? :D

A short background on Mezza Residences:

It stands at the corner of Araneta Ave. and Aurora blvd.
The revised design will have four towers, each 30-stories.

The old design consisted of 6 towers with heights ranging from 20-27 stories.

There wont a mall in it, this article http://www.skyscrapercity.com/showpost.php?p=6709097&postcount=26 says that the commercial aspect has yet to be decided upon, but it won’t be a shopping mall.

Robinsons Land buys 9.3-ha property of Jardine Davies

Robinsons Land Corp. (RLC), the property unit of Gokongwei-owned JG Summit Holdings Inc., signed an agreement with Jardine Davies Investments Inc. for the purchase of the latter’s 9.3-hectare property in Merville, Parañaque City.

RLC, however, did not disclose how much it acquired the property, which is close to the border of two major central business districts (CBDs) – Makati and Bonifacio Global City.

The purchase of the property marks RLC’s entry to the Southern part of Manila.

RLC said the property will be developed into a mixed-use type development with several residential-gated enclaves consisting of affordable mid-rise condominium units and townhouses in the P2 million and higher category.

For this project, the company is targeting the mid-level to senior executives, entrepreneurs, medical professionals, expatriates, young couples or start-up families and OFWs.

With its sheer size and prime location, RLC said the Merville acquisition will help answer the needs of various target markets looking for an attractive address that are close to CBDs but not at the price of current CBD properties.

Currently one of the most active real estate developers, RLC also won in the recent government bidding for the four-hectare Manila Gas property valued at P573 million. Said property is scheduled for turnover by next month.

For its fiscal year ending September 2005, RLC posted a net income of P1.2 billion on total revenues of P5.08 billion.

In the first quarter of its fiscal year 2006, RLC reported a net income of P419 million or an increase of 28 percent from the previous level’s P328 million. Revenues likewise went up 38 percent to P1.72 billion compared with only P1.25 billion a year earlier.

RLC is the flagship property development arm of JG Summit Holdings Inc., one of the country’s largest conglomerates with diverse interests in branded consumers foods, agro-industrial and commodity food products, textile, telecommunications, petrochemicals, air transportation and financial services.

The company has four core businesses: commercial center development and operation, hotel development and management, quality high-rise office and residential buildings development, and housing and land development.

THE GOVERNMENT is considering a joint-venture offer of the Ayala group on a state-owned property just off the Makati business district that used to house the International School, as a last option, as it prefers a cash purchase, an official said.

"Joint ventures will be considered only if other offers fail. We prefer outright sale because we want cash," said Finance Undersecretary Gabriel Singson Jr., who is tasked with monitoring the government's privatization program

The government is offering the 4.8-hectare property for at least P1.2 billion -- P23,000 per square meter -- although it has expressed willingness to adjust the price.

Previous attempts to auction the property failed. Prospective buyers deemed the tag price too high.

But Singson said the government had received several outright-sale offers and was studying the proposals. He declined to identify the potential buyers.

The International School, which used to own the property, has moved to the Fort Bonifacio Global City area near the Makati business district. The land was donated to the government in line with a Ferdinand Marcos decree.

Singson meanwhile said the government had started a search for a financial adviser that would help in the privatization of Al-Amanah Islamic Investment Bank of the Philippines.

Al-Amanah is the only Islamic bank in the country. In Islamic banking, customers do not earn interest on deposits but become partners in the bank and get shares of profits from the bank's investments. With INQ7.net

last weekend we were driving thru Barangka Drive in Mandaluyong City when we noticed that the old end of Barangka is now being opened... it appears that they are giving way to a road that will connect to the new bridge that will cross Pasig River to Estrella St in Makati City... there is also a big tarp of this project with GMAs face on it... so it seems that the Estrella bridge will be built soon.. :D and nice that it will connect to Barangka.. it will be a shorter cut for me than EDSA... :D

the other one is taller , on the lot of the delarosa carpark.

Robinsons pays P573M for M-Gas property

Robinsons Land Corp. (RLC), the country’s third largest property developer, paid P573 million to the government yesterday for a four-hectare property in Paco, Manila, the year’s first big-ticket privatization deal.

At least P300 million will go directly to the National Government while P173 million will be deposited to the Treasury, said Finance Undersecretary Gabriel R. Singson, Jr., head of the interagency Privatization Council. Part of the proceeds will also go to Manila Gas Corp. (M-Gas), subsidiary of state-run National Development Co. and the lot’s former occupant, as well as for taxes.

The government has been trying to sell the real estate since 1995. "We’re very happy with the results," Mr. Singson said.

The Gokongwei-led developer plans to devote a hectare of the Manila Gas lot to a shopping mall and the rest, three hectares, for townhouses. It operates the Robinsons chain of malls and is the largest domestic hotel owner and operator.

In a statement, Robinsons Land said it plans to tap the Filipino-Chinese market for its latest residential project that will stand on the Manila Gas property.

RLC High Rise Buildings Division General Manager Danilo E. Ignacio said the property will be the location for Otis 888 Residences, an upscale townhouse project that will compete with Community Innovations Inc.’s nearby Celadon project.

"We plan to develop a big portion of the premium property into upscale townhouses composed of 3 to 4 bedrooms with price ranging from P6.5 million and up. Our main market will be the Fil-Chinese market residing in the Chinatown Area. Our newest upscale development and design fully reflects the discerning taste of our target clientele," Mr. Ignacio said.

He said that RLC has just completed the overall master plan for the project and that it will start selling the townhouses by next month. He added that with Otis 888 Residences located two kilometers, or less than 10 minutes, away from the Binondo area, the residential project "offers a refreshing alternative for upscale living to Fil-Chinese."

"As Chinatown is getting more congested, Otis 888 Residences will help address the growing needs of Fil-Chinese now looking for additional living space or have plans of investing in nearby residential properties for their growing families," he said.

Otis 888 Residences is located within close proximity to schools, including St. Peters, St. Jude, Chiang Kai Shek, Uno, Malayan High School of Science, St. Stephen, University of Santo Tomas, and San Beda. With Robinsons planning to put up a mall on the development site, Mr. Ignacio said, residents of Otis 888 Residences will be given easy access to basic needs.

He added, however, that plans for the mall are still being finalized as "the company is carefully reviewing the ideal retail mix for the commercial portion of the mixed-used development."

RLC is the real-estate arm of Gokongwei-controlled JG Summit Holdings, Inc., one of the country’s largest conglomerates with diverse interest in branded consumers foods, agro-industrial and commodity food products, textile, telecommunications, petrochemicals, air transportation and financial services.

The firm said that its acquisition of the Manila Gas property "aims to add valuable land inventory."

Robinsons Land got the notice of award in December, edging out Ayala Community Innovations in the bidding last October as the latter offered to buy the Manila Gas property for only P86 million.

Robinsons Land’s original offer was only P562.6 million. But the Privatization Council required it to improve the bid by P10.8 million because under Commission on Audit rules, the government cannot dispose of an asset at less than 90% of the floor price. The Manila Gas property had an indicative price of P637 million.

The October bidding was only able to dispose Manila Gas’ 39,995-square-meter south property. There were no bidders for the 12,271-square-meter north property, also in Paco, and a smaller one in Cebu. The north property was valued at P136.26 million while the Cebu property is worth P9.52 million.

Mr. Singson told reporters the government was open to joint ventures for the other lots. Manila Gas occupied the Paco properties until 2002 when it stopped its liquefied petroleum gas operations.

Robinsons Land also earlier bought the 9.3-hectare Jardine Davies property which is located between Bicutan and Nichols interchange. The company said it will turn the property into a mixed-used development that will be composed of several residential thematic enclaves.

Not really much of a new thread since I'm still thinking if I should create a new thread for Otis 888 Residences (888? Very lucky number for the Chinese.) because it doesn't really fall under the "high-rise" category. It's a nice project though and would probably compete head to head with Celadon Residences.

yes it will, the new hsbc in the fort is build to suit as are a number of other projects in the metropolis. FPDSavills opined that they expected much more commercial space to come in the market on a spec basis starting next year, and continuing on. Ayala has a couple of projects on board same with the sytengco lot on ayala ave, even greenfield has several. I count at least 4 projects in the fort too.

Aaron, I tried reading between the lines but I'm almost sure there will be high rises in the Manila Gas property. It's going to be exaclty like San lazaro, pocket developments/ townships with a tiny community mall, townhouses and high rises, the lot is big enough for this making it quite an interesting project.

so will more build-to-suit buildings in BGC decrease the chances of something like PBcom arriving? Looks like BGC will develop into something like a business park with some high-rise condominiums

^^in the near term 5 years I think yes. Something like legaspi/salcedo type strucutres in it's early days. Capitol Place which was supposed to be the landmark structure , a suparlative development used to attract other locators was a project of the old owner , Ayala will not have the same desire to do a flagship development in BGC. BUT who knows perhaps George Ty who has 10 hectares there will put up a 100 story building, at least he is an architectural buff with delusions of grandeur and the pockets to feed it!

I think our best bet for a supertall (300 meter range) in the short term (5 years to finish) is skycity. Has all the right ingredients, rich old man wanting to make a statement with reasonable project expectations. Lopez is a possibility if they are able to clean out the whole group problem which they are currently doing anyway, this is especially true if that bridge will get built, makes the rockwell area much more prime. I don't think SM Keppel will move much as with Ayala tower 3. but as they say who knows.

there's going to be new addition in fbgc. i read in the newspaper (philippine star) yesterday about a new condo development. it's called seibu tower. the architect is albert yu with the project manager being golden forum land, inc. (i haven't heard of 'em before. does anybody know the other projects they have?) it will be located at the corner of 6th ave. and 24th st. here's the rendering:

HSBC Center soon to rise in Global City

Global financial institution The Hongkong and Shanghai Banking Corp. (HSBC) will be one of the major locators of Bonifacio Global City in Taguig City.

With nine levels or over 12,000 square meters of office space on a prime 3,300-square meter lot, the center will respond to the increasing demand for office space in the emerging business district.

An office building project owned by Fort Bonifacio Development Corp., the center will house and consolidate the backroom operations of HSBC’s branches into one location.

It will be accessible from the Kalayaan-Epifanio de los Santos Ave./C-5 interchange that connects the Makati central business district and Bonifacio Global City.

It will also be across the soon-to-be built St. Luke’s Medical Center. Ayala Land, Inc. is the developer and marketing, property and lease manager of the landmark HSBC building.

Warner Manning, president and chief executive officer of HSBC, was quoted in a statement as saying, "Our operations team in the Philippines is a center of excellence and to remain so would require us to consolidate our staff and functions from various locations into one center. Bonifacio Global City, where we currently have an HSBC Savings Bank branch, is an excellent site and we are confident working with our partners to see this completed by early 2007."

Over 1,000 employees of HSBC are expected to be housed in the Center.

Fort Bonifacio is becoming an alternate site for establishments seeking an area close to the Ortigas and Makati business districts.

yeah this gilbert and albert yu just have no good design taste, looks like the building designs in BGc is going on a downwards........errrrr

yeah, the design is nothing to write home about. I just hope they keep the design some what minimalistic,clean lines with smooth surface and bluish glass. I hope too that they throw in sporadic palm trees plantings to enhance the not so posh architectural design.

No details whatsoever on their site yet regarding the number of floors and location. You only get a sweet movie teaser about it. From the rumors I got from my source, it seems to be on the same lot baside the original Hamptons. Dang! Just imagine the two together! I'll post again when I get confirmation.

Personally, I like the rendering of the new Grand Hamptons better. To those guys who missed getting a unit on the first one, this is your chance to get one on the new Grand Hamptons!!! Coming Soon - APRIL 2006!!!

THE Fidel Ramos-era plan to transfer Malacañang to Clark Field, north of Manila, has been dusted off by the Arroyo administration in the wake of continuing moves to overthrow Gloria Macapagal-Arroyo.

According to the grapevine, a team from the Bases Conversion and Development Authority is visiting Clark this weekend to inspect the possible future seat of government.

During his presidency, Fidel Ramos created a commission to study the relocation of the presidential palace, whose century-old location amid a warren of narrow, congested streets and an overflowing putrid river has become a traffic and security nightmare.

After Ramos briefly considered the Fort Bonifacio headquarters of the Philippine Army in Taguig City, near the Makati business district, he chose Clark, the sprawling former US air base in Pampanga province, with its world-class infrastructure and foreign investor accessibility, to be the new political seat for the 21st-century Philippines.

The renewed interest in Clark, ironically, comes in the wake of a preliminary offer of property firm Ortigas and Co. to convert possibly half of the 178-hectare the Camp Aguinaldo general headquarters of the Armed Forces, in Quezon City, which the Spanish-Filipino Ortigas family had donated for military use during the Commonwealth years, into a new Malacañang.

In return, Ortigas and Co. proposes to take back the remaining portion of Camp Aguinaldo, offering to swap a 250-plus hectare property in the Tanay area for the Logistics Command and other military uses.

Despite his oppositionist political sentiments, Ortigas president Rex Drilon II has met with Bases Conversion Development Authority president Narciso Abaya, and was trying to also see Defense Secretary Avelino Cruz, to pitch the idea.

Between Clark and Camp Aguinaldo, the military camp carries more political gravitas because of its accessibility. Symbolically, it grounds the proposed presidential palace to the People Power origins of the Edsa People Power I and Edsa II governments.

Should the swap push through, the Santolan Road side of Camp Aguinaldo could be made as wide as Katipunan Avenue on the side of the Corinthian Gardens subdivision.

One unlikely enthusiastic supporter is former Batangas provincial governor J. Antonio Leviste, the Muslim husband of oppositionist Loren Legarda.

Leviste, in a stunning Supreme Court reversal, won back the undeveloped half of the White Plains Road behind Camp Aguinaldo and has been trying for some time now to swap the property with either Camp Aguinaldo or the Quezon City government site.

Reflecting the bullish property market at Bonifacio Global City, Fort Bonifacio Dev't Corp (FBDC) recently sold another mixed-use lot at the E-Square district to Allied Bank in trust for Winville Dev't Corp. A prestigious 36-storey residential condominium designed by international architects will be built on the property. At the signing ceremonies were (front, from left) FBDC's Jun Bisnar, Allied Bank's Reynaldo Maclang and Helen Ang, and Lou Reyes of FBDC. Also present were: (back, from left) Byron So, Eric Ang, Nikie Lingad, Berkeley So, Raymundo Quiroz and Raul Rodriguez.

Here's the Ayala Avenue project. In all it's glory. It's out already in the architects website so it's there for all to see. This is reaching for Philippines tallest building although marginally. I'm not sure if it deserves it's own thread but I guess if SGI skycity has one this is just as good. Although no official announcement yet.

3cr there'sat least 3 buildings going up in the fort that fits your pix. I'm not sure where it is exactly. It's supposed to be e-square hence malapit sa jollibee.

I've seen the render for HSBC already , It's a 9 story strucutre but it just looks like people support. Corny. oh well.

But otherwise, its an amazing design. Any info on when they will start construction? I guess its safe to start a new thread, it deserves its own. And its called Manila Tower?

Yup architect is singaporean, big group, they'll be working with willie cosculleala as architect of record.

Don't really know what the name of the project is, It's probably nameless as of now. The architect just refers to this as Manila Tower. Anyway it should look good at night specially, when I saw the whole presentation it's essentially a cutting edge building.

Hope it gets built! You never know with these things baka it will turn into a Lopez Center or Skycity. But I think when it's announced it's sure to go up. There's already a lot of talk about it among the RE community. I give it more than 50-50 chance of it getting built. If it goes through I think they'll start this year, as when it's announced am sure the paperwork will be mostly done as this is the biggest impediment. After that they don't need to presell or anything , just build it.

Edmund I'm tsismoso by nature :) (and it's my business to know !) plus I know the architect. He told me about this over a year ago but was told it was confidential. By the last time we met in Novemger , he showed our group his work on this project. It's quite extensive already, looks like the detail work is already on it's way at this point. They'll need it for the permits. Even at that point it was confidential. But now I see it on his website so it can't be that confidential so it can be posted. It references from his website anyway!

Fhoy , Jamaicus and Araneta, am not sure what the height is. YOur guess is as good as mine, but the architect was told to make it the tallest in the Philippines. Money is not the problem, it's the permitting of the land which is the limitation for height. I guess they have been able to fix this already.

Bustero said a few months ago that it will be on the site between Standard Chartared and Jaka Tower. It will be in front of LKG.
This kinda sucks because im afraid it will be wall to wall with Jaka (if Jaka will be completed). A good alternative is if this gets built and Jaka is completed shorter than its original plans (much shorter).

If you look at the third rendering, is it just me or does it have a bare wall on the side?!?:eek: It would be a disaster if it did!

Edmund , I know Boon Ong, the MD for Ong and Ong, I've not met Willie but do know his daughter Mara, who is an ID. I don't think it's reflective glass, though I understand it's double glazed, and bejewelled, imbeded with LEDs. Medyo luma na ang reflective glass, it's used on cheaper projects. I don't think we'll see that here. Of course the specs can change when the final approvals come.

Myx, I don't think there will be a vantage point from the front , part of the reason the design juts out in the middle at an angle , is because of the site which is limited from the front view hence aesthetically they angled and detailed it such that it's easy to appreciate from the street even if you don't have the vantage from a farther location to appreciate the whole structure.

:cry::cry: I wish we can solve this problem by simply moving the prospective site to the lot between Madrigal and Prudential Bank. Those buildings are relatively short, thus eliminating this wall to wall problem. Also, it would be nicely positioned between PBcom and JG Summit overall.
Or if only they built in on BGC, then absolutely no wall to wall problem.

Bustero, why do Philippine urban planners insist on firewalls and wall to wall buildings anyways? Wish they looked at the Singapore skyline, which is as dense as Makati but no wall to wall. All buildings are designed nicely @ 360°

^^Makati was designed in the 50's and however sophisticated it was compared to Manila, it was not designed to be the premier CBD or core of the country. If you look at the old photo's most of the buildings were around 10 stories and this similar in planning to New York where they also have long blocks along the streets and short ones along the avenues. Singapore has smaller blocks in general but more imporantly they had efficient planning using sophisticated methods like FAR rather than cruder building height restrictions and the lot. This actually changes the design from the chockablock ones to ones where you maximize premium spots. In the end it's also got to do with our state of economy or rather how rich the country is. The budgets used here plus the returns expected by investors force them to max out the building space to increase short run profits, even at the expense of the long run. It's no wonder that the best highrises which actually have no high firewalls because they want to maximize light and hence upgrade an overall building environment are the richest companies. RCBC(yuchengco), Enterprise(sanmiguel), Petron (SaudiAramc0) , Philamlife( AIG) etc, in general most of us would agree that a firewall sided building looks much cheaper and as far as I know of the Grade A building's only JG Summit along Ayala has a tall firewall on one side. With the much better planning of the fort, I don't think you'll see much of this anymore.

Anyways, thanks for the info. I know that Makati was designed to have low and midrise wall to wall buildings similar to Wall Street in New York. But since the mid 90s, skyscrapers started being built, and thats when it all didnt make sense anymore. Hopefully BGC does not turn out like this and will be more like Singapore. But i do see some hints of this happening with Net Square (bare walls on its lower floors) and One McKinley. I also see it in Ortigas in a minor scale, since lots of buildings have 2 sided podiums...which is fine with me.

They should not demolish anymore low and mid-rise wall to wall buildings (like the SGV, Allied Bank, etc buildings). Since these are classic Makati buildings. New skyscrapers just dont fit well in Ayala Ave anymore. So to developers, please direct all new skyscraper development to Ortigas and BGC;)

Edmund , I know Boon Ong, the MD for Ong and Ong, I've not met Willie but do know his daughter Mara, who is an ID. I don't think it's reflective glass, though I understand it's double glazed, and bejewelled, imbeded with LEDs. Medyo luma na ang reflective glass, it's used on cheaper projects. I don't think we'll see that here. Of course the specs can change when the final approvals come.
whoa! my imagination is running wild! embedded LEDS?? i watched "The Beijing Make over for Olympics 2008 @ Discovery channel" and there is this stadium they're building right now with embedded LEDS on walls, which is said to becoming the largest LED screen display in the world! if the stadium is filled, people just have to sit outside and watch the show on the giant tv wall! so if that's how sophisticated "MANILA TOWER" glass is gonna be, then we'll soon have our own version of NY's Time Square, mas high-tech nga lang. oh well, too good to be true. haha

grey I wouldn't consider world trade to be grade A though. I think it will be common to have podiums with barewalls. Most people will not care so much. But a high rise with a barewall is a pretty tall view of nothing!haha

Property sector headed for long-term recovery

The Philippine real estate sector is on the way to long-term recovery and property values are expected to start appreciating this year, property services firm CB Richard Ellis (CBRE) said.

In its Asia Pacific Investment Review for the second half of 2005 which was released yesterday, CBRE said the overall real estate market in the country, which plunged during the 1997 Asian crisis, has started picking up.

"With office rental rates rising in major business districts as office vacancy rates fell to several year lows and the announcement of a number of new projects across all major real estate sectors, the real estate market appears to be entering the beginning of long term recovery, a trend that will see property values begin to appreciate this year," CBRE said.

The property services firm noted that office space rentals in business districts are expected to continue to go up, while the sale or potential sale of office space will increase on the upswing in takeup and rent.

Tight office supply space, meanwhile, will push call centers and business process outsourcing units to locate in converted shopping malls and retail space in fringe areas of business districts.

It added that "build-to-suit" facilities will continue to be constructed in alternative business districts like Bonifacio Global City, Filinvest Corporate City, and areas outside Metro Manila.

Activity in the luxury residential segment, meanwhile, will be driven by large-scale condominium and residential projects for the middle class and higher-end retirement and leisure housing projects.

"One such retirement/ leisure project worth noting is Cathay Land’s new South Forbes Golf City. Located south of Metro Manila, this 250-hectare, P5.25-billion project will become the country’s world class golf resort city, combining residential, leisure, business, commercial and golf amenities in one location," the property services firm said.

It added that sales in this segment will be driven by remittances from overseas Filipino workers (OFWs) and expatriates that need short term accommodations.

CBRE also said the Philippine retail sector, which is also supported by OFW remittances, has been doing well, with shopping malls and major commercial centers posting positive retail rental revenue growth in 2005 and maintaining occupancy rates at an average of over 90%.

The company, however, noted that "these traditional retail formats are increasingly facing stiff competitions from tiangges (flea markets)."

As for the industrial segment, CBRE said sales and leasing activities of major industrial parks were "mixed." The segment, however, will likely benefit from an Philippine-Taiwan agreement for the creation of an economic growth corridor.

"[This] will likely lead to increased Taiwanese investment in the country’s manufacturing and assembly sectors," it said.

CBRE said industrial parks are also being helped by their decision to position themselves to cater to hi-tech enterprises from the traditional "low tech manufacturers and assemblers."

For instance, Berthaphil Business Park in the Clark Special Economic Zone, said CBRE, plans to establish a 15-hectare self contained community called "The Centre@Clark."

The project will be a mixed use development with a state of the art hub for call centers or business process outsourcing firms, IT companies, disaster recovery centers, and logistics companies as well as residential, retail and leisure facilities.

CBRE also said banks are disposing of their acquired assets. While the financial sector is awaiting the passage of a law that would extend the Special Purpose Vehicle (SPV) Act - a law that granted incentives for the disposal of bank acquired assets - it is also looking at other ways of disposing these assets.

"With or without the extension of the SPV law, the disposal of bank acquired assets through retail auctions, sealed biddings and negotiated sales will continue as the country’s financial institutions seek to clean up their balance sheets. Ultimately, the disposal of these assets will strengthen the country’s banking sector and free up more capital for badly needed real estate and infrastructure projects," CBRE said.

Megaworld sees 30% rise in 2006 profit

PROPERTY developer Megaworld Corp. expects its net profit to grow 30 percent this year from 1.15 billion pesos in 2005 on the back of a 25 percent improvement in revenue, company chairman Andrew Tan said.

"From all indications, the real estate industry has entered an upcycle. Rental rates and property prices are on an uptrend. Real estate sales have grown rapidly in the last few months, fuelled by strong demand from both the local market and the overseas Filipino market," he said in a statement.

"Property values have increased by a double-digit rate."

Megaworld's net profit in 2005 was 43 percent higher than the previous year's level, driven by brisk property sales and rental earnings.

The company launched on Friday a domestic roadshow for a stock offering, from which it expects to raise "close to 5.0 billion pesos". An international roadshow and bookbuilding has been set for March 27 to April 6.

Megaworld is selling up to 3.72 billion common shares to foreign investors and up to 196.15 million common shares to local investors.

Up to 588.47 million common shares will be available under an over-allotment option.

The final offer price will be known on April 6, and will be based on a zero to 10 percent discount to the 10-day average market price of the shares as of April 6.

Megaworld closed up 0.04 pesos at 1.52.

"We will spend around 80 percent of the proceeds to build office space for business process outsourcing or BPO companies," Tan said.

He said the company would build around 400,000 square meters of BPO-ready office space, which can accommodate 176,000 call center employees, over the next five years in three locations in Metro Manila.

Good shot of quadrillion for those who are not aware of it. It's a 40 story condotel I think.

Rex Drilon also told me that among the ortigas center projects they're helping to lead is the tearing down of the old Clavecilla Philcomcen buildling , once the Philippines tallest structure (with antenae). According to him, maglalagay nga ng elevated walkway natatakot naman ang tao na mahulugan sila ng building. Anyway robinsons is very keen on the lot and hopes to get it. Quite complimentary for them I would think.

Anyway by end of this year hopefully the goal is for ortigas not to have any unfinished unsightly structures. Para lamang sila sa Makati.

^^that's right! galleria eastwing btw should think of putting an elevated pedestrian walkway (undergound is not very feasible at this point) crossing block Garnet where Burgundy tower is. when that building's done, we're expecting a very crowded sidewalk.

Rusty I don't see anything from my window where I have a clear view of BSA twin, are you referring to the side facing Ortigas and not EDSA, i wouldnt be surprised if they did try to make a little money on the side. AT around half a million a month rental that's something they probably won't let up.

I think you're right about a walkway, I'm sure Robinsons would make it a selling point that they can walk all the way to galleria plus with the new Ortigas elevated pedestrian system they plan to set up (similar to the makati one in legaspi village) it would be good to connect all of these together.

Anyway I think it's good if they at least get rid of that safety hazard which is the philcomcen building I didn't know it was condemed! Yikes no wonder Gokongwei group wants the lot if only to make sure they get rid of that eyesore!

Elevated pedestrian walkway. Wow! This would be more useful in Ortigas than the existing one in legaspi village. I hope they also provide linkages to the malls and public transportation facilities like the MRT similar to Shangrilas.

looks like banc of commerce is doing some studies to utilize their prime ayala avenue address, they have a really old building. It's so old they actually have wooden walls and floors in some places! Anyway it looks to be as tall as the smaller of the enterprise towers.

Just have a comment to the mods. I've noticed there have been a lot of non construction new threads here, ussually asking for advice about what to buy etc. I suggest we clean out this thread and make it completely proposed and u/c (still keep the per building discussions it's at least contained) and perhaps make new folder or whatever for these non U/c threads. Get's hard to monitor the u/c and proposals otherwise. Maybe it should be brought to samahan etc anyway up to you guys to decide since you run the forum.

The "Bank of Commerce" building ty posted looks like Shang Tower.

SMIC developer/owner of Baywalk is doing a lot of building for commercial office. But they don't look like that, They've indicated that they'll be building 10 story buildings with huge floor plates. It's buried in these threads.

huge floor plates... meaning a lot of office area per floor?

It'll be interesting to see how the reclaimed land holds up when all these proposed projects come to fruition. Tsismis nga eh there are already settling problems besetting MOA (massive but low-rise structure) so ano pa kaya when all these others come into play. Especially peligroso ay yung mga high-rise structures na yan and I'd be afraid to invest in one of the condos there.

Does anybody in this forum know/have an idea as to how safe for highrise buildings the Manila Bay reclaimed area is?
