Salazar Inquirer THREE MORE structures have joined the property boom bandwagon. An unlikely complement to the Cultural Center of the Philippines, the art center of Manila, opened last week within the CCP complex. The 2-story, 1.2-hectare Harbour Square is several steps away from the bayside, the CCP main theater and the Folk Arts Theater. Meanwhile, a 4.5-hectare tri-mall development is about to rise at the corner of Ortigas Avenue, C5 and Julia Vargas. The project targets the markets of Makati, Cainta, Quezon City, San Juan and Mandaluyong areas. This development allocates 35 percent of its property to greenery and landscaping, with a 1,400-car covered parking capacity to boot. Advertisement The 45-story East of Galleria condominium right at the heart of the Ortigas skyline (on Topaz Street, Ortigas Center) will also rise to blend in with Robinsons Galleria Mall's proximity value using its combination of bi-level and loft-type units. Ongoing redevelopment Harbour Square has blended in with its environment as it provides a large area for open spaces for previews of upcoming cultural shows and performances of the CCP. Its theme is centered on tourism, food and entertainment as well as the arts. Harbour Square becomes part of the ongoing redevelopment of the CCP and the Mall of Asia where some residential condo projects are about to start within the next few years. With the modernistic name of Silver City, the tri-mall project will feature an Auto Mall, Fusion-tech Mall and the Wellness Mall. Its Auto Mall is a convention-glass type of architecture, which will showcase 80 to 100 brand-new cars from leading manufacturers and automotive dealers. It will also offer car accessories and from various shops and parts dealers, while banks and finance services, insurance services, sports lifestyle boutiques, motorbikes and jet ski products, and an event center will also be accessible. The Fusion-tech Mall has an anchor establishment 10,000 sq-m call center inside its core and is surrounded by technology-oriented retail locators such as telecommunication hubs, IT and computer products, consumer electronics and appliances. The mall, which will be wi-fi compliant, will have food and beverage locators. Finally, the Wellness Mall will boast of a 3-story venue for medical services, diagnostic/laboratories, ultrasound services, pharmaceuticals, beauty centers, children's playground, fitness gym and spas. The CCP management and the developer of Harbour Square had planned for CCP to be a regular destination not only for tourists but also for the locals to patronize local arts and culture in a more massive and continuing way. Global trend "Most of the arts and cultural centers, including museums in almost all parts of the world have started to recreate their areas by establishing food and entertainment development concepts within their respective centers. He added that CCP, recognized as the best cultural site in Asia for decades, has had to make such a move to remain at par with other arts and culture centers in the region. The new design and layout of Mezza Residences resembles that of The Residences at Greenbelt. The lot has been fenced already and the old structure has been totally demolished. I think they're now ready for construction but I don't see any construction materials and machineries within the site yet. BTW, where'd you get that rendering? :D A short background on Mezza Residences: It stands at the corner of Araneta Ave. and Aurora blvd. The revised design will have four towers, each 30-stories. (RLC), the property unit of Gokongwei-owned JG Summit Holdings Inc., signed an agreement with Jardine Davies Investments Inc. for the purchase of the latter’s 9.3-hectare property in Merville, Parañaque City. RLC, however, did not disclose how much it acquired the property, which is close to the border of two major central business districts (CBDs) – Makati and Bonifacio Global City. The purchase of the property marks RLC’s entry to the Southern part of Manila. RLC said the property will be developed into a mixed-use type development with several residential-gated enclaves consisting of affordable mid-rise condominium units and townhouses in the P2 million and higher category. For this project, the company is targeting the mid-level to senior executives, entrepreneurs, medical professionals, expatriates, young couples or start-up families and OFWs. (RLC), the country’s third largest property developer, paid P573 million to the government yesterday for a four-hectare property in Paco, Manila, the year’s first big-ticket privatization deal. At least P300 million will go directly to the National Government while P173 million will be deposited to the Treasury, said Finance Undersecretary Gabriel R. Singson, Jr., head of the interagency Privatization Council. Part of the proceeds will also go to Manila Gas Corp. (M-Gas), subsidiary of state-run National Development Co. and the lot’s former occupant, as well as for taxes. The government has been trying to sell the real estate since 1995. "We’re very happy with the results," Mr. Singson said. The Gokongwei-led developer plans to devote a hectare of the Manila Gas lot to a shopping mall and the rest, three hectares, for townhouses. It operates the Robinsons chain of malls and is the largest domestic hotel owner and operator. In a statement, Robinsons Land said it plans to tap the Filipino-Chinese market for its latest residential project that will stand on the Manila Gas property. RLC High Rise Buildings Division General Manager Danilo E. Ignacio said the property will be the location for Otis 888 Residences, an upscale townhouse project that will compete with Community Innovations Inc.’s nearby Celadon project. "We plan to develop a big portion of the premium property into upscale townhouses composed of 3 to 4 bedrooms with price ranging from P6.5 million and up. Our main market will be the Fil-Chinese market residing in the Chinatown Area. Our newest upscale development and design fully reflects the discerning taste of our target clientele," Mr. Ignacio said. He said that RLC has just completed the overall master plan for the project and that it will start selling the townhouses by next month. Robinsons Land got the notice of award in December, edging out Ayala Community Innovations in the bidding last October as the latter offered to buy the Manila Gas property for only P86 million. Robinsons Land’s original offer was only P562.6 million. But the Privatization Council required it to improve the bid by P10.8 million because under Commission on Audit rules, the government cannot dispose of an asset at less than 90% of the floor price. The Manila Gas property had an indicative price of P637 million. The October bidding was only able to dispose Manila Gas’ 39,995-square-meter south property. There were no bidders for the 12,271-square-meter north property, also in Paco, and a smaller one in Cebu. The north property was valued at P136.26 million while the Cebu property is worth P9.52 million. Mr. Singson told reporters the government was open to joint ventures for the other lots. Manila Gas occupied the Paco properties until 2002 when it stopped its liquefied petroleum gas operations. Robinsons Land also earlier bought the 9.3-hectare Jardine Davies property which is located between Bicutan and Nichols interchange. FPDSavills opined that they expected much more commercial space to come in the market on a spec basis starting next year, and continuing on. Ayala has a couple of projects on board same with the sytengco lot on ayala ave, even greenfield has several. I count at least 4 projects in the fort too. Capitol Place which was supposed to be the landmark structure , a suparlative development used to attract other locators was a project of the old owner , Ayala will not have the same desire to do a flagship development in BGC. BUT who knows perhaps George Ty who has 10 hectares there will put up a 100 story building, at least he is an architectural buff with delusions of grandeur and the pockets to feed it! I think our best bet for a supertall (300 meter range) in the short term (5 years to finish) is skycity. Has all the right ingredients, rich old man wanting to make a statement with reasonable project expectations. Lopez is a possibility if they are able to clean out the whole group problem which they are currently doing anyway, this is especially true if that bridge will get built, makes the rockwell area much more prime. According to the grapevine, a team from the Bases Conversion and Development Authority is visiting Clark this weekend to inspect the possible future seat of government. During his presidency, Fidel Ramos created a commission to study the relocation of the presidential palace, whose century-old location amid a warren of narrow, congested streets and an overflowing putrid river has become a traffic and security nightmare. After Ramos briefly considered the Fort Bonifacio headquarters of the Philippine Army in Taguig City, near the Makati business district, he chose Clark, the sprawling former US air base in Pampanga province, with its world-class infrastructure and foreign investor accessibility, to be the new political seat for the 21st-century Philippines. The renewed interest in Clark, ironically, comes in the wake of a preliminary offer of property firm Ortigas and Co. to convert possibly half of the 178-hectare the Camp Aguinaldo general headquarters of the Armed Forces, in Quezon City, which the Spanish-Filipino Ortigas family had donated for military use during the Commonwealth years, into a new Malacañang. In return, Ortigas and Co. proposes to take back the remaining portion of Camp Aguinaldo, offering to swap a 250-plus hectare property in the Tanay area for the Logistics Command and other military uses. Despite his oppositionist political sentiments, Ortigas president Rex Drilon II has met with Bases Conversion Development Authority president Narciso Abaya, and was trying to also see Defense Secretary Avelino Cruz, to pitch the idea. Don't really know what the name of the project is, It's probably nameless as of now. The architect just refers to this as Manila Tower. Anyway it should look good at night specially, when I saw the whole presentation it's essentially a cutting edge building. Hope it gets built! You never know with these things baka it will turn into a Lopez Center or Skycity. But I think when it's announced it's sure to go up. There's already a lot of talk about it among the RE community. I give it more than 50-50 chance of it getting built. If it goes through I think they'll start this year, as when it's announced am sure the paperwork will be mostly done as this is the biggest impediment. After that they don't need to presell or anything , just build it. By the last time we met in Novemger , he showed our group his work on this project. It's quite extensive already, looks like the detail work is already on it's way at this point. They'll need it for the permits. Even at that point it was confidential. But now I see it on his website so it can't be that confidential so it can be posted. It references from his website anyway! Fhoy , Jamaicus and Araneta, am not sure what the height is. YOur guess is as good as mine, but the architect was told to make it the tallest in the Philippines. Money is not the problem, it's the permitting of the land which is the limitation for height. I guess they have been able to fix this already. Bustero said a few months ago that it will be on the site between Standard Chartared and Jaka Tower. It will be in front of LKG. This kinda sucks because im afraid it will be wall to wall with Jaka (if Jaka will be completed). Myx, I don't think there will be a vantage point from the front , part of the reason the design juts out in the middle at an angle , is because of the site which is limited from the front view hence aesthetically they angled and detailed it such that it's easy to appreciate from the street even if you don't have the vantage from a farther location to appreciate the whole structure. All buildings are designed nicely @ 360° bustero March 18th, 2006, 05:33 AM ^^Makati was designed in the 50's and however sophisticated it was compared to Manila, it was not designed to be the premier CBD or core of the country. If you look at the old photo's most of the buildings were around 10 stories and this similar in planning to New York where they also have long blocks along the streets and short ones along the avenues. Singapore has smaller blocks in general but more imporantly they had efficient planning using sophisticated methods like FAR rather than cruder building height restrictions and the lot. This actually changes the design from the chockablock ones to ones where you maximize premium spots. In the end it's also got to do with our state of economy or rather how rich the country is. The budgets used here plus the returns expected by investors force them to max out the building space to increase short run profits, even at the expense of the long run. It's no wonder that the best highrises which actually have no high firewalls because they want to maximize light and hence upgrade an overall building environment are the richest companies. RCBC(yuchengco), Enterprise(sanmiguel), Petron (SaudiAramc0) , Philamlife( AIG) etc, in general most of us would agree that a firewall sided building looks much cheaper and as far as I know of the Grade A building's only JG Summit along Ayala has a tall firewall on one side. But i do see some hints of this happening with Net Square (bare walls on its lower floors) and One McKinley. I also see it in Ortigas in a minor scale, since lots of buildings have 2 sided podiums...which is fine with me. They should not demolish anymore low and mid-rise wall to wall buildings (like the SGV, Allied Bank, etc buildings). Since these are classic Makati buildings. New skyscrapers just dont fit well in Ayala Ave anymore. In its Asia Pacific Investment Review for the second half of 2005 which was released yesterday, CBRE said the overall real estate market in the country, which plunged during the 1997 Asian crisis, has started picking up. "With office rental rates rising in major business districts as office vacancy rates fell to several year lows and the announcement of a number of new projects across all major real estate sectors, the real estate market appears to be entering the beginning of long term recovery, a trend that will see property values begin to appreciate this year," CBRE said. The property services firm noted that office space rentals in business districts are expected to continue to go up, while the sale or potential sale of office space will increase on the upswing in takeup and rent. Tight office supply space, meanwhile, will push call centers and business process outsourcing units to locate in converted shopping malls and retail space in fringe areas of business districts. It added that "build-to-suit" facilities will continue to be constructed in alternative business districts like Bonifacio Global City, Filinvest Corporate City, and areas outside Metro Manila. Activity in the luxury residential segment, meanwhile, will be driven by large-scale condominium and residential projects for the middle class and higher-end retirement and leisure housing projects. "One such retirement/ leisure project worth noting is Cathay Land’s new South Forbes Golf City. Located south of Metro Manila, this 250-hectare, P5.25-billion project will become the country’s world class golf resort city, combining residential, leisure, business, commercial and golf amenities in one location," the property services firm said. It added that sales in this segment will be driven by remittances from overseas Filipino workers (OFWs) and expatriates that need short term accommodations. CBRE also said the Philippine retail sector, which is also supported by OFW remittances, has been doing well, with shopping malls and major commercial centers posting positive retail rental revenue growth in 2005 and maintaining occupancy rates at an average of over 90%. The company, however, noted that "these traditional retail formats are increasingly facing stiff competitions from tiangges (flea markets)." As for the industrial segment, CBRE said sales and leasing activities of major industrial parks were "mixed." The segment, however, will likely benefit from an Philippine-Taiwan agreement for the creation of an economic growth corridor. "[This] will likely lead to increased Taiwanese investment in the country’s manufacturing and assembly sectors," it said. CBRE said industrial parks are also being helped by their decision to position themselves to cater to hi-tech enterprises from the traditional "low tech manufacturers and assemblers." For instance, Berthaphil Business Park in the Clark Special Economic Zone, said CBRE, plans to establish a 15-hectare self contained community called "The Centre@Clark." Rex Drilon also told me that among the ortigas center projects they're helping to lead is the tearing down of the old Clavecilla Philcomcen buildling , once the Philippines tallest structure (with antenae). According to him, maglalagay nga ng elevated walkway natatakot naman ang tao na mahulugan sila ng building. Anyway robinsons is very keen on the lot and hopes to get it. Quite complimentary for them I would think. Anyway by end of this year hopefully the goal is for ortigas not to have any unfinished unsightly structures. AT around half a million a month rental that's something they probably won't let up. I think you're right about a walkway, I'm sure Robinsons would make it a selling point that they can walk all the way to galleria plus with the new Ortigas elevated pedestrian system they plan to set up (similar to the makati one in legaspi village) it would be good to connect all of these together. Anyway I think it's good if they at least get rid of that safety hazard which is the philcomcen building I didn't know it was condemed! It's so old they actually have wooden walls and floors in some places! Anyway it looks to be as tall as the smaller of the enterprise towers. actually I think quadrillion looks very different from malayan. it also looks taller too. Tsismis nga eh there are already settling problems besetting MOA (massive but low-rise structure) so ano pa kaya when all these others come into play.
