It is still Megaworld whose logo is plastered all over the blue-colored fence.

Ayala Land to start building unified PSE trading floor late 2008

Developer Ayala Land Inc. and the Philippine Stock Exchange will begin next year the construction of the building housing a unified trading floor, which will be at the Bonifacio Global City in Taguig.

At present, the PSE has two separate trading floors, one in Pasig and the other in Makati.

At the sidelines of a mall launching on Monday evening, Jaime Ysmael, ALI chief finance officer told reporters that that the construction will begin late 2008 and is expected to be completed within two years of the starting date.

“The PSE is giving back its rights to the donated property to them in exchange for getting several units in the new building. But they will still have to infuse some cash even with after they give up the property," Ysmael said.

The tower, he said, will likely have 30 to 40 storeys and will occupy between 30,000 square meters to 40,000 square meters and will be located near the City Center.

The Bonifacio Global City property was donated by the Fort Bonifacio Development Corp. to the PSE. ALI has some 20 percent equity in FBDC, which is the consortium tasked to develop the land in the former military base.

Earlier, Francis Lim, PSE president and chief executive officer, said shareholders have approved the deal between the PSE and ALI for the joint development of a building at the Bonifacio Global City.

Lim said the PSE could either sell or lease its properties in Tektite and Tower One on Ayala Ave.

Prior to the formation of PSE, the Makati Stock Exchange (MkSE) and Manila Stock Exchange (MSE) remained separate entities for 30 years although they were trading the same listed issues. After the unification, the PSE still maintained the two trading floors.

^^ Saw them billboards too. None of them talks about the project itself, just a general showcase of RLC projects, with a big tarp on the corner showing the renderings of all RLC condos, but none for the project itself.

Ortigas seeks Ayala’s Kapitolyo reconnection

TWO preeminent Spanish haciendas, Ayala and Ortigas, might be partners again, this time as 21st century developers, if a bold Ortigas plan to re-acquire and re-develop the 10-hectare Kapitolyo compound pushes through.

According to the grapevine, the Rizal provincial government, after holding a series of public hearings, has agreed to revert the donated land back to Ortigas and Co. on condition that the developer provides the capitol another usufruct site somewhere in Antipolo.

The broad strokes of the plan had been confirmed by no less than Rizal Gov. Casimiro Ynares III during a recent talk with newsmen.

Apparently, the Rizal government and Ortigas have been discussing such a plan since 1992, given that Pasig, where Kapitolyo is located, had already been integrated with highly-urbanized Metro Manila.

According to Ynares, Ortigas would even provide P1-billion cash to the Rizal government to fund the construction of a new capitol building. In addition, the Rizal government would be allowed to keep about a hectare of the present Kapitolyo for the existing tennis courts and other sports-related functions.

Another benefit: The present jail right across the Ultra compound would also be relocated.

To fund such an ambitious redevelopment, Ortigas is seeking to re-establish partnership with pre-war partner Ayala Group, whose Bank of the Philippine Islands was a minority stakeholder until the 1970s of what was then Ortigas y Cia.

If the joint venture pushes through, Ortigas will contribute the Kapitolyo land, with the Ayala Group providing the capital, development and most likely management of the new mixed-use center.

Totoo kaya iyung pldt property na iyan. long time being sold , but who will buy it! YOu can't sell condo's there, mahirap, even if mura iyung lupa. Anyway hope it's a good project.

Should be prestigious and expensive, usually the stock exchange building of any city is a landmark so I would easily expect it to be the same case here.

Chateau 1771: Goodbye, and hello

After 12 years of great food, reasonable prices, the popular Chateau 1771 bistro in Ortigas is sadly closing down, serving its last orders this weekend.

According to the grapevine, the restaurant lease has already expired, and the landlord, the listed Philippine Realty and Holdings Corp., is seriously considering demolishing the all-restaurant El Pueblo strip mall into another high-rise building.

The good news is that Chateau 1771 is moving to the nearly finished Greenbelt 5 in Makati by the end of the month, with no less than a park view and corner space to boot.

Unlike in Ortigas where it owns the building but leasing the land, owner Ricky Gutierrez will be just one of the percentage-paying tenants of the Ayalas; keeping the Ortigas prices in its new Greenbelt home will thus be a challenge.

I think I saw the image in the Rockwell thread. Or maybe in another Rockwell project thread (e.g. Lopez Tower). Noah's Ark is across the river from the Rockwell compound kasi.

Philippines--Property giant Ayala Land Inc. will start construction of the new headquarters of the Philippine Stock Exchange (PSE) in 2008 in the Fort Bonifacio Global City, a company official said.

The new building will merge the two separate trading floors of the stock exchange in Pasig City and in Makati City. It will have 40,000-60,000 square meters in gross floor area, with more than 30 floors, similar to the size of Tower One, home of the Makati trading floor.

Ayala Land chief finance officer Jaime Ysmael said the new office building would be in the West Superblock of Fort Bonifacio Global City, near the Hyundai showroom.

Completion of the office building is targeted for 2010, he said.

Inquirer sources said the lot size of the building where the merged trading floor would be housed was around 4,000 square meters -- nearly twice the 2,182 square meters Metro Pacific Corp. had donated to the PSE in Fort Bonifacio Global City.

The PSE will swap the land donated by Metro Pacific for units in the office building that Ayala Land will build, the sources said.

The PSE will also need some P300 million in capital to acquire certain floors for its offices in the new building, they added.

Aside from the PSE trading floor, the new office building could house traditional offices and business process outsourcing offices. With INQUIRER.net

AYALA LAND, Inc. (ALI), the country’s largest property developer, will start the construction of an office building that will house the new headquarters of the Philippine Stock Exchange (PSE) by late 2008.

The building, which will be located in the Bonifacio Global City, will be similar to the 35-storey Ayala Tower One, which was completed in 1998, ALI Chief Finance Officer Jaime E. Ysmael told reporters.

The Philippine Stock Exchange plans to relocate to the emerging business district from the Tektite Building in Ortigas Center, its home for the past 15 years. The local bourse will move its trading floor to Taguig in 2010, once construction of its new headquarters is completed by Ayala Land.

In line with an agreement signed by the local bourse and the property developer last April, PSE’s new headquarters will be located in the building that ALI will construct in Fort Bonifacio.

The deal allows PSE to get office space in the new building for the return of a lot donated earlier by Fort Bonifacio developer Fort Bonifacio Development Corp. (FBDC) to the local bourse.

"It will take two years to complete the building," Mr. Ysmael sad.

He also said PSE would have to infuse additional capital "because they need more space."

Mr. Ysmael said the office building would be a component of the FBDC master plan for the Bonifacio Global City.

"All of the buildings there are BPO (business process outsourcing)-related. This will be the first traditional office at Bonifacio Global City," he said.

He added that talks for anchor tenants or buyers are ongoing, and added that some brokerage firms might transfer with the bourse. "It is near the City Center; it is a very prime area," he said.

For the office units, PSE will be giving up a 2,182-square meter property near the NBC tent in Fort Bonifacio.

The new headquarters will be located on a 5,000-square meter property surrounded by property developments in the area.

PSE plans to transfer to its new location by 2010.

Francis Ed. Lim, PSE president, has said the PSE management is keen on combining the two trading floors it maintains in the cities of Makati and Pasig under one roof. But PSE has to address a lot of technical issues and invest in information technology.

The PSE was formed after two stock exchanges that were operating that time decided to merge. The Manila Stock Exchange, which was organized on Aug. 8, 1927, and the Makati Stock Exchange, which was established on May 27, 1963, were unified on Dec. 23, 1992.

The Securities and Exchange Commission granted the PSE its license to operate as a securities exchange on March 4, 1994 and simultaneously cancelled the respective licenses of stock exchanges of Makati and Manila.

In 2002, officials of PSE and FBDC sealed the deal for the bourse’s transfer to the Bonifacio Global City. FBDC donated a parcel of land valued at P1.2 billion to become the site of the PSE headquarters and trading floor.

course not, too valuable a piece of real estate, still one of the most expensive in the country, besides moving the trading floor to the fort does not neccesarily mean business in makati will move there, the majority will still be in makati as most the big banks are there and they surely will not be moving anytime soon. The only one I can think of that may do a move in the medium term if ever at that is Metro and that's to their side of the fort. Still highly unlikely I think.

just this morning... I noticed that there are two tent-like structures are on the vacant block with the signage of Center of Government Investments or something like that... bounded by 5th and 4th Ave and 26th and 28th street.. across the Fort Strip and Hyundai...

I think they are taking soil samples... I'm not very sure... but one of them moved to another spot this lunchtime.... hmmm... would this be the site for the PSE?

^^I so very much wanted PSE to build on that lot and I think that lot was indeed offered as a candidate PSE building site but did not push through. Unless things changed again, the latest PSE site being mentioned is on Fifth Avenue (across the HSBC area) very near Boni High Street, if I remember correctly from earlier postings. Btw isn't that said lot (26/28th Street corner 4th/5th Ave.) the one they just recently auctioned-off to bidders like Trump and others? Maybe the samples are being taken by the winning bidder? If so I wonder who won? Guess we'll find out soon enough! :) :) :)

You're correct with the PSE lot as well, it's on 5th ave and hi street pedestrian lane park whatever they want to call it at that end.

What would make this a truly outstanding potential cbd is if they pay for an extension of mrt 3 all the way till Mall of Asia. That would outstanding , do well for them and not be that expensive as most of it would be at grade. Just one station on Roxas Blvd and the end station in MoA!

:yes: i agree. but is it possible, with the way lrt 1 and mrt 3 are aligned? MRT 3 doesnt seem like it can go under the LRT. But if they figure out a way to do it, they really should extend it.

JTKC Land Inc., which operates and develops first-class serviced apartments that include well-known brands like the Mansion Group and Discovery, is planning to build a six-star hotel in Makati as it seeks to establish a stronger presence in the highly-competitive hotel industry.

Makati is being groomed as the “next urban tourist destination of the Philippines,” given its appeal to foreign visitors, particularly Japanese women.

Johnny Tiu, director for Corporate Planning at JTKC Land, said the company will construct next year a 140-room high-end service apartment and 86 residential unit building in Makati which would be bigger than One Roxas Triangle.

The project dubbed Discovery Primea, will rise on a 4,087 square-meter property in the heart of the Makati financial district and will have 60 floors.

Tiu did not say how much the group would spend for the development of the six-star hotel but funding would come from internally-generated cash and pre-selling of the planned residential units.

He said the group is looking at other areas outside Manila as potential site for expansion of its Discovery brand of hotels and resorts following the success of Discovery Shores Boracay.

Discovery Shores is a sprawling beachfront property that includes 88 luxurious guestrooms and a world-class spa facility located in Boracay, Caticlan.

Tiu said the group is setting its sights on Palawan and Bohol, which are both major tourist destinations. “We’re exploring sites all over the country,” he said.

According to Tiu, the group’s next big plan is to build a hotel in China, the largest country in East Asia and the most populous country in the world with a population of over 1.3 billion, roughly a fifth of the earth’s total population.

“This is something that needs to be carefully planned. We want to open a hotel in China which is growing at a very rapid pace,” Tiu said.

Aside from Discovery Shores, the group has two other hotels, the 223-room Discovery Suites in Ortigas and Discovery Tagaytay

Tiu said the group is planning to take the Discovery brand of hotels public possibly next year to raise P3 billion to P5 billion. Proceeds will be used to fund the group’s local expansion.

On the other hand, the Mansiongroup, a pioneer in the serviced apartments industry, owns five of the finest and coziest hotels and residential suites in Manila and Makati City. Within the Manila tourist belt are the Boulevard Mansion, the Dakota Mansion and the Mabini Mansion. In the Makati commercial district are the Gilarmi Apartments and the Amorsolo Mansion.

The Tius, which used to own the International Exchange Bank (IBank) until it was acquired by Union Bank of the Philippines, has investments in various companies involved in a wide range of industries from logistics to finance, real estate, manufacturing, and hotel and resort properties.

Among them are Kent Vinyl Tiles, and iRemit Global Remittance.

:yes: i agree. but is it possible, with the way lrt 1 and mrt 3 are aligned? MRT 3 doesnt seem like it can go under the LRT. But if they figure out a way to do it, they really should extend it.

Actually MRT 3 can fit under Lrt1, the bigger engineering issue is how to get the through traffic of taft through when the intersction if blocked. I think it's possible but of course that is something else. They actually should do so now while it's still easy to get things done in that area, when it's fully developed and truly in need of the train it will be more difficult to continue it.

They can still do an mrt 3 extension in edsa taft to mall of asia if the station along taft is below street level parang ayala and buendia stations. I hope this pushes through.

There's a good chance the 8th BTO will be on the 'fort victoria' lot, people from sanjose can't give any details regarding the project. They don't even want to show the floor plans kasi "pinalitan" daw. ^^Yippee this is welcome news! :banana::banana::banana:

Wow this is great news Peter/Bustero. Very exciting projects (PSE & Shang) along Fifth Ave. to go with the Boni HighStreet extension, which will finally connect the East (Serendra side) and West (Crescent Park side) sides of Fort Boni. Definitely looking forward to seeing these projects come to fruition as well as other future development these projects will surely attract. BGC's evolution continues! For PSE next year na nga ang start, the guy I spoke too was not sure who was the architect although foreign daw na kilala (not too sure himself when he said this so take with ton of salt) 40 stories nga daw and it's the only building aside from the one along rizal drive opposite gloria jeans that they are doing. Both office.

next batch of city center lots from 7th to 9th st along 32nd st will be released early next year.

MANILA, Philippines -- A 66-story edifice being touted as the country's tallest building will soon rise in Taguig City later this year, Mayor Freddie Tinga said on Thursday.

Tinga bared plans by real estate developer Federal Land Inc. to construct the mixed use building which will also house a fully furnished five-star hotel, on a 27-hectare lot in the North Bonifacio district later this year.

The mayor added that the building would feature 350 rooms with five-star hotel facilities, as well as residential and commercial units.

“Given the continuous development of the city, Taguig is fast becoming an ideal tourism destination in Metro Manila,” Tinga said.

The Federal Land Inc, a property unit of the Metrobank group of companies, is estimated to spend at least P20 billion for the complex.

The Metropolitan Bank and Trust Company already owns 10.6 ha where the 66-story building is set to rise.

The remaining 16 ha belong to the state-owned Bases Conversion and Development Authority (BCDA).

"Choosing Taguig was an easy decision to make, especially with its rapidly growing development as a result of forward looking urban planning schemes,” company president Alfred V. Ty said in a statement.

The rapid development of the Global City in Fort Bonifacio has made Taguig City an alternative business district in the country, he added.

Meanwhile, Tinga noted that the progress the city has made in the past decade would ensure Taguig City's status as “a total package city.”

“The completion of the country’s tallest building at the Fort will complement our efforts in promoting Taguig as a 'total package' city and will certainly put us in the tourism map of the Philippines,” the newly reelected mayor said.

Tinga, who was reelected along with incumbent vice mayor George Elias, is set to take his oath this Saturday at City Hall.

He also lauded the Metrobank Group, adding that such private sector initiatives were crucial in sustaining the country's growth.

“This will open up more doors for Taguig, which has now become a key investment city in Metro Manila. But more than the opportunities that it offers our city, we believe this will eventually benefit our country’s economy,” Tinga pointed out.

“This is exactly what we have envisioned for Taguig, particularly here in Fort Bonifacio -- a place where people can live, work, and enjoy in one community. And this is now coming true, with the help of our private sector partners,” the city mayor said.

You're so right, nayki, our malls usually have a basement or lower ground level. Some even with parking further below that basement or lower ground level.

Podium has the basement-1 partly for retail and partly for parking, with six more parking levels below it for a grand total of 7 underground levels (deep parking thanks to the condo to be built on top of it). Most SMs have a basement. Shang has. Power Plant has a basement, starting with the P1 level which has restos, fastfood chains and a Rustan's Fresh, with parking occupying roughly 1/4 of it. Power Plant even has a wall-climbing facility (aptly named "Play Underground") located at level P3 (third basement level). Worth mentioning also is Power Plant's underground tunnel connecting it to the original condos in Rockwell. I can go on with a list of malls with underground facilities...

Now, stop making a fuss about that underground mall thing, AH-7Raja. Babatukan na kita pag nangulit ka pa!

Does the mall have a joint retail shops and parking spots at the same level? They maybe part of the mall but that doesnt mean they are 'malls'. Not unless if the parking areas have shopping/retail stores beside it or atleast at the same level as the parking lots, just as how u described it. Technically speaking, all those you said about underground parkings or basement w/ retail stores (if really there is) are considered to be underground malls wether its 1 floor deep or more. Its just that the rendering looks like it has multiple underground shops. Its a shame thomasian, youve been here for a few years now and u still didnt know what u were talking about.

Therefore a parking lot without a shopping mall dosn't make it a mall. Anyway, the way the rendering looks, the mall itself is underground atleast 2 floors deep, and whats the big deal here? The BCDA said the lot was expected to fetch at least P1.9 billion, being worth at least P160,000 per square meter.

BCDA vice president Aileen Zosa said eight companies attended the final pre-bid conference held last week: Ascendas, Filinvest Land, IPM Realty., Landco Pacific, ML&H Corp., Net-Trump Group, Philtown, and Robinsons Land.

Zosa said two other companies jad submitted letters of interest: Ayala Land, and Century Properties.

The deadline for the submission of proposals is Nov. 5, she said. The winning bidder will be determined by early December, she added.

Zosa said the proposals should include a development plan indicating the proposed land uses and corresponding gross floor areas for each use; conceptual design; and a features and amenities timetable.

She said the property would be suitable for medium- to high-density mixed-use development, such as commercial, residential, recreational and institutional uses.

“We are expecting high-end and high-grade vertical structures to be built on the property,” she added. “One of the proponents has already conducted soil tests and site assessment on the property.”

Zosa said the lot is in an area known as E-square, which has been declared as a special economic zone.

The auction will be the second for the property. The first, held in the third quarter of 2006, failed because a transfer of the land title was not allowed, as the lot was under a mortgage.

The BCDA had mortgaged the property with Banco de Oro-EPCI Bank as security for a P1-billion standby credit in anticipation of a shortfall of BCDA funds for its P6-billion Subic-Clark-Tarlac Expressway project.

The Philippine Amusement and Gaming Corp. (Pagcor) yesterday said foreign investors had committed an initial $15 billion for the first phase of the gaming and entertainment complex, set for groundbreaking this December.

Pagcor chairman Efraim Genuino said the "Bagong Nayong Pilipino- Manila Bay Integrated City will create 200,000 jobs and will be the single biggest dollar investment in the country.

Genuino said that the government will not spend a single centavo on the complex but there are local investors who had shown interest.

Dodie King, senior managing head of the Corporate Communications & Services Department of Pagcor said there are investors from Europe and United States which plan to put up 7 hotels.

Pagcor will give investors a franchise of 25 years renewable for another 25 years.

Genuino earlier said the project will encourage more tourists and he expects that 80 to 90 percent of the revenues derived from its operations will come from tourists. The construction of the first phase of the project will end after 2 to 3 years.

Pagcor’s plan is to have 75 percent of the investment for entertainment while the 25 percent is for gaming, which follows the concept of Las Vegas.

The investors can have all the possible investments they want, as the total land area is 800 hectares. Pagcor only allows investor to come in if it has $1 billion.

In a press briefing yesterday, Hard Rock president and chief executive officer Hamish Dodds said they are contemplating on putting up a hotel, a casino and two more cafes in the country by next year.

The additional structures would entail investments of at least $160 million, he said.

Dodds, along with Seminole Gaming chief executive Jim Allen, arrived in the country to scout for new business opportunities and oversee the upgrading of the existing Hard Rock Café in Makati’s Glorietta complex.

Their visit is part of an exploratory swing in Asia by the international food and entertainment chain.

The Makati outlet will be upgraded to a more cosmopolitan look as part of the group’s global activities after Florida-based Seminole Tribe acquired Hard Rock for $965 million in December last year.

The acquisition included the Hard Rock brand, the world’s largest collection of authentic music memorabilia, the 68 company-owned Hard Rock café restaurants and retail stores, including 44 in the US, three in Canada, 17 throughout Europe and three in Australia.

It likewise includes licensing or franchise agreements for another 56 restaurants and five hotels, plus Hard Rock live performance venues.

“There are a lot of upsides in increasing investments in the Philippines. It (government) must implement more responsible economic, political and investment policies to create a better environment,” Dodds said.

He said they are seriously looking at Cebu as a site for another café, as well as “one more in one of the big cities.”

He also said they are not discounting the possibility of entering into a joint venture with local or foreign players in expanding operations in the Philippines.

In fact, Dodds said they are indeed looking at various modes of business partnerships that could benefit their expansion plans in the Asia Pacific region.

Another topnotch Business Process Outsourcing firm -- Agentworks Contact Solutions of SM Eventures – has signed up up to be part of the Cyber Park.

Agentworks is constructing a 120-seater office to give jobs to around 700 BPO professionals. Their site at the Araneta Center is to be their sixth, with other offices located in Ortigas, Tomas Morato, Commonwealth, Makati, and SM Manila. Agentworks specializes in outbound services to sectors such as finance, energy, and education.

Recruitment for the Agentworks site at the Cyber Park has begun this month, while operations will be launched by December.

Araneta Center is fasttracking its redevelopment projects to offer more office spaces as a way to keep up with the growth of the Business Processing Outsourcing (BPO) and Information Technology industries in the country today. Araneta Center Cyber Park also recently welcomed its first tenant in the complex, APAC Customer Services Inc., who have started part of their operations last March.

Gotianun-led developer Filinvest Land Inc. has acquired a four-hectare property along Ortigas Avenue extension that will be developed into a mixed use complex.
In a statement to the Philippine Stock Exchange, Filinvest Land said the property will house several clusters of medium to high rise residential buildings, business process outsourcing offices and commercial units.

Filinvest Land did not disclose the acquisition price for the property.

The company said the medium-rise buildings, which will have units worth P1.3 million to P2.5 million, targets the middle-income market segment.

"The centerpiece of the development will be a first class centralized amenity area geared towards providing the busy urbanite with total rest and relaxation amidst the concrete jungle of the Metropolis, complete with clubhouse, swimming pool, basketball court, children's playground and meditation garden," the company said.

Filinvest Land also disclosed that it is tapping housing demand in high growth regional centers including the Somerset Lane in Tarlac and Hampton Orchards and Claremont in Pampanga. - GMANews.TV

THE BASES Conversion Development Authority (BCDA), which oversees development of former military lands, has given interested firms until Nov. 5 to submit proposals to develop a P1.9-billion property in Fort Bonifacio Global City.

BCDA said the 1.2 hectare expanded big delta lots, considered as one of BCDA’s prime properties, had attracted ten of the country’s top real estate developers.

These include Ascendas, Ayala Land, Inc., Century Properties, Inc., Filinvest Land, Inc., IPM Realty Corp., Landco Pacific, ML&H Corp., Net-Trump Group, Philtown, Inc., and Robinsons Land, Corp.

BCDA Vice-President Aileen Zosa said the winning bidder will be named in December. She said the proposals must include a development plan indicating proposed land use and corresponding gross floor areas for each use, conceptual design, features and amenities timetable for development.

The proposed development of the property is medium to high-density mixed-use development, which may include, but not limited to, commercial, residential, recreational and institutional uses.

"We are expecting high-end and high-grade vertical structures to be built on the property," Ms. Zosa said.

The property set for sale or joint venture is part of the state-owned agency’s asset disposition program.

The 1.2-hectare lot, formerly the Government Center for Investments, is for mixed-use development. It covers a minimum bid price of P160,000 per square meter. BCDA stands to earn a minimum of P1.9 billion from the disposition.

"Developers can avail of incentives from the Philippine Economic Zone Authority (PEZA) if the project is qualified and registered under PEZA rules and law," Ms. Zosa said.

The BCDA earlier said it generated a total of P38.3 billion from its asset disposition program as of Aug. 31. It said 80% of the total or P30.36 billion came from Fort Bonifacio, P4.78 billion from lease and joint ventures, P1.9 billion from sales proceeds, and P1.245 billion from securitization of assets.

From 2006 to 2007, 52 projects were completed, among them Serendra, Forbeswood Heights, Kensington, Bellagio, Fairways, among others; office buildings such as Net Square, Hanjin Philippines, and the Singapore Chancery. Also included are retail and office developments like Bonifacio High Street.

The Bonifacio Global City boasts of a central location that is a few minutes away from the Makati Central Business District, the NAIA Terminal 3, C-5 and the Ortigas area.

There was talk that DMCI ang nakakuha ng Mariwasa property, Filinvest pala. I'm curious how succesfull the BPO buildings will be there. Last count the BPO guys did not like that area.

^^ I want the IPI lot (also on Ortigas Ave. Ext. but at/near the corner of C-5) to be developed, it's such on a prime location begging to be developed, and with the Frontera Verde lot infront being developed quickly, the IPI lot may command higher prices. Is it already on sale, or are they contemplating on putting it on sale and transferring their plant elsewhere?

What about the other lot across C5 infront also of Frontera Verde, the one beside IPI or one lot far from it, are there any takers? I remember seeing a big "Lot for sale" sign on it.

Please watch out for the redevelopment into a new growth stretch of Chino Roces Ave, (formerly Pasong Tamo) from EDSA in the south down to JP Rizal Avenue in the north. That approximately is a 3-kilometer stretch culminating to the Sta Race track, which will be the Rockwell version of that side of Makati.

So what's up with the Sta Ana racetrack? I haven't heard of any new redevelopment plans for it lately.

Hi there, thomasian. The Sta Race Track, like the Manila Jockey Club, will soon be relocating somewhere also in the Cavite/Batangas area. There currently are negotiations to sell the said property to interested developers at a premium price, that piece of land being the last (after the ISM compound was acquired by Century Properties) remaining open piece of land in Makati that's riped for development similar to Rockwell.

Prior the Asian financial crisis, a Malaysian real estate tycoon had envisioned to transform the Sta Race Track into a Chinatown, and to build within it the tallest building in the country. That plan, of course, did not materialize due to the financial crisis that gripped the Asian region several years ago.

The Sta Race Track is, interestingly, located at the center of it all - the said area being easily accessible from Sta. Mesa/Sta Ana/Pandacan in Manila, Mandaluyong, and Pasay City, among others. It is also very near the Makati CBD.

I wouldn't be surprised if SM, Ayala Land, Megaworld, and other big-time real estate developers would exert their best efforts to acquire the said property should its owners decide put it in the market.

Despite the high-profile tax crackdown last year, the controversial 168 Mall is not only alive but is even expanding.

A third wing has been added to the 2.5-hectare, three-level shopping mecca, called incongruously as “Boutique 2,” featuring somewhat higher-notch, but still China-made, clothes, fashion jewelry, knick-knacks, and electronic gewgaws.

Boutique 2 looks more like a typical mall with wider passageways, unlike the pasillos (corridors) of the two wings where on holiday weekends bargain-hunters are not only bumber-to-bumper but even nipple-to-nipple close.

And, in a further sign that the little-known 168 principals (led by a certain Basilio Ong) are here to stay, the mall group is even building not one but two 40-storey residential condominiums atop the thriving mall.

Ranging from 118 to 168 square meters, the condos are configured three to four bedrooms each, with each bedroom having its own toilet and bath.

Compared to Greenbelt and Fort condos that now hover in the P100,000-sqm vicinity, the price of the 168 Residences is also a steal at P65,500/sqm, VAT included.

It even comes with a little secret: A buyer from mainland China, where 168 builder Yeeloofa Development Corp. apparently is also promoting the twin towers, may apply the condo purchase as an “investment” and entitle him/her a special resident visa from the Philippine Retirement Authority.

Even better, the visa also entitles the holder to also bring his/her family to live and work permanently in the Philippines.

Now you know where those Mandarin-speaking 168 shop owners come from.

Both those lots are actively being touted. Remains to be seen how strong the interest is. I think the price would be alanganin for the location. Owners will want a high price but developers would probably do similarly priced projects in more central locations.

DMCI is primarily a contractor. Filinvest a developer.
DMCI does work for a lot of developers, in fact it's more probably the case that you need to ask which developer it has not done work for. DMCI currently concentrates on low middle end condo's , work is ok but not flashy pretty solid but standard.
Filinvest does mostly middle and upper middle class condo's have not heard any quality issues so far. I would think their projects would be different as they approach the market differently but basically be ok.

^^Pau, since you asked, Yes according to very reliable (but can't name) sources, that unless something drastically unforseeable happens, Shangri-La BGC is internally approved/funded already and is a definite Go na daw. However because it is not yet going to be officially announced I don't have other details than that. Hence I am not sure as to whether it's going to still be a 6 star hotel as earlier reported or just 5 na lang. As for the location it's near the City Center extension daw so I'm assuming it's close to 5th Avenue. I think Bustero/Peter said it might be that area near (and possibly including parts) Sports Camp. Lots of development will be happening along 5th Ave. daw so looks like 5th Avenue in BGC is starting to shape up to be the area's version of Makati's Ayala Avenue. Hope this helps. :)

if the sundial is the one along 5th ave, yes good bye na iyan , that park is one of the victims of the new plan...on that site (well on the sides at least) will stand a stock exchange and shang, they'll probably keep just the sundial or at the very least relocate it though bayad na iyan with everyone's 1% when they buy the lot.

PEOPLESUPPORT Inc., which employs some 10,000 Filipino contact- center agents, riled its board of directors with a plan to spend an estimated P4.4 billion in the Philippines.

“In the last two months… [Lance] Rosenzweig (PeopleSupport chief executive officer) has informed shareholders that the company intends to embark upon an ambitious real-estate development project in the Philippines,” the Galleon Group said in its letter to the company’s Board of Directors.

The $7-billion fund management firm said it has invested more than $70 million in PeopleSupport. Galleon Group holds approximately 24 percent of outstanding shares of the Nasdaq-listed firm.

The letter, distributed to the media, said that Rosenzweig informed the Galleon Group that the estimated cost of this real-estate project is approximately $80 to $100 million.

“This number is in excess of 50 percent of PeopleSupport’s current cash position and represents more than 25 percent of the company’s current market capitalization,” the Galleon Group said in its letter dated November 5, 2007, said. “This is an extraordinarily risky bet for a company of PeopleSupport’s size and could jeopardize the entire company.”

Last month, the company said second-quarter revenue was up 32 percent to $34.3 million, posting a quarterly net income of $3.9 million.

The company said in a statement last month that the continuing strength of the Philippine peso against the greenback during the quarter decreased second quarter operating margins by an additional 5.5 percent when compared to the exchange rate in the same period a year earlier.

The Galleon Group noted that the company’s stock is down 50 percent since the first day of the year “and down 16 percent since the company announced the implementation of its poison pill plan on August 27, 2007.”

Despite this performance that the Galleon Group described as “terrible,” the company’s management team rewarded itself “with the grant of an additional 435,500 restricted stock unit, or RSU, (including 130,000 RSUs to Rosenzweig)… worth in excess of $4.5 million based on current stock prices.”

“We were shocked,” the Galleon Group said of the rewards announced last October. 17.

A week ago, the management team said it increased by 5 percent the base salary of its members that, according to Galleon Group, “are on top of raises in excess of 25 percent for 2007, including a $100,000 raise for Rosenzweig.”

“These actions make us further question whether the Board really has the interest of its shareholders at heart,” the Galleon Group said.

The letter, addressed to seven directors including Rosenzweig, said that the Galleon Group didn’t “invest in PeopleSupport seeking exposure to the Asian real-estate market.”

“If PeopleSupport is interested in mitigating its real-estate exposure in the Philippines in light of investments it has already completed in that country, we believe the appropriate course of action would be to engage an experienced real-estate investor to develop a property in which PeopleSupport would be a key tenant.”

It asked the board to issue a statement “clearly and unequivocally rescinding the recently announced real- estate strategy.”

An e-mail query to PeopleSupport marketing and investor relations director Peter Hargittay remained unanswered as of this writing.

The company disclosed that PeopleSupport Properties is a Philippine corporation, owned 40 percent by PeopleSupport Philippines and 60 percent by a pension trust established for the benefit of PeopleSupport’s Philippine employees. Despite the high-profile tax crackdown last year, the controversial 168 Mall is not only alive but is even expanding.

A third wing has been added to the 2.5-hectare, three-level shopping mecca, called incongruously as “Boutique 2,” featuring somewhat higher-notch, but still China-made, clothes, fashion jewelry, knick-knacks, and electronic gewgaws.

Boutique 2 looks more like a typical mall with wider passageways, unlike the pasillos (corridors) of the two wings where on holiday weekends bargain-hunters are not only bumber-to-bumper but even nipple-to-nipple close.

And, in a further sign that the little-known 168 principals (led by a certain Basilio Ong) are here to stay, the mall group is even building not one but two 40-storey residential condominiums atop the thriving mall.

Ranging from 118 to 168 square meters, the condos are configured three to four bedrooms each, with each bedroom having its own toilet and bath.

Compared to Greenbelt and Fort condos that now hover in the P100,000-sqm vicinity, the price of the 168 Residences is also a steal at P65,500/sqm, VAT included.

It even comes with a little secret: A buyer from mainland China, where 168 builder Yeeloofa Development Corp. apparently is also promoting the twin towers, may apply the condo purchase as an “investment” and entitle him/her a special resident visa from the Philippine Retirement Authority.

Even better, the visa also entitles the holder to also bring his/her family to live and work permanently in the Philippines.

Now you know where those Mandarin-speaking 168 shop owners come from.

My heart skipped a beat when I saw this post since my Mega condo is now in Cityplace and these new condos on 168 may block my Manila Bay View. Here is the pic which shows where the new 168 condos are and they are neatly tucked far away from the Cityplace Towers (which are actually located on top of the words, Felipe H St in the map) and will not block my view...phew... :happy:

Visited the 168 showroom few days ago and wow, the project is just awesome. Area is larger than 168-I and 168-II combined. 2 40-storey modern looking condo on top of at least 4 level shopping mall. The project looks almost similar to the cityplace of megaworld, so i think this project will complement cityplace. Personally, i thinbk this project will be completed sooner than cityplace simply because there is no problem with the land. Old structure is slated for demolition early next year. And with the money coming from rich chinese from mainland china, funding wont be a problem. Project contractor is also from china kaya mabilis ang trabaho. That area where this project will stand and the cityplace would definitely make that area in binondo really world class, a little hongkong or shanghai if u like.

^^ To add to that, one thing that I am curious about is what the BPO offices of CityPlace will finally look like. I do have the photo of what one of the office buildings will probably look like but cannot post it because I may get in trouble (it is in their Cityplace showroom near the Binondo Church though if you happen to go there). The design kept on changing again and again throughout its history and while the realtors seem to indicate that they already have anchor tenants, I feel we have to wait until 2011 to find out if its going to be nice and tall or short and ugly (the current design is slightly lower than Cityplace and although its not architecturally stunning as the tallest buildings of Makati and Ortigas, it is above average as far as BPO building designs...).

It would also be nice though if they extend the LRT2 line by at least one station on Recto so people who will live, work and shop in those buildings can access it via a very large and efficient rail rapid transit. Its really not that far to extend it and I suspect the main obstacle other than funding and priority are the overzealous Manila mayors that the city have had the past few years..

^^Totally agree on that. I always wondered why the LRT did not go all the way to Divisoria and the North Harbor. It would make the Island Ferry system more accesible to people who use public transport.

Is there a render of that 168 project already? I'm also curious what sort of spaces and packages they have.

SM hospitality arm to build 14 hotels for tourists, OFWs

THE HOTEL Investments Group of listed holding firm SM Investments Corp. is planning to put up a hotel chain nationwide in order to tap the growing consumers in the domestic tourism market.

To be called Casa SM, the hotel will be built in 14 sites that the company has yet to be determined by the company.

The hotels, which will be marketed to local tourists and overseas Filipino workers (OFWs) visiting the country, will feature a minimum of 50 rooms at an average size of 24 square meters each and will have a rate of P2,000 per night.

"We’re fine-tuning the 14 sites. Once we select the sites, we’ll finalize the ," said Merril F. Yu, senior vice-president of the Hotel Investments Group.

"There’s a growing demand for hotel accommodations from multiple users in second- and third-tier locations and we’re going in those areas," he added.

Mr. Yu also said that the strategy was to open one Casa SM in places where the SM malls exist.

There are 30 SM malls nationwide.

"As the tourist number increases, we want to develop hotels that add value to SM products," he said.

"We’d like to capture synergies of an existing mall structure and build a hotel [near the mall]," he added.

Mr. Yu said the group aims to open two beta sites by the end of 2009, which would serve as the springboard to the balance of the 12 other units they would be coming up.

He also noted the possibility of partnering with an international management operator for the hotels depending on how many rooms a site requires.

The Hotel Investment Group is now busy completing the expansion of Taal Vista Hotel from 128 rooms to 262 rooms, Mr. Yu added.

He said the group has also jump-started the renovation and conversion of the 400-room Cebu hotel beside SM City Cebu into a five-star operation by Sofitel of the Accor Group, a European hotel management firm.

The P2.8-billion five-star hotel was designed by United States-based master planner and architect Wimberly Allison Tong and Goo.

[B]Preparations are also being made for a Radisson Hotel in the Mall of Asia Complex which will have about 400 rooms, Mr. Yu said.

The hotel will be developed and managed by Carlson Hotels Asia Pacific, and aims to be the country’s premier business and tourism district by the Manila Bay.

The Hotel Investment Group is positioned as a progressive development group that will optimize multiple investment vehicles in travel and tourism, and consequently, add value to the existing businesses of SM Investments.

We were in Divisoria last Saturday and while having lunch in 168 Mall, I saw that there is a room that says 168 Residence Tower... it is a condo project that will rise adjacent to the current 168 Mall.. It will be two towers, I think about 40floors each, that stood on a podium that seems like a bigger 168 Mall extension....

It seems that they target the Chinese community.... I have not got their brochures though...

In Manila, HSAI-Raintree will also be managing The Discovery Leisure Company’s flagship project Discovery Primea in Ayala Avenue, as well as Raintree Hotel in Fort Bonifacio in Taguig.

Both properties are set to open in 2011, coinciding with the launch of other new luxury hotels such as Fairmont Hotel and Raffles Hotel.

"Discovery Primea has 150 luxury suites and 92 luxury condos that will be sold at $1 million to $1.5 million on average... It will be competitive with the other luxury hotels in the area," said Ms. Wisniewski.

Meanwhile, Raintree’s 3,000- square meter Fort Bonifacio mixed-use property will consist of approximately 220 suites and 80-90 condominium units targeted for the 35-year-old to 55-year-old market.

"It’s younger, more contemporary, and with a hipness to it. We’re also planning to make it a showcase for sustainable development in a hotel, to be ’green and smart,’ for young executives whose work and leisure are combined," Ms. Wisniewski said.

FEDERAL LAND, Inc., the property arm of the George S.K. Ty-led Metrobank group, has formed a real estate company with Japanese financial services company Orix Corp.

In a briefing, Federal Land President Alfred V. Ty said yesterday that the joint-venture company would be called Federal Land Orix Corp.

For its first project, it will put up a P4-billion high-end twin-tower residential condominium along Legaspi St. in Makati City.

Called The Grand Midori Makati, the project will rise on a 3,900-square meter property owned by Metrobank, the country’s largest lender.

Scheduled for completion by 2011, The Grand Midori Makati will start construction in the first quarter of 2009.

It will have 500 units priced between P4 million and P12 million. The project is targeted for both the local and Japanese markets.

The Ty group and Orix already have an existing joint-venture company, Orix Metro Leasing and Finance Corp.

"The desire for both parties to extend this relationship further and stronger was the first reason [for the new partnership]," Mr. Ty said.

He noted that real estate is the core competency of Orix in Japan and that the company saw the Philippines as an attractive market. "There is a lot of synergy that can be created by having Orix come and join Federal Land," he added.

For his part, Orix Director Hisao Namiki said the Japanese firm’s venture into the Philippine real estate market is anchored on the renewed interest in the sector due to the improving economic and business outlook of the country.

He also noted the rising real estate demand from overseas Filipino workers and increasing foreign investments in business process outsourcing (BPO).

Mr. Ty said the two companies are also in talks for a residential project in Fort Bonifacio where Metrobank owns a 10.4-hectare property.

He added that his company was also in talks with prospective partners for the development of residential projects and hotels.

"There is a lot of interest in the Philippines again. The foreign players are keenly looking at our market. We see the growth potential to it," he said.

Development budget

Meanwhile, Mr. Ty said Federal Land has allocated P5 billion next year for three to four projects it plans to undertake on its own.

"We are excited on the prospects where the industry can bring us in the next five to seven years. There is still a lot of room for growth in this sector," he said.

Part of the plan is for Federal Land to venture into office space development, starting with a BPO facility in Pasay City.

The development will include residential units, full-serviced apartments and athletic amenities such as a lap pool, wellness center, golf-simulation room, bowling alley and fine-dining restaurants. The project, along with the residential component, would cost P6 billion.

Mr. Ty said the BPO development would be composed of three towers, each having a gross floor area of 65,000 square meters and a leasable area of 55,000 square meters.

The first tower, which will rise six storeys, will have a 1,000- square meter office space as initial offering. Construction for the office building started last September and will be completed in June 2008.

RP gov't eyes jv partner for dev't of new bilibid property in Muntinlupa

The Philippine government on Wednesday said, it is scouting for joint venture partners to develop the 300-hectare National Bilibid prisons property in Muntinlupa City.

The finance department said, the government is now considering other options instead of an earlier plan for an outright sale.

“Initial estimates showed that it is not a really big item yet because it is in raw land form. So we can have an option of having some international or reputable developers to develop that something similar to the Madrigal property in Alabang,” said finance secretary Margarito Teves.

Aside from increasing the value of the property, the finance chief explained, the joint development of the assets would assure the government of a steady stream of income over the years.

The government hatched the privatization of the New Bilibid Prison property as early as 2001 when the facility was hit by fire. Its proximity to residential areas also prompted government to relocate it to Tanay, Rizal.

President Gloria Macapagal Arroyo has signed Executive Order 58 in October last year, directing transfer of the National Bilibid Prison to a 300-hectare government property in Tanay, Rizal from Muntinlupa City.

The sale of the property is bigger than the 240-hectare portion of Fort Bonifacio that was sold by the government to the Metro Pacific-led consortium Bonifacio Land Corp. (BLC) for P39.2 billion in 1995.

Bank of Commerce has reasons to feel bullish about its prospects for 2008. For one, there will be a substantial infusion of new money from the San Miguel Corp. group, which has subscribed to about 35 percent of the unissued shares of stock, thorough San Miguel Properties Inc. and San Miguel Corp. Retirement Fund. Poised for growth, the bank is setting up the infrastructure to increase its network by 34 percent to 150 branches from 112.

It has undertaken a capital-build up program through the issuance of capital qualifying unsecured subordinated notes and Hybrid Tier-1 notes by next year. It is not surprising, thus, to see the bank’s president, Raul de Mesa, smiling these days. For one, the bank can expect its loan portfolio to grow as it will virtually become San Miguel Properties’ financing arm in its pursuit of the competitive residential condominium market.

Expect Bancommerce to offer flexible financing schemes to prospective home buyers when San Miguel Properties develops the one-hectare site of an old San Miguel beer warehouse in Makati City, at the corner of Pasay Road and South Luzon Expressway into a P1-billion condominium complex.

Not sure about others but in fairness to Philtown, it did state in their sales contract that there is a 1 year grace period after the original promised turnover date to finish/turnover the said project without being penalized so they are not really in any violation of the contract. Just that in Philtown's case they seem to need that extra year to finish their projects which was why I said they are fashionably late in turning over their projects though no violation has been committed naman. I believe having a "grace period without penalty" is standard practice that's disclosed in most if not all developer's sales contract for their protection more so than our's. The length of time I believe also varies from developer to developer. Meron pa nga 2 year grace period eh. Anyway just my two cents (maybe less)... :)

Pasig has always been associated with the infamous river which bears her name, which flows throughout Manila as silent witness to history. On the other hand, the city can be said to have borrowed the name of this important body of water, which connects Laguna de Bay and Manila Bay. Pasig is derived from a Hindu word meaning “a body of water connecting two bodies of water.”

While Pasig River has aged in a rather unflattering manner, Pasig the city has thrived in recent years, emerging as a primary commercial district of the metropolis. Pasig City is politically subdivided into 30 barangays and was converted into a highly urbanized city through Republic Act 7829, in July 1994. Vista Land & Lifescapes Inc., the listed holding company for most of the real estate assets of the family of Senate President Manuel Villar, is building its fifth high-rise residential condominium building in Makati City, estimated to cost around P900 million.

The project dubbed The Gallery at Salcedo will consist of 32 stories with a total of 300 units priced at P2.3 million to P5 million.

Vista Land president Jing Serrano said the project is Crown Asia’s first high-rise offering in the Makati business district, showing its capability to develop residential condominiums across all income segments.

Located along Leviste St. in Salcedo Village, Makati, the project is slated for completion in November 2011.

“The expertise of Crown Asia in developing stylish homes for the mid-segment, coupled with the project’s location in Salcedo Village, an area that is home to work warriors with its varied mix of residential, office and commercial condos, is a perfect combination for The Gallery at Salcedo,” Serrano said.

Crown Asia expects to generate P1.8 billion in sales from this project.

Vista Land earlier said it was eyeing P17 billion in sales from all residential projects of its subsidiaries.

Vista Land entered the high-rise condominium market in Makati with the launch of the Mosaic at Greenbelt in October 2006 by its upscale market developer Brittany Corp. To be completed in December 2010, the Mosaic is already fully sold with 70 pecent take up in just the first two months after the launch.

Another high-rise building project of Brittany is the KL Mosaic along Legaspi Street in Makati City, which was launched last month.

Vista Land reported that its affordable housing unit C&P Homes Inc. has sold out two buildings, Trevi Towers 1 and 2 both located in Pasong Tamo. Launched in May and June 2007 respectively, Trevi Tower 1 was sold out on its first month while Trevi Tower 2 in only three months.

Given the brisk take-up of its projects, Vista Land expects to end the year with a net income of P3.1 billion compared with only P1.45 billion in 2006. Revenues are likewise seen to grow to P8.2 billion by yearend.

In the nine months ending September this year, Vista Land posted a net profit of P2.7 billion or more than double the P1 billion recorded the same period a year ago. Revenues rose 38 percent to P6.2 billion, mainly driven by higher contributions from C&P Homes and Communities Philippines Inc.

Vista Land earlier approved the adoption of a buyback program worth $25 million to enhance shareholder value.

Accross Ayala behind the firestation is an old project being run by burgundy. Announced but parang on hold so am not sure what the status is.

Federal Land in P4-B joint venture with Japan’s Orix

MANILA, Philippines--Property developer Federal Land Inc. of the Metrobank group announced Tuesday a joint venture with Japan’s biggest high-rise condominium developer, Orix Corp., to put up a P4-billion upscale condominium project in the Makati business district.

The project, The Grand Midori Makati, on Legaspi Street, will start construction in 2009 and may be completed by 2011, Federal Land president Alfred Ty said in a news briefing.

“Midori” is Japanese for green.

Federal Land and Orix Corp. signed a memorandum of understanding last July 6 for the project, Ty said.

He said the two companies were expected to file registration papers on the joint venture with the Securities and Exchange Commission this week.

Federal Land will own 60 percent of the joint venture company, Federal Land Orix Corp., which will do the project, Ty said.

Orix’s contribution will include expertise in engineering and architectural design, interior design and project management, he added.

Federal Land expects to invest P6 billion in different real estate projects, Ty said.

It is embarking on a P2-billion business process outsourcing development project on a 1.5 hectare area in its 40-hectare Metropolitan Park property in Pasay City, he said.

It will also spend P4 billion to expand its Bay Garden luxury condominium complex in Pasay City to include more residential units, serviced apartments and sports amenities, he added.

Federal Land has a land bank of 200-250 hectares, Ty said.

It is the owner, developer and manager of GT Tower International (Makati), PS Bank Tower (Makati), Skyland Plaza (Makati), Ocean Tower (Roxas Boulevard), Oriental Garden Makati, Metropolitan Park (Pasay), Marquinton Residences (Marikina) and the Blue Wave malls on Macapagal Boulevard and in Marikina City. You mean sa loob ng Ever Gotesco compound? that's a good spot considering marami ring mga bars and commercial establishments dyan.

Filinvest Land Inc., the property arm of taipan Andrew Gotianun Sr., has obtained fiscal incentives for its newest residential project in Alabang, Muntinlupa City.

Filinvest Land’s Studio One will sit on a developed 988 square-meter land in Alabang. The residential building will consist of 270 dwelling units, with 267 available at prices ranging from P990,000 to P1.67 million per unit.

The condominium units will be mainly studio ones with floor areas ranging from 12.6 sq. m. to 21.6 sq. m.

Filinvest has invested P207 million for the development of the project. The company will employ some 207 workers during construction of the project. The commercial operations and sale of Studio One units will start in August 2008.

The target market for the project includes families and individuals belonging to the middle-income segment. The buyers may be end-users, investors or young professionals looking into owning a home at an affordable price.

The 267 condominium units will be marketed and sold mainly through bank financing, Pag-IBIG and in-house financing.

The project is qualified for perks under the Infrastructure-Low-Cost Mass Housing heading of the 2007 Investment Priorities Plan.

Filinvest is a market leader in mass housing development in the Philippines with over 40 years of expertise in real estate development. It has a strong position in retail as well as office building rental businesses with its exposure in the high growth business process outsourcing business in Northgate Cyberzone in Alabang and PBCom Tower in Makati, and the strong consumer market via its ownership of the 200,000-square meter Festival Supermall in Alabang.

There's a new hotel which will have its groundreaking ceremony scheduled today. I just passed by it along Makati Avenue corner Kalayaan right across North Park. It's called St. Giles Hotel and based on the very small tarpaulin hanging in the fence, it seems to be around 28 stories high and looks glassy but not spectacular looking. Kinda reminds me of the Nestle building in Rockwell though but I wasn't really able to see it up close. Anyone in the know?

Sun Life allots P2b for Bonifacio building

Sun Life Financial (Philippines) has earmarked P2 billion for the construction of its own building in Fort Bonifacio, Taguig.

“The property market is clearly on an upswing,” Sun Life Philippines president Henry Herrera said. “We’re building our own office in Fort Bonifacio. We just got approval from our global [chief executive officer] and we’re now on the final stages.”

Sun Life Philippines currently holds office at the Enterprise Building along Ayala Avenue in Makati.

Sun Life acquired the 2,400-square meter property in Fort Bonifacio in 1996 for some P280 million and had planned to construct a building on it. The Asian financial crisis in 1997, however, prompted the company to postpone the construction.

Herrera said Sun Life would hold offices in the new building and lease out some floors to other companies.

“We had waited a long time to build our office and we feel this is a right time to move to the outskirts of Makati,” Herrera said. The insurance firm is hoping to complete the building by 2010.

Sun Life has not approved the final design but it is looking at a 16- to 18-floor building.

I think it will most probably be a Premium or at least Grade A building. Not neccesarily another BPO type building. I have a vague memory of their site and I don't think they have a very high FAR so they'll probably just go for the efficient floorplate.

This will be the first property project of Splash, which is majority owned by Rolando and Rosalinda Hortaleza, who made money from skin-whitening products and are now exploring the American health and wellness market with virgin coconut-oil products.

As everybody knows, the Hortalezas have received in the past year or two buyout offers from major multinational companies engaged in consumer goods. Highly patriotic, the couple turned down all offers.

Malaysian firm invests P750M for hotel dev't in RP

IGB Corp., a Malaysia-based player in the global hospitality business on Tuesday said, it is investing P750 million for the development of a business class hotel in Makati City.

The 29-storey structure, which will be called St. Giles Hotel Makati, will have 415 rooms.

This development marks the company’s first venture in the Philippines.

“We went here because we want to participate in the growth potential of the Philippines’ tourism industry. Construction will start in January 2008,” said Chua Seng Yong, president of IGB Corp.

Once completed on December 2009, IGB Corp. said it will scout for other potential hotel development sites in the country.

With the announcement of Ascendas and this today that's at least another 50+ K sq.m. of GFA. Colliers is tracking at least 55k for this year and 194k sq.m. for next year, these are supposedly under construction ( and I know may secret projects pa at least 18ksq.m.) This is for next year alone.


Actually with all these projects going on, nakakatakot , I'm getting this dejavu feeling all over again...

^^I do agree that there are so many developments that even SSC forumers can't keep up. :lol: We can't cope with all these proposals coming up left and right. Previously, SSC forumers will be the first ones to get a scoop on a high rise development way ahead of any groundbreaking or advertisement. Now it's the reverse. But, that only goes to show of the very fast paced real property development we are experiencing.

There's another 39 story residential development along Espana just across UST. There's no thread yet of that project.

MANILA, Philippines -- Malaysian property firm IGB Corp. Berhad broke ground Tuesday for a P750-million business-class hotel at the corner of Makati and Kalayaan avenues in the Makati business district.

Company officials said the hotel would have 415 rooms on 29 floors.

The hotel will be developed by St. Giles Hotel Manila Inc., a local company put up by IGB Corp. for its hotel investment in the Philippines. Cititel Hotel Management (CHM), the hotel management arm of IGB Corp., will run the hotel.

“Makati is very vibrant. Tourist growth will continue, specially the business travelers market,” said Seng Yong Chua, president of St. Giles Hotel Manila.

“The occupancy rate in Makati is very healthy. The St. Giles brand is an existing United Kingdom brand" of the IGB Group, CHM managing director Dato Eric Lim said.

The hotel will feature conference and function rooms and amenities like a pool and restaurants.

Construction will start in January and completion is targeted for December 2009.

IGB Corp. owns the Renaissance and the Boulevard hotels in Kuala Lumpur, the New World Saigon in Vietnam, the Pangkor Island Beach Resort and Cititel hotels in Malaysia and the MiCasa hotel apartments in Myanmar.

TAIPAN Andrew Gotianun is building not one as earlier reported but two residential towers in The Fort in the vacant lot between the Pacific Plaza Towers and the nearly-complete Fairways Tower of the Concepcions.

According to the grapevine, the commercial offices and shops will be limited to the seven-floor podium that will link the twin towers, with Gotianun’s EastWest Bank taking up the podium’s premiere space.

No less than the Miami-based Arquitectonica architectural and interior firm has been hired to design the billionaire’s most ambitious residential condo project so far.

Arquitectonica itself is no stranger to the Philippine scene, having previously designed Pacific Plaza Towers, The Podium, and the humongous Mall of Asia.

According to the grapevine, the still unnamed twin towers will have entry-level units with sizes ranging from 36-40 square-meter studios up to three-bedroom, 156-sqm corner units.

A number of lofts are also planned, with floor areas of 130 sqm each.

Pricing is yet to be finalized, but it should hover in the P100,000-sqm vicinity, considering its location, target market, and Manila Golf and Makati skyline views.

The Manila Golf-side tower will have fewer and bigger units, 152, while the west-side tower facing The Fort’s commercial complex will have 231 condos. Both towers stand 43 levels, considerably shorter than neighboring Pacific Plaza Towers’ 52-story highs.

Groundbreaking, according to the grapevine, has been slated in late January, after the holiday rush.

AYALA LAND, Inc. (ALI), the country’s largest property developer, will start the construction of an office building that will house the new headquarters of the Philippine Stock Exchange (PSE) by late 2008.

The building, which will be located in the Bonifacio Global City, will be similar to the 35-storey Ayala Tower One, which was completed in 1998, ALI Chief Finance Officer Jaime E. Ysmael told reporters.

The Philippine Stock Exchange plans to relocate to the emerging business district from the Tektite Building in Ortigas Center, its home for the past 15 years. The local bourse will move its trading floor to Taguig in 2010, once construction of its new headquarters is completed by Ayala Land.

In line with an agreement signed by the local bourse and the property developer last April, PSE’s new headquarters will be located in the building that ALI will construct in Fort Bonifacio.

The deal allows PSE to get office space in the new building for the return of a lot donated earlier by Fort Bonifacio developer Fort Bonifacio Development Corp. (FBDC) to the local bourse.

"It will take two years to complete the building," Mr. Ysmael sad.

He also said PSE would have to infuse additional capital "because they need more space."

Mr. Ysmael said the office building would be a component of the FBDC master plan for the Bonifacio Global City.

"All of the buildings there are BPO (business process outsourcing)-related. This will be the first traditional office at Bonifacio Global City," he said.

He added that talks for anchor tenants or buyers are ongoing, and added that some brokerage firms might transfer with the bourse. "It is near the City Center; it is a very prime area," he said.

For the office units, PSE will be giving up a 2,182-square meter property near the NBC tent in Fort Bonifacio.

The new headquarters will be located on a 5,000-square meter property surrounded by property developments in the area.

PSE plans to transfer to its new location by 2010.

Francis Ed. Lim, PSE president, has said the PSE management is keen on combining the two trading floors it maintains in the cities of Makati and Pasig under one roof. But PSE has to address a lot of technical issues and invest in information technology.

The PSE was formed after two stock exchanges that were operating that time decided to merge. The Manila Stock Exchange, which was organized on Aug. 8, 1927, and the Makati Stock Exchange, which was established on May 27, 1963, were unified on Dec. 23, 1992.

The Securities and Exchange Commission granted the PSE its license to operate as a securities exchange on March 4, 1994 and simultaneously cancelled the respective licenses of stock exchanges of Makati and Manila.

In 2002, officials of PSE and FBDC sealed the deal for the bourse’s transfer to the Bonifacio Global City. FBDC donated a parcel of land valued at P1.2 billion to become the site of the PSE headquarters and trading floor.

di kaya sobrang madami, I don't think we can track it all unless it's a significant building.

The mods can probably do a low rise architecture sub forum similar to the main SSC subforum, which highlights good low rise , stadium etc architecture. Part of this is taken up in the our infrastructure sub forum. I'm just not sure if we can get that much interest on it. A lot of skyscraper projects here are not even that active. Just a thought.

Fedland is putting up a three-tower office building on a 1.5-hectare property within the Metropolitan Park in Pasay City, estimated to cost around P2 billion. Each tower will have a gross floor area of 65,000 square meters and a leasable area of 55,000 square meters.
The first tower, slated for completion in June 2008, will offer 10,000 square meters of office space and will be registered with the PEZA.

^^This is a very good location considering that it's also directly accessible to the MRT Buendia station. I would have wanted a high rise condominium on the area (assuming there are no height and zoning restrictions) since it is a sort of gateway to the Makati CBD coming from the north. Still better than a mere used-car lot though.

What good is walking when you're taking in all the car exhaust? Syempre di healthy yun so I decided to find my way around the inner streets of Mandaluyong and San Juan. I don't really know the streets, I just relied on my internal compass, ayun, nakauwi naman ako. I love the area na dinaanan ko, Bgy. Addition Hills accdg. to the signboards, so peaceful, daming puno, ang dami pang birds na maririnig, tapos nakakita ako ng sign na "Bgy. Addition Hills is a bird sanctuary, hunting, and disturbing of the birds is prohibited, astig! :D

Ventro that whole area is actually a conflict zone with Makati already rezoning the area but BelAir Barangay and Subdivision not wanting to change it and keep the current annotated restrictions. A very interesting case of public powers (should it be kept by a subdivision of rich people who number less than a thousand families) or the LGU. Abangan, in the long run a question for the supreme court and if it passes we should see more tall buildings there as it's FAR 6 along the whole of buendia.


Aaron , Addition Hills is actually a very expensive place. It's not a gated community but there are a lot of relatively expensive homes there too and very leafy all the way to little baguio. A very nice place to live.

on Crescent Park in BGC, just beside the path of trees, they have just dug out squares on the perimeter of that side of the park and the new parking lot... seems like they'll be fencing it soon... maybe they'll start building the Science Park soon...

Actually, the whole vacant lot is sort of subdivided with a portion allocated for a jeepney terminal and the other portion, which used to be the auto exchange lot, already vacant. I suppose the jeepney terminal side may still be retained while the larger vacant lot may be the one used for the call center.

As an aside, the Buendia Auto Exchnage seems to be a magnet for Call centers. Its former location along Makati Avenue in front of Metrobank head office is now the location of SM's call center. Then now this call center again along Buendia but near EDSA.

A SECTION of the penthouse apartment that Senator Loren Legarda shared many happy years with former Batangas Gov. Jose Antonio Leviste is now available to paying guests for $85 a night.

A two-bedroom suite with a sitting room, two bathrooms, and a kitchen on the 9th floor of the LPL Towers in Legaspi Village is now the centerpiece of the LPL Suites, Leviste’s tentative foray into the hotel business.

It is also apparently an attempt to erase unhappy memories, most recently the fatal January shooting of Leviste’s chief of staff right in the same suite, which had doubled as Leviste’s office.

That suite, occupying one half of the 9th floor, as well the floor below have just been renovated, painted with pastel and earth colors, and, with white pluffy pillows propped on dark chocolate wooden headboards and still unsoiled bed covers, now look like a page from Good Housekeeping.

The other half of the 9th floor, and a covered terrace upstairs, was actually the residence of the power couple until they, well, decoupled; that half remains private, with the former governor now occupying the 600-square-meter spread all alone by himself, a dog, and the Palestinian consulate, Leviste being the honorary consul.

Legarda, for those who were born only yesterday, now lives in North Forbes in a house Leviste built for him.

According to the grapevine, the entire seventh floor is also being refitted to add five more rooms to the current nine before the year-end. Except for another two-bedroom suite on the eighth, the rest of the rooms are essentially furnished studio alcoves, each with an en-suite bathroom and a mini-kitchen that rent out for $55 a night.

The three-decade-old building, with four units of three-and-two bedroom condos on every floor, was designed and sold as a residential condominium by the Leviste clan, who were heavy into real estate in the 1960s and 1970s.

According to the grapevine, Leviste has been buying the condos back and apparently now controls 75 percent of the units, with a view, accentuated by its panoramic Greenbelt 5 frontage, towards converting the entire building into a boutique hotel.

YOU are totally forgiven for wanting to take this news with a grain of salt. You have, after all, heard a lot of talk the past couple of years about the supposed arrival of Lexus in the Philippines. I myself have been guilty of repeatedly jumping the gun on Toyota's luxury brand. To the point where people have begun tagging the story as an urban legend.
Well, guess what: Lexus is finally and truly here. As I write this, an invitation from Toyota Motor Phils. with a Lexus letterhead sits on my desk, requesting me to attend the groundbreaking ceremony for the Lexus showroom at the Fort Bonifacio Global City this weekend. The exact venue is on 34th Street of the Taguig property, right behind MC Home Depot and near the Manila Speedzone. I'm assuming that TMP has ironed out the rumored kinks in the negotiations for the 4,500 square meters of real estate on which the Lexus facility will sit.
The Lexus showroom will be the first establishment in Metrobank Corp.'s 27-hectare property in Fort Bonifacio. Construction of the facility will commence this month and should finish by the final quarter of 2008. Word has it that TMP chairman George S.K. Ty is also putting up what is bound to be the country's tallest building near the Lexus edifice. And right across the street will soon rise Toyota's flagship showroom. Good luck to the competition.

The high-end Lexus structure will have three floors and will house the brand's internal offices, stockyard, service center and six-car showroom. Why a six-car display area? Because that's exactly the number of models Lexus Phils. is introducing when it opens shop late next year. These vehicles are the 2007 World Car of the Year LS460 full-size luxury sedan; the Camry-based ES350 midsize luxury sedan; the GS460 midsize luxury sports sedan; the rear-wheel-drive IS300 compact premium sedan; the newly unveiled LX570 large SUV; and the Harrier-based and projected bread-and-butter RX350 midsize luxury crossover SUV. (At least now you know exactly what to save up for.) All these models will be completely built-up units and are made in Japan.
Needless to say, TMP is pitting the Lexus brand squarely against BMW, Volvo and Mercedes-Benz. YOU are totally forgiven for wanting to take this news with a grain of salt. You have, after all, heard a lot of talk the past couple of years about the supposed arrival of Lexus in the Philippines. I myself have been guilty of repeatedly jumping the gun on Toyota's luxury brand. To the point where people have begun tagging the story as an urban legend.

Well, guess what: Lexus is finally and truly here. As I write this, an invitation from Toyota Motor Phils. with a Lexus letterhead sits on my desk, requesting me to attend the groundbreaking ceremony for the Lexus showroom at the Fort Bonifacio Global City this weekend. The exact venue is on 34th Street of the Taguig property, right behind MC Home Depot and near the Manila Speedzone. I'm assuming that TMP has ironed out the rumored kinks in the negotiations for the 4,500 square meters of real estate on which the Lexus facility will sit.

The Lexus showroom will be the first establishment in Metrobank Corp.'s 27-hectare property in Fort Bonifacio. Construction of the facility will commence this month and should finish by the final quarter of 2008. Word has it that TMP chairman George S.K. Ty is also putting up what is bound to be the country's tallest building near the Lexus edifice. And right across the street will soon rise Toyota's flagship showroom. Good luck to the competition. :cheers:

"We will have our ground-breaking on Saturday for the 10,000-square meter, three-floor building showroom. It will be operational next year," TMP Assistant Vice-President Rommel R. Gutierrez yesterday told BusinessWorld.

Lexus, Japanese automaker Toyota Motor Corp.’s luxury vehicle division, is described as the best-selling luxury marque in the US, where it was first launched in 1989. It is now sold in 40 countries, and is reportedly the fourth best-selling luxury vehicle brand worldwide in terms of volume.

Mr. Gutierrez declined to identify which Lexus models would be made available in the Philippines, only saying it would likely be six and include both sedans and sports utility vehicles (SUVs).

"We expect to sell about 300 units by 2009. With Lexus, we expect another 8% increase in market share of SUVs and another 12% for the passenger car segment," he said.

TMP sold the most number of cars from January to November this year, at 39,843 units, from 34,118 in same period last year. The company cornered about 36.67% of the total market share.

The company sold over 38,200 units in 2006 and captured a more than 38% market share.

The firm expects to sell 41,000 vehicles by end-2007 as interest for new models increases, and TMP has set a target of 42,500 for next year mainly due to interest in the Toyota Vios compact sedan and Innova multipurpose vehicle.

TMP this year announced that it had sold over 500,000 units after nineteen years of operations and investments in the country of over P20 billion.

ALI transfers prime property to joint-venture firm

THE COUNTRY’S largest property developer Ayala Land, Inc. (ALI) will transfer the legal title of its 7,377-square-meter property at Ayala Center in Makati City to KHI-ALI Manila, Inc., the joint-venture company it formed with Dubai-based hospitality group Kingdom Hotel Investments, Inc. (KHI).

ALI said the property, located at Arnaiz and Makati Avenues, is valued at P1.76 billion.

The property is currently being used by Ansons department store, Park Square 2, and the public transport terminal.

"The assignor (ALI) is the registered owner of a parcel of land located at the Ayala Center, Makati City which it intends to convey and assign to the assignee (KHI-ALI Manila) for the purpose of enabling the assignee to develop thereon a mixed-use residential and hotel condominium project," read the deed of conveyance entered into by ALI and KHI-ALI Manila.

Yesterday, ALI shares closed unchanged at P16.

The assignment of the parcel of land will be in exchange for the issuance of stocks out of KHI-ALI Manila’s authorized capital stock.

The Securities and Exchange Commission gave its nod to KHI-ALI Manila to boost its authorized capital stock to P382.49 million from P1 million.

ALI subscribed to 25% of the P381.45-million net increase.

The company amended its articles of incorporation to accommodate the capital increase at a special meeting held last Oct. 29.

Last March, ALI disclosed plans to develop with KHI the 7,377-square-meter property into a luxury hotel complex. Development costs are estimated to hit $153 million.

The development will include the construction of a 300-room Fairmont Hotel, a 30-suite Raffles Hotel, and 189 Raffles private residences.

Founded and headed by Saudi Arabian Prince Alwaleed bin Talal bin Abdulaziz Alsaud, KHI has an underlying portfolio consisting of 33 hotels. Of these, 19 are operational and 14 under development.

I was wondering about that. Long ago BCDA told me they were planning to give or have the church use this piece of property. I think this is besides the Magallanes church. I'm not sure what they are putting there though. If it's being built by the Church it may be a school of sorts.

The PSE will swap the land donated by Metro Pacific for units in the office building that Ayala Land will build, the sources said.[/B]

The PSE will also need some P300 million in capital to acquire certain floors for its offices in the new building, they added.

Aside from the PSE trading floor, the new office building could house traditional offices and business process outsourcing offices.

Very exciting projects (PSE & Shang) along Fifth Ave. to go with the Boni HighStreet extension, which will finally connect the East (Serendra side) and West (Crescent Park side) sides of Fort Boni. ^^ Could it be the said future unified PSE location mentioned is made up of several lots beside the lot that was just bidded out recently? But that means that little patch of green/park may have become a victim of urbanization. That's also of course assuming that
Ayala did not beat out the likes of Trump and others in bidding for that 1.2 hec. BCDA lot directly across Hyundai... Say it ain't so (I'm hoping Trump gets that).

Peter/Bustero also mentioned that the BCDA reps he talked to at the time also clued him in that the unified PSE will be near
the future Shang Hotel location along the High Street extension. That's why I'm kinda confused where the future PSE location
will actually be.

Local property developer Megaworld Corp. has renamed a condominium project formerly called “The Trumps" into “One Central" after international property tycoon and media mogul Donald Trump said his company will be taking legal action against Megaworld for riding on the popularity of his name.

However, in a statement to the Philippine Stock Exchange, Megaworld said the change of name was not in any way giving up its claim to use the word “trumps" in future developments in the Philippines.

“In opting to use ‘One Central,’ we are by no means relinquishing our right to use the mark ‘The Trumps’ in any of our real estate projects in the Philippines," Megaworld chief executive officer Andrew Tan said in the statement.

Tan said Megaworld would only like to “pay tribute" to the project’s prime location. One Central will be built at the corner of Sen. Gil Puyat Ave. extension and Ayala Avenue in Makati City.

Megaworld and Trump Organization are currently engaged in legal proceedings over Megaworld’s right to use “The Trumps" in the Philippines.

“It is clear that the word ‘Trump’ is unmistakably associated with me and with my company throughout the world. When someone says the word ‘Trump’ people certainly do not think of Megaworld," Trump said in an earlier statement.

However, Megaworld said the existence of a residential building called “The Trumps" in Singapore, which is not connected with Trump Organization, may work in their favor.

“We believe Megaworld has a strong legal position. But we are prepared to abide by the [Intellectual Property Office’s] decision, whichever way it goes," Tan said. - GMANews.TV

Megaworld to build P5.5B residential tower in Makati

MANILA, Philippines -- Megaworld Corp., the Philippines' second-biggest property developer by market value, will construct the most expensive residential tower in the country, valued at P5.5 billion.

The high-end residential condominium building, to be called One Central, will rise in the country's premier business district of Makati, Megaworld chairman Andrew Tan said in a statement.

Tan controls Allied Global Group Inc., a listed company that holds his interests in Megaworld, brandy maker Emperador Distillers, and Golden Arches Development Corp., franchise holder for McDonald's restaurants in the Philippines.

"For a single-tower project to be valued at P5.5 billion, that makes it the most expensive project of its kind anywhere in the country," Tan said.

"Megaworld had planned to name the project 'The Trumps' after the word 'trump', which means 'to excel, surpass or outdo'," Tan said.

But US tycoon and television personality Donald Trump protested and has taken action against the Philippine company. The case is now pending at the country's Intellectual Property Office (IPO), Megaworld said.

Trump was quoted in a recent local newspaper report as saying that he took action against Megaworld for its "outrageous attempt to mislead buyers into thinking that my name and company is affiliated with Megaworld's project."

"In opting to use 'One Central', we are by no means relinquishing our right to use the mark 'The Trumps' in any of our real estate projects in the Philippines," he said.

Tan said "Megaworld has a strong legal position, but we are prepared to abide by the IPO's decision, whichever way it goes."

"We'd like to thank Mr. Trump for generating a lot of interest in One Central in the last few days. We are now seriously considering launching it ahead of schedule," he said.

Boy Scouts selling Makati lot thru tender process

SEEKING TO TAKE advantage of a property boom, The Boy Scouts of the Philippines is planning to sell a 10,000-square-meter property at Ayala Avenue and Malugay Street in Makati City.

In a statement, property service firm Colliers International Philippines, Inc. said it had been tapped by Boy Scouts and donee Sime Darby Pilipinas to arrange the property sale.

"The property is suited to commercial, residential or hospitality uses and presents a unique opportunity for a major development with an Ayala Ave. address. While the local development community is well aware of this opportunity, the sale is also expected to attract interest from overseas investors," Colliers Managing Director David Young said.

Colliers said the lot is "now surplus to the needs" of Sime Darby, the current leaseholder.

Located at the fringe of the Makati central business district (CBD), the property is close to the Ayala Land, Inc.’s condominium development called The Columns.

In an e-mail correspondence, Mr. Young said the sale would be arranged by way of a tender process, which is different from an auction.

"The vendors expectations as to price will be announced within the next week. Interested buyers who have already expressed their interest have done so in confidence. The tender will likely take through to the end of January," he told BusinessWorld.

He added that a formal announcement for the sale would be made this month.

Overtaken by events

In a telephone interview, Boy Scouts of the Philippines Secretary General J. Rizal Pangilinan said the sale has been approved as early as 15 years ago but was "overtaken by events and issues."

"A case was even filed years ago," he said.

Asked how much the property would fetch, Mr. Pangilinan said it would be less than P2 billion given the availability of lots in other business districts such as Ortigas and Taguig.

Colliers currently sets the value of Makati CBD land at P200,000 per square meter.

"We have asked Colliers to help us what is the best use for the property," Mr. Pangilinan added.

MANILA, Philippines--Property giant Ayala Land Inc. will start construction of the new headquarters of the Philippine Stock Exchange (PSE) in 2008 in the Fort Bonifacio Global City, a company official said.

The new building will merge the two separate trading floors of the stock exchange in Pasig City and in Makati City. It will have 40,000-60,000 square meters in gross floor area, with more than 30 floors, similar to the size of Tower One, home of the Makati trading floor.

Completion of the office building is targeted for 2010, he said.

Ayala Land chief finance officer Jaime Ysmael said the new office building would be in the West Superblock of Fort Bonifacio Global City, near the Hyundai showroom.

Inquirer sources said the lot size of the building where the merged trading floor would be housed was around 4,000 square meters -- nearly twice the 2,182 square meters Metro Pacific Corp. had donated to the PSE in Fort Bonifacio Global City.

The PSE will swap the land donated by Metro Pacific for units in the office building that Ayala Land will build, the sources said.


BTW I don't read the article as saying they moved the planed 5th ave lot for PSE. It just says new building.

^^ It was just weird that they described the new building of PSE as being located at the West Superblock of Fort Bonifacio Global City, near the Hyundai showroom instead of say near HSBC if it is actually nearer to it. Hyundai showroom is also such an insignificant landmark to begin with that to specifically name it as the nearest landmark to the future PSE made me think the building's location might be closer to or even beside the recently bidded out lot assuming of course Ayala did not win the said bidding for that lot directly across the Hyundai showroom at 26th St. and 5th Ave.. And if the statement was actually a slip/hint that Ayala indeed beat out the likes of Trump and others and will be placing the future PSE building in that area then the description is indeed right on the money - being near the Hyundai showroom.

Shanghai-based developer Shimao Group is expected to submit in the next 2 weeks its final proposal for its $4B integrated development project in Bonifacio Global City.

Aileen Zosa, vice president of the Bases Conversion and Development Authority (BCDA), said the plan to be submitted by Shimao will reflect its feasibility studies on its proposed projects in the North Bonifacio and Jusmag area.

"Their proposal is due before the end of the year. We are sure they will submit it," Zosa told reporters Thursday.

After getting hold of the Shimao's offer, Zosa said they will evaluate and then present it to the public for possible challenge from other interested developers of the area.

BCDA considers relaxing terms of reference

The Bases Conversion Development Authority (BCDA) is considering a third bidding for its 1.2-hectare prime property in Fort Bonifacio Global City, near the Makati business district, after a failed second auction held in November, BCDA officials said.

The third bidding would be part of the BCDA’s asset disposition plan for 2008, from which it expects to raise at least P4.67 billion.

BCDA officials said the November bidding failed because only one of the 10 pre-qualified bidders submitted an offer and the lone bidder did not complete the required documents.

The BCDA expects the lot, known as the site for a proposed Government Center for Investments, or Expanded Big Delta Lot, to yield at least P1.9 billion. It estimates the value at no less than P160,000 per square meter.

In a news briefing, BCDA president Narciso Abaya said the BCDA would review the terms of reference used in the past two auctions and might ease some of its provisions to attract serious bidders.

Companies that have shown interest in the property include Ascendas, Filinvest Land, IPM Realty Corp., Landco Pacific, ML&H Corp., Net-Trump Group, Philtown Inc., Robinsons Land, Ayala Land Inc. and Century Properties.

“We may reconsider a provision in the terms of reference that provides that the bidder should have a ready substitute facility,” Abaya said.

This requirement was supposed to allow the BCDA to auction the property although it is mortgaged with Banco de Oro-EPCI Bank.

BCDA vice president Aileen Zosa said the BCDA mortgaged the property to secure a standby facility in anticipation of a shortfall in funds for its Subic-Clark-Tarlac Expressway project.

Zosa said BCDA could now afford to relax this provision of the terms of reference because the BCDA had just signed a P4-billion syndicated loan facility with a group of four lenders meant to cover the fund shortfall.

She said the proposed development of the property was medium- to high-density mixed-use development, such as for commercial, residential, recreational and institutional uses.

Aside from the Expanded Big Delta property, BCDA plans to dispose of next year the 1.3-hectare Villamor Driving Range, which is expected to generate P195 million, and the 2.1-hectare PA SEG lot, worth about P150.2 million.

The BCDA also plans to bid out the seven-hectare North Bonifacio lot, worth about P700 million, and NCBD lots, totaling 6.3 hectares, worth P1.7 billion.

The BCDA expects long-term earnings from the North Bonifacio lots to reach P2 billion and from the NCBD lots, P3 billion.

So looks like the unified PSE building site will indeed be beside the lot across Hyundai up for bidding (once again) and the future Shang location along Boni High Street extension. With all these high profile projects, 5th Avenue is really turning out to be BGC's equivalent of Makati's Ayala Ave. Great another new project in the pipeline: The Waltz (across St.Luke's). The Bases Conversion Development Authority (BCDA) has scheduled the disposition of five prime lots in Fort Bonifacio next year with projected revenue generation of P7.275 billion over a period of time.

BCDA president Narciso Abaya said the five lots with a combined hectarage of 18.3 are the expanded Big Delta (formerly the Government Center for Investments (GCI), Villamor Driving Range, North Bonifacio, NCBD and PA SEG.


Except for the Villamor Driving Range and PA SEG, which would be disposed on a straight sale basis, the three others would be for joint venture and lease schemes.

Most notable in these properties is the Expanded Big Delta, which bidding had already failed twice. The 12,036 square meter property is expected to fetch P1.93 billion in revenues.

Abaya said the BCDA Board has agreed to remove the condition among bidders that they come up with a substitute credit facility.
It could be recalled that BCDA has mortgaged the property to local banks to cover for the P4 billion capital requirement for the construction of the SubicClark-Tarlac Expressway.

But since, the Japan Bank for International Cooperation has already to a supplemental loan agreement the BCDA did not see any need for the loan from the local bank

"The substitute credit facility has been the most contentious issue during the two failed biddings," Abaya said.

According to BCDA vicepresident for business development Aileen Zosa also explained that while BCDA can relax this requirement, they cannot lower the price of the property at P160,000 per square meter for a floor area ratio of 12 because of its prime location.

"We don’t want to compromise on the price and we figure there will be better conditions next year," Zosa said.

"The property is designed for AAA development because it is just beside the proposed new Philippine Stock Exchange building and Shangri-la hotel so the development must blend with the kind of development in that area," Abaya said.

Abaya further said that even as they are allowed under the law to conduct a negotiated sale after the two failed bids for the Big Delta property, they have to do another competitive public bidding to avoid any speculation.

"This a big and high-value property and we have to avoid any speculation so we are predisposed to go for a public bidding for the third time next year," he said.

New interested bidders to the property include an Austrian firm, which is building iconic The Waltz building across St. Lukes in Fort Bonifacio.

The 67,000 square meter NCBD lot, which is located north of Bonifacio and near the S & R property, is expected to contribute P3 billion in projected revenues to the BCDA of which P700 million would be paid upfront cash.
The NCBD property has an appraised value of P85,000 per square meter.
For the 70,000 square meter North Bonifacio lot, a raw land, the BCDA expected a revenue share of P2 billion with P700 million upfront cash.

The Shimao Group of China is expected to submit its feasibility study for the property before of this year after which the BCDA would subject it to a Swiss Challenge.

"The action is in North Bonifacio now where Metrobank is constructing new roads and its iconic 66-floor Tower," Zosa said.

The 21,463 square meter PA SEG property is expected to chip in P150.24 million to BCDA while the 13,000 square meter Villamor Driving Range, which is designed for mixed-use development may raise P195 million for the BCDA.

Other properties for disposition inside the Fort Bonifacio include the SHAI/JUSMAG (355,042 square meters), NOVAI (258,406 square meters) and ASCOM/BNS/Marine headquarters (331,327 square meters).
Outside of the Fort Bonifacio, the BCDA has yet to privatize the Camp Melchor in Libis and Fort Abad in Roxas Boulevard, which houses the Philippine Navy headquaters.(BCM)

THE BASES Conversion Development Authority, or BCDA, which oversees development of former military lands, expects to raise at least P7 billion in revenues next year from the sale of five premium properties in Fort Bonifacio Global City.

BCDA President Narciso L. Abaya told reporters that these lots would be disposed of either as developed properties or via straight sale.

The lands concerned are the 1.2-hectare Expanded Big Delta Lots, with expected revenues of P1.93 billion; the 1.3-ha. Villamor Driving Range for P195 million; the 7-ha. North Bonifacio Lots for P2 billion; the 6.7-ha. NCBD lots for P3 billion; and the 2.1-ha. PA SEG property for P150.24 million.

BCDA is targeting total revenues of about P7.275 billion.

The agency earned an estimated P900 million in revenues this year through the sale of various properties in Serendra, Market! Market! Mall, McKinley Hills and Villamor Airbase.

BCDA Vice-President Aileen Zosa said BCDA is re-bidding the expanded big delta lots next year after two failed biddings.

"BCDA decided to declare failure of bidding with the end view of much better real estate market conditions for the re-bidding next year," she said.

"Only one proponent — Robinson Land Corp. — submitted eligibility documents, but they were incomplete," Ms. Zosa re-called.

Mr. Abaya said BCDA will review the terms of reference, or ToR, to see if they can be improved to attract more bidders.

"We might review and reconsider the ToR. We are thinking of relaxing the rules — maybe removing the requirement on substitute credit facility. That’s the most contentious issue raised by interested bidders," he said.

The proposals for the development of the big delta lots must include a development plan indicating proposed land use and corresponding gross floor areas for each use, conceptual design, features and amenities timetable for development.

The proposed development of the property involves medium—to high-density mixed-use projects, which may include — but will not be limited to — commercial, residential, recreational and institutional uses.

The properties set for sale or joint venture is part of the state-owned agency’s asset disposition program.

The BCDA earlier said it generated a total of P38.3 billion from its asset disposition program as of October. It said 80% of the total or P30.36 billion came from Fort Bonifacio, P4.78 billion from lease and joint ventures, P1.9 billion from sales proceeds, and P1.245 billion from securitization of assets.

From 2006 to 2007, 52 projects would have been completed, among them Serendra, Forbeswood Heights, Kensington, Bellagio, Fairways Tower, among others; as well as office buildings like Net Square, Hanjin Philippines, and the Singapore Chancery. Also included are retail and office developments like Bonifacio High Street.

Bonifacio Global City boasts of a central location that lies a few minutes away from the Makati Central Business District, the NAIA Terminal 3, C-5 and the Ortigas area.
