Another rumor!!..RLC has just acquired a property along Roxas Blvd in addition to the Manila projects to be launch in the near future..No specific loaction yet where along Roxas Blvd.

Galore, when we had the initial briefing way back 2 years ago, RLC has informed us that Coscolluella is the designer in corroboration with HOK or Arquitectonica. Let just wait till the final rendering has been released.:)

MANILA, Philippines – Property giant Ayala Land Inc. (ALI) is eyeing a new growth center with the mixed-use development of a 6.5 hectare lot in Quezon City – the site of the Quezon Institute – owned by the Philippine Charity Sweepstakes Office (PCSO).
ALI president Antonino Aquino said, however, that they have yet to sign an agreement with the PCSO for the property along E. Rodriguez Avenue but noted that “we are very interested in it.”
“It will be a growth center as far as we are concerned,” Aquino said adding that “generally, everytime Ayala makes a move, it always has to do something in a format that has mixed uses.”
Aquino said they are also waiting to develop another potential growth center in Quezon City, near its Trinoma mall but the firm is still waiting for the relocation of informal settlers before it can start construction.
Meanwhile, Aquino said ALI is interested in projects that may be bidded out by the government under the Public-Private Partnership scheme as long as these will have synergies with their development plans.
"I think there are opportunities that are we should be looking at. Things that will have a positive impact on the growth centers that we have," Aquino said.

MANILA, Philippines - SM Development Corp. (SMDC), the residential development arm of the Sy-owned holding firm SM Investments Corp., is rolling out five new projects this year to take advantage of strong demand from homebuyers.
In a statement, SMDC said it has lined up a new string of product launches with many of its developments already sold out. The move is in line with its goal to provide affordable, five-star homes for every Filipino.
With a portfolio of 14 residential projects, the company has already completed its first high-rise development, Mezza, strategically located in Sta. Mesa, Manila. It is set to turn over to customers the last cluster development of mid-rise project Chateau Elysee in Bicutan within the first half this year.
Also scheduled for turnover this year are Berkeley Residences in the first quarter, Grass Residences Tower 1 in the middle of the year, Field Residences Tower 2 and 3 in the first half and second half this year, respectively.
Among its projects in the pipeline is Wind Residences, a nine-tower, 20-story condominium building in Tagaytay City with an estimated development cost of P12 billion. The project will offer a total of 7,758 units when completed in 2015.
To give its investors a sneek peak of its developments, SMDC will open today (Jan. 27) a first of its kind showroom, believed to be the largest in the country to date. The two-level SMDC Grand Showroom, covering almost 8,000 square meters of space in the Mall of Asia Complex, features an amphitheater, a very spacious lounge, an entertainment deck and a 3,000 sqm showroom area – all for the convenience of its visitors.
Bernadette Ramos, SMDC assistant vice president for marketing,said the showroom should serve as a one-stop shop for potential homebuyers.“With the SMDC Grand Showroom, we are laying out all options in front of them, making it easier for them to weigh one residential property over the other. This, we believe, will help our buyers make the best and most informed decision in acquiring their dream homes.”
The Grand Showroom currently features eight model units from the condominium projects Light Residences, Sun Residences M Place, Shell Residences, and Jazz Residences, ranging from semi-upgraded studio, upgraded one-bedroom to two-bedroom units with balcony, and an upgraded studio combination type.
SMDC has earmarked as much as P40 billion this year for its domestic projects as well as initial foray into China’s growing residential market. Of the total, P18 to P20 billion will go to residential projects here while up to three billion renminbi will be channeled to the development of two apartments in Xiamen and Jinjiang where sister firm SM Prime Holdings has existing shopping malls.
The Xiamen building will rise on a two-hectare lot while the Jinjiang apartment will sit on more than four hectares of land.
SMDC recently raised P11.7 billion from a stock rights offering of 1.83 billion shares.

One thing is that PAGCOR has disallowed daw counting SM MOA as part of the US$ 1B investment to get one of the four mega licenses for Bagong Nayong Pilipino so maybe this is part of it!

dahil nabibili ang mga building officials sa mga city hall kaya naaprovahan yan, Isa narin ang issue na kapag may sm or robinson investment iniisip kaagad nila na ikakaunlad ng city nila without seeing the zoning. I bet wla pa ngang ni isang urban planner sa mga nagwwork sa city hall eh.

Hanwha Engineering and Construction Corp. began work on the world’s largest domed arena in the Philippines on Thursday.
The work for the $175 million contract, signed on Aug. 4, got underway in a ceremony attended by Hanwha E&C officials including vice chairman Kim Hyun-chung and those from the Filipino Christian organization Iglesia Ni Cristo that issued the contract.

The facility located near Manila, named the Philippine Arena, will be fitted with 50,000 seats and its domed roof will be nearly 36,000 square meters, making it the world’s largest domed arena, the company said.
Hanwha E&C said that the work will be carried out over 30 months to be finished early 2014.
“By winning this contract for building the world’s largest dome arena, the company was able to prove its technological capabilities and the ability to carry out overseas projects,” Kim said in a statement. The company said that in the biddings for the contract, it competed with China’s Jiangsu International and the Philippines’ largest construction company EEI Corp. The project will be conducted in design-build process in which the contractor is responsible for all related processes from designing to building the facility, the company said.
“As the bridgehead for the Southeast Asian market, the project is expected to bring opportunities for more civil engineering and construction projects in the region.”
The project opens a new market for Hanwha E&C, which has focused mostly on the Middle Eastern markets, as it drives to become one of the world’s 100 largest construction companies.
Earlier this year Hanwha Engineering and Construction announced plans to become one of the world’s top 100 builders by 2015 with an annual sales figure of 5 trillion won ($4.65 billion), and win contracts worth 7 trillion won in that year.
The plans also revealed that the company will diversify its overseas portfolio to include civil engineering projects, and to expand into solar power and other renewable energy businesses.
Also as part of the plans, the company hopes to expand its overseas generated income by more than 20 percent each year with the aim of raising 40 percent of its annual revenues from overseas sources by 2015.
In the Middle East, Hanwha E&C has made significant headway this year, winning a series of contracts including an urban development project in Iraq.
The contract, issued by Iraq’s National Investment Commission, is valued at $7.25 billion, making it the largest overseas construction project to be won by a Korean construction firm.
Under the contract, Hanwha Engineering and Construction will build a planned town at a location 25 kilometers east of central Baghdad. The town will be built over an area of 1,830 hectares and contain 100,000 new homes, the company said.

Manila (Philippine Daily Inquirer/ANN) - Foreign investors looking to invest in real estate-related businesses have ranked Manila as their last choice among various key cities in the Asia-Pacific.
According to the Emerging Trends in Real Estate Asia Pacific 2011 survey conducted by the Urban Land Institute (ULI), global real estate investors gave Manila a score of 4.56 points out of a possible 9, placing the city a few points below "fair" and somewhere within the realms of "abysmal."
Topping the survey was Singapore with a score of 5.96 points, followed by Shanghai with 5.87, Mumbai with 5.79, and Hong Kong with 5.70.
In an interview with the Inquirer, ULI global trustee and South Asia chairman Simon Treacy said the Philippines, in general, was suffering from a negative image, prompting investors in publicly listed real estate firms to bypass the country when deciding on where to allocate their funds.
"Manila is at the bottom of the pack because the Philippines hasn't gone to the next level. The country's image hasn't really improved. Even with the new administration, there's still a negative perception of the country," Treacy said.
"The Philippines rarely ranks when it comes to investment allocations. Since the Philippines doesn't get a lot of airplay, its real estate prospects become undervalued.
Marketing is very important, on a national level, because not a lot of real estate investors look to the Philippines when deciding where to put their capital," Teacy added.
One of the ways to attract real estate capital here, he said, was to put in place a viable real estate investment trust (REIT) environment.

I saw the sign on the fenced lot and its called "The Noble Place" Judging from the way the sign was made, the projects looks to be a luxury condo. And the lot is huge more than 2000 sq meter almost right along the banks of river pasig. It is also near the federal condo project beside the river, across intramuros.

I don't think Ayala Land will be launching it unless the area gets cleared of one of the most resistant and demanding illegal settlers in Quezon City.
No projects had been launched yet and already they are demanding a piece of the property. What more kung mag-launch na, baka hingin pa nila isang building dun sa development.

JAPAN’s Mitsubishi Electric Corp. is said to be interested in buying Manila Seedling Bank Foundation Inc.’s seven-hectare property on Edsa and Quezon Avenue in Quezon City for P100,000 a square meter to put up the second tallest tower in the world.
City administrator Victor Endriga says Mitsubishi’s representatives met with him and Mayor Herbert Bautista to discuss their plan to build the tower that will house telecommunications companies, radio and television networks , commercial establishments and restaurants.
“If things get going, the tower offer will be the world’s second tallest next to Tokyo’s [634-meter] Sky Tree,”
Endriga told the Manila Standard.

He said Mitsubishi showed Bautista a blueprint of its plan to transform the Manila Seedling Bank property into an eco-tourism hub under a public-private partnership.
“The mayor was overwhelmed,” Endriga said. Apart from theP7 billion in projected income from the sale of Manila Seedling Bank, Endriga said, the city was anticipating a bigger business tax collection once the telecommunications tower started operations.
“We will not spend a single centavo,” he said.
City officials were surprised when the Mitsubishi executives arranged an appointment with them, Endriga said.
“It came to their knowledge that the nursery and seedling bank was auctioned off to the city in 2010 and on July 6, 2011,” he said.
“Manila Seedling owed the city government P42 million in real-property taxes,” he said.

MANILA, Philippines - The Quezon City council has approved an ordinance classifying the 250.6-hectare area of the North Triangle, East Triangle and the Veterans Memorial Medical Center compound as a Central Business District.
The measure was passed on third and final reading last week by the 26-man city council.
The Quezon City government said the new ordinance will boost the overall overall economic growth and development of the sprawling city north of Manila.
The measure also includes a CBD Master Plan for the orderly organization of the area, with distinct regulations and standards not provided for under existing laws and ordinances.
The CBD ordinance was introduced by city councilors Julian Coseteng, Precious Hipolito-Castelo, Allan Benedict Reyes, and Eufemio Lagumbay and co-introduced by Gian Carlo Sotto, Anthony Peter Crisologo and Ricardo Belmonte Jr..
Quezon City's own CBD will be made up of five districts: the Triangle Exchange, the Emporium, the Downtown hub, the Residences and the Commons.
The Triangle Exchange and Emporium districts will be designated as mixed commercial and retail zones such as shops, restaurants, service establishments, banks, radio and TV stations, etc.
The Downtown hub will be for national, regional or local offices such as institutions of higher learning, medical institutions, academic research or scientific centers, museums and religious structures.
The Residence district will be dedicated to family or individual dwellings with residents to be allowed to practice their professions within the district.
The Commons district will be used as open space zones for parks, open-air sports facilities, memorials or shrines, etc.

pero sa totoo lang, when projects like these pop up, the trauma i had when i was still a kid back in 1997 comes back. there were so many exciting projects before the crisis, all iconic, then bam! everything was suddenly scrapped. for everyone who loves skyscrapers, that time felt like nawalan ng mga regalo sa pasko :(

ENTERTAINMENT FIRM Premiere Horizon Alliance Corp., which is diversifying into real estate, has bared plans to invest in a serviced apartment redevelopment project in Makati City via its recently incorporated affiliate, First Ardent Development Corp., Premiere said in a disclosure yesterday.
“For its initial venture, First Ardent is participating in the Y2 Residence Hotel project,” the disclosure read.
“The project is a redevelopment of a 90% completed building located along Makati Avenue, Makati City into a boutique serviced residence.”
Premiere Horizon and First Ardent officials were not immediately available yesterday to elaborate on the project.
