The rendering shows a really garish Insular Life logo that will replace the old bas reliefs. I think they should go equally as low-key as the old sculptures. Why are Philippine residential developers so conseravative and boring with their designs?!? Our latest condo projects are too plain and definitely does not attract attention. I suggest you guys to take a look at the latest condo projects in Jakarta (shown in the Indonesia u/c forum) and they are pretty damn nice! Meanwhile in MM, there are only a few exceptional designs such as Bellagio, The Residences and Serandra. Shang is also pretty good. I hope St. Francis will be visually attractive. The development before/during the economic crisis was even better than it is now...Pacific Plaza Towers, Essensa and One Roxas Triangle are very impressive; developers should have kept that trend. Francis20 February 22nd, 2005, 04:10 PM Again, we can not do away with the fact the most developers are profit-driven...overlooking the aesthetics in their projects. architects wanted these projects to look real nice, but the engineers and project managers wanted it to be cost-effective, thus removing the unnecessary structures that do not fit with that end. Let's be hopeful that St. Francis will indeed look nice. GA definitely would look nice compared to Magaworld projects. It will have lights at night and will have an elated 'crown'. Metropolitan does look nice imo. Joya Lofts will make Rockwell skyline superb to compensate the plain looking Manansala Tower. I must say MM residentials are quite serious and are not too aggressive of going beyond what is conventional. SKYLINEPIGEON February 22nd, 2005, 04:49 PM imo it all depends on the marker perhaps the plain looking residential towers are priced toward the lower & middle end while the more striking ones are for the upper end of the market who can afford to buy expensive condos bustero February 22nd, 2005, 05:13 PM Pacific Plaza, Essensa and One Roxas are all very high end projects with budgets double what most developers will spend and what most buyers will buy, All these projects are considered failures. Looks good but Pacific Plaza and Roxas still have huge unsold inventory, and Essensa got away with it by paying all their suppliers with units which they have a hard time selling now. That being said good architecture does not mean you need to spend much it's just that most people think of it along the same lines as good (read more expensive) materials. Hence a nice simple box like Bonifacio Technology Centre done in mostly concrete would not be comparable to lets say Raffles Center along Emerald Ave or even Tower ONe (done in curtain wall glass) which for me are actually more boring. Also as a developer you cater to the widest range and hence most will have more neutral designs so you don't turn off anyone. It really is a reflection on our mass market. One only has to go down south and look at the endless low cost houses that somehow turn into faux pantheons, coloseums, temples and the like to get a good feel where filipino tastes are currently. In the end as mentioned above many third world cities have a predominantly concrete feel to it and this is relective of their budgets. Primetown said its stockholders have approved a resolution authorizing the board to file a petition before the courts to place the company under debt relief as finances have been weighed down by non-performing properties and debts. As a result, the PSE indefinitely suspended the trading of Primetown shares during yesterday's session. Under the exchange's listing and disclosure rules, the announcement of a listed company to file proceedings for the suspension of payments under the insolvency law would merit an immediate suspension of trading of its shares. Based on its first-quarter 2003 financial report, Primetown posted a net loss of Php2.08 M. Revenues amounted to PhP3.36 M, while cost and expenses totalled PhP5.74 M. In its 2002 annual report, Primetown said it is looking for strategic investors to redevelop its mothballed real estate properties. By taking out the nonperforming properties out of its balance sheet, the company had expected to rebuild its eroded capital base which resulted in an accumulated deficit of PhP466 M as of end-2002. "The program consists of inviting principal shareholders and prospective strategic investors to participate in the retirement and/or settlement of the company's obligations to banks and buyers in uncompleted projects. This aims to allow the company to start new projects and new businesses on a clean slate," the company said. Last year, Primetown forged a deal with a third-party developer for the redevelopment of its Meditel condominium project in Mandaluyong City (central Metro Manila). Under the deal, Meditel's redevelopment is being carried on by the developer, which is comprised of the project's buyers and landowner. The deal allowed Primetown to write-off PhP173 M in inventory and some PhP134 M owed to Meditel buyers. The company was working out a similar deal for its Goldcoast project in Mactan, Cebu (Central Visayas) involving PhP300 M in paid-in amounts owed to buyers. There were also plans to spin off its hotel operations and turn over the management of its rental pool units to the association of unit owners. In 2002, Primetown posted a net loss of PhP335 M due to the write-off of non-operating assets and liabilities valued at PhP274 M. This was attributed to the steep interests on unpaid loans and provision for inventory valuation relating to suspended projects totaling PhP76 M." Dumlao Inquirer News Service PRIMETOWN Property Group Inc. said the Makati Regional Trial Court had placed it under receivership and granted its petition for debt relief so it could proceed with its rehabilitation. Primetown told the Philippine Stock Exchange that the court issued an order dated Aug. 15 that, among others, stopped enforcement of all claims against it. The company has more than one billion pesos in debts. The court ruling said it found Primetown's petition for rehabilitation "sufficient in form and substance" and appointed lawyer Ariel Salvador Magno as rehabilitation receiver. "It is ordered that enforcement of all claims against the petitioner, whether for money or otherwise, and whether such enforcement is by court action or otherwise, its guarantors or sureties not solidarily liable with the petitioner, be stayed," the court ruling said. As such, Primetown was prohibited from selling, encumbering, transferring or disposing its assets except in the ordinary course of business as well as from making payment of its liabilities outstanding as of July 2, 2003, the date of the filing of the petition. All creditors and interested parties, including the Securities and Exchange Commission, were directed to file their comments or opposition to the Primetown petition 10 days before a hearing scheduled for Sept. 24. Primetown last year recorded a net loss of 335 million pesos due to the write-off of non-operating assets and liabilities valued at 274 million pesos. It blamed the deterioration of its operations to steep interests on unpaid loans and provision for inventory valuation relating to suspended projects amounting to 76 million pesos. Primetown owns the Century Citadel Inn and Makati Prime Century Tower in Makati City; two condominium-hotel projects in Cebu City; the Gold Coast Towers in Mactan, Cebu; the Diamond Head International Resort in Boracay, and the Conservatory condominium project in the Fort Bonifacio Global City prime development area near the Makati business district. Primetown has been scouting for prospective strategic investors to help it redevelop its idle real estate and generate cash to settle its debts. It said it had enough assets to cover its debts. The company owns a 1.7-hectare mixed-used residential and commercial development project in the San Antonio Village area of Makati consisting of low-rise townhouses, three high-rise condominium towers and a commercial center. Primetown was incorporated in 1989 as an entity engaged in real estate development. Owned by the Yap family, Primetown is said to have pioneered the "condotel," or condominium-hotel, concept in the Philippines. Even for a temporary structure, the visitor's center seems unimaginative. This particular design looks like it came out of 1950s science fiction movie. The arches are reminiscent of fast food architecture (think golden), and the bridge-way/gallery seems like an add-on. If they wanted to project a kind of "floating on water" feel, they could have been more inspired in placing graceful, useable space above the water. Perhaps a small-scale version of the graceful and understated Hayden Planetarium at the Rose Center in NYC may be better suited. CALAYAG, Reporter Ortigas and Company Limited Partnership, together with three major tenants, will spend P1.5 billion for its 18.8-hectare mixed-use commercial project Frontera Verde (Green Edge) in Pasig City. Rex C. Drilon II, the company's chief operating officer, said the company would contribute the land and a three-hectare retail development worth around P200 million to P250 million to the project. "The rest will come from other locators. The SM Group will invest P500 million; the MC Mall, Inc. will put in P700 million; and [Pilipinas] Shell, over P100 million," Mr. Drilon said. Frontera Verde's 18.8-hectare site is bound by Ortigas Avenue, Julia Vargas Avenue, and the E. Rodriguez Avenue (C-5) in Pasig City. Next Properties is a real estate development firm reportedly controlled by International Container Terminal Services Inc. (ICTSI) chairman Enrique Razon. Under the agreement, Philrealty will contribute two adjacent lots covering 4,423 square meters of land to the joint development project while Next Properties will be responsible for the construction of the two towers over a period of five to six years. As its share of the earnings of the joint venture, Next Properties will pay for the two lots and give Philrealty a share of the profits from the sale of the residential towers. Philrealty’s rehabilitation receiver considers the completion of the Andrea North skyline Project critical to the firm’s rehabilitation efforts "as this would restore public confidence on the ability of Philrealty to continue and complete its on-going projects and undertake new projects in line with its main purpose of real estate development." The receiver expects Philrealty to raise about P3.89 billion in cash over a period of 15 years assuming that the company can limit total administrative expenses to a yearly increase of five percent per annum. Under its rehabilitation plan. Philrealty will settle P1.31 billion in secured debt through dacion-en-pago or payment-in-kind scheme and restructure P890.6 million in debt over a 10-year period. Since 1998, the company has been offering land properties to the banks as payment for its obligations. Philrealty filed for rehabilitation with the courts after being saddled with losses since the slump of the real estate industry in 1997. In its petition for suspension of debt payments, Philrealty said its cashflow has been insufficient to fully service its P3.76-billion liabilities, as well as finance its working capital needs. Once a high-profile real estate company, Philrealty is primarily known for its projects in the Ortigas Center, foremost of which is the Textite Towers – the headquarters of the Philippine Stock Exchange (PSE). The court considered the approval of the majority of Primetown’s creditors and the favorable recommendation of the rehabilitation receiver. The rehabilitation plan will involve the use of Primetown’s marketable assets as means to resume its real estate development business aided by new assets to be contributed by a group of investors. It hopes to settle all its liabilities to banks and buyers mainly through payment-in-kind scheme. Thereafter the company will build up its capital stock. The court has directed the rehabilitation receiver to update the appraisal of Primetown’s properties within 30 days from the order and put all valuations in current status, thereby facilitating determination of excess or deficiency, if any. Work on the project, which broke ground in December, is slated for completion in December 2006. De la Paz said the NEDA-ICC (National Economic Development Authority- Inter-agency Coordinating Committee) has initially approved the project, which will be carried out under a build-operate-transfer (BOT) scheme that would not require cash outlay on the part of the SSS. "We expect to start construction of the property before the year ends," De la Paz said. The project will be undertaken by foreign firm EC Harris Inc., the joint venture partner of the SSS. EC Harris will provide the funds for the project while the SSS has the property as its equity share. With the approval of the Quezon City Council, the BOT project will be returned to the NEDA-ICC which will then subject the proposal to the so-called Swiss challenge, or open bidding for the contract with the original proponents to match or be matched by the "challengers." A Swiss challenge means that the project proponent will have to join a public bidding for other interested parties to present a better offer. It is a requirement of the National Government whenever an unsolicited proposal is made involving government agencies. De la Paz has assured the local government that the possibility of pulling out of the project was "remote." "First there is a performance bond that will protect us from that possibility," she said. "Then there are still several groups including banks and property developers who have expressed interest in participating in a Swiss challenge." Under the BOT Law, there are several conditions for performance bonds in different stages of a proposed BOT project - from the construction stage to the operating stages. De la Paz said the 33-storey twin towers located at the corner of EDSA and East Avenue is expected to change the Quezon City skyline and provide better facilities to its growing membership that now stands at more than 25 million. “The project will transform the area into a new central business district and contribute immensely to the economic development of Quezon City,” De la Paz said. The project was presented to the members of the Quezon City Council during a meeting at the SSS office on Monday. Located in the Robinsons Galleria compound in Ortigas Center, Pasig City, the first hotel in the Philippines that will carry the Crowne Plaza brand will have 32 storeys, of which the lower 12 levels would be the hotel portion and the upper 20 levels will all host condominium units. The new hotel has 265 guest rooms and boasts of extensive meeting facilities, upscale amenities, and a convenient location to satisfy the business and leisure needs of its guests.
