ALEX is nice to spend holiday because it's not busy city, but Cairo is capital, many international companies made branches there also, so the property market are more active than ALEX, so again, ALEX WEST are nice, but price is not attrtive.:bash:

check the price of 'madnaty' or 'mivida' or 'festival city' or 'palm hills' or other many projects in Cairo, i just went 'next move' exbition last month in Cairo, that's how to make me change the idea for not buying ALEX WEST during this visit, because there're lot of high quality villas launched in capital market.

as for comparing Egypt with UAE I am not sure what you mean by that, what kind of comparing are you talking about? you said "capital still remain capital" and I gave you examples of capital that is a capital it's just not necessary to be the highest priced place to live in.
When someone buy in Alex West they not buying Alexandria however they are buying the quality of the house and the facility of the suburb. just like madinaty and other suburbs they proved the essential complexes and facility to live in. from education and shopping malls to entertainment facilities and business complexes.

AELX WEST located in the middle of Borj al Arab airport & Nozha airport. what's your comment of these 2 airport? i was landed there 3 year ago, that's the worst airport i ever saw in my life, cheap facility plus low quality building plus lowest service, look like the train station in country side, how to attract the investor trust this city? airport is the first view when the visitor arrive the city, but those 2 airport are really make people feeling POOR and CHEAP. :ohno::ohno::ohno:

Borg el Arab is having new airport check it out. and it will be connected to Alexandria by a future transport monorail or/and train. so that one good side but the down side for it is that it's only one damn terminal not enough to boost tourism.
ElNozha it's one of the oldest airports in Egypt what would you expect? BTW when was the last time you have been there? there are two Major Shopping centres there now and nearly 4-5 leisure centres and the area is boosting it's going to be a main hub in Alexandria as it is now the two shopping centres just boost the number of people go there new residential area been built up plus Alex West and New Alexandria if they are not the same thing :lol: it's near to Alexandria's Library biggest in Egypt. erm near the Highway between Alex and Cairo so. from investors point of view it' a very active area.
Borg el arab city is currently just desert with some houses. mark my world in the next few years it's going to explode of investors and facilities.
and Nozah airport is going to be private airport if I am not wrong that mean a renovation is going to be there soon.
But currently I agree with you it's in pretty poor conditions but looking at it's future potentials it's a great location.

سوق اسكندريه مختلف تمام الاختلاف عن سوق القاهره من جميع الاتجاهات
أما فيما يخص أليكس ويست
هو المشروع الفريد من نوعه فى الاسكندريه ولم يظهر له أى منافس حتى هذه اللحظه
وهذا ما يجعله متميزآ ومتفردآ فى كل شىء حتى فى الاسعار
أليكس ويست مدينه سكنيه متكامله وليست كومباوند فيلات مقتصر على قضاء الأجازات فقط على حد قول حضرتك
ولازم نعرف ان الاسعار دلوقتى أصبحت الضعف بعد فوات 4 سنوات عمل فى المشروع
وده شىء طبيعى جدآ ، وكل الناس لمساه على السوق العقارى كله وليس على أليكس ويست فقط
الفتره اللى جايه ستشهد مره أخرى زياده فى الأسعار كما حدث من قبل .... ركود ثم ارتفاع السوق العقارى مره أخرى ، مفيش سوق بيفضل على حاله
أليكس ويست ليس هدفه فى المرتبه الأولى هو المستثمر وانما المواطن السكندرى الواعى لفكرة المدن السكنيه المقامه خارج المدن المزدحمه وأكررها السكندرى كما هو حادث فى القاهره " العاصمه " الآن

and I double confirm I am not member of stuff of the company at all. i read somewhere online that people want to know the location to buy in Alex west but I can't remember where to confirm it. as the project is widly spread in Alexandria i was asking people if they know about it and they are well informed with alot of details. as far as I know this is the only suburb project in Alexandria there no compilation it's a definite profit for the company.
a triple confirmation just for you, go to other similar projects you will find that I have the same type of reply I like these projects how can I be from Alex west and want other competitor project to be built? it's logic.
plus I think you miss understood the main point of this forum. we are here to share and discus projects from around the globe if I am not mistaken.

I am an owner so feel free to ask if you have any questions. In the meanwhile, let me tell you what I know about the project. As an idea, it is one of the biggest private projects in the history of Alexandria. I am from Alexandria originally and for the last 30 years or so the city has been suffocating with new buildings, poorly planned expansion and super overcrowdedness. If you are from Alex. you will know what I am talking about. The city can no longer handle more people. Any further population growth has to find some other place, and that is what has been happening in the western part of the city. Unfortunately, that has been plagued by lack of modern planning as well, and the majority of those additions ended up either public low income residential areas or simply beach resorts. The infrastructure has been extremely insufficient. I mean, high ways, shopping, schools, health care, entertainment, sports, hotels, etc. This is where Alex West and, to a lesser extent, two other projects, should shine once completed. I have to admit, the place will probably be upscale, i.e. to the upper middle class (if such a thing exists in Egypt). The majority of owners are professionals. The Hotel, already there (Radisson Blue) is super nice (I have been inside more than once) and there is at least one other Holiday Inn to be added. "Future" schools have already been contracted to run several facilities in partnership with Alexwest ownership. Many other things will be available on those 600 acres, the total project land size. You can see those on their website. Their pace was much quicker before the economic meltdown affected the entire planet including Egypt. Now, that the whole market has slowed down, I expected them to struggle or even crash, but to my surprise they didn't. They just slowed down and that's probably why they're projecting to finish in 6 years as one of the posts stated (it was shorter than that initially). I am sure once phase 1 (Antoniades) is complete (landscape, housing, roads, hypermarket, convention & business center, etc.) the whole project will be extremely popular and a lot of people will be swarming the sales department to reserve what is left out there. The second phase (Sant Katreen) has less building to green landscape ratio (nicer) and the company owners have mansions right on the golf course there. They charge you more though, so it is something to consider in your calculation of your budget once you decided to buy. If you are from Alexandria, want to live in it and are looking for a bigger and nicer home to buy with no parking problems, your own swimming pool and garden, this is the way to go. There is a smaller project, Arouba heights or gardens (something like that), a few miles westward that also provides that kind of escape from downtown crunch but on a much smaller scale (will finish sooner). There is another nice but purely residential gated community right on the southern shore of the lake (also to the west across the lake from Arouba) that may be a little cheaper but no where close to Alexwest, infra structure wise. I looked at all those and felt that future wise, Alexwest has an edge over the other two. Depending on your budget and priorities, any of the three communities should work out much better than inside the city. The mihwar (axis) highway made it feasible for such projects to emerge, thanks to the former governer. So overall, the project (together with the other two) is revolutionizing the way Alexandrians have been thinking of their future homes. It should have happened earlier, but late is always better than never!
A lot of those who bought villas there including myself are people living in Europe, USA and Canada. We got used to the suburban life and can no longer handle the city. So, that may be different from most others who have always been in Alexandria and are used to the kind of #@$% (no offense) life style there. Appreciation (price increase) is a toss up at this point, since Egypt is at a turning point in terms of residential mindset, and what has always been an Ace in the past may not stay so in the future, especially once Burj Al-Arab delivers on its promises of new airport, new Alexandria University facilities, private colleges, Sporting and Smouha clubs, businesses and the biggest kicker will probably be a subway or train that conveniently links it with the mother city. I had all these things in mind when I was looking around. I wanted a nice place to own that resembles my home abroad, the rest is in God's hands.

You are welcome. I was told that their prices were much lower when they started. The idea was new and people needed encouragement. Now they are a bit pricey depending on the category. If you are from Alex. you know that in Smouha right on the club's fence there is a group of high rises that look right on the nadi. I forget what their name is. Their price last March was in the range of 9000 LE per sq meter. Their smaller floor plan is in the 230 meters range. Do the math and you will find that such will sell for somewhere past the 2 million range for the smallest . I don't know about you, but putting this kind of money and not live in a villa with a two car garage and a swimming pool is just crazy. Add to this if you are buying their bigger floor plan (something like 380 sq m) and the story is completely different (past the $500,000 mark). Now don't get me started on class definitions in Egypt. In my opinion a real middle class exists no more in Egypt. Middle class definition is "people who earn enough money to live comfortably, typically professionals such as doctors, lawyers and businessmen." That group lies typically between the upper class super rich and the working class. If you measure Egyptians by those standards you will end up excluding the vast majority of Egyptians. If you measure class by the 200K mark then you have to call almost 100% of those living in Smouha rich (upper class)! The answer to your question is obviously "no". 200K will not buy anything there.

Even doctors cannot afford such things. The only people that can afford such villas may be celebrity's, investors (Businessman)... There are no more middle class in Egypt... You may be rich or poor.

Money is the last issue when it comes to starting business there. How connected you are and how much willingness you have to bend morals and principles at every obstacle you face are all you need in the Nile valley. Whether you have money is really ancillary. You can borrow from a bank or swindle a group of simple fellows or better yet run a Ponzi scheme. Doesn't matter. I may sound a bit synical, but trust me, the reality is far worse than that.

I know what you're talking about, i went to Egypt 2 months ago during 3-4 months and i'm ready do face such life. In fact, how does the bank system works, you said that we can borrow money from the bank right?

I don't recommend that to anyone. It involves a lot of legal violations, bypassing safety nets and many more. Simply, the law says you borrow if you have assets big enough to pay back in case you default. Your equity should cover your borrowed liquidity for the bank to lend you. Unfortunately, where "the rule of law" is absent, the name of the game is different. I'll leave it up to your wildest imagination to surmise. I don't know about you, but for me, I cannot even think I could be part of such a system.
