QR1.5bn for Barwa Village near Wakrah

BARWA Real Estate Company yesterday announced a new QR1.5bn mega project, the Barwa Village, which will accommodate 13,000 people in Al Wakrah.
Barwa chairman and managing director Ghanim bin Saad al-Saad said the new project demonstrates the company’s commitment to the urbanisation of Qatar.
The mega project will be located 10km south of Doha International Airport, and a 20-minute drive from the centre of Doha.
Al-Saad said the construction of the Barwa Village would be completed in 15 months and the first tenants would take up residency in the first quarter of 2010.
He announced that QR1.046bn would be allocated for construction works and QR520mn for infrastructure works and services.
Barwa Village is a mixed-use residential and retail development municipality.
Project manager Khalid Abdullah al-Hitmi said the project would cover an area of 400,000sq m, with a built-up area of 186,000sq m.
It is an 18 low-level residential blocks that provide a mix of apartment lifestyle options: 96 studios, 262 one-bedroom and 100 two-bedroom apartments, in addition to 918 retail shops to cater for the projects tenants and visitors.
The project’s facilities include various amenities serving the project’s apartment blocks.
Among numerous community facilities are a 6,000sq m international standard school that accommodates 900 students, a two-storey 270sq m nursery, a neighbourhood park, public plazas, playground, neighbourhood centre, a two-storey 800sq m mosque, a two-storey administration building, and a shopping plaza; incorporating a hypermarket in the ground floor, a total of 918 retail units in the first floor, food courts and kids games in the second floor
“Barwa Village demonstrates the commitment of Barwa’s board of directors to ensure communities located outside Doha the same quality of life as those living in the urban areas,” al-Hitmi reiterated.
Al-Saad noted that 100% of the residential and commercial components will be offered for rent only. He also observed that all business activities permitted by Qatar Chamber of Commerce and Industry will be allowed within Barwa Village.
“The project will be a self-contained development containing all necessary facilities such as banks, post office, medical centre and other civil service facilities. Hospital facilities will be provided at the brand new Al Wakrah Public Hospital currently being constructed for Hamad Medical Corporation close to Barwa Village,” he said.
“Barwa which is the master developer, has assembled a team of architects, designers and consultants to ensure the project meets the standards the company insists on,” al-Saad added.
He noted that Barwa will also be responsible for the infrastructure works with Marbu (Design & Build) and UDC (Architects) taking the remaining building works under contract.
Al-Saad maintained that more than 30% of Barwa Village would be public green areas, which minimise CO2 emissions. No high rise buildings would be permitted that in turn would help reduce traffic congestion.

I'm happy to see Wakrah developing and especially can't wait for the Wakrah souq, however this is so ugly...Barwa should do better, even if this is for affordable housing.

^^Well its that, or tents in the middle of the desert! I agree, they should do better. They remind me of the affordable housing project between dubai and Abu Dhabi whcih was built back in the late 80s I think or early 90s.

Barwa announces latest Barwa Village news

Barwa Real Estate, one of the premiere organisations in the state of Qatar, has announced the latest developments of Barwa Village development under construction in Al Wakra.

http://www.ameinfo.com/images/news/small//6/80126-DSC.jpg

Barwa has also unveiled, through Chairman Mr. Ghanem Bin Saad Al Saad and President of Business Developments- Qatar, Mr. Khalid Mubarak Al-Delaimi, the rental strategy, stages and dates of delivering commercial and residential units, as well as the types of commercial business allowed within the development.

The announcement also specified the beneficiaries of the project according to a special priority, specifically tenants who currently occupy units scheduled to be redeveloped in phase one (A1&B1) Mohamed Bin Jassim Area - Mousharib, Doha.

In November 2008, Barwa launched its QR1.5bn Barwa Village project, a multi-use development featuring residential and commercial units with a capacity of 13,000 residents.

The 400,000 sqm Barwa Village is one of Qatar's major projects offering creative residential and commercial solutions outside the city of Doha meeting the demands of Qatari and Expatriate communities. Barwa Village is addressing the country's real estate challenges due to reconstruction in many areas of Doha.

Barwa reconfirms its promise to deliver the project in the first quarter of 2010 - just 15 months after its launch - as originally promised by Mr. Al Saad during the launching ceremony in 2008, when he stated, 'We confirm the Board of Directors commitment to the promise Barwa has taken in ensuring the same high quality of lifestyle for communities outside Doha as those in the city's urban areas. Barwa Village is located near Al Wakra highway, close to Ras Abu Fontas, just 20 minutes from the center of Doha, and the building of this project will last only 15 months.'

'Barwa Village project represents the creation of an integrated urban project, different from any other current project in Qatar. Barwa will give tenancy priority to tenants who currently occupy areas due to be redeveloped in the city of Doha,Mohamed Bin Jassim Area (Phase 1, A1&B1) - Mousharib, and will announce the removal stages shortly,'

Al Saad added.

Details of Barwa Village beneficiaries will be specified later along with a rental, distribution and transfer strategy which aims to meet the needs of occupants in areas under redevelopment. At a later stage, Barwa Village tenancies will be available to everyone after fulfilling the needs of the priority cases.

'Barwa always offers the highest standard of services through a strategy to serve all communities in Qatar. According to this principle, more than 12 months ago Barwa established and enhanced the role of ground research committees to study the needs of Barwa Village tenants in order to create accommodation whose rental prices are in line with current market prices,' Al Saad added.

Barwa Village supports the vision of Barwa and shows clearly the company's commitment to be a major partner in the urban renaissance of Qatar. Barwa Village carefully balances the needs of tenants and residents in the surrounding area, as well as the various communities living in Qatar. More than 30% of the development is green space, designed to reduce carbon dioxide emissions.

The project does not allow high-rise buildings, therefore reducing traffic congestion. The maximum height for residential buildings is Ground Floor, Mezzanine and First Floor, while civil buildings (school, nursery, club, administration building and mosque) are also ground plus two floors. Only the shopping mall, measuring ground plus three floors, will be taller.

'We believe in Barwa's vision 'the future is Qatar' and we are committed to share in the urban renaissance planned on this good land. Barwa is fully aware that its strategy to achieve profits for shareholders comes with a commitment to social responsibility. At the same time we care deeply about our commercial business to earn the best revenues and profits for shareholders, we insist in remaining true to our values and principles which we will never depart from,' Al Saad stated.

As Barwa Village project embraces various service facilities and retail shops as well as shopping mall and school, the planning, operational and occupational strategy aims to make the project an attractive place for families to meet their daily needs. Accordingly, Barwa Village administration has determined the business activities. For all these we can say that Barwa Village will achieve self-sufficient and includes all the necessary facilities such as stores selling clothing and textiles, footwear, electronics, computers, furniture, medicines and jewelry.

In addition, the development will embrace service outlets for car rental, money exchange and other financial services, advertisements and promotional services, travel and tourism, laundry, butchery, hair salon, photography, movie & DVD rental, as well as consultancy and employment services, restaurants, bakery and café. Business facilities will be distributed to serve the objectives of the project and in compliance with all laws and legislations of the State of Qatar giving priority for those currently occupying Mohamed Bin Jassim Area phase one (A1&B1) - Mousharib, Doha.

Mr. Khalid Al-Delaimi, President of Business Development at Barwa Real Estate said, 'Barwa Village offers innovative housing solutions, and is considered a leading architectural project being built by Barwa to the highest international standards, thus achieving our strategic objectives and supporting our strategy to remain a leading company locally and globally. This is why Barwa Village development, from design to execution, adheres to the principles and values adopted by the mother company Barwa, and now recognized as Qatar's pre-eminent real estate development.'

Al-Delaimi added, 'The ground studies and researches support our strategy at Barwa Village, which aims to offer residential and commercial communities in Al Wakra to meet the demands of the tenants in various areas in Doha being redeveloped, giving priority to Mohamed Bin Jassim Area phase one (A1&B1) - Mousharib, Doha. Barwa contracts experienced architects, designers and consultants to ensure the highest international standards are adopted by the company in all its projects.'

'We are the main project developer, and we hold the responsibility of the main structure in cooperation with our design and construction partners. By using the latest construction and reconstruction techniques and focusing on secure, safer and stronger buildings while maintaining the local heritage of Qatar, we are promoting modern and comfortable lifestyles with green spaces and modern facilities,' he said.

Barwa Village project's 18 residential low-height compounds (comprised of ground floor, mezzanine and first floor) present many residential and commercial options: 96 studios, 262 one-bedroom apartments, 100 two-bedroom apartments, while the commercial component features 918 retail shops.

Among the Barwa Village facilities are a 1,200 sqm health club with a 300 sqm swimming pool, 6,000 sqm international school for 900 students, 270 sqm, two-storey nursery, parking, green spaces, parks, playground, neighborhood center, 2-storey mosque accommodating 800 worshippers, medical clinic, 2-storey 1,400 sqm administrative building, 4,000 sqm shopping center incorporating ground floor parking and hypermarket, commercial shops in the first floor, restaurants and children's games on the 2nd floor.

Barwa Village design integrates the facilities to encourage social interaction, provide a healthy lifestyle and enhance relations among the tenants. It must be noted that all Barwa Village residential and commercial units are offered for rent only.

Al-Delaimi, commented:

'We will announce later the rental costs and the priority beneficiaries of residential and commercial units from areas being redeveloped giving priority to Mohamed Bin Jassim Area phase one (A1&B1) - Mousharib, and the distribution and transfer process will be done according to a strategic plan.'
