Wasl plans Umm Ramool redevelopment project

Local developer Wasl is planning a major urban redevelopment project in the Umm Ramool area of Dubai.

Consultants are understood to have submitted proposals for masterplanning and infrastructure design on the project.

Umm Ramool is a low-rise district between Dubai International Airport and Dubai Festival City.

Due to height restrictions in the area, any new project is also expected to be low-rise.

Wasl, which is part of Dubai Real Estate Corporation, also plans to redevelop the nearby Ras al-Khor area by building more than 2,500 residential units for its employees.

The redevelopment of Al Khor and eviction of the business from there seams to have been a mess. I hope Wasl take it easy on Umm Ramool area which is ten times more important to the city then Al Khor, not to mention bigger.

Driving 50 km to service your car somewhere in DIC is not a solution ... not to mention that no one knows when the DIC area and infrastructure can be ready to host the businesses and how in Hell can this re-development be viable in the current situation.

I say wait 5 more years at least and start implementing it in phases from there.

Wasl, the asset management group owned by Dubai Real Estate Corporation (DREC), that work is progressing as scheduled on the Dh645 million Ras Al Khor project.

In the first phase of the residential development, six buildings will be completed, with an additional 13 buildings to be added in phase two and phase three.

This will mark the transition of the historically industrial nature of the Ras Al Khor area into a residential community in the long term.

The project will comprise 1,288 two-bedroom apartments and 444 one-bedroom units. Handover is scheduled to take place in phases between April and September 2009 and the project will bring on line 1,732 leasehold residential units.

The primary objective is to improve the status of various districts around the emirate and give them a pivotal role to help sustain Dubai's economic development. They believe our track record of 30 years will allow us to take a leading role in targeting specific and specialized urban development and re-development projects.
