Can't believe that we didn't have a thread for these twin towers.


[Drums roll]

Coming up on Bellasis Road in Mumbai Central, The Orchid Enclave project by DB Realty will feature two towers of 47 floors each. The base of the towers will feature 5 floors of parking along with a mall.

The picture posted by IU is that of Orchid Enclave. The crane is probably not visible because of the angle. It is also in the photo you posted.

I want more buildings like Orchid Enclave. It is one magnificent building. Around 17 more floors to go (going by the old picture posted by Sun). It might be almost there as of recent.

I still feel the skyline is lacking some magnificent structures. No doubt that the city will come up with some gigantic monuments in a couple of years, but they won't be "classy". A couple of 80- floor glass cladded or something better is needed.

2: The builders should have sought for all the necessary papers before the construction starts.

In the US, I believe when you get a house built, and if you don't have the amount ready by the closing date, you pay at least $150 per day (differs from builder and it is until you pay the amount). However, if the house is not given to you as per the date the builder promised, they pay you $150 per day. There's more nuances in this than just what I said above. But this is the basic general idea. It might differ from state to state and from various builders.

Article says Orchid enclave is in a land dispute : But it also says Work is still in progress! it ALSO says its being built by Neelkamal Realtors! Just to clarify - could this be a different Orchid Enclave in Mumbai Central?

Looks Grim regardless- the claimaint for the land is, once again Ladies and Gentlemen, the esteemed WaQf board !! The same ones who tanked India Tower. Apparently the land belongs to them - and only a mosque or a madrassa can come up on that property!!!!



A high-rise residential tower project by Neelkamal Realtors and Erector Pvt Ltd in Mumbai Central is mired in controversy.

The prime plot, measuring around 13,837.06 sq mts has the Orchid City Centre Mall and the Orchid Enclave building which is being constructed, actually belongs to the Wakf Board, documents procured through the Right to Information (RTI) have revealed.

Currently, as per the plan three multi-storey towers consisting flats worth hundreds of crores of rupees and a three-storey shopping mall worth around Rs 300 crore are standing on Wakf property of Haji Zakariya Ahmed Patel Mohammadan Orphanage and Asylum Trust in Mumbai Central.

According to Hamid Khan, the RTI activist who sought information on the project after the Wakf Board was intimated about the illegal construction, officials sent a letter to the MGCM regarding the same. Despite two orders to immediately stop all construction work on the towers, a visit by MiD DAY revealed that work was in progress.

According to government regulations, only religious activities such as a mosque or a madrassa or educational institutions such as a university or school can be built on a Wakf land.

When contacted, Wakf assistant chief executive officer Aziz Ahmed said that the construction being carried out is entirely illegal. "We approached the authorities regarding the same. Despite repeated orders, the construction is still on," said Aziz.

He said that the company had approached the Bombay High Court.

He added that under Section 40 of Wakf Act 1995, even the government or court could not decide. The authority lies solely with the Wakf board. -- Sayed Roshan

So the waqf board waited for projects to rise above the ground - months -even years after ground breaking - just to find this opportune time to put stop orders all over the place? With the property rising right under their noses, deals being announced in every paper - auctioning revenues posted - and didn't make any noise when the work started ages ago?

Some of your points are valid - but in all the threads - I'm simply seeing you putting every single development project as some kind of a morally inept entity that should never have taken off!! If you think in India we can use Gandhianism your type of clean Idealism to get all projects off the ground - you're sorely mistaken!!

Because I'm certain even the ones "approved" like Namaste Towers are NOT in the clear . So maybe - people should RTI about all covert deals in every real estate project we are so faithfully tracking here - and bring forth all irregularities - and then bring to ground every single project thread in this forum!! I promise you if that happened - this Forum would be dead for lack of any project getting off the ground!!!

Not a single real project in India is clean. We are a third world nation at #86 on the corruption list - we have to grow with that reality

there are a handful of builders in bombay who go through all processes, get all clearances and buy land legally. there is no reason some bigger, flashier builders who do things illegally should be allowed to get away with it since their projects are 'iconic'. if you really want your country to develop then follow the rule of law. just look at db. a nothing company 2-3 years ago and now its amongst india's 3 largest builders. you think they did it all legally and deserve to get away with it?

if the waqf board has no case it will get thrown out. if they do then the builder should be punished

most prominent builders in Mumbai today were builders in the dombivali, mira rd area... dunno wat they did in the last 7-8 yrs, they are one of the biggest real estate developers in the country today... with vast pockets of lands in prime locations in Mumbai... someone needs to RTI how they got there... i almost doubt all have a clean slate...

^Thanks man :) Good to see the crane in action. Apparently the contractor had to be changed (other one couldn't top it out for reasons unknown to me) which is why there was a big lull in construction.

Article says Orchid enclave is in a land dispute : But it also says Work is still in progress! it ALSO says its being built by Neelkamal Realtors! Just to clarify - could this be a different Orchid Enclave in Mumbai Central?

It's the same project. Neelkamal Realtors is a subsidiary of DB Realty.

I don't think its looks any pretty....Am I the only one...I don't get it, If someone had the money to build something of that size, why not choose a design that compliments it or atleast the skin.

It IS hideous and by no small measure. I prefer the Great wall of Godrej to this (yes I said it). And whats with the last pic? Some kind of optical illusion?

I dont think its as bad as godrej. Thats just in a league of its own, but it still is an awefully hideous building.

Look at that forest of cranes! With the European debt crises easing slowly(lots of good news today) - hope the fears of recession drop - that should infuse some more pulled back capital into Mumbai's real estate
