SP Setia to widen revenue base

KUALA LUMPUR: SP Setia Bhd, which is developing townships and niche projects in the Klang Valley, Penang and Johor, is aiming for a broader revenue contribution base by 2012.

Group managing director and chief executive officer Tan Sri Liew Kee Sin said the company was targeting a larger contribution from integrated commercial property projects within matured townships, high-end condominiums and overseas property projects in five years.

“We’re moving away from the traditional market segment of link homes as there won’t be much growth if we just continue developing them,” he said after the company AGM yesterday.

There would be more launches of “Eco” brand residential properties, high-end condominiums as well as integrated commercial properties, he added. The “Eco” brand is SP Setia’s high-end brand.

“We’re aiming for sales of RM1.8bil for the financial year ending Oct 31 (FY08), of which RM1.5bil will be in Malaysia and the remainder in Vietnam,” Liew said, adding that sales would be RM600mil higher than FY07.

SP Setia entered the regional property development scene last year when it signed a joint-venture agreement with Becamex IDC Corp of Vietnam to develop a mixed development project in My Phuoc. A second joint-venture agreement was signed recently with Saigon Hi-Tech Park Development Co for a mixed development project.

Liew said the first phase of the RM2.1bil EcoLakes project at My Phuoc to be launched in April or May, would comprise three-storey link homes.

“Property development in Vietnam will only grow over time; we may launch our other project there next year,” he said. Both projects are located near Ho Chi Minh City.

Liew said there were no plans as yet to scout for property projects in Hanoi. “We’ll invest in Hanoi only when we find a location where we’re able to implement our development concept and where the joint-venture partner sees value in having us on board.”

Apart from the Vietnam launch, Liew said the RM1bil Aeropod @ Tanjung Aru, near Kota Kinabalu, would be launched in six months after the finalisation of the development plans.

Other launches for the year include Duta Grande in June or July, comprising 15 bungalows priced at RM30mil each, and Setia Sky Residences, a RM700mil condominium project located near the National Heart Institute in downtown Kuala Lumpur that will be priced at an indicative RM750 psf.

For FY07, the company posted a net profit of RM260mil on revenue of RM1.15bil.

SP Setia remains optimistic, plans new launches

Malaysia's most valuable property developer is unfazed by the recent increases in fuel and raw material prices, and is optimistic of brisk sales during these trying times

SP SETIA Bhd, Malaysia's most valuable property developer, will continue to launch new projects this year despite tougher business conditions.

It aims to launch two projects worth RM1.2 billion before its fiscal year ends on October 31 2008.

They are Setia Sky Residences, the group's maiden luxury condominium project at the intersection of Jalan Tun Razak and Jalan Raja Muda Abdul Aziz Shah, Kuala Lumpur, and the second wave of its Setia Walk integrated commercial and residential project in Pusat Bandar Puchong.

SP Setia will also launch new phases within existing townships by October, executive director and chief operating officer Datuk Voon Tin Yow said.

Voon told Business Times in Kuala Lumpur recently that SP Setia is unfazed by the recent increases in fuel and raw material prices. In fact, it is optimistic of brisk sales during the current trying times.

For Sky Residences, the group is projecting a gross development value of RM850 million, pegging each unit at an average RM850 per sq ft.

It is positioned as an "urban chic" development targeted at sophisticated urbanites aspiring to live and work close to the city.

"We will proceed with the project based on feedback from clients.

"So far, there has been no new launches in that area in this price range. So we are quite optimistic of the product," Voon said.

For Setia Walk, it will launch 800 units of service apartments worth RM280 million to RM300 million in four phases starting September.

"As far as market is concerned, there is opportunity to buy. If people wait and see, prices would rise further. What is possible is that property prices would not come down for new launches," Voon said.

"It won't be viable to maintain the selling price for new products because of fixed land and construction cost," he said.

Voon believes the current market scenario is short term and the situation will improve.

"If people hold back on buying, there will be less launches, which may lead to shortage of supply of new units," he added.

SP Setia has 1,937ha in Penang, Johor, Klang Valley and Kota Kinabalu, Sabah, with 16 ongoing projects worth RM30 billion. It is confident of meeting its RM1.5 billion sales target this year.

The company made a net profit of RM260 million on revenue of RM1.15 billion in 2007.

SP Setia extends home loan package

SHAH ALAM: SP Setia Bhd has extended its home loan package on all its residential properties in the Klang Valley, Johor and Penang until July 19 following favourable response from homebuyers.

The property developer first launched the financing package Setia 5/95 Home Loan Package on Jan 19, 2009, which requires only a 5% down payment with no interest payable during construction period. The purchaser only begins servicing the 95% loan upon completion of the property construction.

"We are delighted with the overwhelming response received under the programme. Total sales to date on our existing projects have reached RM500 million," its president and chief executive officer Tan Sri Liew Kee Sin said in a statement today.

With the home loan extension, Liew also said registrants for its existing projects and upcoming new project launches — Setia Vista, Solace Apartments at SetiaWalk and luxury high-rise Setia Sky Residences on Jalan Tun Razak — would qualify for the loan.

"We believe the response to our home loan package indicates that the market has not lost interest despite external economic pressures.

"Malaysia's strong fundamentals will see us through these difficult times and I would like to call on industry players to do their part to help stimulate the country's economy," he said.

The five financial institutions supporting the campaign include Direct Access (a division of CIMB Bank), Malayan Banking Bhd (Maybank), Public Bank, EON Bank and AmBank.

Setia Sky Residences is located along Jalan Tun Razak on a 2.43ha site and will comprise four 39-storey tower blocks, with each block containing 211 condos.

“The first two towers will be launched next month at an average selling price of RM680 per sq ft and both towers are expected to be completed in 2012,’’ he said.

On the opening of the Singapore office, Liew said the move was aimed at enhancing the company’s service to Singaporean buyers while attracting new ones.

SP Setia had attracted 800 buyers from Singapore who had bought RM300mil worth of properties from the group, mainly for its projects in Johor Baru, he said.

It planned to undertake a development in Singapore in the future via a joint venture with a reputable Singapore-based company, he added.

The Singapore office is SP Setia’s second abroad after the one in Ho Chin Minh City, Vietnam. The developer also plans to open offices in Beijing and Dubai this year.

Liew also said SP Setia had to date recorded about RM500mil sales for its 5/95 home loan package launched in January.
