Right lets get cracking...As owners of these homes we all know the future potential of these waterhomes...there are only 501 of them and nothing else quite like them in the marketplace so the usual oversupply"argument"need not apply here. Secondly the launch prices of the original 2M followed by the 3M launch prices are very reasonable for what we are getting...your own waterhome with private boat mooring. Imagine the saving on boat mooring costs alone. Compare them to the Veneto/Dubai waterfront launch prices and that only emphasies the value for money. ok some bought on the resale market, myself included, but the premium was still based on these sensible launch prices...so we are still in the realistic pricing bracket unlike other recent releases on Dubai Waterfront. So why have the prices started dropping? Few factors i think: - fear of the current situation and also fear of the unknown...since this has not happened in Dubai before...being a new market. - Agents positively preying on this fear and scaring the life out of owners..even resorting to cheap tricks such as stating the project will get cancelled type of nonsense. - December payment due and some are underselling because cant meet the payment. These are all temporary, I think, and prices will start rising especially after we cross over this Dec payment deadline so that will eliminate any owners who were desperate. We are bad rogues. Drinks from pirates joho!..............Absolutly! Right, so we have some ground/value to make up. We know we have something good we just need to convince the others. Waterhome Owners Association, WHOA ,or maybe just Waterhome owners WHO. catchy don't y think? Other suggestions? Has any WHO any experience in setting up this sort of thing? The object is to both promote and protect our interests. WHOA needs as many WHOs on board as can be found, preferably all. Can anyone get a list? Including my own I know owners of 8 (wonder if any of you are they). We believe the agents may be playing games with us so we need to stop that straight away. We won’t want to alienate any who might be able to contribute in the future so rather than slagging off the slimeballs how about we instead promote those we like (trust might be too stronger word). Maybe WHOs need to agree to deal with just a single agent and publicise the fact so both buyers and sellers will know where to go and that what they're hearing is real, that’s if we even need to deal through an agent! Does anyone know if agents are required by Law and if not then what the WHOA would need in place to handle all WH sales transactions in-house? We want the world to want to own or rent a waterhome so should do all we can to promote Nakheel as the World's best developer, PJA as the World's best development and the waterhomes as PJA’s if not the World's most desirable properties..........which of course they are. We could probably do with keeping Nakheel on side so should agree to keep all/any negative issues twixt just us WHOs and Nakheel, unless going public will help Nakheel to help us. I suppose there will have to be a committee, a chair or two, probably best to be Dubai based, possibly a secretary, legal representation..... and plenty of active eyes on the ground.. Any volunteers? I'm getting carried away now, how about making the WHOA a share based club (slush fund or access to funds may be required (just 50K per WH from each WHO, held by a solicitor, would give us 25M)) that could negotiate all sorts of benefits, maintenance and supplier discounts, handle WH rentals (subject to Nakheel’s agreement(see sales agreement)), vehicle and boat hire etc and how about when/if WHOs have to sell, could buy at an agreed discounted price in return the distressed vendor retaining their shares, (possibly allocated in relation to their contribution to the slush fund), to benefit from future rental / sales revenues and be guaranteed a percentage of future sales profits if the WHOA sells their property on.... Of course if they chose to sell outside the club then they would forfeit shares and future benefits. Too much too soon? OK, so this might seem fanciful but there being only 501 of these exclusive properties so we can afford to think out side of the box, we could create a really unique, exclusive club. luv2bebrown November 29th, 2008, 05:57 PM speculators? hmm... |
