Bjørvika, Oslo - Norway
OperaKvarteret is a phase of Oslo Fjordcity development (similar to Hamburg's Hafencity). The project involves a cluster of 12 buildings with offices,
housing and retail. Dark Arkitekter AS (http://www.darkarkitekter.no/) won the competition for the plan in 2003 with their design known as "Barcode". Several Norwegian and
international architect groups are involved with the designs of each tower of Operakvarteret. The first building, PriceWaterhouseCoopers was
completed in 2007. All buildings are expected to be completed by late 2014.

Well, there have never been more opposition against highrises in Norway than these buildings, the entire project have stopped and halted several times, though it will be built now. Too bad we won't see anything taller than 67m. Originally they wanted 1-2 highrises around 80m-110m.

They were actually was popular among architecture magazines and got wide covarage outside Norway since it was somewhat something new. But of course, looks horrible compared to the actual highrises we're seen been built and designed right now.

But even though I'm no huge enthusiast for scrapers at all costs I think one or two good scrapers would be a nice addition to this development... Or somewhere quite close to it at least. Alternatively, a scraper adding more to the little "cluster" we got going with hotel Plaza and Postbygget.

I personally think that the size of the buildings, that means not so tall, really helps them to scale themselves to the people living the area around them. If they were taller, the scale would have been lost and the buildings would seem distant to the outdoor users and passersby. I believe the scale is well thought in this project, the respect of the urban scale was well managed.

dexter26 May 13th, 2009, 10:33 PM Even if it's not directly a part of the Barcode-development, I think we could post the winner of the competition for the newest addition to Oslo's skyline and skyscraper cluster.
This will be the only true skyscraper among the new buildings popping up around Oslo S (the Oslo Central Railway station). It will also, apparently, be the highest building in Oslo and Norway when finished.

Yes, as Ingenioren posted. A much nicer road and Deichmanske Library will be among the new building replacing the highway which is going underground in a undersea sinktunnel, very similar to The Drogden Tunnel at Øresund Bridge. :)

Work Starts On DnB Headquarters

Work is now underway in Oslo on the new corporate headquarters for Norwegian financial giant, DnB NOR.
The 17-storey scheme has been designed by MVRDV and once completed in 2012 will have 36,500 square metres of floor space for the bank to occupy.
The original relationship between MVRDV and the site dates all the way back to 2003 when they, Dark and a-lab won a competition to design a masterplan for the Bjørvika waterfront.
It wasn't until 2007 however that the developer OSU decided to commission a central building for the site which has now morphed into the DnB headquarters.
What they've come up with is essentially a selection of stacked cubes with steel racks, each with floor to ceiling glazing and a stone skin. Compared by the architect to a rock thanks to its blocky, if geological look that includes various nooks, crannies, and alcoves taking advantage of cantilevers.
These are in fact a continuous stream of terraces running around the building connected by wooden footbridges that can provide a number of outdoor spaces for the buildings 2,000 plus employees to take advantage of when they are not chained to their desks as well as an opportunity to walk from A-Z outside when the weather permits rather than make their way through the traditional corridors.
Norway is one of the few countries in western Europe that has been hugely affected by the current economic problems with the massive sovereign wealth fund it has built up actually being one of the main beneficiaries thanks to shrewd economic management. The scheme is being built by Vedal Project AS and has a 2012 completion date.

Lol u got something to learn buddy. Maybe it's not so super-special, I can actually agree with you, however most of the new developments of this area is of a pretty high standard (that is, higher quality than just "building stuff" with no thought to planning and looks/aesthetics).
I bet you're not impressed because it's not 9hundred-and-omphty-oooomph meters high, but that's not all that counts considering whether it's high or low quality architecture and city development.

Easternmost part of Barcode project is located on Block13, bordered by Rostock Street, Trelast Street, Dronning Eufemias Street and Nordenga Bridge. The entire block is designed by Lund Hagem architects, and consists of 4 buildingstrips including 3 residential towers that seems to be 16,16 and 21 floors tall, they will have double facades. Outer layer will consist of metall and glass-facades with balconies running around the entire length of towers, the inner-layer will consist of different materials, giving each tower a distinct identity. The project will include kindergarden aswell as commercial areas in lower floors, the eastern ending point of Barcodepromenade ends in a square in the intersection of Haakon V street and Dronning Eufemia street.
There are some issues concerning noise for some flats, a formal application for the block is expected to be sent the city in during the winter of 2009/2010. Residents are expected to start moving in during 2014.

Its a part of a later plan, good question actually, since the idea-competition for the rails just started this month! Many suggestions and ideas presented by good architects. Personally i hope for a 150m tower + other up to 100m building there! :cheers:

That's exactly what's happening, financial institutions are gathering in this area already, and more are planning to move here. Traditionally CBD (lowrise) has been located in the west end of Oslo, now it's moving to the east with this development. Unfortunatly the locals are very afraid of the increased density and new towers are very controversial, even when sticking to existing scale, Barcode was just barely approved after many years of public debate.
When will the tunnel open to traffic? Looks almost completed.
It willl open in a few months time. Parts of the new system is already in use. The new tunnelsystem has to be connected to 2 existing tunnelsystems with intersections in both ends while trafic moves somewhat uninterupted since these are the main roads trough Oslo, that's why it's been taking some time.

Part of the larger Fjordcity-project in Oslo we find Operakvarteret, a highrise clauster in downtown Oslo right next to the
newly completed Oslo Opera House. Around 10 highrise buildings around 45m to 70m tall. This is the original model
which won the masterplan competition in 2003 under the name "Barcode". Its was made by Norwegian Dark Arkitekter
AS (http://www.darkarkitekter.no/) which is also behind one of the single highrises in this complex. Barcode is on schedule to be completed in 2014. By
now, late 2008 the design for 7 highrises is ready or more or less ready, we're still waiting for 3-4 more highrise-designs
to be announced.

PricewaterhouseCoopers occupied its new headquarter, a 46m, or 12 floor tall high-rise building in Bjørvika in May 2007.
The agreement between PWC and the owner Oslo S Utvikling AS (http://www.osu.no/) was signed on March 18th 2005, and was the first
high-rise building to be approved and built at the new high-rise complex in Bjørvika, next to Osle Opera House.
Construction of the tower started in january 2006 and was completed in May 2007. A-Lab (http://www.a-lab.no/) designed the building which
has a main facade material of glass, with a outside skin of sun shading elements.

KLP Bygget (U/C)
KLP Eiendom (http://www.klpeiendom.no/) (a Norwegian real estate management company) has started the construction of their new office building
in Bjørvika. Their plot will consist of one building leading into two different towers, both been 64m tall. The eastern
tower contains offices, while the western tower will consist of 54 apartments from the 9th floor to the 18th floor, which
will be the top floor. Oslo-based architect S+J Arkitekter AS (http://www.sj-arkitekter.no/) have designed the building which has an area of 37 800m2.
Ground was broken in 2007, and construction began in January 2008. The building is on schedule for completion in
summer of 2010.

A 67m / 16 floor tall proposed office building between KLP Bygget (http://www.skyscrapercity.com/showthread.php?t=557046) (U/C) and Visma Bygget (http://www.skyscrapercity.com/showthread.php?t=553277) (U/C). Its designed by the architect company
Snøhetta (http://www.snoarc.no/) and is inspired by a breaking glacier, where its name "Isfjellet", meaning "The Glacier" comes from. Isfjellet will face Dronning Eufemias gate
and Oslo Opera House with 12 floors (51m). Towards north, or Oslo Central Station it will increase its height to 16 floors and 67m. The entire 16.950
m2 large building will room offices.
Details about the building | The two lowest storeys of the building will have shops and refreshment areas. From the 2nd floor to the 11th floor
there will be offices. The 12th floor to the 15th floor will hold a canteen and conference rooms with adjacent green roof terraces.
The building's design has developed from the point of intersection of the building's internal room design, the external limitation and the desire to
create a building that is sculptural in form. The building complies with the barcode principles, but in addition it introduces an intersection of surfaces
on the horizontal and vertical planes. The creation of interplay with the Station Common's landscape has been of great importance.
The sight corridor in the planning regulation limits the height of the buildings in a field that cuts across the roof toward Ekebergåsen. From the
Station Common across connection will be maintained which will also convey the difference in height between the Station Common and the
neighbouring building's street level.

Visma Bygget (U/C)
Visma (http://visma.no/index.asp), a Norwegian founded consulting business, has acquired this second building in the Barcode development for
relocation of their Oslo headquarters. The 67m tall building is structured as three ‘towers’, connected internally by large,
three-story atriums. The towers vary in heights and provide for a semi-sheltered roof terrace on top of the middle
tower. The building is located in the center of this new development, along a new major street and adjacent to a
pedestrian route connecting the areas behind the train lines, by a bridge, with the waterfront and former harbor area.
This unique location, in a new dense development, anchors the building at ground level with large public spaces and
creates a landmark with its 17 stories. It will attract both future employees and clients, encouraging a dynamic working
environment and culture, enabling Visma to deliver top services to their clients. The building is designed by Dark
Arkitekter AS (http://www.darkarkitekter.no/).
Construction is set to start in January 2009 with completion in 2011.

with 15 floors. Shops and boutique will occupy its 1st floor, and a public restaurant with roof garden is planned on the top floor. The rest of the
building will be offices. The entire building can room 700 working places.

DnB Bygg A is the main building of the three DnB buildings in the Barcode project. Its designed by MVRDV (http://www.mvrdv.nl/) and Dark Arkitekter AS (http://www.darkarkitekter.no/) and will be 67m tall
with 17 floors.
The project aims to create synergy and identity for the firm translating social and democratic culture into the design and making the space an
enviable working facility. MVRDV's building is conceived as a steel ‘rack’ which permits adaptation to the flexible nature of the organisation. The
steel rack is wrapped in a stone skin, which adopts Norwegian environmental standards. It appears as a rock, a strong shape within the
boundaries of the Barcode. The niches of this rock provide space for vegetation growth: the positioning of the pixels creates roof gardens or
outside areas for every floor.
Additional facilities include a panoramic 140 seat canteen on the top level, an executive lounge with a view over the fjord, a board room, in the
heart of the volume, DnB NOR’s trading room with 250 work stations, and the main entrance with a reception and access to the concourse. These
collective elements are connected by a staggered continuous internal route of terraces, encouraging informal meetings and communication between
employees and a series of wooden stairs and bridges allows travel between levels.

Yes. It's been open for about a month (?) now. Unfortunatly the road system around the tunnel isn't fully ready. Which means that some of the access routes are only temporary, and this causes a pretty bad congestion in the traffic in the city at the moment. It's supposed to get better in march when more of the surrounding roads are ready.

Seemingly the debate amongst the Aftenposten users isn't about future shopping-areas, but the architecture of Operakvarteret itself. Sadly there's still a great deal of anti-height opinions, still referring to Barcode as "the wall." I wonder if these people would prefer the area to remain as it did throughout the 90's? Undeveloped, unpleasant and tragically sad - especially considering it's the city center.
I for one find the proposition of adding further space dedicated to shopping welcome, as long as it doesn't "take over" too much of the quarter. Securing enough space for accommodation is more important as we want the area to remain alive after 5pm.

I disagree with you btw. I think Barcode turned out great due to it's urban and dense feeling that is almost unheard of elsewhere in the city. I would guess that they had put they buildings farer apart if they had gone higher. That would have ruined it imho.

Normal floor height for residential and hotels is 3,5m per floor, but 4m for offices. Sure it would be great to locate towers further into the city due to topography, but it is here the infrastructure is at it's best. Helsfyr could also host some taller buildings due to decent bus and metro coverage and location higher in the terrain...

I'm not sure if the design of the city blocks themself are just placeholders to give a feeling of the urban context they are placing in or if they are real design, but either way it should give you a feeling of how it's going to be developed into.

This will be the only true skyscraper among the new buildings popping up around Oslo S (the Oslo Central Railway station). It will also, apparently, be the highest building in Oslo and Norway when finished.

not building, but buildings :D btw. yes, but with agglomeration, the city itself is smaller - according to wiki:
The population of the municipality of Oslo is 605,318 as of 1 Apr. 2011.
anyway, I consider this project nice, I just say it would better fit if it was a few floors lower. I know, that there are two highrises in small distance from the project and another one (or more) will grow there soon, but in spite of that... :D just my personal opinion
if I saw some pic from above I would be able better estimate the project size in comparison to the surrounding. At some pictures it looks just pretty lonely, that is one of the reasons why I prefer smaller version. But let me surprise I will visit it after they finish the construction :D

as I can see from the images, the whole area is not very developed yet. I am awaiting there a huge progress in the following years, so it might be some business district with "higher urban level" :-) in this point of view are these buildings expected in this area :-)

Well the area itself, where the new buildings are, isn't very developed yet, correct. But it isn't more than a few meters from the train central station, which is also connected to the Oslo subway, and maybe almost 200 meters (or less) from the "Railway square" which in many ways can be called the most urban square in Norway. Maybe I misinterpret you, but it sort of sounds like you're saying it's a very unurban and little built area, which is not correct.
At least not as little as around 50 to 100 meters from the new buildings. :)

I wasnt quite sure what to make of the main avenue though. It is not level at the moment, making the space that is accesible look cramped. I was expecting Sørenga to be flat.

I don't think mr Phill is a nimby:-) but there were some misleading photos that made it look like the project was far from an urban setting, which it isn't.
Obviously, some of the buildings should be taller, with more variation..but I'm fairly happy with what we got.
