hihihi salamat pu!

For most, keber nila. But for us who have a concern, it is indeed a downer. So, they are really pursuing the said project. I heard that the architecture has to make compromise with a "heriatge-y" touch for the mall?

Construction is in full swing. Folks in the Pampanga thread have asked the construction workers on-site, most are saying it's 7 floors tall. It will desecrate the historic atmosphere of the area.
I've seen the renders, if they were the real deal, compromise is never going to be attained, it's deplorable.

ritche August 11th, 2011, 06:14 AM Dumaguete And Apo Island
Dumaguete is a quiet university town in the province of Negros Oriental. It is the site of Silliman University, which was founded by the Protestants in the 1900s. Perhaps because of the Protestant ethic, the town today has a very orderly layout and is spic-and-span—neater than other provincial towns that I’ve seen in my travels in the Philippines. Grand acacia trees with their beautiful green canopies grace many parts of the town, including the boulevard by the sea and the university campus. Eateries also abound in the area around the boulevard, including the very popular Sans Rival Cakes and Pastries, whose sans rival is probably the best there is anywhere and the most sought-after pasalubong from this city.
Dumaguete is also the gateway to a world-class dive spot in Apo Island, which is claimed to be one of the top ten dive sites in the world. Unfortunately, my husband and I are not divers, but the snorkeling there is pretty awesome too. Underwater visibility is topnotch especially in the Marine Sanctuary. And it is teeming with marine life. Even in the shallows, we saw giant sea turtles (pawikan), several varieties of clown fishes, and amazing corals of different shapes, colors, and sizes. It was like swimming in a giant aquarium.

ritche August 11th, 2011, 07:06 AM This is a nice article on an expats' observation regarding life in Dumaguete...
Dumaguete,Negros Oriental, Philippines a good place to retire?
...Wandering round the city itself I found the streets very clean, transportation is by tricycle and at the same time there seemed low pollution from the vehicles when we wondered around during the day as well. The rivers weren’t clogged with garbage...it all got my head scratching as to why is it Dumaguete seems to do all these things but in [place deleted] its the complete opposite, you can’t even get people to use the trash cans outside a sari-sari store they just bought ice water in a plastic bag from. First thing they do when they drink it is throw it in the street.
Entertainment wise along the promenade at night there was a lot of live music, bars and restaurants including several with stocked wines. Pretty much reminded me more of a seaside town in the UK more than a city in the Philippines. There were a lot of foreign nationals out and about on the night meeting up in restaurants and bars and generally the whole atmosphere of the area seemed relaxed as people went about their business.
I would say Dumaguete is a better option for those of you wanting a quieter life...

...Dumaguete is a charming university town. The old soul in me can just feel the old-fashioned atmosphere as I entered the quaint Castillian house turned into an inn. It fronts the baywalk along Rizal Blvd where there is an array of cafes, restaurants and pubs. It was reminiscent of Sausalito in a third world country style.

It was low tide as I strolled along the bay so I jumped over the breakwater and snapped a couple of photos.
Siliman University nestles in the city and I somehow wished I got to study in this environment. Siliman breeds writers and artists. Not that I didn't love my university, I just want to be wrapped around this aura.

I still remembered strolling as a little child in the refreshing boardwalk area from a place that was, and still is, the City of Gentle People. It's from this city where I heard, in my personal view a sweetest "thank you" from a complete stranger :okay:
I could hear my lola humming her favorite song... where the white sands and the corals...kiss the dark blue southern seas...and the palm tress tall and stately...wave their branches in the breeze... :applause::applause::cheers2:

ritche August 14th, 2011, 03:09 PM This thread is downtown and urban centers...Silliman University is very much a part of Dumaguete's urban area, as are its adjacent facilities such as the Silliman Medical Center, the housing facilities, and even the Silliman College of Agriculture.
Maybe it's just a blessing that Dumaguete did not grow that much before because now people have an idea on how an urban center should be planned, and it's environment has not really been that well exploited, and the greeneries still have been preserved.

partially yes....may ibang part kasi ng downtown especially along Silliman Avenue and adjacent streets are practically "inside" the university perimeter...while others like part of the Dumaguete Port are already sold or donated to Dumaguete City

di mo alam pinagsasabi mo, Silliman was founded in 1910, the American founders of the university travelled all around the country to look for an ideal place in which to build their campus but most had not met what they were looking for, until they landed in the shores of Dumaguete. So enamored were they with the genuine hospitality and gentleness of the locals that they finally decided to build Silliman University in Dumaguete. Indeed they had chosen well, and the rest is history.

One of the solutions. (Article below)
But the government still failed to accommodate them.
With all the mass migration happening in Cebu City, the city should accommodate them all, or else "Urban Decay"...
PIA Press Release

No more stilts: Badjaos in Cebu soon to live in socialized houses (http://www.pia.gov.ph/?m=1&t=1&id=49117)
CEBU CITY, August 16 (PIA) -- After more than five years of living in wooden houses built on bamboo stilts, the Badjaos in Puntod, Alaska Mambaling, Cebu City will soon live in concrete, socialized houses through the Bajau Integrated Area Development Project (BIAD-P).
The BIAD-P proponents broke ground on the 140-hectare Badjao site at Sitio Puntod, Alaska Mambaling on August 1 where 153 Badjao households or approximately 918 individuals in Alaska Mambaling will soon live.
The BIAD-P aims to transform the Badjaos into a progressive, self-reliant community through the process of social mobilization and community development.
In his message, Cebu City mayor Michael Rama stressed the need for cooperation to make Cebu City more progressive.
He also encouraged the Badjaos to learn the Cebuano language so that they can be better understood, thus, contribute to the unity among Cebuanos and Badjaos.
The project is a partnership of the Ramon Aboitiz Foundation Inc. (RAFI), Cebu City Government, University of San Carlos-College of Architecture and Fine Arts, Presentation Sisters of the Blessed Virgin Mary, and partners from Kortrijk, Belgium and Haarlemmermeer, The Netherlands.
Cebu City officials headed by Mayor Michael Rama, Councilor Margot Osmeña, and Councilor Alvin Dizon; Consul Enrique Benedicto, honorary consul of Belgium; local government unit of Mambaling; partners; and students joined the Badjao community as they witnessed the groundbreaking, which signalled the official implementation of the community housing project.
Volunteers from Cebu City’s sister cities in Haarlemmermeer, The Netherlands and Kortrijk, Belgium, who are delegates of the 21-day Multi-city Youth eXchange program, helped in the construction of two pilot quadrant houses using the Inter-locking Compressed Earth Blocks (ICEB) technology.
They also participated in other activities on social and sustainable development like coastal clean-up, ICEB production, mat weaving, pearl accessories making, and boat painting. The volunteers had a four-day immersion in the Badjao community.
The executive committee chair of RAFI, Ma. Christina Aboitiz lauded the efforts and persistence of Sister Evelyn Flanagan, Presentation Sisters Coordinator, in helping the Badjaos in Cebu for more than a decade now.
Aboitiz said the Badjao community in Alaska Mambaling, Cebu City is among RAFI’s beneficiaries under its Grants program.
RAFI’s Grants program is one of its comprehensive approaches to elevating lives and communities.
These are harnessed to deliver on its promise to Integrated Development, Micro-finance & Entrepreneurship, Culture & Heritage, Leadership & Citizenship, and Education. (PIA-7/MBCNewman & RAFI)

malaki rin naman ang Dagupan City, trading center sya at hindi talaga tourist destination pero since unti-unti na nakikilala dahil sa bangus at sa pagsisipag ng kanilang Mayor, unti-unti na ring pinapaganda ang downtown area pero marami magaganda lugar dyan na pwede ipagmalaki ng Pinas like the clean rivers that they have. Maganda kung lagyan ng gullies lahat ng riverbanks with matching jogging path, pwede ring mag-kayaking all day, all year round, maganda sports yan lalo pa at naging World Champion ang Team Philippines sa Dragon Boat racing, malaki potential na ang mga sports enthusiasts should focus on kayaking and dragon boat race at pwede ring idevelop yung mga river banks as commercial and leisure parks

pink?green na ata sya ngayon eh :D oo, pero kawawa naman yung mga tao na dumadaan dito lalo pag tirik yung araw at malakas yung ulan, wala kasing bubong yung walkway nila saka madulas pag naulanan
zephyr11 August 18th, 2011, 07:55 PM malaki rin naman ang Dagupan City, trading center sya at hindi talaga tourist destination pero since unti-unti na nakikilala dahil sa bangus at sa pagsisipag ng kanilang Mayor, unti-unti na ring pinapaganda ang downtown area pero marami magaganda lugar dyan na pwede ipagmalaki ng Pinas like the clean rivers that they have. Maganda kung lagyan ng gullies lahat ng riverbanks with matching jogging path, pwede ring mag-kayaking all day, all year round, maganda sports yan lalo pa at naging World Champion ang Team Philippines sa Dragon Boat racing, malaki potential na ang mga sports enthusiasts should focus on kayaking and dragon boat race at pwede ring idevelop yung mga river banks as commercial and leisure parks
I have nothing against Dagupan. It's just that some forumers here are acting like trolls dragging the good name of their native places down.

ritche September 11th, 2011, 05:55 AM Dumaguete: Gentle people, university, motorcyles
DUMAGUETE City is probably one of the few places in the country where good ambiance, fresh and cheap food, nice breeze, and warm and gentle people and beautiful women often come in almost perfect mix and match.
For that it is known everywhere as the City of Gentle People. Crime incidence is insignificant. People are soft-spoken and respectful of each other. Children show respect for elders by kissing the hands of elders. Foreigners and tourists often get warm greetings from anyone they meet in public places.

and the local agencies concerned should prepare the area in advance to mitigate inevitable traffic activity through road widening, flyovers, pedestrian overpasses, etc.
and more preferably with environmental aspects in mind such as allocating more greeneries with tree-lined avenues and islands, flood-control, etc. to ensure balanced development and keep up with quality livability in Davao City.

frankly I find that notion as crap, flyovers are inevitable neccesity in every rapidly growing urban area especially in some portions of Davao's Bajada area where the luxury of space is not one of its merits due to existing structures that even road widening may not be effective enough.
just make it aesthetically presentable, environmentally sound and when properly planned a flyover could become an iconic testament to any growing, progressive city, not to mention its practicality of easing traffic.
what's worse eyesore than flyovers are limited roads with bumper to bumper traffic.
slerz October 9th, 2011, 04:48 PM I'm glad that in Cebu, a lot and more Cebuanos are opposing flyovers in Cebu. There are more and more "STOP CEBU FLYOVERS" movements specially in FB..:okay:

oh sorry sir just an opinion lang naman. hehe ok lang naman cguro magka flyover. ang worry ko lang baka matulad sa agdao flyover yes it eases traffic but totally an eyesore for me since it is not properly maintained. seriously din po mas serious pa traffic sa ayala ave than that part of davao but see the street of ayala walang flyover yet ang ganda parin ng flow ng traffic. which means flyovers is not just the solution for traffic lets just copy nalang how that part of makati impose traffic rules. surely davao can do that! i only want to see flyover somewhere in matina crossing and panacan area since traffic is at its worst already.:)

this is great! kaya maraming turista and investments ang cebu they knew whats good for the city proper.
slerz October 10th, 2011, 01:25 AM ^^actually there are 3 flyovers in the pipeline now by a Congressman but the City Hall opposes and so with several NGO's. They are now helping each other for those flyovers not to be built. Info dissemination, rally's, road revolutions and signature campaigns are now circulation in Cebu against those flyovers. Pangit talaga ang flyovers, it will destroy nta natural beauty of the city IMO. Look at Makati, ang ganda...:okay:

it's ok, it's about personal opinions but I believe one, especially dabawenyo, ought to be independent and prudent with personal perspective provided it is discerning and not necessarily following on someone else's just because it's another's "trend". The Agdao flyover is doing its purpose and when you see the saturated surroundings with many intersections, road widening may not apply as the other option. also it's designed with wider span so as to render its slope a bit gentler rather than an abrupt hump. The Buhangin flyover also curves gently embracing a pocket of green park. you're right, ok lang naman talaga magka-flyover ang Davao basta well planned lang, so there's no need for locals to make silly anti-flyover rants.
Unless when certain flyovers do not serve its purpose kasi di pa rin na-resolve ang traffic due to inferior planning, that plus traffic and shoddy workmanship will definitely make any flyover an eyesore. But ineffective flyovers may not, and should not be the case in Davao, so Dabawenyos ought to differentiate the local situation from others and be vigilant of its quality.
Even our flyovers when properly treated will add up to more ordered and efficient urban scenery and may even serve ecological purpose as the added real estate space could be utilized for providing ornamental plants to address pollution in the area, minus of course the traffic. diskarte at initiative lang kailangan para sa existing flyovers, esp. in Davao.
Ayala's situation was already planned by its developer with foresight, ready with wide roads that accommodated expected traffic, plus tree-lined streets pa, a comfort that is not always available to other urban areas. That is why in a place such as Davao's Bajada area that we previously discussed, advanced planning and foresight should already be applied as early, rather than make impractical complaints when it's too late.
jongeh088 October 10th, 2011, 04:02 AM ^^i dont intend to follow the trend. it just so happen my own perspective bout flyover is the same with makati and cebu so i get that cities as an example.
im not against with flyover but im against to it when built on the city proper it only represent unorganized downtown. IMO. and flyover should be a last resort. however, if the proposed flyovers in downtown davao is already approved ok nalang pud but really disappointing. tsk tsk tsk

agrees with you, a downtown area with existing highly dense structures and small streets could turn any flyover into an eyesore, I believe there shouldn't be any plan for such in downtown whether in Davao or other places, much better if they transform the existing limited streets into exclusive pedestrian traffic instead as last resort.
but we're discussing about the city's major highway in the outskirts of main downtown that stretches to many kms with patches of proposed highrise clusters along it, like the case with Bajada, so flyovers in such an area would be practical solution, kahit off-limits ang flyovers sa interior ng mga upcoming clusters and instead plan it with wider streets.
jongeh088 October 10th, 2011, 09:54 AM ^^^
i still consider bajada as part of downtown and it should be free from flyovers. sayang ang propsed hi-rise jan pag natapos tas matatabunan lng ng flyover considering its the new business district already of davao. :ohno: but if the proposed flyover in bajda will push through. Lets just see after 10 years the flyover is built. hope it will not be a huge muta for downtown davao. edsa "wanna be" jud ning bajada tsk tsk tsk

Pasaway mga tao. Photo was taken on a Saturday where traffic rules are a bit more lax. Ayala Land recently placed a pedestrian lane on that area. It's quite a very nice walk. Especially with the new LV store on your view, it looks like a jewel box.
